J Sushi up and runningon South Loop 288

J Sushi is slowly gettingnoticed.

Owned by an ambitious 23-year-old, Sung Yub “Sam” Jung,the restaurant and bar is housedat the former Rice Boxx locationat 1400 S. Loop 288, Suite 100.

Jung lent his vision to therestaurant’s remodeling andcrafted the menu with inspira-tion from sushi dishes he wasserved in California, where hewas attending college until2008.

Jung, who’s from Korea, start-ed in the restaurant business inhigh school, as a dishwasher. Hisinterest in entrepreneurshipbegan when he was very young.

In addition to being a busi-ness owner, Jung is a junior atUniversity of North Texas pursu-ing a degree in hospitality man-agement.

“My mission is to help build achurch and help orphans,” Jungsaid.

He said the “J” in J Sushistands for “Jesus.”

Peterbilt Model 384named truck of the year

Peterbilt Motors Co. receivedan award recognizing its Model384 truck as the 2010 AmericanTruck Dealers CommercialTruck of the Year.

Countywide propertyvalue decreases

The value of property in

Denton County has dropped bya little more than $1 billion sincelast year, according to prelimi-nary numbers from DentonCentral Appraisal District.

While many city and countyofficials have seen the numbers,preliminary tax appraisals willbe sent out to county residentsstarting Wednesday.

The appraisal district’s pre-liminary estimates value theproperty countywide at $54.4billion, not including mineralproperty.

Residents have 30 days fromthe day notices are mailed out toprotest their appraisals.

Annexations approvedThe Denton City Council

approved the forced annexationof thousands of acres of land,despite final pleas from affectedlandowners to remain outsidethe city.

The council approved theannexation of 15 areas totalingabout 7,480 acres in a series ofunanimous votes with little dis-cussion. The areas included fourlarge tracts northwest of Dentonand 11 smaller unincorporatedpockets across the city.

The city is following anaggressive annexation strategylaid out in its 1999 master plan— a template critics have said isoutdated. Affected landownerspacked City Hall for two publichearings to oppose the annexa-tions, and a small groupappeared Tuesday to make last-ditch appeals.

Council members gave pre-liminary approval to the annexa-tions in February. They alsoapproved agreements with agri-cultural landowners in the tar-geted areas that would keeptheir land outside city limits forat least five years if developmentdoesn’t occur there.

Del Taco, Five Guysplan to open in Denton

Del Taco and Five GuysBurgers and Fries plan to openthis fall off South Loop 288, saidSteve Ewing, a real estate broker

with Edge Realty Partners. “They should be open later

this year in October orNovember,” Ewing said.

The Denton location of DelTaco will be the first Texasrestaurant for the Californiacompany since it left the state inthe 1970s, he said.

The three existing Dallas-FortWorth locations of Five GuysBurgers and Fries are in Dallas,Plano and Southlake.

Regional EPA directortours shale region

DISH — With oil and gasextraction now a nationalenforcement priority, some ener-gy companies in the BarnettShale area could soon face stiffpenalties for operating outsidefederal rules, said Dr. AlArmendariz, Region 6 directorof the Environmental ProtectionAgency.

Armendariz visited withDenton, Wise and TarrantCounty residents at the begin-ning of the Dish Town Council’sregular meeting. He and otherfederal environmental officialsare on a two-day tour of the area— planned before the Gulf ofMexico oil disaster — to look attrouble spots in the BarnettShale area.

Armendariz told the crowdthat he met recently with repre-sentatives from oil and gas pro-ducers and told them the agencyexpected them to deliver a planwithin 30 days on how theywould report all their emissions.

In an interview after themeeting, he said federal officialsconsidered the WesternRegional Air Partnership’s studyof oil and gas emissions in the 14westernmost states to be amodel.

“Producers in Texas,Oklahoma, Arkansas andLouisiana need to take a similarregional look,” Armendariz said.

Home sales increase as foreclosures slow

Residential foreclosure post-ings in Denton County show a

slowing down in the secondquarter from past records,according to Foreclosure ListingService Inc. At the same time,home sales in the county haveshown increases since January,according to a report from TexasA&M University’s Real EstateCenter.

Monthly totals for residentialforeclosures during the secondquarter of 2010 rose slightlycompared with past years, butoverall activity fell 4 percentfrom the first quarter and wasonly 6 percent above the secondquarter in 2009.

Records show 1,791 homeswere foreclosed in the secondquarter in Denton County, upfrom 1,695 during the sameperiod in 2009. A total of 554homes were posted for foreclo-sure auction in June, up 4 per-cent from the 533 for the June2009 auction.

Home sales in Denton Countydropped from December toJanuary but have steadilyincreased since, records show. InMarch, the last record available,home sales were the highestsince October 2009, with 557sales totaling about $103.2 mil-lion and a median home price of$158,800.

Program names Dentonbest college town

Denton has been named 2010Best College Town in Texas byThe Official Best Of, a televisionand Web show naming the bestplaces to visit in the country.

The Official Best Of was start-ed in 2004 by executive produc-er Brett Allen, according to anews release.

Allen created The Official BestOf after he “saw a need for aresearched travel resource thatalso provided TV features onlineas an additional resource forboth in- and out-of-state travel-ers,” said the news release.

Campus Theatre earnslandmark designation

Denton’s Campus Theatrebecame a recorded TexasHistoric Landmark.

Twenty-five years ago, the the-ater was a run-down husk of abuilding with shattered windowsand dead pigeons on the floor.

The Campus Theatre was acultural hot spot from the timeit was built in 1949. The theaterjoins the Courthouse on theSquare as historic landmarks indowntown Denton, althoughthere are 90 recognized siteswithin Denton County, said BethStribling, marker chairwomanfor the county historical com-mission.

Originally built as a movietheater, it is best known as thesite of the world premiere of the1967 movie Bonnie and Clyde,starring Warren Beatty and FayeDunaway.

The theater remained animportant component of theDenton community until 1985,when it was closed. It remainedvacant until the DentonCommunity Theatre purchasedthe building in 1990.

Commercial foreclosurepostings jump higher

An uncertain economy hascontributed to a significantincrease in commercial foreclo-sure postings in Denton Countyfor the first half of 2010, officialssaid.

There were 32 percent more— 46 total — commercial fore-closure postings in DentonCounty in the first half of 2010compared with the same timeperiod last year, according todata released by ForeclosureListing Service Inc.

Corinth imposes drillingpermits moratorium

CORINTH — The CityCouncil imposed a 120-daymoratorium on new andamended drilling permits — aswell as a moratorium on newnatural gas pipeline facilities —during its regular meeting.

The moratorium will remainin place, with the possibility of atwo-month extension, until thecouncil can revisit and revise its

Enterprising Voices

Although it was theintent all along, I mustadmit that it was bitter-

sweet to actually hear themotion made at our board ofdirectors meeting last month toofficially launch the GreaterDenton Sports Commission outon its own.

An affiliate of the DentonChamber of Commerce for thepast nine years, the GreaterDenton Sports Commission’sprimary purpose is “to attract,stimulate and promote sportsentertainment events and activi-ties in the greater DentonCounty area and the surround-ing region.”

As with all chamber affiliates,its role is to seek and help sup-port events that bring an eco-nomic impact to the Denton

area, particularly in the form ofhotel occupancy tax revenue,sales tax revenue and generalincome for local businesses.

George Young, board chair-man for the sports commission,pointed out that the restructur-ing will allow it to seek a501(c)(3) federal tax code desig-nation — a nonprofit status thatwill give potential donors andsponsors a greater tax benefit.

The new tax designation alsowill allow the sports commissionto seek grant funding not cur-rently available to it.

The Greater Denton SportsCommission has a proven trackrecord of providing volunteerresources for major sportingevents, including most recentlythe USA Gymnastics CollegiateNational Championships atTexas Woman’s University andthe Texas Bicycle RacingAssociation criteriums. It hasoffered support for pending bidsto host the National JuniorCollege Athletic Associationsoftball tournament in 2011 or2012 and a USA Rugby nationaltournament in 2011.

have marked December as thebeginning of service for the A-train rail line from Carrollton toLewisville, with full service intodowntown Denton by next sum-mer.

Now, they are discussingwhether it would make moresense to wait.

Dallas, Fort Worth and Dentonas the three cities in theMetroplex whose work forcesare comprised mainly of folksfrom outside their city limits.That means that those threecities are officially consideredemployment centers.

At that time, Denton’s out-of-town workforce was estimat-ed at 58 percent. Recently, oureconomic development depart-ment requested employee zipcode information from compa-nies with 250 or more employ-ees, to get an idea of wherepeople who work in Dentonactually live.

We found that of the 12,000-plus employees in the study, 29.1percent live in Denton, 41.6 per-cent live in other cities inDenton County, and another29.3 percent live outside ofDenton County — some of thosein another state. It’s amazing tosee how many workers live inOklahoma and commute toDenton.

You might ask why we wouldwant to capture that data. Thereason is that “available work-force” usually ranks as No. 1 or 2on the reasons why businessesrelocate to an area. Companieswant to know that we have asufficient workforce in placewith the right skills and a goodwork ethic.

Many times, the first requestby a prospective business toschedule a meeting with some-one in Denton is not to meetwith elected officials or utilityrepresentatives; prospects are

interested in visiting with exist-ing businesses to talk abouttheir experiences recruiting andretaining employees.

With the data we now have inhand, we can show our prospec-tive business leaders that theyhave a much wider area fromwhich to recruit their talent. It’sobvious that people are willingto drive to Denton to work,because more than 70 percent ofthose we surveyed do.

And when they meet with ourexisting businesses, ourprospects learn that the Dentonworkforce is excellent.Companies report high percent-ages of long-term employeeswho are dedicated to their work.They also learn that Texas is aright-to-work state and thatlabor issues that companies inother states must deal with arenot a concern in Denton.

Workforce is very importantwhen promoting Denton as abusiness location, and we con-tinue to be very proud of ours.

Market volatility isback. The “flashcrash” of early May

and recent triple-digit swings inthe Dow Jones IndustrialAverage have unnervedinvestors. At times like this, it iscrucial for investors to think log-ically about stock prices.

People frequently talk aboutstocks as if they were a roll ofthe dice. Many don’t seem toremember that stocks representownership in real businesses,not merely ticker symbols danc-

ing on a computer screen. The true value of a company

is determined by analyzing itsprofits, assets and growth poten-tial. Just because the price of acompany’s stock has fallen doesnot mean the true value of thecompany is damaged.

Don’t get scared out of greatinvestments you have made justbecause their stock prices havefallen. In fact, shrewd investorsspend their time identifying com-

panies that are trading at pricesridiculously below their truevalue, and they snatch them up.

In my investment fund, Iaccumulated a large cash hoarda few months ago as I harvestedinvestments made during thepanics of 2008 and 2009 thathad risen to my estimates oftheir true value. In recent weeks,I have put much of that cash towork again in new, compellingopportunities.

The current stock marketdecline has brought the stockprices of some of the world’s bestcompanies down to very attrac-tive levels. In fact, some domi-nant, global companies are trad-ing at prices even lower than dur-ing the 2008-09 financial crisis.

Finding good investments isessential, as the apparent “safety”of cash or Treasury bonds may

turn out to be an illusion. Duringthe financial crisis, the world’sgovernments spent hundreds ofbillions on bailouts and economicstimulus packages, enabled inlarge part through money print-ing by central banks. The recenttrillion-dollar bailout in Europeof the debt-ridden PIGS coun-tries (Portugal, Italy, Greece andSpain) demonstrates again that,in a crisis, governments will takethe expedient route of supposedly“solving” a problem of excessivedebt with … even more debt!

Not surprisingly, the euro hasdeclined, as such bailouts debasethe value of the currency. TheUnited States, with its vastbudget deficits, unfunded healthcare entitlements, pension liabil-ities, foreign wars, and teeteringstate and municipal finances, ison a similar path that will erodethe value of the dollar.

To truly preserve and growwealth, it likely will be increas-

ingly important to find invest-ments that can outpace the cor-rosive effect of inflation. In a pre-vious column, I described the“trifecta” of pricing power, hardassets and global operations askey attributes of such invest-ments. When a stock marketdecline presents us with suchcompanies at bargain prices, it’simportant to not get scared out ofgood investments you have made.

Even better, you shouldexploit the opportunity. AsWarren Buffett recentlyremarked, “When it’s raininggold, reach for a bucket, not athimble.”

A wooden frame in the 300block of East Hickory Streetoutlined the first downtownproject by the Martino Groupand Links Construction.

Known as the Hickory StreetLofts, the project by BrandonMartino and Lee Ramsey willfeature just more than 18,000square feet of living space, inone- and two-bedroom units,upon its completion, which isplanned for early August.

The multistory, mixed-usedevelopment also includes about2,475 square feet of retail spaceon the first floor at 311 E.Hickory St., once the home ofthe Ben Ivey Oil Co.

Martino and Ramsey say theychose the location because of itsproximity to the Square and theplanned transit center as well asbeing amid the developingentertainment district atHickory and Industrial streets.

“There’s a demand downhere,” said Martino, who serveson the Downtown Task Force.

And, Ramsey added, theywanted to be in on the buddinggrowth in central Denton.

“I’d like for our downtown tobe known all across the state asa fun place to be,” said Ramsey,who serves on the city’s develop-

ers committee.The project is the first

approved among several beingconsidered for the area, officialssaid.

“We’ve heard a lot of interestabout developing downtown,”said Linda Ratliff, who overseeseconomic development for thecity of Denton. “We’ve talked tofolks, but this is actually onethat’s under construction. Mostof the others have been sort of inthe concept/visioning stage —nothing concrete or submitted.”

The three-story developmentsits on a piece of Denton history— dating to 1931 when Ben IveySr. opened a family owned andoperated business.

Ben Ivey Oil Co. served as awholesale distributor of petrole-um products in Denton County,handling products such as gaso-line, kerosene and diesel fuels.Ivey and his son, Ben Ivey Jr.,

were both very active in thecommunity.

Ben Ivey Sr., who died in 1969,served with the Denton Chamberof Commerce and Kiwanis club,raised funds for the Denton StateSchool and organized a financedrive that brought the Santa Ferailroad to Denton. Ben Ivey Jr.has served with the City Council,American Red Cross, United Wayof Denton County, DentonChamber of Commerce and theDenton State School VolunteerCouncil.

Martino and Ramsey, whoboth graduated from Dentonhigh schools, hope to leave theirfootprints on the community.

“We love Denton,” Ramseysaid.

While guests steadily flowthrough the inn’s doors, the cou-ple has felt the effects of theglobal economic downturn over

the last year. “This year has not been good,”

Donna Morris said. “June andJuly have really fallen off more,but we’re hoping it gets better.”

The couple isn’t alone. Othermembers of Denton’s lodgingcommunity are hoping that trav-

el picks up this summer. Experts in the hotel industry

forecast a 2.2 percent increase innational occupancy rates thissummer compared with lastsummer, according to informa-tion released by Smith TravelResearch Inc.

Those projections follow a 5.3percent increase in demand forlodging from January to March,according to the company.

But it could take some time forDenton’s occupancy rates to fullyrebound from the recession.

With the recent openings ofseveral limited-service hotels inDenton, the city boasts morethan 2,000 guest rooms, withroughly 500 hotel rooms addedto the city’s inventory in the lasttwo years, said Kim Phillips, vicepresident of the Denton

Convention and Visitor Bureau.By having several similar

hotels in the area, occupancyrate averages have tanked to 41percent, compared with 49 per-cent the year prior, she said.

“That’s a lot of inventory forour area to absorb, and it’s notjust in Denton, but all over theDallas-Fort Worth Metroplex,”Phillips said. “We need to buildback up business to fill theinventory.”

the same customers, Phillipssaid.

Lower occupancy rates arereflected in Denton’s hotel occu-pancy tax collections, which fellfrom $1.3 million in 2008 to$1.1 million in 2009, accordingto the city.

While there are about 23hotels in Denton, there’s notenough meeting space to lureconferences and tour groupsthat can boost occupancy rates,Phillips said.

With the University of NorthTexas, Texas Woman’sUniversity, Lewisville Lake, RayRoberts Lake, North by 35Music Conferette and summerfestivals bringing crowds to theDenton area, the local hotelindustry could use more meet-ing space, she said.

“There is not enough signifi-cant meeting space, which limitsthe conferences we can go after,”Phillips said.

The need for conference spacecould be met by a planned full-service hotel and conferencecenter at UNT, but those planshave been placed on hold bySpringfield, Mo.-based develop-er John Q. Hammons untilmore funds can be secured.

The hotel plans include a 10-or 11-story, 300-suite hotel,along with an 80,000-square-foot conference center nearInterstate 35E and North TexasBoulevard.

While city officials are waitingto see the project move forward,it will take time for the hotelmarket to work itself out inDenton, Phillips said.

“The population needs tocatch up with the hotel growth,”she said. “It’s basic economics.”

A NEED TO GROWThis is the first summer the

recently opened Best WesternAtrea Crown Chase Inn & Suiteswill operate in Denton, and thecompany has high expectations,said Kristi Omert, general man-ager of the hotel.

“We’re excited about this sum-mer,” Omert said. “We have a lotof leisure travel, and we attract alot of families.”

Many of those families live inDenton but visit the new hotelto enjoy the pool as part of a“staycation,” she said.

The hotel — which set up

shop between two other relative-ly new hotels at the intersectionof Colorado Boulevard andBrinker Road — has hosted asignificant number of corporateclients, despite the competition,Omert said.

The solid business likelystems from several nearby cor-porate account holders, such asSally Beauty Supply, one of thetop five private employers inDenton, Omert said.

And the nearby competitionhasn’t hurt.

“We’re doing good right now,”Omert said. “We keep projectinggrowth.”

Homewood Suites by Hilton,located on Shoreline Drive inthe Unicorn Lake development,also has been doing well despitestiff competition, said generalmanager Michaela Auchard.

“We’re doing pretty good.There’s been several new hotelsthat have opened up in the pastyear and there hasn’t been a lotof new business coming into themarket, but we’re optimistic,”Auchard said.

While Auchard has loweredthe hotel’s sales projections, theyaren’t as low as they could be,she said.

“Once the economy improvesand people start spendingmoney, we’ll definitely startdoing well,” Auchard said.

Other hotels haven’t been aslucky.

Holiday Inn Hotel and Suites,on Centre Place Drive, has hadweak occupancy rates, but it isunder new management com-mitted to improving customerservice, said Reaz Chowdhury,general manager of the hotel.

Chowdhury started workingat the hotel just a few weeks agoand already has noticed that themarket is saturated with hotelrooms, he said.

“The occupancy is very lowand people aren’t traveling asmuch,” he said. “But everyone’sstruggling and everyone is goingafter the same business.”

While Chowdhury is stilllearning about the Denton mar-ket, he said he’s confident thathe’ll be able to boost the occu-pancy rates of the hotel.

Industry experts agree.With a national surge in occu-

pied rooms in the first quarter of2010, there likely will be aincreased demand for lodgingduring the remainder of theyear, said R. Mark Woodworth,president of PKF Consulting, ahotel and hospitality consultinggroup.

There was an increase of 2.6percent for the first quarter of2010 — the largest quarterlyincrease in hotel demand sincethe second quarter of 1989, hesaid.

The spiked demand is attrib-uted to pent-up consumer travelthat didn’t occur in 2009because of budgetary con-straints, as well as an improvedoutlook on the economy,Woodworth said.

But in North Texas, it couldtake a few years for the hotelindustry to bounce back.

Phillips, with the Denton visi-tors bureau, said she estimatesthat it could take a year or twofor occupancy rates to rise in thearea.

Denton’s revenue per availableroom has sunk to $34.03 — afive-year low.

“If more hotels were to comein, I’d think there would be aproblem,” Phillips said. “But if acompletely different type ofproduct comes in, such as ahigh-end, full-service hotel witha measurably large amount ofconvention space, such as thenew UNT hotel, it will com-

pletely open up new marketpotential” for Denton.

BUILDING A MARKETAs travelers plan their sum-

mer trips, the Denton lodgingindustry is gearing up for apotentially profitable season,boosted by visitors to the Dallas-Fort Worth area and those justpassing through town.

The summer travel season,from April to September, bringsin more hotel occupancy tax rev-enue for Denton than any otherseason, according to city data.

The two lakes help bringweekend visitors to the area,Phillips said.

While hotel managers say“staycations” are still popular inDenton, a recent survey con-ducted by AAA Texas shows thatTexans likely will be traveling bycar this summer to other partsof the state.

The survey of 2,300 vacation-ers found that 67 percent planon traveling this summer bymotor vehicle.

Vacationers likely were influ-enced by stable gasoline pricesand the value of cars comparedwith other forms of travel, saidDan Ronan, corporate commu-nications manager for AAATexas and AAA New Mexico.

“In Texas, we have a good net-work of highways and roads. It’spretty easy to get to San Antonioor Austin,” Ronan said.

The lodging industry in Texas— perhaps reflecting on the trou-bled time for the industry — like-ly will give travelers discountedrates that will encourage morepeople to hit the road and keep

travel costs down, he said. For the Memorial Day week-

end, many hotels cut their costsby 15 percent, allowing con-sumers to either upgrade to ahigher-level room or pocket theextra money, he said.

“The affordability to stay inDenton without spending ahuge amount of money, theunique dining and the nighttimeactivities — something uniqueto Denton and our region ofTexas” — are reasons for peopleto stay in the city, Phillips said.

Denton’s nightlife and indierock scene were showcasedrecently by the second annualNorth by 35 music festival.

While other summertimemusic festivals bring regionalresidents to the city, NX35brought in serious artists fromaround the world, Phillips said.

As Denton’s place in themusic world grows, the potentialfor tourism grows, she said, andthat could be a way to fill hotelrooms in the future.

While the music conferencehad a minimal impact on hoteloccupancy in April, the eventquadrupled the number of visi-tors from the previous year andlikely will build upon itself incoming years, she said.

“It’s a great beginning trackrecord, although it will takeawhile to build that recognition,”Phillips said. “It’s great forDenton, and it so fits our identi-ty.”

Attorney Julia Kerestine hasjoined the firm of Koons,Fuller, Vanden Eykel &Robertson, bringing with hermore than 25 years of experi-ence in family law, civil litiga-tion, collaborative law andmediation.

A Denton native, Kerestine moved from the

firm of Hayes, Berry, White & Vanzant,

where she handled a number of high-con-

flict family law cases and used her consid-

erable negotiation skills in collaborative law,

mediation and arbitration.

She is well-known in Denton County for her

ability to listen and organize a case in her

mind and for never judging her clients but

always focusing on their strengths.

Kerestine’s family has been in Denton since

the early 20th century. Her grandfather

Andrew Kerestine ran for sheriff many years

ago, and her great-uncle John Hoke was an

attorney and real estate agent in Denton.

She graduated from Denton High School in

1974 and earned a Bachelor of Fine Arts

degree from the University of North Texas in

1979, when it was North Texas State

University. Kerestine earned her Juris Doctor

from the University of Georgia in 1984, hav-

ing worked for former U.S. Sen. Sam Nunn

and former U.S. Secretary of State Dean

Rusk.

She is licensed to practice in Colorado,

Georgia and Texas and moved back to

Denton in 2005. She is active in family law

and mediation with the Denton County Bar

Association, has been a member of the

boards of directors of Denton County

Collaborative Professionals and the Tarrant

County Association of Mediators, and is a

distinguished accredited mediator with the

Texas Mediator Credentialing Association.

Kerestine was named Member of the Year

for 2009-10 by the Denton County Bar

Association.

When asked why she moved from a general

civil litigation firm to Koons Fuller, Kerestine

said, “Koons Fuller does family law exclu-

sively, while my old firm works in many civil

practice areas and handles them well. If you
