THE most expensive home in the pastyear was sold in Mosman Park formore than $20 million.

The latest REIWA figures for theyear ending the September quarter2008 show that there were over 80suburbs in Perth which had individualproperty sales of $1 million or more.

Managing director of Acton,Graeme Baxter, said that in thecurrent real estate market buyerswere still prepared to pay premiumprices for premium properties.

“There is always an undersupply ofproperties that have an intrinsicscarcity value and Acton continues toachieve very high selling prices forthese types of properties,” Mr Baxtersaid.

“Sale prices for premium propertiesin Perth still compare very favourablywith even larger capital cities inAustralia such as Sydney andMelbourne.”

He said the top selling price in thepast year was for a property inMosman Park for $20.4 million.

Holiday for fraction of the cost

Renters flock to coast despite economic slowdownDESPITE a rise in the number of rentalproperties on the market, the rentalvacancy rate remains tight in coastalsuburbs.

The Peard Real Estate Group, one of thelargest property managers of coastalproperties in Perth, is reporting a rentalvacancy rate of just one per cent forproperties within 1km of the coast.

Estate Group, Stuart Cox, said there hadbeen an increase in rental properties overthe past five months due to a slowdown inthe sales market.

“More people are deciding to rentrather than purchase a home along thecoastal strip even though interest ratesare falling,” he said.

“This has placed a huge demand onrental properties in coastal areas.”

Mr Cox said he expected the rentalvacancy rate to fall below one per centover the summer, when demand forcoastal properties historically spike.

“As a result of a very tight rental market,tenants should brace themselves forfurther increases in weekly rents,” he said.

“Over the past year, weekly rents inmany coastal areas have increased bybetween 10 to 20 per cent.” ■

THERE has been a 25 per cent rise in thenumber of new loans from firsthomebuyers in Perth.

The Mortgage Gallery has recordedrising demand for new loans since theFederal Government’s First Home OwnerBoost was announced in October.

The Mortgage Gallery managingdirector Ryan Dhue said first homebuyerswere taking advantage of the new grant tobuy house and land packages andestablished homes in a number of Perthsuburbs.

“Property values in Perth are now attheir most competitively priced in recentyears,” he said.

“For example, in parts of the northernsuburbs, you can still buy an establishedhome on a block of land for under$400,000. In addition, many landdevelopers in the area are now offeringattractive financial incentives for peopleconsidering building a new home.

“The Mortgage Gallery is also finding

that more first homebuyers in northernsuburbs are deciding to buy their firsthome because rents have risen stronglyover the past three years.”

Mr Dhue said that with interest ratesnow beginning to fall sharply, the costdifference between owning your ownhome and renting had significantlydecreased in recent months.

He said anyone considering buying ahome for the first time in the next fewmonths should consider the costs, look attheir choices, check the fine print andspeak to a qualified broker. ■
