This is a property steeped in history, listed grade two star and mentioned in Pevsner’s ‘Buildings of England’. It sits on a bend on the A145, also known as the London Road, and has 16th century origins. (The owner has a ‘ribbon map’ of the early 18th century on which it appears). It was probably originally built as a guild or meeting hall and was first adapted as a dwelling at some point in the 17th century, possibly in the reign of James the Second.

The Way To Your Heart Centuries Of StoriesIt is of timber frame construction with original wattle and daub or later brick infill. It is possible that some of the ceiling beams, (the reason for the special listing) , were brought in from another site and are around one hundred years older than the rest of the building. The lean-to extension is a Georgian addition. Some of the interior doors are of a similar age, whilst others are late 19th century.This is a house that has evolved across the centuries and is sure to fascinate anyone with a love of history and period design.

Lovingly RestoredThe owner came here in 1995. At the time the house looked immaculate,

as the previous owners had carried out a lot of work. But - as the owner soon found out - the wrong materials had been used and the building could not breathe. This would have caused serious damage over time. “I had to remove most of the interior plaster and exterior render, replacing it all with proper lime-based mixes. This was a huge job! But, uncovering the magnificent fireplaces and other original features has been a real joy and it is satisfying to think that the house may continue to stand for another 500 years” The owner has an archive of photographs showing all this work in progress, as well as work being done by the previous owners, which he will be happy to pass on to the purchaser.

Further Potential As well as the essential structural work the owner was allowed to install windows on the garden side of the building, copying those on the front. This allows plenty of light to enter the rooms and the main reception room has windows to South, East and West. There is no doubt that this is a much loved home, but there is still a great deal of work to do. It is essentially an incomplete restoration project. The vast attic space was scheduled to be study, library and extra bedrooms, but remains virtually untouched. The kitchen and bathroom, whilst functioning, need particular attention.

The new owners would have scope to re-model these after their own ideas.

An Excellent Position Some of the garden here was originally farmyard, with some remnants of farm buildings still standing. A lot of it was covered in concrete when the owner moved in. (Again, photographs are available!) The owner particularly enjoyed working on this and there are now paved terraces, brick-edged lawns and paths, as well a walled garden-within -a-garden. There is a pond and an original farmyard pump. The plot extends to almost half an acre and some of the garden is secluded, whilst some is open to views over farmland to

the north. There are many mature trees, including willow, pine, beech, plum, damson and walnut. The many climbing plants include wisteria, honeysuckle and jasmine. There is room to park three cars, but some access is difficult because of the situation of the house on a blind bend of the busy A145. The owner has plans to tackle this problem, but they have not been put in hand as yet. Hill Farm House is conveniently situated for Beccles, Bungay and Halesworth whilst Southwold and the coast are within about 15 minutes drive, something the current owner has enjoyed enormously.
