SituationCrieff is ideally situated as a gateway to the Highlands, just seven miles from the A9 and withincommuting distance of Glasgow, Edinburgh, Stirling and Perth. The town itself has a wide range of retailoutlets, a large medical centre, a modern cottage hospital and dental practices. There are numerousfacilities at Crieff Recreation Centre including a swimming pool, gymnasium and squash courts, whilethe famous Crieff Hydro also offers a swimming pool, tennis courts, squash courts and horse ridingfacilities for members. There are two 18-hole golf courses and a nine-hole course at Crieff, and nine-holecourses nearby at Muthill, Comrie and St Fillans. Gleneagles Hotel and Country Club is just over 10miles away, with three championship golf courses, an equestrian centre and a shooting school. Thesurrounding countryside provides for all tastes in outdoor activities, including hillwalking, climbing,fishing, watersports at Loch Earn and skiing within easy driving distance at Glenshee and Glencoe.There are two primary schools in the town, Crieff Primary and St Dominic’s Primary, with secondaryeducation at the state of the art Strathearn Community Campus, which is a six year comprehensiveschool offering a full range of courses. It also acts as a community centre for the local public, includingthe relocated public library. Private schooling is available in Crieff at Ardvreck (preparatory) andMorrison’s Academy, and also at Glenalmond, between Crieff and Perth.

DescriptionBlairbeg is a superb Victorian villa situated in a fantastic elevated position with superb views to thesouth over the Perthshire countryside. Although the postal address is Comrie Road, the property canonly be approached by vehicle from the desirable Gwydyr Road. The house dates back to around 1873and retains a wealth of traditional features throughout which are well balanced with the exceptionalfamily friendly accommodation.

AccommodationWrought iron gates set between two pillars on Gwydyr Road lead to the driveway which sweeps past thefront of the original coach house, through the back garden and down to the parking area to the side ofBlairbeg. A path from here leads to the pillared portico where the front door leads into the porch andentrance hall.

The two principal reception rooms on the ground floor are the south facing dining room and thedrawing room both set off the entrance hall. The dining room has a large bay window providingsplendid south facing views over Macrosty Park and towards the Perthshire countryside and the Orchilhills beyond. There is also a further window to the west. Integrated appliances include a Rangemaster oven with five hobs over, a Neffdishwasher, a fridge / freezer and a Panasonic microwave oven. A rear corridor off the kitchen connectsback round through to the entrance hall. Off the rear corridor there is a walk-in larder plus a shelvedcloak room, a wet room with shower, WC and wash hand basin and the utility room with a Belfast sinkand plumbing for a washing machine / tumble dryer.

A staircase from the main entrance hall curves up to the first floor landing above. This is overlooked bya beautiful north facing stained glass window. Situated off the landing there are three double bedrooms,two of which are south facing with superb views. The family bathroom has a corner bath with showerattachment, bidet, WC and wash hand basin. Adjacent to this there is a separate shower room with WC,wash hand basin and shower cubicle. Also off the landing there is a large walk-in airing cupboard and afurther single bedroom/dressing room. OutsideSituated to the north of Blairbeg off the driveway is the original coach house. This has an integratedgarage with an electric roll-up door, a garden store, a large store room which could also be used as agarage and finally two storage rooms above which were the original hay lofts. This has fantasticpotential for conversion into a home office or separate annexe subject to planning permission.

DirectionsPlease note that, although the postal address is Comrie Road, the property can only be approached byvehicle from the desirable Gwydyr Road. Entering Crieff from Perth on the A85 follow the main roadfor approximately a mile before turning right onto Craigard Road. Take the first left onto Gwydyr Roadand the drive to Blairbeg is on the left with the house name visible.
