2. As of the publication date of these release notes, the model form on the HUD web

site contains many formatting changes on page 1 that appear to be in error. Because

most of the changes appear to be in error, only the OMB expiration date was

changed on page 1.

Mortech Marksman Updated the Marksman interface to correct an issue that caused mortgage insurance

information to be incorrectly cleared in BytePro.

IRS form 1098 Updated the IRS 1098 form for 2019 reporting.

DocMagic Pushback Service Updated the DocMagic pushback service: (1) fixed an issue that prevented certain

documents from being indexed when the barcode has been customized by

DocMagic; (2) fixed an intermittent issue that caused multiple sets of documents to

be downloaded; and (3) fixed an issue that prevented the service from working in the

DocMagic staging environment.

CoreLogic Credco

Fixed an issue that caused the CoreLogic Credco interface to fail when using the

CoreLogic Client Certificate via Web Services when the Web Services connection

string on the client computer did not have the correct case.

BytePro 10.0 Revision A

DocMagic Document Indexing Fixed an issue that prevented DocMagic documents from being indexed.

DocMagic Pushback Service Resolved an issue that prevented the pushback service from working in the DocMagic staging environment.

VA Rate Reduction Certification Updated the recoupment calculation to use line J from the closing disclosure when the default option is set to include prepaids in the calculation. To see if prepaids are configured to be included in the calculation go to Customize > Defaults > VA. The revised calculation is different from the initial release of 10.0 in that the revised calculation includes both interim interest and the aggregate escrow adjustment.

Gift Letter Fixed an issue with the property address on the gift letter document.

Performance Logging Enhanced the performance logging feature.

Interest Calculation when the P&I is Rounded Up on Interest-Only Loans

This change only affects customers that have chosen to round the P&I payment up to the next penny instead of rounding it to the nearest penny, and it only affects interest-only loans. The P&I rounding is controlled by the setting labeled “Round PI calculation up to the next penny” on the Defaults > Loan screen. This is a rare scenario that is used only for non-conforming loans and is not recommended, so the box should not normally be checked. If the box is checked the interest calculation will now be rounded up to the next penny during the interest-only period to prevent a penny of principal reduction from appearing on the amortization schedule for interest only loans. This change does not affect customers that have not checked the box to round up to the next penny.

BytePro 10.0 - Key Features

2019 URLA Added partial support for the 2019 URLA to facilitate testing, however the functionality is not intended for production use. Generally the 2019 URLA screens and documents are prefixed with ‘URLA’ and the pre-2019 URLA screens and documents are prefixed with ‘1003’.

The following features are included in this release:

User interface screens. These are titled ‘URLA Borrower Info’ and ‘URLA Lender Loan Info’.

Printed documents in BytePro. The new documents are titled ‘URLA Borrower Info’, ‘URLA Additional Borrower’, ‘URLA Unmarried Addendum’, ‘URLA Continuation Sheet’, and ‘URLA Lender Loan Info’.

MISMO 3.4 export file. This feature is included on the ‘Export Fannie Mae File’ screen. This file format contains the information on the 2019 URLA and is a good format for interfacing with other applications that contain URLA information.

Web Portal changes Fuller support for construction and construction-perm loans. Fannie Mae and

Freddie Mac are expected to release further guidance on these loan types.

To prevent users from using the 2019 URLA set the object permissions to Read-Only on the FileInfo.URLAVersion field in the BytePro Enterprise Security Manager.

The use of the 2019 URLA is documented in the User Guide. Additional information is included at the end of this document.

Please note: On August 8, 2019 the FHFA announced that the language preference, homeowner education, and housing counseling sections will be moved to a voluntary consumer information form. As of the release date of 10.0 these sections have not been removed from the model forms published by Fannie Mae and Freddie Mac, however they have been removed from the BytePro version of the forms.

ClickOnce Installer Removed support for the x86 version of the ClickOnce installer. BytePro Enterprise customers should see the warning on the BytePro Enterprise downloads page for details. BytePro Online customers that are using the x86 version have already been contacted by Byte Software technical support.

Removed Unit Number Fields Removed the following fields from the Borrower object: CurResOrMailingUnitNumber, CurResOrMailingStreetAndUnitNumber, and MailingUnitNumber. Also removed Residence.UnitNumber. These fields were accessible from management reports and macros in prior versions but are no longer supported.

DocMagic Pushback Added a feature that allows e-sign events and e-signed documents to be automatically pushed from DocMagic into BytePro. See the BytePro User Guide for details.

FHA Cash-Out Refinance Maximum LTV Updated the maximum loan amount calculation for FHA cash out refinance transactions to reflect a maximum LTV of 80% for loans with a Case File ID assigned on or after September 1, 2019. See Mortgagee Letter 2019-11.

VA Funding Fees Added support for the updated VA funding fees as enacted in the Blue Water Navy Vietnam Veterans Act of 2019. VA funding fees in BytePro are now calculated based on the closing date or the scheduled closing date and are no longer editable in the defaults. For more information see VA circular 26-19-23.

VA Rate Reduction Certification Document Updated the recoupment calculation to include prepaids and escrows as described in VA circular 26-19-22. To exclude prepaids and escrows, go to Customize > Defaults > VA and check the corresponding checkbox. Also added the original borrowers on the loan being refinanced.

BytePro 10.0 Additional Features

1003 GMI Addendum Updated the revision date in the footer of the 1003 GMI Addendum document.

Application Programming Interface (API) Created a REST API for accessing BytePro data over HTTPS. This feature is part of the BytePro Web Portal. In the 10.0 release a preview of this feature is being offered to select clients with 100 or more seat licenses and to select vendors. To request access to this feature contact your account representative.

Bundles - Bulk Delivery Added a feature to allow bundles to be delivered in bulk. On the main menu bar

select Tools > Bundle Bulk Delivery.

Cash Flow Analysis Form 1084 Updated the wording on line 3e to ‘Non-deductible Travel and Meals Expenses’ and updated the revision date to ‘June 2019’ in the form footer.

CBCInnovis / Factual Data by CBC Renamed the CBCInnovis credit reporting interface to ‘Factual Data by CBC’.

Closing Disclosure - Dollar Signs Added dollar signs to all amounts on page 2 and page 3 of the Closing Disclosure.

Construction Loan - Land Value Updated the LTV calculation so that the land value (details of transaction line C) is added to the purchase price when the loan purpose is Construction or Construction-Perm and the land is being purchased as part of the transaction. Under these conditions the value used for the LTV calculation is the lesser of the appraised value or the purchase price plus land value.

CoreLogic Fraud - Various Updates (1) Updated the validation logic so that the Mortgage Originator field from the

1008 is no longer required. (2) Updated the data sent to CoreLogic to include the information on the end user

that is submitting the request. (3) Fixed an error that occurred when entering zip-plus-four zip codes in BytePro.

Credit Interfaces - Borrower Selection Updated the credit interfaces so that the correct borrower is selected when liabilities are imported from the credit report. For instance, if the credit report indicates that a liability belongs to the co-borrower but not the borrower, the co-borrower is now automatically selected in the Borrower drop-down list on the imported liability in BytePro. For loans using the 2019 URLA the new ‘Held’ field is also set to Jointly or Individually as appropriate.

Document Preparation Interfaces Updated the DocuTech, DocMagic, and IDS interfaces to indicate whether the loan file uses the new 2019 URLA. Note that while the vendors may produce a 2019 URLA, the data sent to these vendors has not been updated and so the 2019 URLA documents will be incomplete.

DocuTech - Various Updates (1) Updated the logo used to identify the DocuTech ConformX document

preparation interface. (2) Modified how the data is transmitted for the ‘VA Cash Out Refi Certification’

and ‘VA Rate Reduction Certification’ documents. (3) Altered how HUD line numbers are transmitted to DocuTech to allow for more

closing cost lines in the 1100 and 1300 ranges. (4) Altered how interim interest days are transmitted to DocuTech so that if there

are zero days of interim interest collected then the value zero is transmitted instead of no value being transmitted.

Ernst - Deed Taxes Updated the Ernst interface so that if the loan is a refinance and Q99 is false that the following fees are not populated from the Ernst estimates: ‘State Deed Tax / Stamp Fee’, ‘Recording Fee Deed’, and ‘City/County Deed Tax’. If the loan is a purchase or if Q99 is true, then these fees are populated.

Factual Data by CBC - Loan Quality Report (1) Added the ability to order a Loan Quality report from Factual Data by CBC. On

the interface screen select ‘Loan Quality’ from the Report Type drop-down list and select ‘Upgrade’ from the Request Type drop-down list.

(2) Fixed a variety of issues with the Reference Update feature.

Fannie Mae - Total Mortgaged Properties Updated the logic for the Fill button that populates the Total Mortgaged Properties field. The logic now always includes the subject property, and excludes properties owned by non-occupying borrowers if the loan is a HomeReady loan.

Fannie Mae Export Added the ability to export a Fannie Mae MISMO 3.4 file. This is the file format that will be used by Fannie Mae DU for applications taken using the 2019 URLA.

Freddie Mac LPA Updated the LPA interface so HELOCs with a zero balance are transmitted correctly.

HMDA - FFIEC Geocoding System Updated the URL that is displayed when the user clicks the ‘FFIEC Geocoding System’ link on the HMDA screen.

Informative Research (1) Added a new interface for Informative Research Flood. (2) Updated the logo used to identify the Informative Research credit inter faces.

KCB Credit Added KCB Credit LLC to the list of available credit providers.

Loan Purpose Added two new selections to the Loan Purpose drop-down list: ‘Second - Refinance’ and ‘Third - Refinance’. Also re-labeled ‘Purchase Money Second’ to ‘Second - Purchase Money’.

Lock History - Discount Points Added discount points to the list of fields that are tracked on the Lock History screen.

Mercury Network Enhanced Appraisal Interface Added the Intent to Proceed date to the list of fields sent to Mercury.

Mercury Network Changed the Mercury Network and Mercury Network Enhanced interfaces to transmit only the first 10 digits of the Agency Case Number field for FHA loans.

Mortgage Broker Fee Disclosure Updated the verbiage at the bottom of the form to reference the LE and CD for TRID loans and the GFE and HUD-1 for non-TRID loans.

Performance Logging Added the ability to create log files that track the performance of various functions in BytePro such as program startup, screen changes, macro execution, and more. Contact Byte Software technical support for details.

PMI Disclosures Removed the word 'Initial' from the title of the following documents: 'PMI Initial Disclosure - Fixed Rate Mortgage' and 'PMI Initial Disclosure - Adjustable Rate Mortgage'.

Radian - Logo Updated the logo used to identify the Radian mortgage insurance interface.

SDK - Optimized Queries Optimized some queries to use SQL Snapshot Isolation when available.

Stored Documents Screen Fixed an error that occurred when viewing certain PDF files in the Stored Documents screen. PDFs from some vendors that contained hyperlinks were generating a ‘value cannot be null ’ error.

Team Members Fixed a ‘SQL 8115’ error that occurred when assigning certain roles to a Team Member record. Team Members are defined on the Team Members tab on the user record in the Security Manager.

ULDD - Various Updates Added several updates to the ULDD screens and export.

Added validation for the related loan ‘Loan Affordable’ indicator; the user is now prompted to select a value if the field is blank.

Fixed a refresh issue with related loan mortgage type when edited during validation.

Down payment fields are no longer required. Removed these from validation,

and removed the Fill buttons for amounts. Updated validation so that ‘Property Structure Built Year ’ is required only

when Valuation Method is ‘None’. Added Borrower Paid Discount Points to the Loan Details screen. This field

calculates from the pre-2019 1003 details of transaction and is no longer required for Fannie Mae.

For the 2019 URLA version only, an alert and Fill were added to the ‘Loan Foreclosed’ declaration on the Borrower tab. The exported value will be 'Yes' for Freddie Mac destination files if any of the following 2019 URLA declarations are 'Yes': ‘Outstanding Judgments ’, ‘Conveyed Title in Lieu of Foreclosure’, or ‘Property Foreclosed’. Fannie Mae will not support this field for files delivered with the 2019 URLA.

For the 2019 URLA version only, updated income hints and borrower

declaration links to jump to the 2019 URLA. Updated borrower level credit for Freddie Mac to export the credit vendor

and MCRN if both fields are entered. If either field is not entered, individual repositories are exported instead.

Updated the XML file to export the ‘Original Loan GSE ID’ when (a) the Delivery Destination is Fannie Mae, (b) the loan is a refinance, and (c) the Original Loan Owner is Fannie.

Altered the validation logic so that the ‘Project Dwelling Units Total ’ and ‘Project Dwelling Units Sold’ fields are no longer required when the ‘Project Classification (ULDD)’ field is ‘G’ (Not in a Project or Development).

Trades - Security Type Added ‘UMBS’ to the list of available options in the Security Type drop-down list.

VA Loan Analysis Updated the VA Loan Analysis document. The updated document is dated ‘AUG 2019’ with an expiration date of ‘08/31/2022’.

2019 URLA Information

This section describes some of the differences between the 2019 URLA and the pre-

2019 URLA. For more information see the User Guide.

2019 URLA - Switching URLA Versions Users can switch between versions of the URLA using links found at the top of the 1003 and URLA. Avoid switching a loan file back and forth between the pre-2019 URLA and 2019 URLA. The URLA version should be determined before entering loan data. Many fields are entered differently depending on the version and information

is not translated between versions when you change the version. For instance 'other credits' that are entered on the pre-2019 URLA will not appear in the 'purchase credits' table if the URLA version is changed to 2019. In addition, some pre-2019 fields will be erased when you switch to the 2019 URLA. These are noted on the screen that allows users to switch versions.

2019 URLA - Present Rent Calculation The borrowers’ present rent amount is entered with the residence information. For instance, if Alice and Bruce are a married couple currently renting an apartment for $1,000 per month, enter $1,000 in the ‘Monthly Rent’ field on Alice’s current residence record and $0 on Bruce's current rent record, enter $500 on both records, or enter some other split that totals to $1,000. Do not enter the full $1,000 on both records because this will cause the rent to be double-counted in the 'Present PITI' and other calculations.

2019 URLA - Income and Asset Types The valid income types and asset types are different for the 2019 URLA versus the pre-2019 URLA. For instance the asset type ‘Gift of Equity’ is valid only for the pre-2019 URLA while the income type ‘Child Support’ is valid only for the 2019 URLA.

2019 URLA - Income Income associated with employment is entered along with the employer. Non-

employment income is entered separately in the ‘Income from Other Sources ’ section.

Self-employed income is entered as itemized records. On the printed document it is not itemized, but is instead shown in the 'Monthly Income (or Loss)' field.

2019 URLA - Mortgages and HELOCs Mortgages and HELOCs are shown in a separate grid beneath the REO section, not in the liabilities section.

2019 URLA - Purpose of Loan In version 10.0 two new loan purposes were added ‘Second - Refinance’ and

‘Third - Refinance’.

For the 2019 URLA, a refinance of a second mortgage should be flagged as 'Second - Refinance', and a refinance of a third mortgage should be flagged as 'Third - Refinance'. For the 2019 URLA use 'Second' and 'Third' only for new home equity loans when the borrower already owns the home. ‘Second’ and ‘Third’ can be used for refinances in the pre-2019 URLA.

For the 2019 URLA, purchases are synced with 'Second - Purchase Money' loans, and refinances are synced with 'Second - Refinance' loans. In the pre-2019 URLA purchases are synced with ‘Second’ loans and refinance loans cannot be synced.

2019 URLA - Other New Loans on the Subject Property Other loans on the subject property are entered as 'related loans'. Other loans can be concurrently closing loans or existing loans that are not being paid off. This information flows seamlessly over to ULDD.

2019 URLA - Subject Property Cash Flow For refinance loans, the net rental income for the subject property is shown in the REO section. For purchase transactions the subject property cash flow is shown in the section labeled ‘4c. Rental Income on the Property You Want to Purchase’. In the pre-2019 URLA these amounts were included in the ‘Net REO Payments ’ in the liability section.

2019 URLA - Gifts and Grants Multiple gifts can be entered on the 2019 URLA and each gift has its own gift letter. The amount of the gift is entered in the new ‘Gifts and Grants’ section on the ‘URLA Borrower Information’ screen. Gifts are no longer entered as assets.

2019 URLA - Declarations Some of the declarations questions are new, and some of the old questions have been removed.

2019 URLA - Manner Title Held The top five items in the 'Manner Title Held' drop-down list match the items displayed on the printed document. Any other items that have been entered in the defaults are displayed after the first five.

2019 URLA - Amortization Type The Amortization Type on the 2019 URLA is set in accordance with the Amortization Type selected on the Home screen. If the Amortization Type on the Home screen is 'Custom' then 'Other' will be displayed on the URLA. If 'No Payment' is selected then 'Fixed' will be displayed.

2019 URLA - PITI Calculation The PITI calculation includes a new field for 'Supplemental Property Insurance'. All subordinate liens are included in the 'Subordinate Lien(s) (P&I)' field. For the pre-2019 URLA third liens were included in the 'Other' housing expenses field.

2019 URLA - Details of Transaction The details of transaction are different for 2019 loans vs pre-2019 loans. Note that the details of transaction appear on the 'Closing Cost Worksheet' and 'Application Summary' documents.

2019 URLA - Unit Numbers Unit numbers are shown for residences, mailing addresses, REOs, and the subject property. Separate unit number fields were not added, instead the unit number is parsed out of the street address.
