Mr. V. K. Natarajan from L&T highlighted how his site is successfully operating in a measurement based payment system and how it turned out to be a win win situation for the contractor and labour crew provided-

EVENTS

ILCE CHENNAIMONTHLY MEETINGThe ILCE Chennai Chapter's April meeting saw an active discussion on payment to sub-contractors. Summary of the meeting below. The meeting in May will be a discussion on "Critical Chain Project Management" and its application to managing construction projects.

Mr. Ishaan from KSV constructions presented the problems that he is facing with retaining labour crews and getting work done profitably. He was experimenting with a time and

pay Vs measure and pay model - each having its own pros and cons. The afternoon was spent discussing

the same with participants sharing their experiences and offering suggestions.

He ensures smooth functioning of this site with a sunrise meeting to agree on the targets for the day and an afternoon meeting he tries to address sub-contractor's constraints and issues. The bottom line is, if the crew is confident that they can make consistent (and more) money, they will agree to a measurement based system.

An important point raised by Prof. Raghavan is that the unit of measure (UOM) should be derived keeping in

mind the over all progress of the site rather than having isolated UOM's for each crew that creates an imbalance in the system. He also insisted on the importance of creating a assembly line like flow in the site, which is one of the core principles of lean.

Mr. Shankaranarayanan and Mr.Lakshmi Narayanan of L&T talked about planning best practices (catch up planning, schedule crashing and resource leveling). The supervisor should be skilled enough to identify constraints and eliminate the route causes to derive effective output. Clearly communicating the weekly/monthly targets to all the contractors and closing the loop with plan Vs actuals discussions and systematically eliminating route causes for disruptions, will clearly pave the way for a very happy and satisfied work force.
