The glossy magazine liftout, whichfeatures prestigious properties in thewestern suburbs and the South-West,has proven a big hit with real estateclients since it was launched in 2008and is now a "must read" for allreaders wanting to buy property.

“Residential has been a greatadvertising medium for my listings,’’said Janey Sanderson from PaxtonHoad as she congratulated CNG on itsanniversary.

The introduction of lifestylesections such as Street Life, LuxuryLiving and Form and Function hasadded variety for homebuyers andthere are more planned as themagazine continues to expand. ■

Double-storeys on the riseTHERE will be a spike in the number of two-storey homes constructed in Perth as the sizeof new building blocks continues to shrink.

According to Anthony Kinder, managingdirector of homebuilders Wilson & Hart, thelatest figures produced by The WA PlanningCommission show the median new lot size inPerth during the September 2009 quarterwas just 440sqm.

Last financial year, the median size of abuilding lot in Perth was about 540sqm andover the past five years it had fallen by about40sqm.

“However, just a decade ago, new buildingblocks in excess of 600sqm were verycommon and two decades ago lot sizes ofmore than 700sqm were equally common,”Mr Kinder said.

“Lot sizes are gradually falling due to thehigher costs incurred by developers inestablishing new estates and also the demandfrom property buyers to have low-maintenance homes.

“The trend for two-storey homes is nowso popular that more than 50 per cent ofhomes being constructed by Wilson & Hart

are now two-storey homes. The majority ofthese two-storey homes are now in moreexpensive inner city suburbs but we’re nowstarting to see a greater proportion in othersuburbs such as Yanchep, Quinns Rocks,Mindarie, Baldivis and Rockingham.”

Mr Kinder said he was finding that theseproperty owners werebuying lots for about$300,000 to $400,000and building two-storey homes on theland.

“Since September2009, our company hasseen a surge in thistrend because ofgreater confidence inthe local propertymarket,’’ he said.

“Typically, propertybuyers are spendingaround $700,000-$800,000 on securing ablock and building a two-storey home.

“Over time, these homes will have animpact on the median house price of outer

Perth suburbs because these propertyowners will seek to sell these completedproperties at a later stage for a substantialprofit.’’

Mr Kinder said anyone who wasconsidering building a two-storey homeshould design it to maximise potential

attributes of the block.“For example, if the block

overlooks a park, the buyershould consider including anupstairs balcony,’’ he said.

“It does not have to behuge, but of a sufficient sizeto enjoy these views.

“Care should also betaken in designing the housefor simple features such asdownlights and air-conditioning.”

Mr Kinder said the resalevalue of a two-storey home

would also be enhanced if the propertyowner installed quality fittings and designedthe home with a view to enhancing openliving space. ■

As the trend to smaller lot sizes continues, buyers want to make the most of their space

Market takes a leap into 2010THE New Year has certainly started on a positive note.

Reports from leading real estate expert RP data suggest there is aflood of properties about to hit the WA market.

Activity on the rpdata.com Professional’s platform, which issubscribed to by about 80 per cent of all real estate agencies aroundAustralia, spiked over the last two weeks of January.

Over the past week RP Data’s Market Activity Index has jumped bya very impressive 29.6 per cent. This follows an increase in activity of15.8 per cent during the previous week.

The increase in the index during the most recent week is the secondgreatest jump in its history, which dates back to the beginning of 2008.

According to RP Data, it looks as if there will be a great deal ofresidential property market activity early in 2010, thanks to the currentstrong level of pre-listing activity.

In comparison to the fourth week of 2009, 2010 has recorded a levelof activity that is 33.3 per cent higher, indicating the very strong marketconditions currently.

In Perth, Geraldton-Greenough, Kalgoorlie-Boulder, Karratha andPort Hedland, median house prices have reached new records,indicating a property market bounce-back.

The median house price in Perth has reached a new high of$480,000.

REIWA president Alan Bourke said this was $5000 higher than theprevious level reached in December 2007, when the property boomwas at its peak.

“Perth has more than recovered all of its 12 per cent loss in themedian price experienced in 2008, with 14.3 per cent growth in themedian house price for 2009,” Mr Bourke said.

Units and apartments have also reached a new record price in themetropolitan area, with REIWA data showing the median price for aunit in Perth is now $400,000, up from a previous high of $392,000achieved two years ago.

“Demand pressure on more affordable units, apartments, villas andtownhouses saw this section of the market achieve 15.3 per centgrowth in 2009,’’ Mr Bourke said.

“This was probably due, in part, to the surge of first-homebuyerswho were encouraged by the federal grant to enter the market.”

The median price of land in Perth jumped nearly 18 per cent in thequarter, taking typical lot prices to a median of $265,000, still short ofthe $280,000 median price reached during the boom of 2007. ■

FIRST-HOME buyers leapt to thehighest level on record last year as191,000 Australians took their first stepup the property ladder.

Last year saw almost 70,000 morefirst-home buyers pile into the marketthan in 2008, a 55 per cent leap,according to property research firm RPData.

And Western Australia led the charge,with first-timers contributing 28.4 percent of all new mortgages. Stategovernment incentives of low or nostamp duty also boosted the market, asdid a softening in property values during2008.

The jump is also directly linked to theGovernment doubling the first-homebuyers grant to $14,000 for existingdwellings and increasing the handout to$21,000 for new dwellings. The grantboost was phased back in December.

Cameron Kusher of RP Data said:

“During 2009, owner-occupiers took outfinance for about 739,000 dwellings, ofwhich 26 per cent was taken out by first-home buyers and the remaining 74 percent came from non-first-home buyers.

“It’s no real surprise that first-homebuyers were so active during 2009, giventhat the Government was offering theFirst Home Owners Grant Boost.”

Mr Kusher said that between 1992 and2009 there were an average of just over116,000 first-home buyers annually.

During December last year, after thefirst-home buyers grant had beenreduced, first-home buyers made up 21per cent of the owner-occupier market,just one per cent higher than thehistorical average.

“We would expect that during 2010they will sit at a similar, if not lower, levelthan the historical average,” Mr Kushersaid. ■

“What’s even better is after a fewbeers I can walk home.’’

Formally known as Bradley’s, itchanged ownership last Novemberand specialises in a blend ofMediterranean and Europeancuisine.
