//EDITOR’S NOTE
For homeowners, when someone says your home is drastically overvalued, naturally, you worry. If you’re a prospective homebuyer, such news might cause you
to delay your purchase or otherwise change plans. ¡ e problem is – who and what to believe? One source
is saying Canada’s housing is overvalued by 60 per cent, another says by 30 per cent, and another still saying that it’s all just right.
“Far too many foreign economists try to make overly simpli¦ ed statements about foreign housing markets they don’t understand enough about,” Calum Ross, mortgage broker and real estate investor, told New Home & Condo Guide.
“Canada is home to a very diverse group of people with local economics that are vastly di ̈erent,” Ross says. “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’”
Thankfully, Canada Mortgage and Housing Corp. adds some perspective in its House Price Analysis and Assessment, which provides a market-by-market snapshot by Canada’s larger centres.
The report attached a risk level – low, moderate or high – for the major cities, using risk factors of overheating, acceleration in house prices, overvaluation and overbuilding.
With Regina and Winnipeg, of all places, the only major centres earning “high risk” assessments, CMHC’s report reminds us that housing markets must be assessed on a micro level. Canada’s most expensive market, Vancouver, earned a “low risk,” while Toronto, often mentioned in conversations about overvaluation, was ranked as “moderate risk.”
Housing valuationsWho, what to believe when it comes to this key information?
Whether you’re relocating from one coast to the other or moving to your ¦ rst place out of your parents’ home, moving can be hectic, exciting
and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con¦ dence.
If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies
to ask about their services and then decide.Professional movers can do everything for you if you wish, from packing and
unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.
Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.
Happy moving!
Moving made easyDue diligence a must with this part of homebuying process

Empire Communities extends Empire Heroes Program TO COMMEMORATE 70TH ANNIVERSARY OF END OF SECOND WORLD WAR
This month marks the 70th anniversary of the end of the Second World War and Empire Communities is recognizing individuals who have served our country with the extension of the Empire Heroes Program.
“The Empire Heroes Program was launched in 2013 after marking 20 years of developing and building communities as a way for Empire to give back to these communities,” says Paul A. Golini Jr., co-founder and executive vice-president, industry
relations, Empire. The program assists those working in the hospital, law enforcement and other EMS services with purchasing a new home in neighbourhoods where Empire builds. With each home purchased through the Empire Heroes Program, Empire makes a $1,000 donation to the local hospital foundation.
“The Empire Heroes Program is open to police, firefighters, paramedics, doctors, nurses and other staff that are working in hospitals,” says Golini. “With the 70th anniversary of the end of WWII this year, it only made sense for us to extend the program to Canada’s Acting Members of the Armed Forces, Reservists and Veterans.”
On Thursday, May 14, Empire presented cheque donations to the Hamilton Health Sciences Foundation, Brant Community Healthcare System Foundation and St. Joseph’s Lifecare Foundation in the amount of $67,000, $10,500 and $10,500, respectively, as a result of the Empire Heroes Program.
These donations are a direct result of sales from Empire’s master-planned communities, including Lush and Victory in Stoney Creek, Summerlea in Binbrook and Wyndfield in Brantford.
Empire Communities is a residential builder/developer involved in all sectors of the new home building industry, including both low and highrise communities. Founded in 1993, the company has an established tradition of creating prestigious award-winning new homes, communities and amenities throughout the Greater Toronto Area and Southwestern Ontario.

Sonoma creates a perfect life-Style on HAMILTON’S
WEST MOUNTAIN
L uxury + lifestyle + location = Style, Sonoma Homes’ newest lifestyle community on Hamilton’s west mountain. Whether you’re seeking recreation, outdoor adventure or the amenities of city living, Style is set
in the heart of it all in a location that is seldom this convenient, this diverse and this perfect.
This chic collection of trend-setting townhomes is located across from a 65-acre park-in-the-planning, William Connell Community Sports and Recreation Park which will include soccer fields, football fields, a 400-metre running track, tennis courts, splash pad and walking paths. Only minutes from The LINC, Style offers quick and easy highway access to Hamilton-Burlington-Toronto, Stoney Creek and Brantford-KW-London.
For those nights and weekends at home, a short walk away on Upper James, you’ll find essential amenities such as restaurants/cafes, fitness centres, shopping and so much more. Schools, public transportation and medical services for pets and people are right there, too.
Since its recent launch, Style has reached sales of more than 60 per cent in Phase 1. These three-bedroom luxury towns of 1,475 and 1,895 sq. ft. are equally appealing to families, empty-nesters and professionals seeking style and substance wrapped in low-maintenance living.
The Sonoma Homes passion to create dream homes using a hands-on approach from design through to construction and then after care service, is a standard in the family run business. In just a few short years, Sonoma Homes has become a major name in Hamilton home building, having been awarded

2009 Community of the Year for its Pine Ridge Estates community in Ancaster, and 2013 Project of the Year for its Country Ridge Estates community by the Hamilton Halton Home Builder’s Association. Sonoma has also earned awards for Best Model Home, Best Kitchen and Best Bathroom Designs, all from the HHHBA. The skills and workmanship invested in these communities has been carried onto greater things at Style.
The Sonoma commitment ensures each home is constructed with top quality materials, expert craftsmanship and superior design as they strive to exceed provincial and national building codes. They’ve included numerous upgrades to ensure the features that make a home esthetically appealing, functional and comfortable are built into the home, not an upgrade, and are included in the purchase price. It’s the Sonoma promise of unsurpassed quality.
Style will showcase over $80,000 worth of finishes and upgrades as standard features. Each home begins with a brick, stone and stucco exterior, casement windows on upper and lower floors in an architecturally controlled neighbourhood. Inside you’ll find nine-foot ceilings on the main floor, oak staircase, gas
fireplace with custom mantle, a beautiful and spacious kitchen with an island or peninsula, granite throughout, plus six appliances, a second floor laundry and much more.
All of the extra upgraded interior and exterior features are undoubtedly important factors in purchasing a new Sonoma home, but, one of the most significant Sonoma differences at Style, is the vastly superior wall construction assembly system on the common wall dividing each unit. Sonoma Homes surpasses industry and Building Code (OBC) Standards for Sound Transmission Class (STC) by a massive 32 per cent with the highest and best STC Rating. Sonoma also gives you peace of mind by offering the new Style homeowner 100 per cent higher Fire Resistance Rating than Industry and Building code Standards (OBC).
Servicing begins this spring with closings available in early 2016. For more information, please visit the Style Presentation Centre.
The skills and workmanship invested in these communities has been carried onto greater things at Style.

Coming soon – an unrivalled new lakefront community LAKE HOUSE BY BRANTHAVEN HOMES
Far from the ordinary, but close to home, an entirely new lifestyle community is coming to the waterfront in Grimsby. Located off Casablanca Blvd. and the QEW, right at Lake Ontario’s edge, is a coveted 17.5-acre lakefront property adjacent to Branthaven Homes’ recent and highly successful Bravo-by-the-Lake community.
“This new, master-planned, residential, waterfront community includes coastal inspired beach house townhomes and a midrise boutique condo community,” says Steve Stipsits, president of Branthaven Homes. “The community has been designed around attainable lakeside living with direct waterfront access, beaches, a coastal resort vibe, fantastic amenities and stunning views.”
“Lake House will be unrivalled in all aspects of new home living,” says Stipsits. “There is no other development in the region that provides the opportunity for truly affordable lakefront homeownership. The entire community is situated on the lake, includes waterfront access and will be attainable for anyone looking to buy into a waterfront neighbourhood,” Stipsits says.
With thousands of feet of Lake Frontage, Lake House has been designed with waterfront orientation and pedestrian-friendly accessibility in mind. The Lake House site plan has been configured to take full advantage of the extensive length of the site’s Lake Ontario edge, including its dedicated boardwalk, parkland, beaches and connection to the ever expanding Waterfront Trail System.
Lake House will be ideal for those looking for a resort-inspired lifestyle with direct waterfront access, lake views and a quiet enclave of homes. All community planning concepts for Lakehouse have been considered for their easy access to the lake and the waterfront playground that surrounds the community.
Branthaven Homes will continue to respect the context of the site’s waterfront location by delivering authentic architecture and character. “Our award-winning architecture and elevation styles are always sensitive to their locale context. They are never designed in isolation or out of character,” says Stipsits. “With Beach House, Wave Condos and Bravo-by- the-Lake, our customers have come to expect exceptional architecture that pays homage to a site in which it rests, and that’s just what we will do at Lakehouse.”
From its inception more than 40 years ago as a master builder, Branthaven Homes has grown to become an award-winning visionary of stunning single-family homes, executive townhomes and master-planned communities. Branthaven homes are marked by timeless elegance and enduring value, distinctive styling and higher than industry standard features and finishes.

GRIMSBYExcellent combination of natural
surroundings and modern development
W hen was the last time you were witness to tree-lined main streets? This phenomenon, along with thriving rural areas, the Niagara Escarpment, Lake Ontario shores, proximity to Ontario’s wine region, 400 acres of parks
and expanding highway access – all define “home” for the 23,900 residents in the town of Grimsby.
To say the picturesque town is resplendent with lifestyle opportunities is an understatement. With lakeside locations and marinas, Grimsby boasts an excellent combination of natural surroundings and modern but comfortable development. Feel like a nice, quiet walk in the woods? There’s the Bruce Trail that winds along the Niagara Escarpment. In the spring, there’s the Hawk Watch, taking place at the Beamer Conservation Area. Numerous golf courses are only minutes away, as are facilities for hockey, soccer, tennis, softball, racquetball, swimming and curling.
Longtime residents as well as recent homebuyers are drawn to the picturesque settings, served by more than 100 businesses, new-home development and improving access to Hamilton and St. Catharines, and all other points around the Golden Horseshoe.
Indeed, Grimsby and nearby Stoney Creek are among the fastest-growing parts of the Hamilton region. In recent years, new condominiums have been built along the lakefront beyond the reach of the industrial Hamilton Harbour. Builders – including Branthaven Homes, Losani Homes and Bucci Homes – have attracted local residents as well as those relocating from the Greater Toronto Area, thanks to greater affordability and quick access to the western GTA. Housing growth is taking place in the townhome and detached categories.
Greenspace is abundant, with more than 40 parks totalling 382 acres of land, 23 baseball diamonds, 19 soccer fields and 27 playgrounds.
Grimsby extends from the shores of Lake Ontario to above the majestic Niagara Escarpment with the QEW right at its doorstep. Located within 30 minutes of downtown Hamilton and St. Catharines, less than a one-hour drive from Toronto and the US border. Businesses and residents enjoy the ideal mix of a small town, community lifestyle, while maintaining easy access to several major urban centres.
In addition to small-town atmosphere, Grimsby is part of the Gateway to Niagara, offering much more than meets the eye. It is part of the many towns and villages that comprise the Niagara region, an area of 1,800 sq. km. that forms a peninsula of land between Lake Ontario and Lake Erie with a total population of 427,000 (2006 Census).
With many on the move to new-home communities in Grimsby, the secret is out. The town offers quiet getaways from city living and an ideal location for commuters heading to Hamilton and Toronto or

Niagara. Housing starts remain strong, and resales are performing well. Respected builders active in the area include Branthaven Homes and Homes by DeSantis, offering a good selection of new-home communities that offer luxury condos, detached and townhome living.
Like the rest of the Niagara region, Grimsby enjoys a thriving agricultural industry employing large numbers collectively. The area along the QEW, and above and below the Escarpment, is dotted with livestock farms, orchards, vineyards and greenhouses. The greenhouse industry of Niagara boasts in excess of 18 million sq. ft. of space. Some 200 greenhouses and 75 food processing plants employ more than 6,000, with thousands more employed in related industries. Horticulture is supported by extensive training programs through Niagara College’s Horticultural Centre, The Niagara Parks Commission School of Horticulture and The Horticultural Research Institute of Ontario (University of Guelph), all of which base programs in the Niagara Region.
Niagara’s grape industry produces more than 48,000 tonnes per year. New wineries are an example of the region’s ongoing expansion in overall agricultural and food processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route that has been posted from Stoney Creek to Niagara Falls connecting 30 of the area’s 70 wineries offering tours and tasting. Hundreds of thousands of visitors tour this scenic route annually. The wine industry employs more than 5,000 people in wineries, retail and as suppliers and growers.
West Lincoln Memorial Hospital is located in Grimsby and serves 60,000 citizens in town and adjoining municipalities and is also the largest public employer. Larger hospitals with expanded services and facilities are located in nearby St. Catharines and Hamilton.
For culture, the September Art Festival and the Grimsby Art Gallery lure hundreds of artists and craftspeople, and thousands of visitors from all over Ontario and the U.S. to view the work of some of Canada’s most outstanding artists.
From its roots as a service centre to thriving agricultural industry, Grimsby has become a preferred locale to live and do business in Niagara.

June 30 is the busiest moving day of the year. If you’re planning to move on that day, it is time to book your mover now.
Two Men and a Truck - Canada has created guidelines to help customers make any moving day as stress-free as possible.
One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff.
In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones.
Basic kitchen items will be handy too, such as dish
detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Remember a note pad, pen, scissors and pertinent phone numbers you may need, such as utilities companies (for both ends of the move), family members, real estate agent, lawyer and cable company. You’ll also need basic tools.
Think about the first 24 hours in your new place. You’ll need linens, soap, alarm clock, a change of clothes, phone chargers, important papers and money.
Be sure that your survival items are packed into the moving van last or transported in your vehicle with you. When you arrive, you’ll be fully prepared to begin life in your new home.

Sifton Properties delivers LONDON’S FIRST NET ZERO HOME
T his past February marked the start of a very exciting new project for Sifton Properties Ltd. It was the commencing of construction on the first Net Zero home located in Warbler
Woods, a new neighbourhood in west London. This is not only a first for Sifton – it is also a first for the City of London.
A Net Zero home is a home with net zero energy consumption, which means the total amount of energy used by the building and its occupants on an annual basis is roughly equal to the amount of renewable energy created by the solar technology on the roof. The Ontario Building Code is moving towards the goal of having all new

SIFTON PROPERTIES | Net Zero Home at Warbler Woods
Sifton Properties delivers LONDON’S FIRST NET ZERO HOME
homes built to Net Zero standards by 2030, with Sifton leading the way.
When it’s completed, this home will look very similar to any of the other beautiful Sifton model homes. The Net Zero Home will be built as the Dogwood model (pictured), which is a 1,913-sq.-ft. bungalow. Looks will be deceiving, however, as this home will be jam packed with cutting edge Green and energy efficient technologies and it will be built with innovative construction techniques. Many of these products and techniques will be incorporated into the buildings across the road in Sifton’s new SMART community, West 5.
The first task faced in designing this home was to make it as energy efficient as possible and a number of changes had to be made to the standard framing and insulation details of
the home. All the exterior walls of the main floor will be constructed with two-by-six-in. wood studs, insulated with fibreglass batt insulation and three in. of exterior foam sheathing, giving it an R-value of 39, opposed to the standard two-by-four-in. (R22). The attic will be insulated to R70, whereas current code calls for R50, and the basement walls will be insulated to R27 as compared to R20. Additional, the home will have R10 foam insulation below the basement floor.
In addition to the home’s enhanced insulation levels, Sifton will also be utilizing an exterior air barrier system and extensive air sealing detailing to minimize any air leakage. As homes are made more “air-tight,” it is also critical to accommodate efficient air exchange between stale inside air and fresh outdoor air. This will be achieved through the installation of a high efficiency energy recovery ventilator, which will also balance humidity levels. Heating and cooling will be provided by an ultra-efficient air source heat pump and the domestic hot water system will include a high efficiency tankless water heater combined with a 72-in. copper drain water heat recovery pipe, which uses the hot water from a running shower to preheat the water going into the water heater. All of the lighting in the home will be LED and any appliance will be Energy Star rated.
Once the home is made as energy efficient as possible, in order to make it Net Zero, there needs to be a balance in what energy requirements there are by generating renewable “free” energy. In the case of this home, the “free” energy will be solar provided by integrated solar shingles. Solar shingles generate power in a similar fashion to solar panels, but they are much more attractive in appearance. By installing these shingles on both sides of the roof, a 10 kW solar array is created, which will be tied into the grid, allowing electricity generated to be sold back to London Hydro.
While Net Zero focuses on the energy efficiency of the home, Sifton also plans to incorporate a number of Green products including; a rain water harvesting system that uses rain water for irrigation and to flush the toilets in the home; ultra-conserving plumbing fixtures; environmentally friendly finishes such as flooring and cabinetry that are manufactured from recycled materials and are low in harmful VOCs.
These products along with the Net Zero features will make this a truly “SMART” house! Stay tuned to sifton.com as plans for the Grand Opening are set for summer of 2015!
The Ontario Building Code is moving towards the goal of having all new homes built to Net Zero standards by 2030, with Sifton leading the way.

MATTAMY’S WILDFLOWERS A most attractive way
to live in Kitchener
A lush forest bordering the community reveals how Wildflowers got its name. Spring is an ideal time to discover Mattamy’s master-planned community. Master-planned means the greenspaces, parks, playgrounds,
plus walking and bicycling trails that complement the neighbourhood were all thoughtfully considered as a whole. From its inception in 2013, Wildflowers continues its successful growth. You can still discover a selection of affordable townhomes and detached homes in a variety of configurations for any-sized family.
Mattamy was recently named the 2015 GTA Builder of the Year for an unprecedented sixth time, by the Building Industry and Land Development Association (BILD).
With the new season comes good news for anyone insistent on excellent credentials. For the second year in a row, Mattamy was named BILD’s Builder of the Year. History was even made, as this was the sixth time the company was so honoured, a feat no other builder has ever accomplished. Mattamy’s high ranking comes largely from its homeowners who clearly respond to how Mattamy approaches home and community design.
When you tour a Mattamy home, take note of how spacious living will make you feel. Appreciate the open sightlines and optimized living areas inside, plus the

friendly and generous design touches outside. Many homes here in Wildflowers feature an inviting front porch, an often overlooked element of modern homes. This simple aspect gives a home a platform from which neighbours can greet one another and comfortably enjoy casual company. Wildflowers homes are also designed with large windows to allow more cheerful, natural light to stream into your life.
BEAUTIFUL HOMES ARRANGED WITHIN BEAUTIFUL COMMUNITIESMany of the Mattamy design cues are inspired by the small, historical towns that populate the Ontario landscape. A variety of exteriors allows each street to look unique, so the entire neighbourhood feels fresh. Homes are as individual as the families they welcome. In fact, there are no identical homes situated next to one another. Since opening day, Wildflowers has been well received for the style and intelligence of its home- and neighbourhood-planning. Streets and features are created to allow best use and effortless ease
of passage. The home interiors, too, are thoughtfully designed to offer optimal usability and greater possibilities for furniture placement.
Today, four professionally appointed model homes allow a delicious sampling of how sublime life here can be. See why so many of your future neighbours have already picked Wildflowers.
Townhomes are priced from $234,990 and detached homes from $312,990.

Builders give Ontariobudget 1.5 thumbs up
Home builders in Ontario have given the 2015 Ontario budget the thumbs up – citing infrastructure investment that is ultimately good news for homebuyers.
In the Ontario budget released on April 23, the province committed to the largest public infrastructure investment in Ontario’s history – more than $130 billion over 10 years.
HIGHLIGHTS INCLUDE:» $31.5 billion over 10 years for Moving
Ontario Forward — about $16 billion in transit projects in the Greater Toronto and Hamilton Area (GTHA) and about $15 billion in transportation and other priority infrastructure projects outside the GTHA.
» $11.9 billion in 2015-16 on infrastructure, such as roads, public transit, water systems, hospitals and schools.
Along with reducing gridlock, new transit projects should support the province’s investment-ready communities initiative and the creation of new housing and employment centres, says the Ontario Home Builders’ Association (OHBA).
“People need better transit options,” says OHBA president Vince Molinaro. “ e province’s massive transit
investment should support the creation of transit-supported communities across Ontario. Building complete communities along those transit lines makes sense and will provide new housing and employment options, and choice where people can live, work and play.”
e next step is for municipalities to support this provincial investment by creating land-use plans that generate the ridership necessary to support long-term operations for transit infrastructure, OHBA says. In the past, the association has recommended provincial funding be directly linked to a municipal requirement to immediately update the land-use planning and zoning in those transit corridors. e province must ensure that there are strong municipal requirements to align all transit investment with land-use planning by requiring appropriate density zoning along those corridors.
“ e provincial investment in transit is a golden opportunity for municipalities to create investment-ready communities,” says Molinaro. “In the past, municipalities have failed to do that work, leaving developers and builders to ght for appropriate intensi cation in those transit corridors. It doesn’t have to be this way; municipalities must modernize zoning and create transit-supported communities to fully maximize the provincial transit investment announced in today’s budget.”
It’s a good budget, but not quite deserving of two full thumbs up.
OHBA CEO Joe Vaccaro points out that certain tax credits need to be adjusted to re£ ect rising home values – in particular, the 2009 HST New Housing Rebate.
“ e current provincial threshold is $400,000, but with the cost escalation in new neighbour taxes and housing prices, the threshold should be adjusted every ve years to support housing a ̈ordability for new-home buyers.”
