OVER the past two years, therehas been a major correction in theprices of more expensive Perthproperties, especially in the pricerange above $700,000.

However, during the sameperiod, the values of moreaffordable properties haveremained relatively stable, whichmeans that for many propertyowners it is now an ideal time toupgrade their property, especiallywhile interest rates remainrelatively low.

Buying real estate is one of themost effective ways of creatingwealth. Astute property buyers cannow generate long-term wealththrough buying a property in a highcapital growth suburb.

Principal of O’Rourke Realty,Rory O’Rourke, said anyoneconsidering upgrading their homeshould consider the following key

issues before purchasing a moreexpensive property:

■ TRY ESTABLISHED, NOT NEW

Considering buying anestablished property, rather thanbuilding a new home.

If you build a new home thereare many hidden costs such asrenting another property while thenew home is being constructed, fitting out the new home which cancost more than $30,000, as well aspossible time delays in constructinga new home.

In contrast, when you purchasean established property you canmove directly into the propertyand you have a finished home.

■ CHECK ANNUAL CAPITAL GROWTH

Buying a more expensive home

does notautomaticallymean thatyour newproperty willincrease invalue at amuch higherrate.

The annualcapital growth

rates of suburbs with propertiespriced above $700,000 can vary asmuch as 5 per cent to 10 per centdepending on the location. It iswise to check the annual capitalgrowth rate of the suburb for theprevious 10 years before making afinal decision on the property.

■ PARKING WOESThe property should have a

triple garage if you have childrenplanning to go to college or enter

the workforce, since they will needa car.

Concerns over security meansthat second and third homebuyerproperties with triple garages canhave a higher resale value thanhomes with a double garage orcarport.

■ CONSIDER BUYING ANOLDER-STYLE HOME ON ADUPLEX BLOCK

You can renovate and improvethe older home and then sell it at alater stage and build a smallerproperty at the back when you nolonger require such a largeproperty.

■ RENT-BACKARRANGEMENT

If you have not found anotherhome and would still like to sellyour home, consider a rent-back

arrangement with the new homebuyer.

This will allow you to remain inyour property for a number ofmonths until you have found theright property.

■ CHECK UNDERVALUEDSUBURBS

Coastal and river suburbs havetraditionally been the most soughtafter suburbs for upgraders.

Currently, there are a numberof undervalued suburbs, wherethose wanting to upgrade can stillpurchase at a competitively pricedproperty.

These suburbs includeScarborough, Doubleview,Sorrento, Hillarys, Duncraig,Karrinyup, Ocean Reef, Mindarie,Fremantle, Coogee, Beaconsfield,South Perth, Como, Manning,Maylands and Guildford. ■

Billy has a birthday

Market suggests ideal time to upgradeProperty buyers can generate long-term wealth through buying a property in a high capital growth suburb. By CARMELLE SANDER

BOUTIQUE property developerMatch has officially launched its SouthBeach apartment building, Summer.

The property has already createdquite the stir. The Green BuildingCouncil of Australia recently honouredthe building as Australia’s first “bestpractice”rating formulti-unitresidentialprojects,setting it as abenchmarkfor otherdevelopmentsacross thecountry.

The widely acclaimed designresulted in the sale of 20 per cent ofthe apartments purely by word ofmouth.

Match managing director LloydClark said these achievements were

not only promising from a sales pointof view, but also showed how Perthwas leaning towards well-designedsignature properties with anenvironmental conscience.

“It’s a stunning beachside propertyjust minutes from Fremantle and, best

of all, it will be aleader in envir-onmental sus-tainability Aust-ralia-wide.”

Summer islocated onSouth BeachPromenade,South Fre-

mantle, 100 metres from the beachand opposite parkland.

Some apartments have sweepingocean views while ground floorapartments feature direct street accessthrough large private courtyards.

“High ceilings and generous

balconies are included in all Matchprojects because we find they havebroad appeal,” Mr Clark said. “Beingable to offer a beachside environmentjust adds another level to theconcept.”

Summer has been designed to savethe equivalent of six swimming poolsof water annually.

“Apartments will require less thanhalf of the energy to heat compared tothe typical apartment elsewherewhich, in view of the energy pricerises, will result in maximum savings inrunning costs to owners,” Mr Clarksaid.

Summer one-bedroom apartmentsstart from $495,000. Prices for two-bedroom apartments start from$785,000 and $1.19m for two-level,three-bedroom apartments.

For more information, phone 93243855 or visit www.thesummer.com.au. ■

Summer arrives with a burst of new energyThese apartments will require less than half the energy to heat compared to others THE bookcase affectionately known worldwide as

“Billy” turns 30 this year. To celebrate, IKEA isreleasing two limited edition Billy designs; one withquotes from William Shakespeare’s love sonnetsand the other inspired by Japanese Manga.

Billy was designed by the fourth employee to joinIKEA, Gillis Lundgren, who drew the initial sketchesof the bookcase on the back of a napkin beforeworking them up into the final design.

Over 41 million of the bookcases have beenmade since they were firstproduced in 1979 and if laid in a linethey would stretch for over 70,000kilometres.

Also celebrating its 30thanniversary is IKEA’s Klippan sofa, which first sold in Perth in 1987 for$769. Thanks to a system thatallows the sofa to be flat packed, in2009 its retail price starts at $299.

The limited edition Klippan willbe available in its original Bladhultcover, which was first designed backin the 1970s. ■

Luxury on the water’s edgeTHE view of the harbour, the ocean and riverfrom this East Fremantle home is akin to that ofa movie set – almost too beautiful to be real.

The river looks so close you could touch itfrom the lounge room, and the panorama cannever be built out.

The owners of this magnificentarchitecturally designed home bought the782sqm block 15 years ago.

In 2004, Ashley Richards designed them ahome to take full advantage of their elevated, northerly position.

The interior of the home reflects the owners’travel experiences – it is part English, Thai and

Australian-inspired.European oak flooring flows throughout the

home. The sprawling residence has six bedrooms

and three bathrooms with a separate wing forthe owners’ three teenage sons.

Upstairs comprises a lavish master bedroomand ensuite, two guest bedrooms, a bathroomand a study/adult retreat.

The central living area features an open-plangalley kitchen with a walk-in pantry, stainlesssteel rangehood and appliances, and a longbreakfast bar.

Bi-fold doors open out to merge internal

living with a generous front terrace and lawnarea where the harbour is the backdrop.

The back yard features a terraced plungepool, expansive lawn and entertaining area.

There is also a double undercroft garage witha cellar.

The owners said they designed the house tobe highly functional.

The position of this fine home is like no otherin Perth.

As the owner said, you could build anotherhome just as nice, practically anywhere.

“But you will be hard-pressed to find a morebeautiful location,” she said. ■

Q: How does buying “off theplan” work, and what are theadvantages of doing this?A: When you buy “off the plan” youcommit to a property before it’s built– you pay a deposit up front and thebalance when the building iscomplete. The benefits are:1. You pay a lower price, because thedeveloper offers a discount in orderto achieve pre-sales, which they mayneed to finance the project.2. You lock in to a price which

includes all the finishes and fittings asoutlined in the contract.3. In most cases, by the time thedevelopment is built, the property isworth considerably more than theprice you purchased it at.Q: I got three real estate agentsto appraise my property andgot three completely differentvalues. How do I know whichone is correct?A: Well, putting a price on aproperty is an inexact science

because really, a property is worthwhatever someone is willing to payfor it! However you can get a goodidea of market value by looking atcomparable sales in the area. Bewareof agents putting high prices on yourproperty just to get the listing – thiswill cost you money in the end.Q: Why am I being asked to payfor advertising when I sell myhome, on top of the agent’s fee? A: The agent’s fee is for their serviceand expertise, and is only received

when they sell the home. Advertisingis an out-of-pocket expense that maynot be redeemable by the agent if theproperty does not sell. So when theseller contributes to the costs, bothparties have an interest in the sale, giving you the best chance of success.

STREET LIFEHampden’s lurelies in diversity

THE landmarks that surround a street ofteninfluence it and this is certainly the case when itcomes to Hampden Road in Nedlands.

The street is a hub of activity, acting as athoroughfare between The University ofWestern Australia and residential colleges atone end and Sir Charles Gairdner Hospital andQEII Medical Centre at the other, while localsin the know swarm to the Hampden Villageprecinct in search of great food and shopping.

Kempton Azzopardi Real Estate has had anoffice on Hampden Road for the last 25 years.

Director Karen Azzopardi said the agency’sproximity to UWA and the hospital generateda substantial part of their client base.

“The street has a friendly, local feel and boththe university and hospital have an influence onthe culture of the area,” she said.

“It has an eclectic mix of old and newbuildings creating a unique character which webelieve contributes to consistent growth inproperty values.”

Karen said she loved and frequented manyof the shops along Hampden, going to SixClicks West for great coffee and friendly staffor Lambretta Cucina for yummy Italian food.

“Lindy Rosenwax is a gem where I canalways satisfy my shoe fetish and EducationalArt Supplies is great for my children,” she said.

“Then there’s always Devine Flowers orPoppy’s for fantastic flowers.”

Devine Flowers florist Libby Devine hasbeen open on Hampden Road for 13 yearsafter making the move from Hampden Lanewhen the old petrol station site wasredeveloped.

“It was such a central location for my littlebusiness to grow in and still holds its village-likecommunity atmosphere where everybodyknows everybody,” Libby said.

“I have watched mothers who have broughttheir babies into the shop who are now readyto go to high school and I’ve done weddings forgirls in the area who are now mothersthemselves.

“My favourite shop on the street is LindyRosenwax – you go up to Spices to get the milkand come back with that and a dress.”

Libby said the vibrant, bustling street hadchanged immensely over the years, transforming from a sleepy old hollow to aplace where businesses wanted to be located.

One such business is thegorgeous gift shop WildLily Empire, originallyopened in Leederville in2007.

Mother and daughterco-owners Liz Thomas andEllie Farnhill opened theirsecond store alongHampden Road inOctober last year withmanager Alycia Maslen.

Liz said they chose the location for thediverse mix of people who visited, fromstudents to medical personnel, professionalsand other local residents.

“It’s a well maintained street with interestingstores and excellent restaurants,” she said.

“The Vietnamese rolls from Spices arepossibly the best in the west.”

Liz said Hampden Road was fast becoming asignificant retail strip.

“The redevelopment of the hospital andproposed new residential accommodation forUWA will increase traffic along the road,” shesaid. “So we are very optimistic.” ■
