MIRVAC is making its mark in WA, withmore than $4 billion in developmentprojects planned or underway.

Established in 1972, the leadingintegrated real estate group last weekunveiled its landmark $230 million ThePoint in Mandurah.

The mixed-use development consists ofa four-star hotel – The Sebel Mandurah –21 residential apartments and a bar andrestaurant – M on the Point – owned byrenowned restaurateurs the Monaghanfamily, who also run the Subiaco Hotel.

Situated on the site of the old PeninsulaHotel, The Point was officially launched onAugust 6 by Mirvac WA’s chief executiveEvan Campbell and Deputy Premier KimHames.

“The project is the first of its kind forthe city and has created a renewed

vibrancy in the centre of town,’’ MrCampbell said.

“It has lifted the bar in terms ofapartment design and quality, and injectednew cosmopolitan-style dining and hoteloptions, which are all in very strongdemand.’’

Other key Mirvac projects on the goinclude the $1 billion The PeninsulaBurswood, the $500 million BeachsideLeighton and the new $150 million retailand commercial development, WesleyQuarter, in Perth’s city centre.

In addition to that, the company has avariety of house and land packagesthroughout the State, including futureprojects earmarked for Kennedy Bay,Binningup Beach and Bridgewater.

Mr Campbell said WA was one of thecompany’s key markets and its diverse

portfolio of projects across the Statetargeted a range of market sectors.

“WA continues to be one of Australia’sfastest growing states, with Perth an ever-evolving city,’’ he said.

“We have a number of prime scaledevelopment sites which are progressingindividually and in partnership with otherWA strategic land owners.

“Our aim is not just to produce physicalbuildings, but to create communities andenvironments which are of the bestpossible standard, provide sound value formoney and also enhance the lives of thepeople who live in them.’’

Mirvac pumps up the volume in WAProperty group has $4 billion developments either in the works or already completed. By CARMELLE SANDER

NINE properties valued at more than $10million in Perth’s western and coastalsuburbs are being sold by the Department ofHousing in a bid to reach the StateGovernment’s target of building 20,000dwellings by 2020.

Funds from the sale of the properties inMount Claremont, Mosman Park and NorthBeach will be used to begin building or buyingabout 25 more social housing dwellings overthe next 12 months.

Housing and Works Minister Troy

Buswell said proceeds from the sale of onehigh-value house could secure up to eightadditional properties.

“The Government set a goal lastDecember of securing 20,000 additionaldwellings by 2020 and innovative policies likethis reflect how determined we are toachieve that target,’’ he said.

“In addition to our high-value policy, weare undertaking one of the biggest socialhousing construction programs ever seen inthis State.”

The minister said getting the best value formoney out of the investment in existingsocial housing stock was a priority of thescheme.

“Older properties in some suburbs haveincreased in value to such a point that thedecision to sell is fairly obvious,” he said.

“Money from these sales will be used tobuild or buy more housing in a range ofsuburbs for people on low incomes.

“This will ensure the policy of trying toprovide a sustainable mix of social housing

across the metropolitan area continues, eventhough some of these expensive propertiesare sold.”

The proceeds of the sale of a property inCottesloe last month have already beencommitted to the construction of eight socialhousing dwellings.

The $1.4 million from sales will help fundsix two-bedroom units for seniors inLancelin and a further two family homes inDianella. ■

REVIEWSPenthouse ticks all the lifestyle boxes

WHILE the location of this penthouseapartment suggests a life of movies, theatreand fine dining, the gourmet kitchen wouldinspire even the novice cook to stay in andbecome a master chef.

Featuring two food preparation areas, onestainless-steel and one Caesar stone, there is abuilt-in steamer, a wok, an induction stove anda gas hotplate.

Equally appealing to the home chef is thewalk-in, temperature-controlled wine roomnext to the kitchen, and sliding doors behindone of the kitchen benches hide a bar area andample space for glassware and drinks.

It's a stunning set up, and the outlook overthe hustle and bustle of Subiaco through the

full-length wall of glass adds to the inner-cityvibe of this very contemporary, very luxuriouspad.

The quality of the fixtures and the superiordesign gives this apartment a futuristic edge, with timber and stainless cabinets concealingAV equipment, cutting-edge fittings in thebathrooms and high-tech cabling ensuring theentire apartment is wired for sound, communication and vision.

In fact, there are five television screens, including an outdoor cinema set up at thesemi-enclosed end of the massive 60sqmbalcony. The opposite end of the balcony isopen to the northern light and there is ampleroom for alfresco dining.

On the second level are three bedroomsand the ceiling-height glass walls allow all therooms to look onto the balcony below and outover the streetscape.

Luxurious is the only word to describe themaster suite, with built-in AV cabinetry, spacious dressing room and sleek ensuitebathroom.

A nice touch is the upstairs laundry, which isstylishly equipped with Miele appliances, granite bench tops and a drying balcony.

Located on the corner of Roberts Road, thisvery urban accommodation is literally aroundthe corner from all of Subiaco’s attractions butthere is also ample secure parking toaccommodate all the dinner guests. ■

Outstanding modern masterpieceAMID the older, more traditional-style homes of Dalkeith, thismodern masterpiece stands out.

Designed by Cottesloe architectRichard Szklarz, the home has beencommended by the AustralianInstitute of Architects.

Sweeping spaces, glazed walls, and a decked courtyard arecocooned within.

The current owners have livedin the home for three years withtheir four children and arerelocating back to Singapore.

One of the owners said hisfavourite element of the home wasits abundant space.

“The façade is deceptive,” hesaid.

“From the outside, you can’treally tell the dimensions of thehouse.”

The owner said the height andopenness of the design was whatfirst attracted him and his wife tothe home.

“When we first walked in, weimmediately sensed the profusionof breathing room,” he said.

The single-storey home is builtaround a large fishpond and sail-covered alfresco deck, which can

be seen from almost every angle ofthe home due to Szklarz’sgenerous use of clean lines andloads of glass.

There is a clever separation ofadult and children’s areas, with thechildren’s bedrooms, a bathroomand casual living area located at therear of the home.

The children’s wing also opensout to a landscaped back garden.

The state-of-the-art gallery-stylekitchen features stainless-steelappliances and built-in cabinetry.

Another favourite aspect of theowners is a stylish cellar with floor-to-ceiling units.

When pressed, one of the cellarwalls opens to reveal a spaciousstorage unit behind.

This contemporary light-filledhome is truly unique.

It is practical while striking andaesthetically proportioned. ■

Intelligent design delivers a smart choiceBUILDWISE lives up to its name with thisintelligently designed Subi Centro home thatmakes the most of a compact block.

Based on a popular Buildwise display homewith a few enhancements by the owners, therooms are spacious, the windows are generousand there is a surprising amount of living space.

A stylish swivel front door opens onto aformal entry with polished timber floors

flowing through to the open-plan family area.A home theatre or formal lounge is on oneside of the entry and opposite is a homeoffice with its own external door, allowingprivate entry for a home business.

Sliding doors separate the front of the homefrom the living area, which is light and spaciouscourtesy of a wall of full-height glass doors thatopen onto the north-facing rear courtyard.

The kitchen positively gleams with blackgranite benches, a breakfast island and a sleekglass splashback.

Upstairs, double doors lead through to thesumptuous and private master suite with aseparate walk-in robe and an enormousensuite bathroom complete with spa bath.

The upstairs living area has balconies ateither end, ensuring the sun can be enjoyed at

any time of the year.A void gives this level a spacious feel and a

curved wall along the gallery that leads to thetwo other bedrooms is another stylish touch. These bedrooms are both generous in sizeand share a second bathroom.

Thanks to the tiny laneways of SubiCentro, the location is quiet and neighbourly, and across the road is a small playground. ■

Iconic Victoria Avenue brings on sighsVICTORIA Avenue is one of those streetsthat you drive down and sigh.

Winding its way from Claremont into theheart of Dalkeith, the avenue eventually turnsinto Perth’s most exclusive street, JutlandParade.

The leafy riverside stripis graced with multimillion-dollar lots andbreathtaking views ofFreshwater Bay.

It has also been home tosome of Perth’s mostwealthy and prominentidentities – Alan Bond,Lang Hancock and WilliamPorteous, to name a few.

The most expensivehome ever sold on thestreet was 132 VictoriaAvenue for $13.85 million.

But Victoria Avenueisn’t just synonymous withaffluence. Its history isequally rich.

The avenue wasoriginally namedPensioners Row, as theland was allocated toPensioner Guards, retiredsoldiers who served as guards to the convictsof Western Australia.

When Queen Victoria died in January1901, Claremont Council decided to renamethe street Victoria Avenue in honour of thedeceased sovereign.

In 1862, Freshwater Bay School was built

at 66 Victoria Avenue.Almost 150 years later, the original

limestone building is now the ClaremontMuseum.

The heritage-listed building contains someof the most enduring historical threads that

have shaped contemporaryClaremont.

The park adjacent to themuseum is named after MrsHerbert, the school’s veryfirst teacher.

At 16 Victoria Avenue, thepink “Bayview Mansions” area fine example of Victorianterrace housing.

In 1897, AlexanderMatheson put up the row offive maisonettes andcompletely blocked anyglimpse of the river fromClaremont’s Bay ViewTerrace, making a mockery ofthe name.

Many years later real estateagentWilliamPorteousbought themansions

and turned the oldapartment building intofive houses and aClaremont icon.

Further down thestreet at Number 90, isVictoria Avenue’s artist-

-in-residence, Margaret Heenan.Margaret and her husband, Nedlands

pathologist Peter Heenan, have lived on theavenue for more than 10 years.

Originally trained as a nurse, Margaretgraduated from the University of WesternAustralia with a Bachelor of Fine Arts in 2004and for the past five or so years, hasexperimented with kilnformed glass.

By layering several sheets of glass, oftentrapping fine substances such as gold leaf, copper wire, strands of fibreglass andaluminium, Margaret adds richness, textureand depth to her fluid-edged and singularworks.

Margaret’s stunning and colourful one-offpieces are available by commission and she iscurrently working on a project involving sixwall hangings for a private Dalkeith residence.

“A lot of glass can be monochromatic, which is great, but I like a lot of colour,”she said.

Margaret said she has always lovedart and the walls of her contemporaryVictoria Ave home are adorned withplenty, from sculptures to aboriginal

paintings.“Everything but my own,” she said.

FORM FUNCTIONReinvent your garageWHEN thinking about homerenovations there are always theobvious rooms in the house that arecalling out for some ‘makeover time’such as the kitchen and bathroom.

Spending hours poring over a pile ofcolour samples and tile patterns forthese rooms leaves little time orconsideration for some of the otherimportant spaces in the home, such asthe garage.

It is the humble room we quickly getin and out of while it is left toaccumulate a mass of dirt, grime andmore often than not, junk we cannotbear to throw away.

However, there are now productson the market that are moving tochange the attitude towards how the

garage is seen and to convert the oftenforgotten zone, which is in fact one ofthe most adaptable rooms in the house.

One of these products is GarageFloor by Dulux, a two-part, water-based epoxy formula that once applieddries to a high-performance decorativesurface usually reserved for top-endshowrooms.

The hardwearing surface providesresistance to hot tyre pick-up, marringand oil stains and is available in twocolours, sand or slate, with optionaldecorative flakes and a clear coat for adesired smart finish.

Dulux spokeswoman Briana Hiltonsaid renovating the garage created manyopportunities for many different needs.

“If you’re a serious car lover it will

showcase your vehicle in all its glory,”she said.

“Or if your family is growing and youneed to expand but cannot afford biggerrenovations, it offers an instant faceliftand gives this space a whole newpotential.

“You can even move the games roominto the garage and take some clutterand action away from other rooms inthe home.”

Garage Floor comes as a DIY kit withan easy-to-follow, step-by-stepinstructional DVD to make applicationas simple and straightforward aspossible.

Although a reasonably basic job fortwo people, it is probably not bestsuited to a first-time painter.■
