1.0 EXECUTIVE SUMMARY

1.1 Overview

The Architectural 100% Schematic design incorporating the approved BOH layouts and comments by Confluence have been submitted by Edifice. Hilton commented on the same. The same shall be discussed on 7th Oct 2010 meeting with Hilton for final approval. Spectral has revised the MEP DBR report based on Hilton and confluence comments and the same shall be discussed on 7th Oct 2010 meeting with Hilton for final approval. Currie & Brown have stopped their services without any notice and has abandoned the site since 13th Aug 10. Padghams has been appointed as the Cost Consultant in place of Currie & Brown. DWP, Bangkok has presented the Guest Room ID concept to Hilton team on 24th Sept 2010 at Bangkok and shall revise the concept as per Hilton’s comments and present the same on 8th Oct 2010 meeting at Bangalore. ILD has been appointed as lighting consultant on 4th Sept 2010 and LOI has been issued. Hilton has approved Site Concepts as landscaping consultant with a condition that the concept design shall be done by the Singapore team. LOI has been issued. Techlogique has been appointed as AV & Acoustic consultant, LOI has been issued. Land & Legal Opus is the owner of the existing property and the attached land parcel where the new structure to be built. As far as CPM is aware all the transactions have been completed. Copies of the overall building plans with demarcation of hotel area and mall area are required. Authorities Opus advised that Mr. Mahendra will liase with the local authorities for the purpose of sanctions and approvals. Mr. Mahendra will advise the Architects on the requirements Opus advised that discussion with authorities for approvals is in progress.

Procurement Tender floating, opening, comparatives, negotiations and recommendations and appointment for Ramp widening & Annex block demolition Tender and demolition of existing services tender has been appointed.KAP India refused to take up the ramp widening works as they were not interested. Therefore it has been decided to include the ramp widening works in the main civil works package.

Design 100%Schematic design is done and the Architect is refining the drawings in coordination with structural and MEP consultants. Programme Project Master Program and Tender Event Schedule, Please refer to Section 11.6 “Appendix F” for more details. Cost Padghams has to submit the preliminary budget for the entire project.

2.0 DTE Bangalore Opus UPDATE

2.1 Achievements (previous month)

LOI to lighting consultant issued on 4th Sept 10. LOI to AV & Acoustic consultant issued on 14th Sept 10. LOI to landscape consultant issued on 4th Sept 10.

2.2 Risk/Mitigation (critical issues)

Authority approvals need to be taken for starting of any civil works at site. Non availability of drgs for existing services and NOC from Mall Owners. Approval of Project Budget. Services DBR report need to be approved by Hilton. Diversion of existing storm water drain(Nalla)

2.3 Actions for next month

DWP to propose the preliminary concept design for guest rooms & public areas.

Preliminary Cost plan to be submitted by padghams. Approval of Facade specs and budget. Strengthening works at Third Floor at Existing Building to be completed. Temporary power Handing over of materials, equipments, etc to Garuda Mall to be completed. Main civil works BOQ and tender to be prepared. STP tender to be finalised and floated. Elevators specs and tender to be finalised and floated.

2.4 Milestones

Preliminary /Concept design NOC for all services from Hilton /Opus – 15th May 10.- Delayed

Commence Schematic Design. -15th June 10. - Commenced Dismantling works NOC from BBMP.- Delayed. However Opus advised that

the same may not be required to proceed with the works. Prepare Enabling works NOC’S (Not yet Compiled). Prepare Enabling works Tender Documentation for Hoarding, Shoring, Bulk

excavation and De-watering scope of works for Annex Building. (Not yet Compiled)

2.7 Design Progress

Concept Design of MEP works is completed and is commented by Hilton on 30 July 2010. For further information regarding Design progress please refer to the ARC project progress Report in appendix K.

3.0 PCG Reporting 3.1 PCG Reporting Overview This Project Control Group Report No. 5 has been prepared by Confluence for the Doubletree Hilton project for Opus Hotels & Resorts Pvt. Ltd. This report provides an update of the activities to date and to forecast the planned activities. The intent is to present the report at a monthly meeting of the key project stakeholders. Meetings will generally be held at the Project Office at a time to be agreed at the previous meeting. This stakeholder team are referred to as the Project Control Group (PCG) and at the monthly meetings will provide direction and ensure that action items are addressed in a timely manner. The PCG members will include Mr. Prakash Shetty, R.V. Ramesh and other attendees by invitation during the various project phases.

3.2 PCG Meetings

PCG Meeting No. 5 is slated to be held between 5th to 10th of Oct to discuss various issues.

4.0 STAKEHOLDERS

A project contact register has been prepared by Confluence and a copy attached as Appendix A.

4.1 Opus Hotels & Resorts Pvt. Ltd.(Opus) Opus is the Developer for the Doubletree Hilton project. Mr Prakash Shetty (CMD) is the principal point of contact. Opus is in the process of appointing Project Lead and other team members. The overall signatory and most senior representative within Opus for the Double Tree Hilton, Bangalore project is Mr. Prakash Shetty, Chairman and MD. All correspondence, reporting and formal approval required to be obtain from Mr. Prakash Shetty until further notice.

5.0 LAND & LEGALS

5.1 Sale and Purchase Agreement Opus advises that all the formalities for transfer and ownership of the property have been completed.

6.0 AUTHORITIES

6.1 BBMP Edifice has been engaged by Opus as the Architect of record and is responsible for preparation of the required documentation. Opus advised that Mr. Mahendra has been appointed to liaise with the authorities for obtaining and advising on all BBMP regulation and design submission requirements.

The Coordination and Authority approval form a part of Responsibilities of Edifice as lead consultants. All the Latest Architectural floor plan has been submitted to Opus for Feasibility review and preliminary discussion with Opus representative Mr Mahendra ( liaison in charge) were conducted. The concept drawings are to be vetted in terms to Adherence to regulations for Municipal, Fire and all related approvals. Opus to give feed back in totality considering all statutory Norms and has to confirm the Following.

8.2 Preliminary Works The scope of work for this element of the development will include the following activities:

Removal of demolished materials from site - started and stopped as advised by Opus

Strengthening works – Preparatory works are completed to the extent of 90%. Material received at site.

Ramp widening & annex block demolition works – to be taken up by the main civil contractor.

9.0 PROGRAMME

9.1 Master Programme Confluence has prepared a Draft Project Master Program on 11 May 2010. The design program has slipped on account of delay in appointment of ID, lighting, and landscape Consultant.

9.2 Development Programme

Draft Master Programme has been prepared considering the deadline for handing over of existing building for operations as instructed by Opus as 30th Sept 2011. As a result most of the activities have become critical.

9.3 Preliminary Works

Package for dismantling of existing services LOI issued awaiting clearance from Opus to start the work.

9.4 Main Works for the Annexe Building

o 70 Calender Days are allowed in the master programme for the Basement structure. This includes anti-termite treatment, soil stabilization, blinding, waterproofing, protection screed, reinforcement works, MEP works for embedded .cast-in items, raft pouring,

o 22 calendar days are allowed for Ground Floor structure– GF slab & Verticals. o Hotel floors: 12 levels with a floor cycle of 10 days are now allowed as the

floor to floor height is 3m plus 10 days overall extra to absorb the extensive works that may be required to the terrace features etc at the 12 floor level. Total duration now is: (12 x 10) +10 = 130 calendar days. As a contingency, we can allow 2 months to the overall Main Works package duration.

o Further 2 months of Final Testing & Commissioning is allowed beyond the “finishes & MEP” works duration.

The first report from the cost consultant is to be submitted on 7th Oct 2010 for approval by Opus.

10.2 Cost Plan

This will be carried after the approval of preliminary budget.

11.0 RISKS AND MITIGATION

Confluence advises that the following Project Key issues may impact upon the viability of the project:

11.1 Budget

Preliminary budget to be submitted by Padghams to Opus on 7th Oct 10. Opus to review / approve the budget. On approval the budget will be split for various elements to identify the key risks and close monitoring. Major risk areas where cost management will be required are MEP, interior design and FF&E.

This information is required so that the design is carried out to cost and avoid delays of revising the budget for cost.

11.2 Build ability

Slab at fourth floor need to be cut along the corridor for providing cat walk for service floor. Also a 900mm raised metal deck slab is proposed above the fourth floor slab.

The revised facade estimate submitted by X-teria to be reviewed and approved by Opus ASAP, so that edifice can proceed further with detailing of the same. Design Development of facade package can be commenced only after approval of budget by Opus.

The MEP DBR report submitted in Hilton’s format to be approved by Hilton. Edifice has submitted the 100% Schematic design incorporating the structural framing plans, BOH layouts, etc to Hilton for approval. Without Hilton’s approval edifice cannot move onto Design development stage.

11.3 Construction Works Key Issues

Opus to Coordinate for NOC approval for Demolition works and Ramp

widening works. Also Opus to coordinate with Garuda Mall Authority’s for Clearance and As built Services Drawings for External for Clearance.

Tender Package for Demolition of existing services in existing building has

been awarded. The same has to be done on priority as this would give full front for the MEP contractors and Interior contractor to proceed after the approval of ID layouts.

Main Civil works BOQ and Tender Specs for general conditions, etc need to

be submitted by Padghams for further process.
