Designed by Bates Smart +Madeleine Blanchfield Architects, theSalvado Road residence was among19 innovative projects in the westernsuburbs nominated for an award.

WHETHER you are building a new homeor renovating an existing home, the buildingprocess can be an overwhelming andexpensive experience.

New Home Building Brokers (NHBB) is anew concept in the building industrydesigned to take the stress out of building.

They provide clients access to productknowledge that can result in large monetarysavings and, much like a broker, assist clientsin finding a home and builder to suit theirneeds.

NHBB managing director Tristan Kirkhamsaid rather than dealing with sales agentsfrom a number of different builders, thecompany acted on a client’s behalf and did allnecessary legwork and research.

“Our service is free to clients, our fees aremade from the commission fee alreadyattached to a home in a builder’s standardrange of plans, or to the management feeattached to a one-off design,’’ he said.

“Basically the fees are already included inthe new home prices and are normally paidto the builder’s sales representatives.

“Importantly, our service is designed tofind the best deal for the client, not thebuilder.”

Mr Kirkham said the NHHB idea was bornfrom the horror stories often coming out ofthe industry.

“I see people in trouble all the time.They’ve gone into it thinking the process wassimple but often found themselves in way

over their heads,” he said. “There are somany products on the market right now andchoosing the right home and builder to suityour needs is not easy for people with noexperience in the industry; it can be evenmore difficult if you’re working with achallenging block.

“The fact is, though, if you do make thewrong decision or don’t know where to getthe right advice you could be paying far morethan you really should.”

Mr Kirkham said the first step was alwaysworking closely with the client to determinewhat they needed in a builder.

“We sit down with people to determinetheir needs and wants and using industry-specific software we provide a range of

products to suit their requirements,” he said. “We also bring more than 10 years’

building industry experience to the equation,so we have the product knowledge but also afull understanding of the entire process fromapprovals to completion.

“We deal directly with the builder on yourbehalf and deliver your options in an easy tounderstand way so you can choose the rightbuilder for you and get the right price.”

Mr Kirkham said the service was suited tothose looking to build a new home but alsothose looking to renovate or knock down ahome and rebuild, or even those looking todo small developments. ■

Q: I recently bought atownhouse which I loved,especially because it had aplasma TV on the wall. Butwhen I settled and moved in,the TV had gone, as had thebracket. Should this havebeen included in the sale?A: There is no set rule onplasmas at this stage, so it goesback to what the contract says.As a buyer you really need toask if the plasma is included (theagent should have discussed thiswith the seller). Alternatively, you could make acondition on the offer that theplasma remains. Generally I advise my sellers thatif they are going to remove theplasma, they must also removethe bracket and make good anydamage from the removal priorto settlement. As the price of plasmas andLCDs come down it is morecommon for them to remain.

Q: I’m looking at selling myproperty in the next sixmonths. While the facade ofmy property is in goodcondition, my neighbour’sproperty looks very run-down and the garden is amess. Will this reduce thevalue of my property?A: This situation comes up quiteoften and the answer reallydepends on how obvious it isand how much it encroaches onyour property. What can you do about it? Well,that depends on how well youget on with your neighbour! But if you really think it spoilsthe look of your home and yourneighbour isn’t keen to doanything about it, it would bemoney well spent to pay for agardener or painter yourself togive it a bit of a makeover. I’m sure your neighbour would

be delighted! You could alsosuggest to them that the higherprice you get, the higher theprice they are likely to get whenthey sell…

Q: I can’t decide whether tobuy a new property or build– what’s going on with thebuilding industry at themoment? Are there stillconsiderable delays?A: It’s not a bad time to buildright now. The advantage of building is thatyou get exactly what you wantaccommodation-wise, and youcan get a seven-year structuralwarranty at the end. There are a lot of builders outthere competing for business sothere are good deals to befound.If you want something custom-built in an established suburb(for instance, in the westernsuburbs), this will be expensive.But it will be worth it.
