PRESS RELEASE Office Buildings GCI pre-lets almost 60% of its Curve office building in Saint-Denis Paris, 14 February 2019 – Générale Continentale Investissements (GCI) has leased almost 60% of its Curve office building, acquired off plan from the property development arm of BNP Paribas Real Estate. The future tenant, a renowned pubic organization, will relocate to Curve in Saint-Denis once the development has been completed in first quarter 2020. The future building, acquired via Dylan, an OPPCI investment trust managed by Twenty First Capital, will offer almost 24,000 sq m of new office space with quality services and specifications. The complex is less than 5 minutes' walk from La Plaine Stade de France station on the RER B line. Designed by Dalix Architectes, Curve is located Rue de Landy in the Z.A.C. de la Montjoie development zone developed by Séquano Aménagement and stands surrounded by landscaped gardens in the new mixed-use eco-district of Plaine Saint-Denis. The layout of the floors, approximately 3,000 sq m each and often extended by vast accessible terraces, has been configured by RF Studio (Ramy Fishcler). The building will offer services such as a business centre, co-working spaces, a restaurant, a contemporary cafe, a gym-health centre, a bar and concierge service. The tenant signed a 9-year unbreakable lease on approximately 12,500 sq m of offices spread over the first four floors of the building. "The momentum generated by the lease with this first-rate tenant, who we are delighted to accommodate, will accelerate. use 40% below the thermal regulation standards (RT 2012) so that it will be eligible for the green certificates

HQE, Effinergie+ and the Positive Energy Building with carbon reduction (E+/C-). This is our third development

in Saint-Denis close to the RER B line, following the successful development and letting of Stadium (20,000 sq

m) and Balthazar (30,000 sq m)", said Alexander Raingold, Development Director of GCI.

GCI was advised by Gide Loyrette Nouel and Europtima.

Curve has a remaining availability of approximately 9 000 sq m of office space to let on upper floors with terraces on the fifth and seventh floors. BNP Paribas Real Estate, JLL and CBRE are acting as letting agents.
