Upgraders and investors assert authorityUPGRADERS and investors are returningto the market in the wake of the scaled backFirst Home Owners’ Grant, accounting for anincreasing majority of land sales, says one ofthe State’s leading residential developers,Mirvac.

Mirvac WA chief executive Evan Campbellsaid since the end of the first-home owners’boost last year, second-home buyers,investors and retirees had come back to themarket and were dominating sales, takingover from first-home buyers jumping into theproperty market.

Mr Campbell said while sales to first-homebuyers were still strong, the pendulum hadstarted to swing towards those looking toinvest or upgrade, particularly at Mirvac’sresidential communities in Mandurah.

“First-home buyers were snapping up landin our Meadow Springs and Seascapescommunities last year, but this year there hasbeen a definite shift towards second andthird-home buyers and investors,” he said.

“Of our last 25 sales at Meadow Springs,three-quarters have been either upgraders orinvestors, while all sales over the last threemonths in Seascapes have been to thismarket.”

Mr Campbell said the change was a resultof increased confidence in the property

market from purchasers now that the first-home buyer market had normalised.

“These buyers have been watching andwaiting and feel like now is the time to act,”he said.

“Those who are looking to upgrade totheir next property have recognised the factthat there are some good opportunities inthis market and that the gap between thehome they are selling and the one they wantto step into is only likely to grow as themarket continues to pick up.

“Likewise, investors feel now is anopportune time to secure property at today’sprices.”

Mr Campbell said Meadow Springs andSeascapes had attracted a range of buyersbecause they offered value for money andquality amenities in a convenient location.

“Both have a unique point of differencethat appeals to different sectors of themarket, with Meadow Springs surrounding achampionship golf course and Seascapes righton the beach,” he said.

“Each has also been master-planned totake full advantage of its location and offers,or is close to, quality schools, a great choiceof shops and sporting fields, all of whichcontribute to fostering a diverse communitywith a real sense of belonging.” ■

Be red hot on fire riskduring winter chill

WESTERN suburbs homeowners should be vigilantabout the threat of house fires in winter.

According to Todd Allender, managing director ofHome Owners Utility Services (HOUS) – an emergencybreakdown electrical and plumbing service for propertyowners – research showed that historically, morepeople died from house fires during June to September.

“There are generally more house fires during thewinter months because with the arrival of coolerweather, appliances such as electric blankets and heatersget pulled out of storage and used in many homes inPerth,’’ he said.

“These appliances may be faulty or misused, with theresult that a house fire can easily start, especially duringthe early hours of the morning.

“Also, home owners with open fires are at risk if theydo not properly screen embers falling from the fire.

“House fires are particularly prevalent in rentalproperties and some tenants do not exercise the samelevel of care as owner-occupiers during the wintermonths.”

Mr Allender said it was imperative that propertyowners checked that their smoke alarm systems wereworking. ■

WENDY Culbertson is a walkingwallpaper handbook – show her apicture of any wallpaper and she isalmost guaranteed to tell you its name,era and who produces it.

Oh, and how quickly she can get itfor you.

The interiors enthusiast and herhusband David are the owners of theWall Candy Wallpapers stores inNorth Fremantle and Highgate.

Renowned for their colourful andsometimes eccentric window displays,the stores are impossible to miss(especially with a large, hot pinkBuddha statue guarding the BeaufortStreet store.)

Originally from WA, the couplemoved to England for several yearswhere they became involved inproperty development and becameacquainted with leading UK wallpapermanufacturer Graham & Brown.

On their return to Fremantle in2004, Wendy realised that wallpaper

was yet to take off again in Australiaand decided to get the ball rolling.

Wallpaper Candy Wallpapers is theexclusive supplier of Graham & Brownwallpapers and distributes right acrossAustralia and New Zealand.

In addition to the Graham & Brownline, the company also sells an eclecticrange of lighting, rugs, home wares,fabrics and other wallpapers.

It also offers interior designconsultation.

“It’s hard to find something differentand unusual,” Wendy said. “So when Ido I get quite excited.”

Wendy admits her and David’shome is “covered in wallpaper” andthat she likes to constantly experimentwith new designs, especially aswallpaper is so easy to apply andremove these days.

“People are really embracing colourat the moment,” she said.

“We’ve moved on from thatneutral, beige phase and I now

encourage clients tocombine patterns withstripes – it’s fantastic.”

The couple havethree children but it istheir middle son,Michael, who has takenthe keenest interest inthe family business.

The 20-year-oldmanages the Highgate store,which opened last year.

In addition to the twostores, Wendy and Davidare hoping to expand thebusiness and open stores interstatenext year.

They currently supply 99 wallpapers– at $99 a roll – to BunningsWarehouse stores through the specialorders department, where customerscan order the paper as well as samples.

In addition, they have assisted withthe interiors of countless nightclubs,bars, shops and hairdressing salonsacross Perth.

With the wallpaper trend seeminglycemented in the ground, it does notlook like Wallpaper Candy Wallpaperswill be heading in any direction otherthan up any time soon. ■
