The house forms two sides of a delightful courtyard, in the

centre of which there is a fountain and turning circle. On

the opposite side of the courtyard is an original barn that

has been cleverly renovated to provide useful garaging, a

shower and a kitchenette. Upstairs there is a large games

room. Subject to the necessary planning consent, the barn

has the potential to be used as secondary accommodation.

which include bananas, vines and kiwi. Beside the green-

that leads onto a large south facing terrace that overlooks

the landscaped gardens and grounds and lies above the

series of small ponds and lake, fed by the River Culm.

Beyond the terrace is a delightful summer house, above

which is an orchard providing cider apples, eating apples

and a large variety of fruit trees. The lake at the southern

end of the property has an attractive, wooden landing

platform for boating.

The house and outbuildings are flanked to the rear by

mature deciduous woodland that is predominately made

up of oak trees. The house is approached down its own

private drive which is lined by London Plane trees. The

property is ideally located in respect of game shooting.

Taunton (7 miles) provides for most day to day

street names. The country town of Wellington

is also within easy driving distance providing

further facilities, including a Waitrose.

Sporting and Recreational Activities

The area provides a wide choice of sporting

facilities including several golf courses and

excellent riding and walking country. Also close

by is some of the most beautiful countryside in

Somerset, including the nearby Blackdown Hills,

Exmoor National Park and the Quantock Hills.

Travel by Car

Communication links are good with the M5

motorway, either at Junction 26 at Wellington or

Junction 25 at Taunton.

Travel by Train

Taunton (7 miles) provides the mainline railway

links to London Paddington (1hr 40mins).

Travel by Air

The International airports of Exeter and Bristol

also within easy reach and gives access to a

great number of European destinations. Exeter

Directions Leave Taunton in the southerly direction on the Trull
