Burgeoning BurswoodLAST week Mirvac unveiled itslatest $1 billion release, ThePeninsula Burswood.

The seven architect designedtwo-storey homes are due forcompletion later this month andpresent a rare opportunity tobuy a new cosmopolitan-styleproperty just minutes from thecity.

Extended first-home buyers grant welcome news, say agents

A DECISION by the Federal Governmentto extend the First Home Owners Boost(FHOB) for a further six months is welcomenews for local buyers.

The grant, to be extended until December31, will be reduced by half for the last threemonths of the extension period.

For eligible first homebuyers entering intocontracts between July 1, 2009 andSeptember 30, 2009 (inclusive) the FHOBwill continue to provide $7000 for thepurchase of established homes and $14,000for the purchase of new homes.

This means that including the $7000 FirstHome Owner’s Grant, until September 30purchasers of new homes will continue to beeligible for $21,000 of assistance andpurchasers of existing homes will continue tobe eligible for $14,000 of assistance.

From October 1, the FHOB will be halvedto $3500 for the purchase of an establishedhome, and $7000 for the purchase of a newhome.

Brendan Leahy from Brendan Leahy RealEstate said the new announcement shouldtake some pressure off first homebuyerstrying to secure a property before June 30.

“Buying a home is a major financial

decision and this extension will mean thatfirst homebuyers can take more time to finda home and organise the necessary finance,’’he said.

“It is hoped that the extension of theFHOB will give further momentum to thelocal property market which is an importantemployer in WA.’’

Peard Real Estate CEO Peter Peard saidthe extension of the FHOB would givestability to the lower end of the housingmarket.

“In particular, the FHOB has allowed many

first home buyers to enter the housingmarket over the last six months and itsextension will ensure that many more havethe opportunity to purchase/build a homeduring 2009,’’ he said.

“There are already signs of animprovement in the overall real estatemarket and the FHOB has been an importantinterim measure in ‘kick starting’ the lowerend of the property market during verychallenging times.”

REIWA deputy president David Airey saidthe Government has made an accurate and

overall assessment of the property market intheir decision to extend the FHOB foranother six months.

“This decision will benefit the propertyindustry greatly and have tremendous flow-on effects to those in the business ofservicing the property industry such assolicitors, financiers, valuers, removalists anda range of trade’s people,’’ he said.

Mortgage Choice welcomes the FHOBextension and said it should stimulate activityin the building and construction sectors.

Local loan consultant for Mortgage ChoiceCathy Poole said moves that helped WestAustralians meet the challenges of propertyownership and improve consumer sentimentare to be applauded.

“The extended boost to the FHOB willcertainly bring a smile to the faces of firsthomebuyers,’’ she said.

“The ABS housing finance figures forMarch saw loans for the construction ofdwellings grow by 13.9 per cent and by 8.8per cent for the purchase of new dwellings.

“This impressive result demonstrates thepositive effect that Federal and Stategovernment stimulus and incentives have hadon the market.’’ ■

THE bench top is where all the actionhappens in the kitchen, so when it comes tochoosing the best surface, it's best to choosewisely.

Wayne Cook of the Alternative KitchenCompany has been designing kitchens andspecifying bench tops of all types for nearly20 years and says that every surface has itsown strengths and weaknesses.

“I'll give clients advice about what aparticular surface is like but it really dependson what look they want,” Mr Cook said.

“As a general rule I wouldn't recommendstone for a light coloured surface and I

wouldn't do acrylic in a dark colour.”Formed from volcanic magma, granite has

the second highest hardness rating afterdiamonds and comes in stunning patternsand colours.

According to Mr Cook, while granite isstrong and durable it is a natural product andcan crack from thermal stress so avoidplacing hot pots directly on it.

Engineered Stone is a mixture of over 90per cent quartz particles with a nonporous,scratch resistant surface, and re-constitutedor engineered stone is a very popular choice.

Top brands include Caesar stone and

Silestone and all claim to be stain resistant,heat resistant and extremely durable.

Other alternatives include marble, solidtimber, stainless steel, laminate and acrylic.

“Stainless steel is fantastic and of all thesurfaces so far it is the only one you can puta hot pot on,” Mr Cook said.

“But stainless steel is not a pristineproduct, it has to be worked, scratched andscoured. The harder it is worked the betterit looks.

“Laminate bench tops are still the leastexpensive and most versatile optionavailable, but laminate is neither heat nor

scratch proof. High gloss laminate in

particular shows scratches easily so it's best

to avoid dark colours.’’

If you can’t decide what to go with,

another option is to mix mediums and have

stainless steel as a workbench and stone

elsewhere. Or wood for a breakfast island

and granite around the sink.

The options are endless.
