Play safe, prepare for rate hikesBUDGETING for future interestrate rises is essential, particularly in

this economic climate, says TheMortgage Gallery managing

director Ryan Dhue. “It’s important to

allow a margin inyour budget for interest

rate rises considering since 1990the RBA has made 52 interest rateadjustments,” Mr Dhue said.

“But people need to put thelooming interest rate rise intoperspective. Out of the 52 rateadjustments, 24 have been by aquarter of a per cent, whichindicates more often than not it’susually a gradual rise.

“A home loan is a long-termcommitment and during the courseof the loan, rates will inevitablyincrease and decrease.”

Mr Dhue said budgeting for anyfuture rise over the course of theloan should be the primary factorwhen applying for a loan.

“A good broker will give you

this advice and it should besomething you take intoconsideration when planning yourbudget,” he said.

Mr Dhue said recent figuresreleased on interest rates indicatedthe long-term average of interestrates during the course of a homeloan was 7.5 per cent.

“Doing a bit of research aroundinterest rate trends is a good wayof understanding what you’re in forwhen you’re looking to borrow,’’he said.

“Past trends indicate mostmovements with interest rateshave been quite gradual.”

He said it was important tounderstand that economicindicators determined interestrates and the best way to preparefor any rise was to plan ahead.

“The important thing is to bemindful of that and budgetaccordingly.” ■

AN anonymous call to Residential a fewweeks back brought me to Bagot Road inSubiaco.

The reader said she enjoyedreading our Street Life sectionbut was waiting patiently forsomeone to do her street.

“Bagot is a gorgeous streetand I really enjoy living here,’’she said.

“It’s close to everything andthe residents are all reallyfriendly.’’

Now that I have visited, Iknow what the resident meant.

Located just off bustlingRokeby Road, Bagot is dottedwith an assortment of housingtypes, from beautiful characterstyle homes to trendycontemporary townhouses andolder style units.

Among the main attractionsin this leafy green street wouldhave to be King EdwardMemorial Hospital.

As the State’s largestmaternity hospital, KEMHoversees more than 6000births a year and providesclinical expertise for manyexpectant mothers and babies.

Although relatively quietwhen I stopped by, I am sure Bagot Roadcomes alive with excitement when soon-to-be mums are rushed to the hospital.

And if you are after a piece of tranquillity, afew metres down the road you will findSubiaco Theatre Gardens.

Theatre Gardens is part of Civic Precinct,which also includes Rankin Gardens and the

Subiaco Theatre Centre.The park is used for a

variety of purposes,including picnics, BBQs,exercise, plays, festivalsand concerts.
