The original 2002 sq. m. Building (steel column, steel beam structure) was constructed in 1963. In 1967 a 754 sq. m.(steel column, steel beam) addition was added and a further addition of 381 sq. m. using load bearing masonry steelbeams and metal deck was added in 1986 when renovations took place to various rooms. In 2010 a portableclassroom with a permanent corridor were added to the Northeast corner of the building. The current total gross areais 3 267 sq. m. This building is in good condition and has an excellent atmosphere for teachers and students. Because of building area and the exposed wood roof deck to the 1963 and 1967 building, the early construction doesnot meet current Code. The 1986 addition is separated by a fire wall and meets Code. There is no assist main entry door or barrier free washroom.

General Summary:

Structural Summary:The original school (1963) and additions (1967 and 1986) are built on reinforced concrete strip footings and foundationwalls. The 1963 and 1967 building has steel columns supporting steel beams with a cedar roof deck. The 1986 additionhas load bearing concrete block masonry walls, supporting steel roof beams and metal deck. All floors are concrete slab on grade. The structure of the building is in good condition.

Envelope Summary:The exterior walls of the original school (1963) and addition (1967) are of brick veneer, have no cavity air space, with25 mm rigid insulation and 150 mm concrete block. Presence of a vapour barrier is not known. The roof consists of 100 mm nominal cedar deck and 50 mm rigid insulation and modified bitumen roofing (1999).There is no continuity of air barrier between roof and walls. (1963 and 1967) The foundation system has 25 mm rigid insulation on the inside face and a cold thermal bridge at floor level. (1963and 1967) The 1986 addition walls have brick veneer, 50 mm air space, 50 mm rigid insulation, vapour barrier and 200 mmconcrete block. The roof is modified bitumen (1999) on 12.7 mm fibre board, tapered rigid insulation (minimum 100 mm thick), vapourbarrier, 12.7 mm rigid wall board on a metal deck. 50 mm rigid insulation on vapour barrier is incorporated to thefascia canopies. There is no apparent visual breakdown to the building envelope, although insulation values are very low on the 1963and 1967 sections and the vapour barrier is not continuous and may be non-existent. However, this School shows no signs of envelope problems, although the building is not energy efficient.

Interior Summary:Floors to corridors vary between sheet vinyl and vinyl composite tile. Exit lobbies have 150 x 150 mm quarry tile andbase. Classrooms have combination sheet vinyl (or vinyl composite tile) and carpet. Public washrooms have newfinishes, and change rooms have 50 x 50 mm ceramic tile, all of which are in good condition. The gymnasium has a basket weave wood parquet floor on concrete which needs re-finishing or replacement.Administration areas are a combination of carpet and vinyl composite tile. The carpet areas to teaching spaces need

replacement. Walls are painted concrete block with minimum gypsum wallboard painted. Walls to washrooms are glazed brick withsome 150 x 150 ceramic tile to urinal wall. Some of the 150 x 150 mm ceramic tile needs replacement. Base generally is 100 mm rubber, with wood painted base to gymnasium. 75% of the baseboards in this School areloose, missing and damaged and need replacement. Ceilings - T-bar ceilings generally good, but the 300 x 300 mm ceiling tile on deck is falling off and is combustible. Generally the interior finishes in the School are good, except the classroom millwork, base generally and carpets toteaching areas need replacement.

Mechanical Summary:The building is heated by two boilers supplying fin perimeter radiation cabinets, unit heaters and air handling unitsheating coils. Boilers along with all associated accessories have been replaced in 2010. Ventilation system consists of three indoor air handling units installed in 1963. All air handling units are in poorcondition and require replacement. One gas fired high efficiency domestic hot water tank was replaced in 2010. Plumbing fixtures were upgraded in 2004 and 2010. Control system is pneumatic and DDC. Except ventilation system that is in poor condition and require replacement remaining mechanical system componentsare in good condition.

Electrical Summary:The facility was originally built in 1963 and there has been no major upgrading since then. The main service is120/240V, 1 phase, 3 wire and rated 400A; The service is underground fed from pad mounted transformer. The fluorescent fixtures are T-8 lamp fluorescent with electronics ballasts. The T-5 fluorescent fixtures are used ingym. All fire alarm, intrusion, telephone and Public address and Music systems meet current facility requirements. The overall rating for the facility shall be "Acceptable"

The main service is fed from an on site pad mounted transformer. The main distribution is rated at 400A, 120/240 Volts, 1phase, 3 wire, and is complete with an 400A fuse disconnect. The distribution section is complete with feeder breakersthat are adequately identified and there is no spare space for future addition. It is very hard to find replacement circuitbreakers.
