the value of foreknowledgepre-market inspectionA thorough home inspection covers the interior and exterior condition of all structures, including roofing, and mechanical systems (heating and cooling, plumbing, and electrical). If the inspection turns up anything concerning, my client and I can decide the best strategy: either fix things before going to market or be prepared to pay for any costly fixes when negotiating with an interested buyer.

Whether your home gets a clean bill of health or has some issues, being able to give the inspection report to a potential buyer can boost your home’s standing with them. It shows transparency and good faith on your part and helps the buyer feel more secure in the decision to buy your house.

pre-market appraisalThe best way to maximize the appraised value of your home is to prep it so that it outshines the competition. And the best way to prevent a gap between selling price and a figure the bank will go for is to start out with a realistic asking price.

These are the same things that put your home in a favorable position with buyers’ agents and their clients. They are also the same things my clients and I strive to get right well before the “for sale” sign goes up.

You’ve decided to sell your home. Now, make this your mantra: Staged homes sell faster and for more money.

It’s true. Staging done right maximizes a home’s appeal and helps potential buyers visualize it as their own. The professional stagers I work with see the homes they stage sell 80% faster. As with most things, time is money, and the longer a house sits on the market, the lower the selling price. So, it pays to invest in prepping your home before the “for sale” sign goes up.

You’ll get the most bang for the buck from a staging pro who knows how to highlight your home’s strengths and make sure there isn’t undue attention drawn to any weaknesses. Even a well-maintained and nicely furnished home can benefit from the professional stager’s eye and experience. He or she will see things you’ve become blind to or just didn’t realize had an effect on a buyer’s perception of a home. We don’t consider a home market-ready until it has been properly staged to be displayed in the best light possible.

According to a Realtor.com study that compared 350 homes which used professional photos to market the home vs. 350 homes that used standard self-taken photos, homes with professional photos sold 50% faster and 39% closer to the original listing price in comparison. Providing a buyer with a virtual tour and 3D floorplan really helps them visualizethemselves living the home, and this is the primary goal of utilizing professionalphotography, virtual tours and interactive floorplans. Jill Heineck

Since graduating Simmons College Boston, MA, with a degree in advertising and PR in 1993, Jill has amassed 20+ years of sales and marketing experience. Prior to real estate, Jill worked in sales and marketing for Fidelity Investments in Boston, in addition to running a successful executive fitness training and wellness practice. What she found was that she thrived on working with people, and advocating for their best interests. Amanda Churchwell & Team | Listing Initiation

Sonya Bayne | Closing Manager

With a passion for real estate, Amanda and her team’s role as Listing Managers includes the responsibility to make sure our clients listings are promptly inputted into all of our MLS’s, coordinate the showing center availability, and and initiate the process behind the scenes. With many years of experience as a Realtor® herself, Amanda knows the intricate details involved in a Real Estate transaction. Once the listing is inputted, the listing is turned over to our Marketing Specialist.

Sonya is the hub of all the closing details for our buyers and sellers with accepted offers. Her responsibility is to make sure all the paperwork is in order, inspections are completed, and information is delivered to the proper individuals.
