Estate Manager

Dear Residents of Irene Glen Estate,

Warmest of greetings from the HOA Office!I trust that you are all doing very well as we have just about arrived at the halfway mark of the year 2016. The month of June has seen the temperatures drop drastically and it is safe to say that we are finding ourselves right in the heart of winter. The Estate has been shrouded in mist on quite a few occasions – providing opportunity for some spectacular photographic moments.

Due to the cold weather, there has been a huge demand for gas supplies by the Estate Residents. We would like to request that if you have any empty gas cylinders to please return it to the HOA Office, as more gas cylinders in circulation will ensure more efficient supply to the Residents – record will be kept of the quantity and size of cylinders which Residents are returning so that they do not have to pay a cylinder deposit when they order gas.

The gas supplier has also notified the HOA of an increase, effective 1 July 2016, and the amended prices will be as follows: • 9 kg Gas : R221-40• 19 kg Gas : R476-40• 48 kg Gas : R1 180-80 • Cylinder Deposit : R400-00 (9 & 18 kg) R500-00 (48kg)• Delivery : R20-00

We are also in the process of arranging for gas payments to be added to the Levy Accounts – with effect from 1 July 2016. Please note that this option will only be available for Residents whose Levy Accounts are not in arrears. Alternatively, gas payments can be made in cash at the HOA Office; the option of an EFT payment for gas into the HOA Bank Account is unfortunately no longer available.

Green Belt

• Please purchase your Green Belt Tag at the HOA Office for R50-00, and enjoy the wonderful natural environment which surrounds the Estate. The time locks on the Green Belt Gates at 296B, across 257 and behind 226B are programmed to provide access to all Green Belt tag holders (black tags) from 05H00 to 21H00.

• Residents are most welcome to book the BOMA at the HOA Office where they will sign indemnity and be issued with a remote for the Green Belt Motor Gate next to Stand 222B. If the BOMA is not pre-booked for a weekend, Residents can also obtain the indemnity form and remote from Security at the Visitors Gate over a weekend. Please note that the black book, for the issue of Green Belt Remotes, must also be signed – confirming that the remote has been issued and returned.

Notice on Building Projects & Infrastructure

Paving in Cornwall Drive: The re-laying of paving in the middle and upper section of Cornwall Drive has been postponed again due to the scheduling of the contractor. Notification will be forwarded with regards to the dates, as soon as they are available.

Please note that the speedbumps in River Road and Hennops Drive have been painted white in order to increase visibility and encourage all motorists utilizing the Estate’s roads to comply to the speed limit of 40 km/h. Your co-operation in this regard is highly appreciated and contributes immensely to creating a safe environment in Irene Glen Estate.

The HOA Office and the IGE Directors have compiled and forwarded notices to Residents who have neglected basic maintenance requirements, as prescribed by IGE Rules & Regulations. Thank you kindly to those Residents who have responded in such a positive manner and have complied with the requirements. We trust that all IGE Residents will continue to ensure proper maintenance of perimeter fences and walls, roofs, outer walls, side walk gardens and any visible structures on your property, in order to prevent receiving a notice.

Global Waste commenced with a Recycling Project on the Estate on Wednesday 8 June. Each household on the Estate received a transparent bag and a notice explaining the details of the initiative.

Please note the following:

• The provided transparent bags, or any other plastic refuse bags, can be used forrecycling material – when a bag is put out with the dustbin, it will be replacedwith a new one.

• Only paper, glass, plastics and alluminium tins are to be placed inside the bags.• The recycle bag must be placed last inside or on top of the dust bin on the day of

collection.

The s ervice i s free of charge, but will only be sustainable if t here i s a 60% level of participation by the Irene Glen Estate Residents. The HOA would like to appeal to all Residents to support the project and ensure it becomes standard practice on the Estate.

There were only a few non-compliance reports generated in the month of June, with regards to the entrance and exit of contractors and domestics / gardeners.

Please continue to adhere to Security protocol as clearly stipulated by IGE Rules – The Biometrics Access System at the Service Gate remains the most important means of monitoring the entrance and exit of personnel, which is imperative for the Estate’s Security Measures.
