Within a seven minute walk of the charming town of Uppingham in Rutland, stands an attractive home originally from the seventies, which has been completely renovated, almost rebuilt, in recent years and has become the most perfect family home. Welland View sits on a private and tranquil plot of nearly an acre enclosed by mature trees. It not only has three to four bedrooms in the main part of the house, but two further bedrooms in the adjoining annex, with even more potential for conversion of the garaging and workshops (subject to planning).

Approached from a quiet road linking the town with the A47, Welland Views’ entrance is off a shared drive with a pretty and small, independent garden centre, providing a number of benefits. “If I had a choice of who to have as a neighbour,” divulges the owner, “ I would choose a garden centre. We rarely hear any noise from there, and my mother-in-law loves visiting it when she comes to stay! As they shut at five, we can have a noisy party and not need to worry. It’s also a bonus from the security point of view: they have cameras and sensor lighting - which we can’t see from the house – that picks up anything around the entrance, and they have a very nice cafe which is handy for a coffee or snack.”

The owners have lived at Welland View for over six years, having completely turned it around. “We came here because of its fantastic location: Uppingham is a very attractive little town and there are excellent schools and a college nearby for the boys; it has the convenience of commuting with the A47 so close, and yet makes a perfect place to work from home. It feels very rural but is a stone’s throw from town – there’s even a free hourly bus service from the nextdoor garden centre. Although the fabric of the building was robust, the property needed to be totally reworked so we joined forces with an architect and activated a plan. The downstairs was altered completely having had lots of dark corridors, and the upstairs of the annex was pretty much totally rebuilt; virtually every wall has been replastered, and every window and door has been replaced. The internal doors are modern, oak veneer, and the double-glazed window frames are in an appealing grey – low maintenance Upvc - which complements the cream render.” Now the house is full of light and space with open plan rooms of excellent proportions.

The back of the house faces south so the owners decided to have their main entrance door from the large gravel parking area at what is now the front. Adjoining the house, the annex can be a self-contained, separate entity, although there is a connecting door into the main house. It has its own entrance of glazed French doors which create symmetry either side of the house’s central front door, as another pair of French doors open into an almost eighteen feet square, multi-functional room. “One of the downstairs rooms is currently our eldest son’s bedroom, but would make a superb office – which could be rented out particularly since there is access straight from the drive. Alternatively, it could be a gym, a games room, an art studio or anything really!” A door from here leads into the utility room with a lavatory off it, all linking to the rest of the house.

The main reception room is a fabulous L-shaped space with four windows over the garden to the south, its original parquet floor underfoot, and a fireplace with a log-burner with a drop-down front creating an open fire. “The focal point of the house must be the living room,” say the owners, “but we also love the area outside under the eaves which is perfect for sitting out and enjoying the fresh air and sunshine whilst remaining in the shade. It’s even acted as a concert stage when we’ve held private little music festivals here, with the audience having picnics on the lawn at the back, whilst camping on the lawn at the front!”

Another L-shaped room – the kitchen diner - is also flooded with light through more French doors onto the garden, with the fitted kitchen of

Shaker style units with oak doors and worktops of a composite stone, and an all-electric range style cooker, at the back of the room.

Sunshine continues to pour in upstairs which is full of character with sloping ceilings and dormer windows. Rooms throughout the house have been decorated in an off-white with accent walls generally in a calm, restful hue, whilst bathrooms are beautifully fitted in a clean-lined modern style. The entire house is presented in very good order.

The annex, with its two upstairs bedrooms and bathroom, and compact downstairs sitting room, with a fitted kitchen, makes excellent guest accommodation or could provide a rentable income, or be perfect for older children wishing to be independent. On the other side of the house, a double garage and outbuildings give plenty more scope – there are workshops and stores, and one includes the brand new oil tank for the central heating.

The low maintenance garden is mainly laid to lawn, with a recently regravelled drive and area for parking many vehicles at the front, with an acer bearing glorious autumnal colours forming an attractive turning circle. “The very private garden is bordered by mature trees, has a pond at the back, and is totally secure for dogs. We have made it low maintenance but there is huge potential for someone to create something quite special,” says the owner. “It’s been a fantastic family home that we’d probably sum up as secluded, secure and peaceful. It’s like living in the countryside but with easy access into the town.”
