DURING the 12 months toFebruary 2009, our coast was hithard, and this was not by torrentialrains or gale force winds.

Many pristine coastal regions inWA experienced their largestlevels of vendor discounting,highlighting the weaknesses inthese markets over the last year.

Of the worst affected wereMount Claremont, Shenton Park,South Perth, Saint James andMandurah.

According to RP Data researchanalyst Cameron Kusher, the

average level of discounting is ameasure, which compares theinitial advertised price of aproperty against its ultimate saleprice.

He said high levels of discounting

suggests that listing prices may beout of line with what the market iswilling to pay for properties in thearea.

“Across the housing marketseveral individual suburbs

recorded exceptionally high levelsof discounting during the 12months to February 09,’’ MrKusher said.

“Waterside suburbs dominatethe list and the suburbs of Perthalso feature in the top 10.”

Peard West Coast directorDaryl Cook said just like theweather, the market can changefrom day to day.

“One day the outlook can begloomy but the following day,based on a new piece of historicalsales data or economic policy, the

turnaround could be 180 degrees,’’he said.

“The number one rule of realestate will never change and that islocation, and in my experiencehome buyers and investors willalways gravitate towards qualitylocations that include views andwater or access to ocean andwaterways.

“Given that nearly 85 per cent ofour population live on or near thecoast, the ‘dip; in coastal pricing isexactly that, just a dip.’’ ■

Recession hits coastal homes hardest There’s often a chasm between asking and ultimate sale price, according to data, but agents believe recovery is inevitable

IT’S currently a buyer’s market. Plenty of stock for sale, lots of keen sellers and many

potential buyers waiting in the wings for the right house atthe right price.

This is great news for buyers because it means they havemany more homes to look at, more time and betteropportunities to negotiate within a price range.

For the sellers however, this might mean they may need toadopt a new approach to selling, in consultation with theiragent, to ensure that the asking price is realistically in keepingwith current market expectations.

REIWA principal Rob Druitt said houses that took a longtime to sell are often overpriced, but there can be otherreasons.

“Homes with out of the ordinary design features can be

eye catching, but the more unconventional designs will appealto fewer people and take longer to sell,’’ he said

“The old real estate adage that, “there is a buyer for everyproperty,” remains true, however, the owner of a slow sellingproperty may have to weigh up whether to wait for thatelusive buyer or lower the price to attract a greater range ofbuyers.”

Mr Druitt said it is often better to auction a property thathas unique design features, as it might best determine themarket price.

“Choosing an effective marketing program is moreimportant when selling an unusual property,’’ he said.

“This might include special adverts focusing on theproperty’s unique features, such as development potential,proximity to shops and schools or eco-features.

“Homebuyers should also keep anopen mind towards properties for salethat may not initially appeal to themfrom the street. There are manyexamples where buyers reluctantlyinspect a property only to discover thatwith a few cosmetic changes it suitsthem perfectly well.”

Sometimes the external features of aproperty might be the only factorpreventing a sale, and simplerenovation or landscaping can drastically change its appeal.

Mr Druitt said a REIWA agent can help you balance theright marketing, right price and right advertising pitch tomake a sale in WA’s changing market. ■
