President’s Podium
On September 21st, John Strharsky, Teena Shouse and I had the privilege of presenting the
completed Facility Audit documents to staff from City Union Mission in downtown Kansas
City. The 133 page report was a culmination of hundreds of hours of time invested by
scores of KCIFMA members.
To celebrate World FM Day on June 28th, 2012, the Kansas City Chapter of IFMA performed a facility audit for City Union Mission’s Family Center. The audit included assessments of Building Operations, Space Planning, Code Compliance, MEP, Security, Controls, Sustainability, Lighting, Janitorial, Roof, Landscaping, Foundation/Masonry and Transportation. A total of 23 volunteers worked alongside representatives from City Union Mission to gather the information necessary to provide an evaluation of current conditions. The audit centered on recommending short, medium and long range
maintenance and replacement schedules as well as budgets and sustainability suggestions. Our team of volunteers included representatives from: BNIM Architects, Brown Restoration & Roofing, CI3 Integrators, Embassy Landscape, Facility Engineering Associates, Image Flooring, JaniKing, Kauffman Center, MTS Contracting, Midwest Light & Energy, Paradise Asphalt, PropertyTrak, Stinson Morrison Hecker, Superior Moving & Storage, Workplace Strategies and Zimmer Real Estate Services. Additionally, several FM students from Missouri State University and University of Kansas joined the audit teams as a mentoring opportunity.
Since 1924, City Union Mission has provided shelter, food, medical treatment and
compassion to the homeless and indigent poor of Kansas City. Each day, the Mission
provides overnight shelter for 450 people, serves 660 meals and provides medical care for
over 20 patients. Their Family Center provides a safe shelter where families can stay
together. Several of our KCIFMA members went above and beyond just the audit by
providing donations to the Family Center. Derek Bauer from JaniKing provided safely
labeled cleaning supplies to replace old, unlabeled cleaners. JaniKing also supplied a crew
to do a complete refinishing of the dining hall floor. John Massey and John Alexander from
PropertyTrak donated their Facility Management software to City Union Mission and are in
the process of assisting in loading the recommendations from the audit and assisting staff
on how to get full advantage of the system.
John, Teena, Dennis, Jeremiah, Jon
Bob Paradise from Paradise Asphalt has offered to donate the necessary repair of the
parking lot at the Family Center. These “in kind” donations truly showed the heart of
KCIFMA. I cannot express adequately how much I appreciate these members and their
unselfish generosity.
This outreach will become an annual event. It is a tremendous way to use the wealth of skills and experience we have at KCIFMA in a meaningful and tangible way. If you would like to be included in next year’s audit, contact me personally, I will be happy to reserve a spot for you. It makes me proud to be a part of this organization. Thanks so much to each of you that served our friends at City Union Mission. Your contribution of time and talent is deeply appreciated.
Respectfully, Russ Cooper, Kansas City Chapter of IFMA President
