Cottesloe booming on strong demandONE of the prime real estate markets in Perth has surgedforward over the past two months.

Caporn Young senior sales executive Peter Clementssaid property values were now beginning to exceed the peakof the last property boom in this premium real estate marketduring 2006/2007, and this was particularly evident inCottesloe.

Mr Clements has just sold three townhouses in PrincesStreet in Cottesloe to separate buyers for a collective priceof $5.365 million.

These properties had been listed for a total price of $4.8million.

In June 2009, Mr Clements achieved a record selling priceper square metre of $15,208 for a renovated 1950s studioapartment in Eric Street, Cottesloe.

“This impeccable apartment was purchased by an astutebuyer who wanted to secure this property before pricesbegin to rise,’’ he said.

“As the selling agent for both properties, I have noticedsignificant change in the Cottesloe real estate market sincethe end of 2009.

Q: I am trying to decidewhether to sell my house inClaremont now or rent itout for another year andsell it when the market hasimproved. What’s youradvice?

A: The market at the momentis actually in very good shape,especially from a seller’s pointof view.

There are lots of buyersaround (including investors),there’s a shortage of propertiesfor sale, and the prices havebounced back nicely.

Prices are predicted to climbsteadily from here.

But once they do, there willbe more properties on themarket competing for theready buyers.

So both options have theirpros and cons.

If you have to buy anotherproperty though, you may aswell sell now.

Q: A property I’minterested in buying is on asurvey strata – how is thisdifferent to a strata?

A: Survey strata is different tostrata in a few significant ways.It is not as restrictive in itsbuilding requirements, and itmay or may not have commonproperty (areas that are sharedby all or a number of owners).

With a strata property, if youwant to make external changesor extend the property in anyway, you require the approvalof the other lot owners.

With a survey strataproperty, this is generally notrequired (except in somecircumstances).

Simply put, a survey stratagives you more freedom overhow your property looks andwhat you can do with it.

Q: I want to buy a block ofland to build on. I’m havingtrouble evaluating eachblock I see and comparing

it with the others. Apartfrom size and shape, whatother factors should I beconsidering?

A: There are a number ofthings you should considerwhen purchasing a block.

First and foremost is thezoning of the land because thiswill determine what type ofhome you can build, andwhether you can subdivide thelot.

I would also advise you toget a quote from an earth-moving contractor for any siteworks that may be necessarybefore construction can begin.

For example, if the block isnot level or retaining walls arenecessary, this can get veryexpensive.

If you’re a lover of niceviews, the elevation of the lot isanother thing to consider.

If you want to have gasappliances in your new home,you should check with Synergythat there will not be problems(and extraordinary costs) withrunning gas into the property.

Think about the street noisearound the block, major publictransport routes and anypossible odour problems fromsurrounding businesses.

And finally, as in thepurchase of any title, check foreasements or any otherrestrictive covenants orconditions before making yourpurchase.

Owner Peter Galloway spent many years as anenvironmental scientist in the mining sector before becomingdisillusioned with the big corporation attitude to theenvironment.

“I became very frustrated by the slowness of change anddecided I may as well start changing people’s buying habits asa first step towards sustainability,” he said.

Mr Galloway admits that converting to a sustainablelifestyle isn’t easy, despite the fact we are bombarded withinformation about the need to be “eco-friendly” and toreduce our carbon footprint.

“It’s very hard to change your life and the way you live iteven if you want to. It’s hard to find the time or the money orthe motivation, and many people choose not to changebecause they don’t really have to.”

Concept78 is committed to protecting the environmentand encourages like-minded people to take small steps, suchas being aware of the life cycle of a product.

“It's important to look at what the product is made from,where it came from, right through to how you can dispose ofit,” Mr Galloway said.

“For example, when a product reaches the end of itsusefulness, we encourage people to consider alternatives todisposal such as recycling, repairing and reusing.”

This way of thinking is also known as the cradle-to-cradleapproach as opposed to cradle-to-grave, which sees productsdumped in landfill at the end of their life.

Instead, materials are perpetually circulated in closedloops, maximising their value and minimising the impact onecosystems.

At Concept78, the environmental impact of a product isthe first consideration, but Mr Galloway is also passionate

about design and the important role of environmental design,whether it be a handbag or a building.

Before becoming an environmental scientist, Mr Gallowaystudied interior design and his combined passion for bothdesign and the environment is fully incorporated intoConcept78.

Originally from Glasgow, Mr Galloway and his wife Anitaresearched the idea of a green outlet for over a year,travelling to Europe, reading up on eco-design and sourcingcutting-edge products through the internet.

Mr Galloway's love of design is more than evident inConcept78.

There are funky bags made from old skateboards, walletsmade from yacht sails and jewellery made from all sorts of bitsand pieces.
