Sssh, silent listingsare back in vogue

WHILE a ‘for sale’ sign outside a property widelypublicises that it is on the market, many estate agents aretaking the opposite approach to selling homes – bykeeping it a secret.

‘Silent listings’ involve no advertising or marketingcampaigns. Instead, real estate agents give keen buyers intheir own databases a sneak peak at properties beforethey officially hit the market.

Western suburbs agent William Porteous said silentlistings had been common practice for years.

“Many vendors do not want their homes listedpublicly,” he said. “Usually, it is high profile clients withhigher priced homes.

“It is human nature for people to speculateabout someone’s financial situation when

they are selling and we’re here toprotect our clients.”

Mr Porteous said his agency hada huge database of potentialbuyers, many of who are seekinga particular type of home.

However, a REIWA

spokesman said the practice was not limited to luxuryhomes. Houses in the sub-$400,000 range had also beensuccessfully silent-listed.

“It is up to the individual agent and comes down totheir personal marketing strategy,” the spokesman said.

Perth buyers are also increasingly turning to buyers’agents who, for a fee, evaluate a property’s suitability andnegotiate the best deal possible with the real estate agent.

WA Buyers Agent Network chairman Damian Collinssaid the market for buyers’ agents in Perth was rapidlydeveloping.

Mr Collins started his agency, Momentum Wealth,about four years ago after witnessing the success ofbuyers’ agents overseas and interstate.

He said there were about six major buyers’ agentsoperating in Perth, with some specialising in investmentproperties and others in residential homes.

“A typical client of a buyers’ agent is time poor, butgenerally has the income level to support propertyinvestment,” he said. “Sometimes, people simply don’thave market knowledge and like to know that someone islooking after their best interests.”

Mr Collins said a buyers’ agent could often locate silentlistings from developing trusted relationships with majorreal estate agents.

“Ultimately, we want to buy, and they want to sell.” ■

Q: My offer on an apartment, whichwas “subject to the existing tenancy”,has just gone unconditional. However,my agent has just told me the tenanthas lost his job and has to move outwithin the week. I was counting on therental income to save some moneybefore I move in – what can I do?

A: The fact that the tenant has lost their jobdoes not alter their obligation to theirrental payments. Essentially, this means thatthe tenant will be breaking their lease. Inthis case, the property must be re-advertised by the managing agent and thetenant is still responsible for paying his rentuntil a new tenant is found. Q: I am about to put my home on themarket and have a family member inreal estate who wants the listing. Hedoes not operate anywhere near myarea and I would prefer a local agent.He says he can do all the same thingsa local agent can do. Is this right?

A: I would always recommend that you usea local agent for the following reasons:1. They will already have a database ofbuyers in your area that they can introduceto your property.2. They will be more familiar with all aspectsof the area and can properly inform thebuyer of the surrounding facilities.

3. They will be able to steer buyers whohave viewed unsuitable listings in the area. 4. Buyers are far more confident of thepricing of the property if the agent is local.5. It is far easier for the agent to doinspections when they are close by. A distant agent may be tempted to just sendclients through the weekend home opensrather than getting them through theproperty as quickly as possible.If these points are explained to the familymember, they should understand. Your other option is to go ‘Agents inconjunction’, where the listing is sharedbetween your family member and the localagent.

But when someone does occasionallyleave after just 15 minutes, owner BobPoolman wonders why.

The Claremont boutique paper andstationery store is a place that is easy tolose oneself in.

There is much to fuss over, fromcouture papers toclassic weddingstationery, custom-designed and importedgreeting cards to scrappaper kits, unusualwrapping paper,gorgeous gifts andfabulous fripperies, notto mention thefleurpoms.

Bob, a charteredaccountant for people inthe arts, first indulged his passion forpaper about 30 years ago when heopened a store that imported finehandmade papers for artists.

About 10 years ago, the emphasisshifted to papers for weddinginvitations, party invitations and otherpaper crafts.

The Annie P brand was born, namedafter one of the company’s firstdesigners – and it became thetrademark of both the papers and theshop.

Bob said it was easy to be passionateabout paper.

And his passion is evident in thestore.

The shop is beautifully adorned fromhead to toe with Annie P creations, andBob’s girls (two graphic designers and

three part-timers) are constantlychanging the displays and re-arrangingthe store.

They are assisted, of course, by thestore’s maitre d Poppy – Bob’s silkyterrier – who runs a pretty tight shipwhen she is in on Mondays andSaturdays.

Recently a couple came into thestore, but the man hesitated at the doorand asked, “Are blokes allowed in

here?” (Bob tells me theyare.)

readymade products instore.

“We’ll design just one or1000 of something, it doesn’t matter

how big or small the order is, so longas it’s personal to the client,” she said.Annie P recently did 500 invitations

for Swanbourne real estate agent Altusand has created albums and invitationsfor Rio Tinto.

Annie P papers are sold throughoutAustralia and New Zealand, and inselected international paper boutiquesin Europe, Asia and the United States.

After visiting Bob and the girls, Irealise it may be easier to communicateby email or text these days, but nothingputs a smile on someone’s face quitelike a good old fashioned invitation inthe letterbox.
