The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. � e rate has been holding at that level

since September 2010, which is good news if you’re in the market for a mortgage.

� ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it

means you don’t have to wait to get fi nancing, and can be an especially good tool to when markets are hot. Removing the “conditional on fi nancing” clause could mean your off er is accepted fi rst since you already have your fi nancing in place.

When will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any signifi cant movement this year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders off er online pre-approvals to make the process faster and easier. Take advantage while you still can.

Taking advantage while you canLow interest rates still in your favour

As discussed in the column above, Canada’s continuing ultra-low interest rate environment does provide homebuyers with an excellent

opportunity. But, according to one study, it may also be lulling some

buyers into something of a false sense of security.A new mortgage poll from CIBC reveals that the

percentage of Canadians who are taking steps to repay their mortgage faster is down from 68 per cent last year to 55 per cent this year. And of those taking such action, in two out of three CIBC measurements, fewer people are planning to pay down sooner than later, compared to 2013.

Is this an opportunity lost, or a case of some homeowners being spoiled by the continuing low rates? CIBC seems to think both; Canadians are spending a lot more on home renovations and summer vacations this year.

“With mortgage rates remaining relatively stable and at historic lows for the last few years, some Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Barry Gollom, vice-president at CIBC.

While balancing your mortgage against other fi nancial goals, CIBC advises homeowners to increase payment amounts, accelerate payment frequency and make pre- or lump-sum payments whenever possible.

Members of the Building Industry and Land Development Association (BILD) raised more than $45,000 toward its community partner Habitat for Humanity GTA at the association’s recent fifth annual Race for Humanity and 22nd annual Charity BBQ.

More than 650 builders, developers, renovators and service professionals attended the fundraiser, hosted on BILD’s front lawn, which raised money for BILD’s 2014 partner family. Since 2003, BILD members have helped 11 families realize their dream of homeownership.

The Charity BBQ was preceded by the fifth annual Race for Humanity – a scavenger hunt consisting of 28 teams competing against each other by solving clues around the City of Toronto. The event, presented by the Toronto Star and In2ition Realty, has been recognized with international awards and nominations numerous times since its inception.

“These two annual events are another example of our industry’s strong legacy of giving back through volunteerism, philanthropy and sponsorship,” says BILD President and CEO Bryan Tuckey. “I am proud to represent an association whose members are so committed to making the GTA a better place to live for future generations.”

BILD would like to thank all the event sponsors, auction donors, volunteers and guests for all the fundraising support. Congratulations to the organizing committee for planning a highly successful event.

Towns in Southwestern Ontario dominate the top spots of best places in the province to invest in real estate, according to a new report from the Real Estate Investment Network (REIN). Some of the GTA’s hottest new home and condo communities also made the list, including Brampton, Vaughan, Durham Region and Toronto – but tying for top spot were Kitchener and Cambridge.

The report, entitled Top Ontario Investment Towns 2014, analyzes the current and future prospects for real estate investment opportunities in Ontario, and identifies the top regions that will outperform others in the province over the next five years.

REIN’s findings are based on in-depth research, analysis of the latest statistics, economic and social trends, and on-the-ground reports from REIN’s research staff and members, along with reports and statistics from organizations such as Canada Mortgage and Housing Corp. (CMHC), Statistics Canada, Multiple Listing Service (MLS), Canadian Home Builders’ Association, city and regional real estate boards and local economic development offices.

THE REPORT ANALYZES FACTORS SUCH AS:» Is the area’s population growing faster than the provincial average?» Are new infrastructures being built to handle that growth? » Is the area creating new jobs and taking steps to maintain current

employment levels?» Will the area benefit from an economic or real estate ripple effect?» Has political leadership created an economic growth atmosphere?» Are there major transportation improvements in the works?

Don R. Campbell, president of REIN, states in the report, “Kitchener and Cambridge have once again topped our Top Ontario Investment Towns report. The presence of world-leading companies such as Microsoft and Google attest to the R&D capabilities and significant competitive advantage the region has to offer. Major transportation improvements over the next five years will entice even more businesses to locate within the region as commute times and inner-city congestion are reduced. In-migration is strong, average incomes are strong, the available older housing stock is there and overall job growth continues. The two communities will remain part of the ‘economic Alberta of Ontario’ in the foreseeable future.”

EMPIRE COMMUNITIES HONOURED FOR ENERGY STAR-QUALIFIED HOME MILESTONE

Empire Communities has reached the milestone of having achieved 1,000 Energy Star-qualified homes at its master-planned community of Wyndfield in Brantford. Paul A. Golini Jr., Empire Communities’ executive vice-president and co-founder, recently received recognition from EnerQuality on behalf of Empire Communities, the largest Energy Star builder in Southwestern Ontario.

At the builder’s Wyndfield community, EnerQuality President Corey McBurney presented Golini with a plaque signifying the company’s 1,000 Energy Star-qualified home milestone in Wyndfield and the builder’s commitment to its homeowners and the community of Brantford through its high performance and energy-efficient homes.

Golini addressed the recognition and what it really means for the company’s homeowners, who place trust in Empire Communities and Energy Star. “The purchase of a home is the single largest expense most of us make in our lives,” said Golini. “By choosing an Energy Star home, homeowners can make energy efficiency part of their lifestyle.”

John Godden, CEO and founder of Clearsphere, which inspects and certifies homes based on Energy Star standards recognized the importance of the Wyndfield homes on the environment. “For the next 100 years, each house here that’s Energy Star is going to have an active impact on our atmosphere in reducing the environmental impact of climate change,” said Godden.

Godden also shared statistics on what 1,000 Energy Star homes will save the equivalent of in greenhouse gas, including 317 passenger vehicles, 62,777 propane cylinders

for home barbecues and 641,756 litres of gasoline consumed. Also in attendance was the Mayor of Brantford Chris

Friel and Phil McColeman, MP Brant, who both recognized the positive impact Empire Communities and the Wyndfield master-planned community has had on Brantford.

“Empire Communities has transformed this part of our community into one of the most desirable and one of the most beautiful areas of the city,” said McColeman.

For more than 20 years, Empire Communities has been building in Southwestern Ontario, where it built its first home and has created several communities. Empire Communities first began building homes to the Energy Star-qualification as a standard in 2007. Energy Star-qualified homes are carefully designed and built to be a minimum of 20 per cent more energy efficient than those built to minimum provincial building code standards, which results in reducing energy bills and promoting a healthier living environment.

There is no shortage of benefits afforded to homebuyers who opt for Green building features in their new home. And make no mistake: it is far more cost effective to implement energy saving features in a newly built home than to retrofit an existing house. This creates a unique point of distinction for today’s new homes as compared to those built as recently as five or 10 years ago. Green technology and its implementation has come a long way, providing homebuyers with an unprecedented wealth of opportunities to reduce their carbon footprint while enjoying significant savings in their utility costs. INSULATION One of the most important Green upgrades to consider when buying a new home is proper insulation. Heating and cooling can account for nearly half of your home’s energy consumption. Proper insulation will ensure the expensive energy that’s heating and cooling your home isn’t escaping through the windows or roof. To make your home even more of an insulated fortress, you may also consider upgrading your weather stripping and sealant around the doors and windows. GEOTHERMAL Many of today’s premier builders are pioneering the shift to geothermal energy in their new home and condominium developments. Using 30 to 60 per cent less energy, running quieter and requiring less maintenance than typical HVAC systems, geothermal systems use a loop of underground water piping to transfer heat from the earth below where its cooler to your home. SOLAR PANELS Solar panels have long been an attractive way to reduce the energy consumption of a home. A solar electric system compares very favorably with other home improvements in percentage of cost recovered, particularly

as electric rates rise. In addition to the energy savings, solar panels constructed with the home’s esthetics in mind can have a visible and positive impression on future homebuyers. They can literally see this is a Green energy home, providing long-term benefits for them as well.WATER HEATERS Many consumers tend to overlook the expense of heating water for their daily needs, even though up to 20 per cent of each household’s energy budget goes toward it. Tankless water heaters offer increased efficiency with no decrease in comfort or convenience for homeowners. Instead of a large 50 to 60 gallon tank that heats and stores the water, tankless water heaters use extreme heat to raise the water temperature as it passes though the pipes, resulting in instant and continuous hot water. Tankless heaters last approximately twice as long as traditional tanks and provide energy savings.  APPLIANCES With newly-built homes, everything is new – including home appliances. Kitchens are outfitted with new refrigerators, ovens and dishwashers, often from a series of design options the consumer controls. Most reputable builders are offering Energy Star appliances in their design centres, helping customers select attractive and energy efficient appliances. Wisely investing in upgraded appliances will also help to increase the resale value of your home, too, since appliances can be a major focal point for homebuyers.MISCELLANEOUS Something as simple as having a ceiling fan installed to circulate warm air from the ceiling to the floor can actually save you 10 per cent on your heating bill.

Excess space in homes no longer has the appeal it once had. Smaller homes that eliminate wasted space with formal living rooms and/or media rooms that are connected to the core areas resonate with today’s buyers.

For those looking to really reduce their carbon footprint when buying a new home, don’t discount walkability. The ability to stroll to parks, shopping and schools greatly reduces dependence on cars improving both personal and environmental health.

There really is no limit when it comes to finding new and innovative ways to enhance a home’s eco-friendliness. Everything from air filtration systems, to the home’s orientation to the sun and the color of the roof can constitute as Green upgrades. Options will vary by builder and the development, however many consumers will see dramatic reductions in your monthly energy bills by taking advantage of these features.

And when the time comes to sell your home, you will be able to continue to reap the rewards of today’s Green technology.

On Saturday, July 19, New Horizon Development Group achieved yet another record-setting result with its Phase 1 release of Waterfront Trails Coastal Condos and Towns. Stoney Creek extends from the shores of Lake Ontario to above the majestic Niagara Escarpment with the QEW right at their doorstep. It is located within 30 minutes of downtown Hamilton and St. Catharines, less than a one-hour drive from Toronto and the U.S. border. Businesses and residents enjoy the ideal mix of a small town, community lifestyle, while maintaining easy access to several major urban centres.

In addition to small-town atmosphere, the town is part of the Gateway to Niagara, offering much more than meets the eye. It is one of the many towns and villages that comprise the Niagara region, an area of 1,800 sq. km. that forms a peninsula of land between Lake Ontario and Lake Erie with a total population of about 432,000.

With many on the move to new-home communities in Stoney Creek, the secret is out. Niagara’s grape industry produces more than 48,000 tonnes per year. New wineries are an example of the region’s ongoing expansion in overall agricultural and food processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route that has been posted from Stoney Creek to Niagara Falls, connecting 30 of the area’s 70 wineries offering tours and tasting. Hundreds of thousands of visitors tour this scenic route annually. The wine industry employs more than 5,000 people in wineries, retail, and as suppliers and growers.

West Lincoln Memorial Hospital is located in Grimsby and serves 60,000 citizens in town and adjoining municipalities and is also the largest public employer. Larger hospitals with expanded services and facilities are located in nearby St. Catharines and Hamilton.

When Gabriele DeSantis first approached Habitat Hamilton about entering into a partnership to build a home under the program’s model, no one expected the cycle of change that this partnership would start. Now, two years later, Homes by De Santis is once again stepping forward to make a difference.

Reflecting on what this has meant to the family, the Den Bestin family commented, “Normal. When your ‘home’ threatens the safety of your family, normal is all you want, normal is finally what we have. Coming home is no longer a source of anxiety; it isn’t even a thought any more. It is simply a welcome part of our everyday life, as it should be.”

In 2012, Homes by De Santis completed a simple four-bedroom home, calling in his various trades’ people, in les than 50 days. It is now home to the Den Bestin family, whose five children thrive in the security of a home.

When asked why Homes by De Santis was so passionate about this cause, Gabriele DeSantis said, “We at Homes by DeSantis are committed to helping families achieve homeownership. We were proud to be the first builder in Hamilton to join Habitat for Humanity, and to come together for this common cause. It’s a great day to celebrate with the Den Bestens, as it has been two years since they moved into their brand new home. In continuation of our support of Habitat for Humanity, we are pleased to present a cheque for $1,000.”

Habitat Hamilton, one of 68 affiliates in Canada, has been in operation since 1991. The goal is to eliminate poverty housing and homelessness throughout the world, making the provision of a decent shelter a matter of conscience and action. Sold to partner families at market value, with Habitat holding the zero-per-cent mortgages, the program helps families to break the cycle of poverty. Habitat for Humanity invites volunteers to work together in partnership with families in need – providing “a hand up, not a hand out.”

As Adi Development Group looks forward to welcoming residents of the Mod’rn to its new condominiums this fall, the team took the opportunity to celebrate a project milestone, topping off the final floor of the building.

“We work hard and have an intense, laser-like focus, but we think it’s incredibly important to reward successes in life. This kind of milestone tells us that we’re on track,” says Tariq Adi, CEO of Adi Development Group.

Enjoying some of the region’s most-loved flavours, local food trucks Johnny Blonde, Dirty South and the Gelato Spot served up lunch for the entire team.

“We wanted to get everybody together, people don’t realize this, but there is a huge team effort involved to bringing buildings to life. Everybody who has worked on this project has been instrumental to its success, especially the team working on the construction: they are truly superheroes. Our hats are off to the team,” says Saud Adi, COO of Adi Development.

The event was an opportunity for the team to reflect on an ambitious idea that has turned into reality. When designing the Mod’rn, Tariq and Saud Adi set out to offer Burlington buyers a new type of product, one that reflected its increasingly metropolitan population and thriving urban culture.

Commenting on a broader market trend, Tariq notes that as modern, young families continue to adopt a more active urban lifestyle, they are seeking alternatives to traditional suburban homes.

“I see a major change in housing and how people live, when you think about sustainability and what is attractive to buyers. We’re moving away from

sprawling lowrise, to a lifestyle where everything is walkable and close by,” says Tariq.

Mod’rn launched as Burlington’s fastest selling project, answering a previously untapped demand for boutique lifestyle condominiums in the city. “It turns out our enthusiasm was contagious: the project was a big hit,” says Tariq.

The building’s striking modern façades play dark iron brick, against wood panels and natural stone with a dynamic canopy framing the boutique entrance.

Mod’rn’s rooftop amenities offer an urban retreat for lounging and socializing, with fireplace lounges, barbecues and outdoor dining areas. Indoors, the stylish entertainment space is designed for parties and private dining.

“It feels great to see this project come to life and it’s just one of many to come. We’re just warming up,” he says.

DESIGN AND ARCHITECTURAL EXCELLENCE

on display from RAW

What would it look like if you deconstructed all of the colourful buildings that make up Toronto’s ever-expanding skyline? Known for its award-winning contemporary midrise projects across Toronto, internationally recognized RAW infiltrated an 11,000-sq-ft. storage locker in the city’s trendy Junction neighbourhood to find out. A cavalcade of installations were custom built to fill the industrial space for RAW’s annual design and architecture celebration.

Each year, RAW hosts hundreds of key players, influencers and guests from Toronto’s design and architecture community, exploring ground-breaking themes in urbanism and architecture. This year, RAW invited the industry to get up close and personal with the building blocks of the city with its seventh annual event, RAW Material.

Entering the sweeping industrial space, just off the rail-path in the trendy Junction neighbourhood, guests were encouraged to rediscover the materials that have created Toronto’s famously expanding skyline, met with a collection of large-scale installations that overwhelmed the senses. RAW’s studio crafted a playground of interactive pieces to demand reconsideration of the most basic building materials: wood, masonry, glass, metals and even fabrics.

“In the design and builder community, we spend our days obsessing over how to manipulate these resources to create structures for our clients and the culture at large,” says Roland Rom Colthoff, director of RAW. “We wanted to create an atmosphere where people will have the opportunity to play with these building blocks – let their imagination run wild like when they were kids.”

A residential neighborhood hung from the ceiling, illuminated to invite guests inside. Oversized, glass cases became a canvas for glowing inked contributions from attendees. Common two-by-four was reimagined to become a spiral jungle gym with an interior hideout. Metallic fabric provided a striking backdrop for celebrity DJ Alex Merrell, whose client-list includes Louis Vuitton and Armani.

Sublime Catering chef Michael Tong crafted a menu that draws inspiration from the RAW theme with provocative dishes prepared using the “raw materials” being celebrated: cedar smoked trout; crepe roti cooked on a large slab of iron; three types of Mongolian hot pots cooked in oversized glass; and freshly made warm ricotta hung from architectural fabric.

“We really wanted to demonstrate all the ways these deceptively common materials interact with our everyday lives. The applications are endless,” says Colthoff.

Everything in the space was custom built, emphasizing the flexibility of the materials. Heaps of scrap metal and three-thousand bricks became the mortar for a cocktail station featuring old school Victoria Sprits and Fentimans tonic cocktails, as well as a selection of beers from Nickel Brook Breweries and Ontario Wines.

Target Corp.’s 2013 expansion into Canada – and subsequent retrenching this year – represent an important exercise in economic and community development. � e U.S. retail giant announced in 2011 it was moving north with a $1.8-billion acquisition of up to 200 Zellers store leases, with most of the initial openings coming from renovating existing Zellers locations.

While the expansion may not have gone quite as planned, with Canadian consumers not exactly enthralled with Target’s product off erings and pricing strategy, there’s no question the move will continue to have a signifi cant impact on the Canadian retail landscape – particularly as the company builds greenfi eld outlets in new locations.

Wal-Mart also recently announced plans to spend $500 million completing 35 supercentre projects over the next year. � e U.S. retailer says it will spend more than $376 million to build, expand, relocate or remodel stores, as well as invest additional funds on operational improvements.

For homeowners and prospective homebuyers, this is all good news – and a very good reason to pay attention. Such major retail developments are a signifi cant infl uence on land development and housing.

When the likes of Target, Walmart, Costco and other major players set up shop, particularly in a new location, it’s a good sign an area could be on the upswing.

Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for builders and, of course, prospective homebuyers. � ese features are among the key determining factors to enjoying your home while you live there, as well as for potential resale value in the future.

Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. � ese companies make careful, long-range and well planned-out decisions in lockstep with municipalities and developers, based on hard data, research and demographic information.

� is is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or
