Earl Buxton Elementary School was constructed in 1990 and two, 4 classroom pods were added in 1993. The schoolis connected by a corridor to the adjacent Community League building but has independent mechanical and electricalsystems. The building has masonry and EIFS cladding, a partially flat and partially slopping roof and is one storey in height witha mechanical mezzanine. The original building is approximately 3115 sq. m. and the pods approximately 442 sq. M. each, for a total area of3999 sq. m. The Alberta Building Code designation for the building is Group A Division 2 - School, One storey, Non-combustibleand Unsprinklered. The school has programs for students from Kindergarten to Grade 6. A building comprised of two "Modus" manufactured units was installed south of the school in 2010 and is occupied bya YMCA Child Care program. This facility is not included in this evaluation and has separate mechanical and electricalsystems.

General Summary:

Structural Summary:The original building has slab on grade, perimeter concrete grade beams on piles, steel framing and concrete block walls.The pods are premanufactured units on a ventilated crawl space, perimeter concrete grade beams, concrete piles andglulam floor beams and a steel roof structure. The condition of the structural system is acceptable.

Envelope Summary:The building has a flat, steel roof deck with a standard built-up roof assembly as well as sections of slopped metal roofover the gymnasium, clearstorey and skylight elements. The predominant cladding is an Exterior Insulation and Finish System with concrete block and brick at the lowerportions of exterior walls on a block or steel stud back-up. Windows are sealed units in aluminum frames and doors are steel in pressed steel frames. The condition of the building envelope is acceptable.

Interior Summary:The school has concrete block and steel stud walls with paint or vinyl finish; suspended acoustic tile ceiling system inthe Administration area, Staff Workroom and Staff Room; exposed metal deck in most other areas; vinyl floor finish inclassrooms, washrooms and Staff Workroom; carpet in Administration, Library, Staff Room, classrooms and LearningStudios; drywall ceiling and ceramic tile flooring in Washrooms; wood strip flooring in the Gymnasium. The interior systems are in marginal condition.

Mechanical Summary:Two (2) natural gas fired copper tube hot water boilers provide the heating for the school. Radiation along the schoolperimeter is supplied with hot water and to heat exchangers that transfer heat to a water/glycol solution which issupplied to the heating coils in the heating and ventilation units. Heating coils in the ductwork provide zone control forthe occupied spaces. Domestic water is heated with a natural gas fired hot water heater. Mechanical building systemsare controlled with pneumatic controls and a DDC system monitors the systems and provides energy management.The entire building is sprinklered with a wet sprinkler system. Dry chemical fire extinguishers are located in corridorsand areas of potential fire hazard throughout the school. Two items which need to be addressed are (1) theoverheating problem in the electrical/server room and (2) the unpainted gas line on the roof.

Overall, the mechanical systems condition rating is: Good.

Electrical Summary:Service is 800A, 120/208V, 3 phase, 4 wire from a pad mounted transformer to the Service and DistributionSwitchboard with 800A main breaker and distribution breakers ranging 70A - 400A feeding branch circuit panelboardsthroughout the building and a 4-section motor control centre in the Upper Mechanical Room. Lighting is predominantly fluorescent of the standard magnetic ballasts and T12 lamp type and compact fluorescent.Metal halide is used in the Gymnasium and in the atria. Exit lights are the LED type. Emergency lighting is providedby battery packs with integral and remote lighting heads. Exterior lighting consists of wall and recessed mounted highpressure sodium fixtures, decorative pole lights in the front and high masts in the parking lot, photoelectric cellcontrolled with manual override. The single stage, hard wired fire alarm system, with its audio only signaling devices, remains from the originalconstruction. The intrusion detection system is new and uses passive infrared motion sensors throughout.Communication systems include telephone, public address and intercom, cable television, local area network and FMclassroom sound system. The overall condition of the electrical systems is Good.

The foundations for the pods are 200mm x 600mm concrete grade beams on 410mm diameter concrete piles 5 and 8metres long.

Typical floor is a 130mm concrete slab-on-grade with a 6mil poly vapour barrier. The vestibule at the pods is a 100mm concrete slab on grade with a 6 mil poy vapour barrier,

The pods have a ventilated crawl space with uninsulated grade beams and a sand floor. The space is accessed by floorhatches in the mechanical rooms. The floor has batt insulation in the joist space with plywood sheathing top and bottom with a polyethelene air/vapourbarrier under the floor sheathing.

The lower portion of the gymnasium walls have 90mm concrete block, air space, building paper, plywood sheathing, Zbars, 75mm rigid insulation, full-bed adhesive, 200mm concrete block. The lower portion of other walls have the same construction except with batt insulation in a steel stud assembly withgypsum board on the interior instead of the concrete block and rigid insulation. Bricks are used as contrasting features in the form of soldier or rolock courses at the base of the block or aroundopenings or as cladding to the columns supporting the canopy.

Except where there is masonry cladding, Exterior Insulation and Finish System is the typical wall finish (assumed). There is hairline cracking of the EIFS on the west wall of the Gymnasium. This should be monitored for furtherdeterioration.

The EIFS has vertical and horizontal control joints throughout.

Electric thermostats control the fans on unit heaters and fan cabinet heaters.

Instrument air is provided with a Honeywell compressor package for pneumatic controls in both the 1990 and 1993sections. Two (2) Model 220 air compressors are mounted on a horizontal air receiver. Each compressor is driven with a0.56 kW motor. Instrument air is dried with an electric air dryer.

A DDC system monitors the major mechanical building systems and provides some energy management features.

The fire alarm system is a single stage, hard wired system (Pyrotronics System 3) with 15 detection zones and 1 signalingzone. The control panel is located in the General Office and an annunciator at the main entrance. The system usesmanual stations, heat and smoke detectors as detection devices and audio (bells) signaling devices. The system is interconnected with the systems in the Community League and the Child Care Centre (2011 Portables).

The intrusion detection system is a MaxSys system by DSC with the control panel located in the original security cabinetin the Custodian's office.
