Monmouthshire• Llanvetherine Court is situated in the lee of the Skirrid

Mountain amidst stunning Monmouthshire countryside between Abergavenny and Monmouth.

• Abergavenny is 10 minutes drive and has all the expected shops and services of an important market town including a Waitrose, whilst the historic town of Monmouth is approximately 20 minutes and home to the famous Haberdasher’s schools for boys and girls. The famous Walnut Tree restaurant is close by.

• Communications are excellent with the A40 providing fast access to Raglan and on to the M50, M4 and the commercial centres of South Wales, Bristol and Birmingham.

• Abergavenny has a rail station with fast links to Newport and the InterCity Rail network.

• Recreational opportunities abound and include racing at Hereford, Ludlow and Chepstow; golf courses at Abergavenny, The Hendre (Rolls of Monmouth) and Celtic Manor; Abergavenny hosts the famous Food Festival; fishing on the rivers Wye and Usk; the Black Mountains and Brecon Beacons are a short drive; and there are glorious walks and rides through the surrounding countryside.

The Court• Llanvetherine Court is the perfect combination of a

classic country house surrounded by its own farm with

an extensive collection of traditional stone barns. It is set

in pristine countryside, at the head of a long drive with

beautiful views across Monmouthshire.

• The house is at its core a medieval courthouse which can

be linked back to the Monastic period due to the series

of three large fish ponds in the grounds. It was extended

in the early 19th century with an imposing south facing

façade and well-proportioned reception rooms.

• Internally it has immense character with exposed beams, Inglenook fireplaces, flagstone floors, ancient doors, sash windows and unique period features.

• Upstairs there are 6 bedrooms, dressing room and a bathroom, and like downstairs, the majority of the rooms have stunning views out to the south and east.

• The house is of solid stone construction and requires modernisation in parts.

Outbuildings• Across the cobbled yard from the house is the first of

the large stone barns with flagstone floors and doors to front and rear.

• There are a collection of smaller store rooms and an office, whilst the southern range is another substantial stone building with cobbled floor and granary above.

• Other buildings include a Dutch barn and a large portal framed barn (approx. 68ft x 58ft) with concrete floor.

The Former Cottage (Old Court)• About 200 yards to the south and beyond one of the

pools, is the Former Cottage with attached stone barn, concrete yard and cart shed. There is a separate tree lined approach and clearly has enormous potential as a separate dwelling if required.

The Gardens• The landscaped gardens are laid out to make the most

of the astonishingly beautiful backdrop. South facing lawns and gravel pathways run down past herbaceous beds to a stone wall and the folly which is used as a delightful barbeque area. The original kitchen-garden has been developed into a cut-flower garden for the house and there are two further managable formal garden areas.

• The gardens run around to the east where there are further outbuildings and to the rear where there are a collection of herbaceous beds and rockeries.

• The three pools, though some distance from the house, are gardens in themselves having been designed specifically with spring, summer and autumn in mind. There are walks and glades and a stone walled bathing area to name a few of the delightful features that surround the pools.

The Land and Woods• The land surrounds Llanvetherine Court and amounts

to approximately 141 acres. It is a combination of meadows, arable and woodland which provides both a delightful setting and a useful income being part let and part farmed in hand. Farming arrangements are available from the agents.

• The current owners have a passion for woodland and as well as improving the current stands, have planted an additional 20,000 trees in both copses and avenues. There are orchards with rare and historic fruit varieties and glades with specimen and ornamental trees. These are all aesthetically beautiful and host a highly enjoyable family shoot.
