This record of site condition has been filed in the Environmental Site Registry to which the public has
access and which contains a notice advising users of the Environmental Site Registry who have dealings
with any property to consider conducting their own due diligence with respect to the environmental
condition of the property, in addition to reviewing information in the Environmental Site Registry.

QP Certification Statement AAs the qualified person, I certify that: *
A phase one environmental site assessment of the RSC property, which includes the evaluation of the informationgathered from a records review, site reconnaissance, interviews, a report and any updates required, has beenconducted in accordance with the regulation by or under the supervision of a qualified person as required by theregulation.
As of 2012/12/31, no phase two environmental site assessmentis required by the regulation for the RSC property and based on the phase one environmental siteassessment for the RSC property, in my opinion, it is not necessary for any other reason to conducta phase two environmental site assessment for the RSC property.
As of 2012/12/31, in my opinion, based on the phase one environmental siteassessment, there is no evidence of any contaminants in the soil, ground water or sediment on, in or under the RSC property that, if the RSC property were put to any of the types of property uses listedin subsection 1 (2) of the regulation, are likely to interfere with any of those types of property uses.
I am a qualified person and have the qualifications required by section 5 of the regulation.
I have in place an insurance policy that satisfies the requirements of section 7 of the regulation.
I acknowledge that the RSC will be submitted for filing in the Environmental Site Registry, that records of sitecondition that are filed in the Registry are available for examination by the public and that the Registry contains anotice advising users of the Registry who have dealings with any property to consider conducting their own duediligence with respect to the environmental condition of the property, in addition to reviewing information inthe Registry.
The opinions expressed in this RSC are engineering or scientific opinions made in accordance with generallyaccepted principles and practices as recognized by members of the environmental engineering or scienceprofession or discipline practising at the same time and in the same or similar location.
I do not hold and have not held a direct or indirect interest in the RSC property or any property which includes the RSC property and was the subject of a phase one or two environmental site assessmentor risk assessment upon which this record of site condition is based

Premise for Filing the Record of Site Condition
Soil Engineers Ltd. was retained to carry out a Phase One Environmental Site
Assessment (ESA) at a property located at Harry Cook Drive and Helen Avenue in the
City of Markham (“The Phase One Property”).
The Phase One ESA Report is titled:

A Record of Site Condition (RSC) is being filed for the northern parcel of the Phase One
Property, and is known as the “RSC Property” in this CSM. Therefore, the RSC Property
is within the Phase One Property.
Throughout the years the RSC Property has been agricultural or an open field. The
neighbouring properties consist of residential properties to the north, west and south, and
an elementary school and parkland located to the east of the RSC Property.

Conceptual Site Model
Our Phase One ESA and Updated Phase One ESAs have revealed that there is low
potential for any environmental concern attendant to the RSC Property. Therefore, no
further environmental investigation is recommended for the RSC Property. This RSC is
being submitted in support of a proposed residential subdivision.
Phase One Conceptual Site Model
The Phase One Conceptual Site Model includes information obtained during the Phase
One ESA Investigation. The following table includes information and references to
drawings that pertain to the RSC Property.
(iv) Phase One Conceptual Site Model Information Pertaining to the RSC Property Figures of the of the Phase One Study Area are provided that:
i. Show any existing buildings and structures There is no structure on the RSC Property.
ii. Identify and locate water bodies located in whole
or in part in the Phase One Study Area
There is no body of water located on the RSC Property. A water
body is located east of the RSC Property at an approximate
distance of 150 m as shown on Drawing No. 1.
iii. Identify and locate any areas of natural
significance located in whole or in part on the
RSC Property or in the Phase One Study Area
Please note that there is no Environmental Sensitive Area or Area
of Natural Significance located on the RSC Property in the Phase
One Study Area.
iv. Locate any drinking water wells at the Phase One
RSC Property
There is no well on the RSC Property. According to the MOE
Well Records, there are nine (9) wells noted within 250 m from
the RSC Property, as indicated on Drawing No. 1.
v. Show roads, including names, within the Phase
One Study Area

vi. Show uses of properties adjacent to the RSC
Property

vii. Identify and locate areas where any Potentially
Contaminating Activity has occurred.
Please note that there is no Potentially Contaminating Activity
associated with the RSC Property or within the Phase One Study

There is no Area of Potential Environmental Concern associated
with the RSC Property.
a) Potentially Contaminating Activities and Contaminants of Potential Concern
There is no Potentially Contaminating Activity and no contaminant of potential
concern associated with the RSC property.

b) Underground Utilities
The RSC Property is vacant. There is no underground utility that may affect
potential contaminant transfer or movement beneath the RSC Property.
c) Geological and Hydrogeological Information
A geological map of the area was located at the Geological Survey of Ontario
Interactive Mapping Website on July 7, 2011. The map indicates that the RSC
Property is underlain by predominantly unconsolidated clay loam and loam.
A watershed map generated by the Toronto and Region Conservation
Authority (TRCA) was located on July 7, 2011, showing that the subject site is
in the Rouge River Watershed. Based on information obtained from the
TRCA, the RSC Property is generally underlain by approximately 15 – 20 m of
unconsolidated till (loam) materials consisting of the Sunnybrook Formation.
Beneath this unconsolidated layer is approximately 10 m of the Thorncliffe
Aquitard, which is a confining layer to groundwater transfer, followed by the
Scarborough and Don Shale Formations and the Whitby Shale Formation.
Therefore, depth to sound bedrock is approximately 35 m below the prevailing
ground surface.
d) Uncertainty or Absence of Information
There is no uncertainty pertaining to the review of records, the interviews or
the site visit.
