There’s a space in our team … are you our next Senior Quantity Surveyor? We're looking for an enthusiastic, motivated and dynamic person to join our Commercial team in Oxford and to make a positive impact within our growing business. We undertake diverse and interesting projects ranging from traditional refurbishment projects to complex new build design and build, and everything in between, with values up to £20m. You’ll be responsible for, and excellent at:

• Managing a team of Quantity Surveyors and Assistant Quantity Surveyors • Supporting all commercial aspects of the construction process • Selecting and placing orders with sub-contractors for necessary packages of work, liaising

with other site team members, and buyer as necessary • Ensuring that the terms agreed with the sub-contractors are robust and that risk and cost

effective solutions for the project are provided • Attending regular review and control meetings with the management team, to include

financial reports (including the monthly project reviews) in line with company reporting timetable

• Promoting company vision, values and a culture of continuous improvement • Communicating with colleagues, customers, consultants and sub-contractors in a warm and

persuasive manner, adopting a style suitable for the audience and building a positive working relationship

What you will bring:

• Ability to demonstrate strong commercial acumen • Ability to view matters in an objective manner from various different angles without losing

commercial perspective • Ability to communicate with customers and sub-contractors in a different manner depending

on the situation • Natural inclination to being a team player • Proficient in using Microsoft office software, and keen to take on board new software • Relevant degree, MCIOB, MRICS or similar.

Experience:

• You'll have considerable experience as a surveyor, with a similar sized company and management of 2 stage procurement process

• Demonstrable experience of being commercial lead on multiple projects (£20m+) • Competent with the JCT suite of contracts and NEC would be useful, • Experience in design & build and traditional • Detailed knowledge of quantity surveying and contractual issues and a broad knowledge of

technical, procurement, marketing and sales issues within the construction industry • Cost planning.

Job description

Role: Senior Quantity Surveyor Reports to: Managing Quantity Surveyor Location: Oxford Overall purpose:

To play a central role ensuring projects are delivered on time and profitable. The quantity surveyor is responsible for ensuring sub-contract orders are let expeditiously and in line with the subcontractors’ procurement schedule, the project is fully valued and accurate project reports are prepared for management consideration.

Accountabilities Leadership and management

• Promote company visions, values and a culture of continuous improvement • Communicate with colleagues, customer, consultants and sub-contractors in a warm and persuasive manner,

adopting a style suitable for the audience and building positive working relationship • Comply with best practice in health and safety, relevant codes if professional practice and standards of

professional competence • Give adequate and proper supervision to trainees and assistant quantity surveyors • Early identification of risk and opportunity and work with the team to maximise benefit

Cost control • Select appropriate contracts and place orders with sub-contractors for necessary packages of work,

liaising with relevant members of the project team as necessary • Ensure that comparative prices are obtained and that company procurement procedures are followed • Ensure that the terms agreed with sub-contractors are robust and that risk and cost effective solutions for the

project are provided. Liaise closely with the buyer, ensure that subcontract orders and professional appointments are documented properly and in a timely manner

• During the project, check accounts submitted by subcontractors, ensure payments are raised and that any necessary contractual notices are in place with sub-contractors, consultants and suppliers. Liaise with the contracts manager throughout

• Promptly agree final accounts with subcontractors and ensure final account agreements forms are copied to Finance

Value optimisation • Agree schedule of valuation dates with customer or their representative. Ensure that contract valuations are

submitted so as to obtain timely issue of certificates, thus maximising Beard’s cash • Keep a record of dates for valuations, issue of certificates and receipts of payment on the project. Ensure that

all variations are priced and agreed progressively throughout the contract to enable the final account to be agreed as close as practically possible to practical completion of the project. Ensure that retention monies are promptly released at the correct time

• Keep records, and with the main contracts manager prepare any applications for extensions of time awards and loss and expense accounts. Maintain any other contractual correspondence or records that may be required to protect Beard’s commercial position

• Ensure the customer and his representatives are kept aware of appropriate financial matters including advising of the likely forecast final account

Financial and commercial reporting • Attend pre commencement meetings and ensure that all relevant information is transferred from the

estimators to the project team selected for the project • Attend regular review and control meetings with the management team • Advise the of any disputed items in external valuations and / final account, overdue valuations, certificates and /

payments any sub-contract problems, disputes, or other issues or potential issues and addresses difficult situations as soon as they arise

• Submit financial reports (including the monthly project reviews) in line with company reporting timetable. Produce reports of standard Beard templates and COINS software. Review in detail the cost and values, progress, procurement, design status and profitability of the works in hand as well as work planned. Ensure the contracts manager is kept up to date with the financial status of each project

Qualifications • Degree, MCIOB, MRICS or similar

Experience • 3 – 5 years’ experience as a surveyor with a similar sized company or other relevant experience

Terms and conditions Contractual

Contract type: Permanent

Contracted hours: 40 hours per week plus flexible working to meet business needs

Salary: Competitive salary dependent on qualifications and experience

Location: Faraday Road, Swindon with regular travel to visit and support sites

Annual leave: 27 days a year (1 January-31 December) plus bank holidays, 35 in total (pro-rata, 3/4 days to be taken between Christmas and New Year)

Statutory pay

Paternity 1 week full pay and 1 week statutory pay

Family & bereavement

5 days full pay for family emergencies or death of a close relative

Company sick pay: Up to 91 days paid sick leave per year after three months

Notice period: One week during probation period, two months after

Travel: Car allowance with fuel card provided or mileage claim

Pension: Auto enrollment after three months’ (dependent on age and salary)

Group Life – death in service: Three times annual salary, not including car allowance
