Extra-Care Housing – what is it?

- Well designed self contained accommodation – mainly for older people.

- Can provide on-site facilities (e.g. Cafe, doctors, hairdressers etc) which are available to the local community

- On-site 24/7 care team – to provide support and care for a range of needs complemented by on site scheme management service

- An alternative to (more expensive) residential care- Can be for rent or for sale

Need and Demand

- Census figures – 2001-2011 show a 6% reduction on the over 65 yrs living in Salford.

- Predictions to 2018 suggest an increase in the number of single person households over 65 yrs (3400 more) but still less than other neighbouring LAs

- General population changes include people are living longer (more 80 yr +).

- Council aspire to deliver 160 additional units (3 schemes) in short to medium term.

New Schemes

New Schemes:

- Potential private sector led scheme – in Monton by McCarthy and Stone to deliver 48 apartments. Looking to start on site April ’14

- City West developing Amblecote Gardens – 66 new apartments, communal lounge and cafe, hair salon, care team – currently on-site.

- Salford Precinct – 60 units to be developed by Together Pendleton- planned for Phase 4 -

Potential opportunities

• Over five years from 2013/14, the Department of Health is making available £160m capital funding for development of specialist housing to meet the needs of older people and adults with disabilities (outside of London)

• July 2013 - 86 providers allocated £101m to develop more than 3,000 affordable homes for older people and adults with disabilities or mental health needs.

• Further funding rounds may be available, including mixed / for sale schemes.

• Supported accommodation framework being developed which will be utilised to select developer partners for extra care.
