like to take advantage of today’s great buyer’s market in housing, but feel

a little intimidated by everything that’s involved. You know the routine: !nding the right locale and the right house; ne-gotiating an agreement; putting together a down payment; and selecting the best mortgage available.

"ere are two things you can do to make every step run smoothly. First, select a professional agent who knows the real estate business, knows your local market, has both a solid reputation for integrity and a solid record of success, and clearly is eager to respond to your needs. Consider using a salesperson who is a REALTOR®, meaning they are a member of the National Association of REALTORS® and have pledged to subscribe to a strict Code of Ethics and Standard of Practice.

Second, make your agent your team-mate in the literal sense of the word,

using teamwork to be sure that the house you ultimately buy is the home you’ve always wanted.

Making your agent your teammate requires choosing an agent you feel able to trust both as a person and as a profes-sional. And that’s no small matter. In real estate as in all areas of business – as in all aspects of life, actually – trust can make all the di#erence in the world.

True teamwork is nearly impossible to achieve unless you stick with one agent throughout the buying process. By all means you should shop around – and shop around carefully – when you’re still deciding which agent to work with. Once you’ve made that decision, howev-er, don’t reverse it unless (and this rarely happens to people who are careful in the !rst place) something speci!c happens to make it clear that your choice was unwise.

Teammate status is all the motivation a !rst-rate agent needs to go all-out in !nding houses that suit your needs. And if you’re concerned about what it is you’re looking for and how much house you

think you can a#ord, your agent can save you huge amounts of time and e#ort. If you’re not sure how much you can a#ord, be candid with your agent. He or she can provide you with some helpful prelimi-nary guidelines and can put you in touch with mortgage lenders who know how to get you focused on an appropriate price range.

It’s always a good idea, as you look at listed homes, to give your agent a lot of feedback on what you’ve seen. Good feedback will re!ne and sharpen the agent’s understanding of your likes and dislikes, which in turn will make it easier to !nd the home of your dreams. "e ultimate payo#, once again, is that you get to your goal more quickly, ex-pending less time and less e#ort along the way.

Cash is indeed KING in today’s housing market as more and

more buyers take advantage of this buying power. With the ability to close quicker, negotiate a better price, and re-quire fewer demands on the seller, cash sales are very common these days. For those who paid cash for a new home, there’s now a golden opportunity to give the KING even more power.

!ere are new loans programs that make it possible to immediately get cash out of cash-bought homes. Cash homeowners today can take out a new loan right after closing of up to 70% loan to value (LTV). You could be eli-gible to take out a loan within the "rst six months of homeownership if the Delayed Financing exceptions are met:

1. !e original purchase transaction was an arms-length transaction.

2. !e original purchase transaction is documented by a HUD-1 Settle-ment Statement, which con"rms that no mortgage "nancing was used to obtain the subject property. (A recorded trustee's deed [or similar alternative] con"rming the amount paid by the grantee to trustee may be substituted for a HUD-1 if a HUD-1 was not pro-vided to the purchaser at time of sale.) !e preliminary title search or report must con"rm that there are no existing liens on the subject property.

3. !e sources of funds for the purchase transaction are documented (such as bank statements, personal loan

documents, or a HELOC on another property).

4. If the source of funds used to acquire the property was an unsecured loan or a loan secured by an asset other than the subject property (such as a HELOC secured by another property), the HUD-1 for the re"nance transac-tion must re#ect that all cash-out pro-ceeds be used to pay down, if applicable, the loan (unsecured or secured by an asset other than the subject property) used to purchase the property. Any pay-ments on the balance remaining from the original loan must be included in the debt-to-income ratio calculation for the re"nance transaction. Note: Funds received as gifts and used to purchase the property may not be reimbursed with proceeds of the new mortgage loan.

5. !e new loan amount can be no more than the actual documented amount of the borrower's initial invest-ment in purchasing the property plus the "nancing of closing costs, prepaid fees, and points on the new mortgage loan (subject to the maximum LTV/CLTV/HCLTV ratios for the transac-tion).

6. All other cash-out re"nance eligi-bility requirements are met and cash-out pricing is applied.

If you had a million dollars to buy a dream home, where would it be? On a pristine golf course, among pictur-

esque vineyards, or on a sandy beach with ocean views? It turns out, according to a California Association of REAL-TORS® (C.A.R.) survey, luxury home buyers in California preferred hilltop homes over oceanfront by a margin of four to one.

C.A.R.’s Luxury Real Estate Consumer Survey revealed that 41% of buyers who purchased homes priced over $1 million bought one with a hilltop view in 2013. Only 10 percent bought an ocean-front home. Moreover, a hill-top home was the preferred choice over ocean-front and ocean-view homes combined. Sixteen percent of luxury buyers purchased near a golf course and 12% purchased in a mountain area.

In a state renowned for its dramatic and desirable shore-line, the "ndings of C.A.R.’s survey might come as a sur-prise. After all, from the sunny Mexican border to the state’s rugged northern coast, who wouldn’t want a slice of paradise? While it seems hard to imagine, residents of idyllic Nevada County can fully understand and appreciate the allure of mountainous living.

There’s always a lot of news around housing numbers.

Whether home sales are up or down, hot or cold, when they’re released, hous-ing numbers grab headlines. According to the most recent numbers from the National Association of Realtors, nearly 5 million homes will be sold in 2014. !at’s a lot of homes!

One thing that gets lost in the mix is who these home buyers are. Are they young? Retirees? Buying their "rst home, moving up or downsizing? !at’s where the Pro"le of Home Buyers and Sellers from the National Association of Realtors (NAR) comes in. !e report is released each year and includes an analysis of the characteristics of home buyers from the year previous.

So who exactly has been buying homes? According to the most recent Pro"le of Home Buyers and Sellers, the typical home buyer was 42 years old with a household income of $83,300.

First-time home buyers made up 38 percent of the market. !e average "rst-time buyer was 31 years old and had an income of $64,400. Geographi-cally, most of the "rst-time buyers were in Northeast, where 44 percent of home buyers bought their "rst home. !e South and West had the smallest share of "rst-time buyers at 35 percent each. !ese numbers were a little less than

previous years, when "rst-time home buyers comprised 40 percent of the total buyer pool.

Overall, the largest share of home buyers (30 percent) was between the ages of 25 and 34. Two out of every three (66 percent) home buyers were married, but single home buyers made up a quarter (25 percent) of the market. Single females made up the majori-ty of the single home buyer market, accounting for 16 percent of all home buyers, while single males made up nine percent of the overall market.

And why were all these people in the market? !e primary reason was a desire to own a home. Repeat buyers of course had a di#erent motivation. Most repeat buyers bought a home because they wanted more space or needed to relocate for a job.

So where do you "t in if you’re con-sidering buying a home? Are you one of the single females looking to own your own place, or are you married and looking for a move-up home to start a family? Whichever you are, there’s no better time to buy a home than now.

As you prepare to sell your home, you may want to devote some

time to thinking about your potential buyers. With new homes listed everyday, home buyers have plenty of options. But the better you market your home, the more likely prospective buyers are to !nd it - and the faster you may have an o"er on the table.

If you have already found an agent that understands your needs as a seller, you can utilize their knowledge and resources to make your home as attrac-tive as possible. While you may choose to work very closely with your agent during the marketing process, below are a number of marketing tactics that you can try out on your own.

One Photo for Every Room: Inside the home, you should take at least one photograph of every room. #ough you may choose not to display every room in your listing, you may !nd some great images where you least expect. As you prepare to photograph the interior of your home, you should open all of the blinds or curtains and turn on lights

in each room. You may also want to remove certain items – such as personal photos and undesirables like garbage cans – before taking photos. In the kitchen and dining room, consider placing $oral arrangements on the table to add a peaceful atmosphere to the space. As you move room to room,

focus on the most interesting aspects of each room – be it a large closet in a guest bedroom or a !replace in the living room. When you are !nished, the photos you have taken should represent all the best elements of your home.

A Picture is Worth 1,000 Words: One of the most important steps in

marketing your home may be taking photographs. As many home buyers and real estate agents conduct their initial research online, a $attering collection of photos is helpful to include with your listing. Begin your photo shoot outside the home and try to snap pictures that highlight your home's best features. As you want your home to be focus of all the photos, remove cars from the drive-way and try to clear plants that block a view of your front door. Begin with photos of the entire property – cropping out the sidewalk and street – and move in to take close-up pictures of exterior features.

Say It With Signage: After you have placed your listing with photos, try to work with your agent to place adequate signage on the property. A useful sign should list the agent's name and contact information and, if necessary, additional contact information for the nearest real estate o%ce. If you reside on a quiet residential street, you may want to ask the neighbor residing on the corner of
