B  Y NIKKI ACKERMAN STAFF WRITER When West Bend East High School senior Joe Kreitzer received the Wisconsin 4-H Key Award — the high- est award a 4-H youth member can receive — he had the reaction one might expect. “I was surprised, and happy, also,” he said. “It was definitely a feeling of accomplishment.” However, while his response was typical, the 17-year-old is anything but, said 4-H Youth Development Educator Brianna Stapleton Welch. Kreitzer — who was one of five award recipients from the area — worked hard to earn this achievement, she said, “Joe is an exceptional example of how youth can flourish through 4-H youth development programs,” she said. “He is a confident youth leader and has been an articulate representa- tive of Washington County 4-H at the county, state and national level. His energetic leadership style engages both youth and adults whenever he is facilitating a program.” Presented annually, the award rec- ognizes a select group of 4-H members who have demonstrated “consistent growth in their 4-H program, devel- oped and applied their leadership skills, and actively participated in the functions of their 4-H clubs and com- munity,” according to the official crite- ria, and Kreitzer has done all these things in very specific ways. As part of the club’s Leaders Association, Kreitzer oversees and runs the county 4-H program, and as a member of the County Ambassadors Board, he helps to plan and implement 4-H events while promoting the club to the public. He runs business meetings for both boards, and from eighth grade through his sophomore year, Kreitzer served as president of the “Good Luck” club, the 4-H group to which he belongs. A lifelong member of the club, Kreitzer was recruited in middle school by adult members who saw a future leader in the teenager. “Toward the end of my eighth grade year, I was approached by some adult leaders and encouraged to take on more of a leadership role,” he explained. Leadership, Kreitzer said, was the natural next step — and a role he eagerly embraced — on a 4-H path that began around the age of six when he joined the club’s introductory pro- gram as a junior 4-H member. Kreitzer’s parents, Bob and Carol, made the youth development organi- zation a central part of all five of their children’s lives from a young age. “My family moved to West Bend a year before I was born and my mom was looking for an activity we could all be involved in,” he said. When West Bend East High Schoolsenior Joe Kreitzer received theWisconsin 4-H Key Award — the high-est award a 4-H youth member canreceive — he had the reaction onemight expect.

“I was surprised, and happy, also,”he said. “It was definitely a feeling ofaccomplishment.”

However, while his response wastypical, the 17-year-old is anything but,

Kitchen cabinets are generally construct-d in two ways: framed and frameless.amed cabinets have an actual front builtnto the cabinet box, making them strongernd easier to install than frameless designs.ey also feature a more traditional look,hich may explain why they are a staple in

American kitchens. Because of the front, how-ever, they offer less storage space and costmore. Frameless cabinets have no front. Thedoors attach right onto the cabinet sides,

allowing for ample storage space. With mini-mal space between doors, frameless cabinetsmake for a clean design. They are typical ofEuropean kitchens.

Kitchen cabinet doors come in three maintypes: inset, full overlay and 1/2 inch over-lay. Inset doors fit entirely within the cabinetfront. While they look nice, they are harder toinstall and require an even temperature to bemaintained in the home to avoid contractionand expansion and ultimately sticking. Full

overlay doors completely cover the cabinetfront, while 1/2 inch overlay doors cover thecabinet front partially. Because you can seesome of the front, 1/2 inch overlay doors

work well for vintage or duotone designs.These are the construction basics. If you

are planning a kitchen cabinet purchase,knowing whether you want framed or frame-less cabinets, along with the style of door, willhelp you narrow your choices considerably.The sales associate can then show what stylesare available for those selections. March 12, 2013 – The 4-county Metropolitan Milwaukeeousing market continued plowing through the winter inbruary, posting a 16.4% increase in sales over February

012. There were 960 sales in February, the most for that month

nce 2007 (1,033), just before the Great Recession began; andarking the 20th month in a row of increased home sales.

The graph below shows actual sales over the last 20 months.ote the higher level of sales in January and February 2013

ompared to the same months in 2012, indicating a muchonger beginning to 2013.

While the continued housing recovery is certainly welcomeews, and hopes are that the trajectory of sales depicted in theaph above for 2012 follows into 2013, there is concern overe very low levels of inventory in the market.

The market had 7.08 months of inventory in February (cal-culated by the number of active listings divided by the averagemonthly sales over the previous 12 months), which is well belowthe 11.63 months in February 2012. Only 1,952 homes werelisted in February 2013, down 18.3% from a year earlier.

REALTORS® are listing homes to be sure, just not at the rate

the market indicates it needs to satisfy current demand.Confusion and skepticism among potential sellers over whatprice their home might sell for seems to be the main culprit in t heirhesitation to list.

Sellers will undoubtedly not fetch prices from the peak of themarket, however, prices have stabilized in most communities.And, due to the low levels of inventory the length of time a houseis on the market has shrunk significantly.

The law of supply and demand would seem to dictate pricesshould increase soon. With a low supply of homes, stable or

increasing demand, historically low interest raexternal factors such as consumer confidence aprices should be pushed upward as buyers outfor a listing.

However, the overall economy is not blazincreation is tepid, mortgage applications are d

Home sales increase 16.4 percent in February

Involved in archery for a decade now,reitzer is a youth leader in the activity, assist-g with adults and other youth leaders atasses offered for ages 3-12 on county fair-ounds. He has also participated in the rab-try, clowning and small engines programs.

Along with being a leader, Kreitzer hasepped up to the plate as a promoter of the

club, using his pioneer spirit to “change theface of 4-H” in ways that will benefit member-ship.

To accomplish this, Kreitzer took an obser-vation he had — that membership, especiallyamong boys, starts to wane once the kids hitmiddle school age — and developed a pro-gram that aims to keep that specific demo-graphic involved in the club.

“Through the Leadership Board, I formeda committee whose purpose is to feature thedifferent trips and all the opportunities thatbecome available to the kids once they get to

middle school,” he said. “It is at that age whenall the bigger trips start being offered.”

Since September, Kreitzer has attendedthe various county club meetings and given aninteractive PowerPoint presentation that shareshis own experiences of fun and educationaltravel.

“I have pictures from all the trips that high-light the landmarks from each city,” he said. “Ishow the kids the pictures and walk themthrough the application process.”

Kreitzer said that seeing the trips up closend personal gives the young kids a morengible look at what they can experience bymaining in 4-H.

“They are all such unique trips,” he said,“and (the presentation) gives the younger kidsan idea of everything they have to look for-ward to.”

Kreitzer said he has already received pos-itive feedback. “A lot of kids have been askingquestions and there just seems to be more ofan overall interest,” he noted.

The Key Award winner said that his 10-plus years in 4-H have taught him invaluablelessons and skills that will carry him throughlife.

“The biggest things I’ve taken from 4-Hhave been in the areas of leadership and com-munication,” he said. “I have learned how tobe a good leader, conduct business meetings
