It doesn’t get much better...

Factor in about 76 days to sell your house, experts sayTHE average selling period for a house isnow 76 days, according to latest figuresreleased by the Real Estate Institute of WAfor the December quarter.

REIWA president Rob Druitt said theselling period was the time betweenadvertising a house for sale and receivingan unconditional offer to buy.

“This is 11 days longer than the sametime last year and reflects the slowdown in

the market and the hesitation of manybuyers,” he said. “While first-home buyeractivity remains strong, the regularupgrade market and premium propertysector has slowed considerably.”

Mr Druitt said ordinarily the first twoweeks of an advertising campaign woulddetermine if a property would sell quickly.

“If the asking price is unrealistic or theadvertising strategy is poorly planned, then

the opportunity for a quick salediminishes,” he said.

Owners can often underestimate thetime involved in selling a home.

“Up to 12 weeks should be allowed fora successful conclusion, stretching from theinitial listing through to settled finance,” MrDruitt said.

“Ultimately, the right campaign and rightprice will ensure the quickest sale.” ■

HIGH activity in the first-home buyermarket is giving the WA propertyindustry a much needed kick-start.

Effects of Reserve Bank interest ratecuts are starting to show, with WAhousing approvals jumping more than12 per cent last month.

Australian Bureau of Statisticsfigures show 1407 dwellings were giventhe green light in December.

Housing Industry Association WAexecutive director John Dastlik saidthe effect of RBA rate cuts in Augustand September last year were showingthrough in the December figures.

Affordability had improved markedlyas a result, and the figures were onlylikely to get better as the impact of thetripling of the first-home buyers grantto $21,000 took effect.

“We're at the bottom of the cycleand we’ll start to see some morepositive times ahead,’’ he said.

The release of the latest First HomeOwners Grant data for Decembershowed a significant increase for bothnew and established housing.

Grants paid to purchasers of newhomes jumped from 327 in Novemberto 427 in December, a 30 per centincrease.

Grants paid to purchasers ofestablished homes increased from1007 to 1383 – a 37 per cent increase.

The total of 1810 grants paid inDecember 2008 is the highest level ofgrants paid since March 2002.

The HIA said interest ratereductions and lower land prices havehad an effect on the new-home market.

“The start to the 2009 year, in termsof new homes, is clearly showing morebuyers are in the market andcirculating through display centres andland developer sales centres,’’ MrDastlik said.

“HIA is forecasting that the 2008/09year will be the bottom of the cycle fornew housing in WA, and with impetusof the First Home Owners GrantBonus, housing starts are forecast toimprove in the first half of 2009, andcontinue to improve throughout2009/10.” ■

THE frangipani is one of those rare symbolsof paradise that instantly takes your senses toa tropical getaway location where you canalmost feel the warm sun on your shouldersand soft sand between your toes.

Throughout his 20-year career as alandscape gardener, Adam Stuckey has alsocome to see the frangipani tree as the featurefocal point of a garden.

However, it was when he startedtravelling overseas that Adam realised howmuch of a limited range of the sweet scentedflower was on offer in Perth, so in May lastyear he opened Paradise The FrangipaniSpecialists which imports an extensivevariety of frangipani plants, seeds, freshflowers and trees with an installation servicefor advanced trees.

“The frangipani is like a holiday where theworld around you is still going to be thesame, but it takes you to a place of totalrelaxation,” Adam said.

“We’re here to help ourcustomers put that into theirgarden or home.”

The business provides thetotal rainbow of differentfrangipani colours fromstandard white and yellow,pink and fruit salad multi-colour to a Hawaiiandeep red and purple.

Adam also has afrangipani vine and a bonsaifrangipani that can be kept indoorsso long as it has a lot of heat and light.

and wood from the yard that I could matchwith some of the pieces,” Tom said.

“They complemented each other so wellthat we’ve been creating a whole range of

recycled wood, rock and stone with glass artby Amanda Conway.”

The current and unique range includesglass basins on stone for outdoor washbowlsand glass embedded into wood that enhancesits natural beauty and is inspired by the sun,ocean and sand.

Adam said that orders were welcome,along with a little bit of imagination. ■

IN 1883 when John Forrest, the thenCommissioner of Crown Lands and SurveyorGeneral, undertook the task of surveying thestreets of a prime area of land between the oceanand the river, he chose one of the best streets tobe his namesake.It started at the ocean and ran allthe way through to the Swan River, cutting acrossland that was soon to beknown asPeppermint Groveand Cottesloe.Today ForrestStreet is a prestigiouslocation lined withmajestic heritage-listed homes that harkback to days ofgrandeur and cheapland prices. InitiallyForrest Street provided the main access to thebeach for train travellers when the Perth toFremantle railway line opened in 1881.

More than 120 years later, train-travellingbeach lovers can still admire these beautifullypreserved homes as they walk the 600m toCottesloe Beach. Back in 1914 the locals might

have stopped at the general store on the cornerof Marmion and Forrest streets for a refreshingdrink before the walk to the beach.

This building is now home to The Bush Stopand owner Melita McLean, who watchesthousands of teenagers pass her door each

summer on the way to thebeach and the popular cafesand hotels in Cottesloe.

A long-time Cottesloeresident, Melita bought thecorner store in 1986 andturned it into the flowershop that it is today, sellingdried flower arrangements,along with silk and freshflowers.

“I was looking for a place Icould live and work in, and because this buildingwas freehold it was the ideal location,” she said.

“Forrest Street is interesting because of thefact it has access to the beach and the river andhas a railway station right in the middle of it.”

As one of the lucky folk who live on ForrestStreet, Melita enjoys close access to one of themost beautiful beaches in the world, complete

with coffee shops and restaurants. The coffee shops and cafes across Cottesloe

Beach and the Sea View Golf Club are a greatspot for people watching. Walk away from thebeach past the mix of contemporary homes andheritage masterpieces and you reach the trainstation.

At this point Forrest Street dog-legs acrossinto a small divided street where zoning changesto mixed residential and commercial. Here youwill find various medical offices and otherbusinesses, including local real estate agent JamieLoh.

“I don’t know if Lord Forrest ever lived herebut the street is fairly unique,” Jamie said.

Cross over Stirling Highway, and ForrestStreet becomes part of Peppermint Grove, withits trademark peppermint trees creating a shady,tranquil street.

The housing reflects the suburb’s associationwith WA’s wealthiest and oldest families and thehistoric homes come complete with tennis courtsand gated park-like gardens.

Towards the end of the street these gracioushomes enjoy views of Freshwater Bay and theSwan River. ■
