Time to snap up ariverside bargain

A CHILL might be in the air, but there hasnever been a hotter time to buy a riversideproperty.

Shaun Yeo from Jones Ballard PropertyGroup is urging people who are consideringbuying a home near the river to do so now, asmany buyers tended to be absent from thisniche market during winter.

“Buying real estate is about timing, andnow is the time to purchase a lifestyleriverside property before the market beginsto gain momentum during the springmonths,’’ he said.

“Jones Ballard, for example, generally sellsabout half the number of riverside propertiesduring the winter months compared to thepeak selling time over the summer period.

“Perth riverside suburbs have been amongthe top performing areas in the real estatemarket in recent decades.

“REIWA figures show, for example, thatthe median price of a home in riversidesuburbs such as Como and South Perth haveincreased on average by more than 11 percent annually over the past decade due to anincreasing focus on lifestyle in the Perthproperty market.”

Mr Yeo said while many people perceived

riverside suburbs to be relatively expensive,there were a number of opportunities forhomebuyers to gain an entry into these high-growth suburbs.

“Astute homebuyers should targetaffordable riverside suburbs, which are stillrelatively undervalued and have the potentialfor strong capital growth during the comingdecade,’’ he said.

“These affordable riverside suburbsinclude Ferndale, which has a median houseprice of less than $400,000 and Wilson,where the median house price is still under$500,000.

“A number of these riverside suburbs areundergoing major changes in demographics,which will have a positive impact on propertyprices during the coming years.”

One example of this trend is the riversidesuburb of Manning.

This well-established suburb was originallydeveloped for public housing with homeslocated on large blocks of land; however, inrecent years, the suburb has undergone amajor social transformation as youngerfamilies have moved back into the area due tothe rezoning of larger blocks, and this ispushing up land values.

Even though the median price of a home inManning is nearly $700,000, its location closeto the river and the city means that demandfor homes in this area will only rise as thepopulation of Perth continues to increase.

Mr Yeo said anyone considering buying ahome in a riverside suburb should focus onproperties as close to the river as possible asthey offered the greatest potential for capitalgrowth.

Properties that have the potential forviews from a second storey also representedgood buying opportunities, particularly if thehome was near land value.

“Anyone who is considering buying a homewith existing river views should carefullyresearch the area to make sure that theseviews cannot be ‘built out’ at a future date asthey could substantially devalue theproperty,’’ Mr Yeo said.

“Riverside suburbs also offer theopportunity for investors to create wealththrough purchasing older-style apartments inareas such as South Perth, Como andApplecross. These older-style riversideapartments can be refurbished to boostrental returns ... and they traditionallyachieve higher rates of rental growth.” ■

Social arc determines city proximity costDALKEITH has been revealed as the most expensive suburbclosest to the Perth CBD.

In its latest weekly Property Pulse, property research groupRP Data found Dalkeith, with a median price of $2.68 million,to be the priciest suburb less than 10km from the city.

Home to Jutland Parade – one of the best streets in Australia– the riverside suburb features some of Perth’s most lavishproperties and unbeatable river views.

Western suburbs agent William Porteous once toldResidential the suburb attracted many wealthy Asian residents,who believed the feng shui of Jutland Parade brought themgood luck, because the tides washed money up to the banks ofthe river.

“From my experience over the past 30 years, this woulddefinitely be true,” he said.

If you don’t have a cool $2.68 million to purchase a home inDalkeith, you could grab yourself a serious bargain in Perth’smost affordable suburb, Cloverdale, also less than 10km fromthe Perth CBD.

Cloverdale was found to be the most affordable suburb neartown, with the average price of a house around $415,000.

RP Data research analyst Cameron Kusher said buyersseeking an affordable detached home may not necessarily haveto look in the outer fringes of the city, as the range in houseprices located similar distances from the city could be quiteextraordinary.

“Affordable close-to-city homes are also likely to exceed the30-year age bracket and can often come with costlymaintenance requirements. The upside is that these homes arelikely to be on larger blocks of land,” he said.
