SituationParknowe is situated in a very private and sheltered position with spectacular views east over the Eden Estuary and the historic coastal town of St Andrews. The farm lies about 7 miles north west of St Andrews and the fishing villages of the East Neuk in the county of Fife.

Parknowe is well placed for Cupar, St Andrews and Dundee, all of which have a good range of shops, supermarkets, banks and professional services. St Andrews is well known for its university, one of the oldest in Britain, founded in 1410, and as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held there in 2020.

There are seven golf courses run by the St Andrews Links Trust and many other golf courses in the area including the Duke’s Course and two courses at St Andrews Fairmont above the town, in addition to Kingsbarns which is one of the host courses for the annual Dunhill Championship. Schools in St Andrews include Madras College and St Leonards (private). Dundee High School is within easy reach. More locally there are primary schools in Dairsie and Balmullo and Bell Baxter secondary school in Cupar.

Both Leuchars and Cupar railway stations are on the main Aberdeen to London line and provide regular services to Edinburgh. There is a dual carriageway and motorway connection to Edinburgh and the airport from north of Kirkcaldy.

Beyond St Andrews is the East Neuk of Fife with its spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

The Fife Hunt meets in the area and their annual point to point is held nearby at Balcormo, which also hosts various shows and pony club events. Tentsmuir Forest (9 miles) and West Sands at St Andrews (8 miles) are popular scenic spots for exercising horses.

DescriptionParknowe is a compact farm extending to about 270 acres in total which is now run as a successful livery yard providing full livery, assisted livery and grass livery for up to 100 horses. Formerly it was run as a conventional mixed farm growing spring and winter crops with cattle and sheep. The established business which continues to evolve has been running since 2000 and has a number of long standing clients. Parknowe presently comprises a traditional farmhouse, ring fenced arable / ploughable pasture fields and modern and traditional steading buildings that have been converted to provide stabling for 60 horses along with other riding facilities including an indoor riding school, constructed in 2011, with a waxed sand surface.

Parknowe sits in a natural bowl with the farmhouse and buildings centrally situated. The land ranges from about 50m to 140m above sea level and is a mixture of class 3(1) and 4(1) as classified by the James Hutton Institute. The land to the east slopes down towards the farm

buildings creating a valley with the higher ground to the west being more flat and gently rising with an easterly outlook. A number of the fields have been temporarily sub-divided to provide smaller enclosures for the grass liveries. The off lying land is utilised for the production of hay/haylage.

Throughout Parknowe there are shelter belts and recently planted blocks of woodland which enhance the overall amenity and provide the basis of an informal shoot. To the east lies a sheltered pond which attracts local wildlife.

Lot 1 Parknowe Farmhouse dates from 1842 and is a traditional farmhouse, with fine views over the surrounding countryside towards the sea. It is constructed of local whinstone under a slate roof. The front door leads to the main hallway, off which lies the dining room, sitting room, office / study and a WC. The front stairs lead up to the first floor landing off which is the master bedroom, two further bedrooms and a bathroom with bath with shower over, wash hand basin and WC.

The front hallway links to the rear hallway by a passage, off which stairs lead to two further bedrooms. The side door, the principal entrance

from the yard, gives access directly to the rear hallway, pantry with stone shelves, kitchen and utility room. The fully fitted kitchen has an integrated dishwasher and microwave oven. The utility room beyond has a flagstone floor and houses the oil fired boiler.

The internal layout of the accommodation is as shown on the accompanying floor plans.

An easy to maintain garden surrounds the house to the west and east. Across the entrance track is a sheltered enclosed walled garden with a greenhouse, ideal for growing vegetables and soft fruit.

Land and Buildings The buildings are a mix of modern and traditional stone built buildings with pantile roofs. In recent years there has been significant investment in the construction of a new indoor riding arena. The buildings are conveniently situated close to the farmhouse with the traditional buildings protecting the amenity of the farmhouse from the modern buildings. All the buildings have been converted from agricultural use to stabling, mostly rubber floored stables, for up to 60 horses. This could easily be reversed if required for agricultural use.

There is a useful hard standing area to the rear of the traditional range used for storing horseboxes and lorries. To the east of the buildings there is a floodlit outdoor school.

The land, extending to 157.63 acres in total, comprises 125.28 acres of permanent pasture and 16.95 acres of woods. The majority of the land is down to grass with haylage being cut for livery use.

Continue through Cupar onto the A91 and continue through the village of Dairsie. At the roundabout take the 1st exit signposted Balmullo. Follow the road for 1 mile before turning left signposted Logie. After about 100 yards turn right before Pitcullo Castle Gate Lodge signposted Parknowe Farm.

From Dundee take the A914 signposted St Andrews. In the village of St Michaels turn right onto the A914 signposted Dairsie and Cupar. Follow this road for 2.8 miles before turning right signposted Logie. Continue as above. The postcode is KY15 4SG.
