Goals of the Community StandardsCompliance with these Community Standards will help preserve theinherent architectural and aesthetic quality of the entire Lawton Road Community. It is important that improvements to property be made in harmony with, and not detrimental to, the rest of the community.

A spirit of cooperation with the ACC and neighbors will go far in creating an optimum environment which will benefit all homeowners.

By following these standards and obtaining approvals for improvements from the ACC, homeowners will be protecting their

financial investment and will help to promote improvements that are compatible with the standards for the Lawton Road Homeowner’s

Association.

Structural Improvements� Windows: Vinyl, double pane, similar design to original.

� Window Coverings: If used, must be blinds, curtains, or drapes.

� Roofs: Asphalt single, dark acceptable colors as used by original builder.

� Siding: Hardi Plank only.

� Front Doors: Similar design to original (raised panel, glass window) –See picture for example.

� Garage doors: Replacements should replicate original door, top windows (if applicable) and raised panel design – See picture for example.

� Gutters: Similar design to original. Installation of leaf / debris control systems must be approved by ACC.

� Drive Ways: Same look and feel as original including material type.

� Patios/Decks: Same look and feel as original including material type.

� Additions / Expansions: Must be approved by ACC with proper county licensing.

� Fences: See page 8 for details.

Note that it is the responsibility of the home-owner to check with the county for proper licensing required for any changes made to the home.

Structural Maintenance� Windows: Must be maintained free of cracks, chips, and dirt. Broken or

damaged windows must be repaired.

� Roofs: Must be clean of tree debris, leaves, lint, and moss. Loose or missing tiles must be replaced with similar color and quality material.

� Gutters: Must be clean of plants, tree debris, leaves, lint, and moss. Broken gutters must be repaired.

� Siding: Must be maintained free of moss, mold or mildew. Bent, bowed, and cracked planks must be repaired.

� Front Doors: Must be clean of cobwebs, flyers, and stains. All painting of front door must be approved by ACC. Cracked / broken front door windows must be repaired.

� Garage Doors: Must be clean of dirt and stains. Door must not be left open over extended periods of time. Damaged doors or doors with mechanical failures that prevent door from being used must be repaired.

� Driveways: No moss or weeds allowed in between driveway sections. Broken driveways must be repaired.

Fences� Height: 6 ft maximum height before a trellis is added.

� Location: All side fencing must not be located beyond the front wall of residence.

� Quality: Wood must be “clear” (without knots) cedar plank only. Applies to both new or replacement fences.

� Stain: If stain is used, color must be transparent or semi-transparent cedar stain only.

� Posts: Fence posts must be capped off if trellis is not added.

� Painting: Painting of fences, trellis, gates and other related structures is prohibited.

� Maintenance: Broken or damaged fences must be repaired.

Yard Maintenance� Grass: Mow with regular intervals as to maintain aesthetic look and health

of lawn. Height of lawn is not to exceed 6”.

� Landscaping: Must be maintained in good order and condition. Backyards must be kept clean of all trash and maintained in a manner that presents a pleasant environment to surrounding neighbors.

� Weeding, Edging, Pruning: As needed to keep landscape clean and healthy. Sidewalks should be swept clean of grass clippings and/or other debris.

� Weed Control:1. Lawn: Weeds, moss, yard mushrooms, etc., should not exceed

grass height (see above).2. Beds: Must be free of weeds, moss, yard mushrooms, etc.

Exterior Paint� Encompasses siding, trim, doors, gutters and any exterior structures that

can be seen from the street.

� All painted surfaces must be maintained as to avoid cracking, fading or peeling paint.

� Paint exterior must be free of moss, mold and mildew.

� Best efforts should be made to match the original paint colors and color combinations used by the builder.

� All paint are to be flat, exterior paints, except in the case of doors and shutters.

� Garage doors are to be the same color as the siding or trim, unless otherwise requested and approved by the ACC.

� All window trim and wood and metal area surrounding window is to remain white except where originally painted a different color by the builder.

� ACC approval is required for any alterations.

Trash/Recycle cans, pallets and other

containers

� Bins must be stored so they are not visible from the street:

� Ideal spot-garage.

� Hidden behind a fence or shrub.

� All bins must be returned to storage location no later than 24 hours after trash is picked up.

� If trash collection is postponed due to weather conditions, bins must be returned to storage location within 24 hours of scheduled pickup. (see Waste Management website http://www.wm.com/ - in the event of inclement weather, they normally don’t pick up garbage the next day –they allow for twice the pickup on the regularly scheduled service for the following week)

� Freight containers/pallets- not permitted in front of house or area that blocks street or prohibits emergency vehicles flow.

� Waste Management dumpsters- temporary use to be considered by ACC.

Outside Structures� Sheds: Must be constructed of wood or a composite material. They may

be painted the color of your home or stained a transparent or semi-transparent cedar color. All sheds or outside structures must be approved by the ACC.

� Play structures: Swing sets and other playground equipment are permitted within the boundary of a homeowner’s backyard. Toys and bicycles may not be stored in the front yard or on common property.

� Air conditioner units / compressors: Location must be approved by ACC.

Other Misc� Signs: For Sale Signs: one professional sign per dwelling permitted.

Business Signs: Signs advertising a business are not permitted.

Security Signs: Non advertising security system signs are allowed on owners property.

Political signs: Reference Revised Code of Washington.

Garage Sale Signs: must be removed at the end of last day of sale.

� Donations- donated items may be placed outside residence the day of scheduled pickup. Containers must be clearly marked. Any itemsremaining after one day must be moved back inside residence.Items labeled “Free” and left outside property are prohibited.

� Flags and flagpoles-reference Federal Flag Code.

� Holiday Decorations- All holiday decorations must be removed within 30 days of that particular holiday or celebration. Consideration of neighbors should be exercised when decorating for any occasion. Holiday decorations may not include any audio that can be heard beyond the limits of property.

REQUEST FOR APPROVAL FOR EXTERIOR HOME IMPROVEMENTS

Planning an outside home improvement project? Do you want to:• Change the color of your home?• Build a fence or deck?• Install new rockery or masonry in your yard?• Attach a trellis to the side of your house?• Construct a storage shed?• Replace the roof?• Plant a larger tree?• Add to your driveway?

Changes like these (and more) in Lawton Road Homeowner’s Association require a 30-day in-advance review by the ACC and approval by the Board. If you have questions about whether your home improvement project needs approval, consult with the Association CC&Rs or ask any Board or ACC member.

A copy of the application will be given to every homeowner or you may obtain one from our website @ lawtonroadhoa.org or you may request one by mail:

Fill out the form completely and submit to [email protected], or by mail or deliver to any board member. Once the completed form is received the ACC will review the application. After the ACC reviews the request, a recommendation will be made to the Board, then the Board will notify the resident of decision.

If the project in question falls outside the CC&Rs the ACC could need up to 30 days to make a final decision. Also, Lawton Road Homeowner’s Association (LRHA) is not responsible for inquiring about county codes or permits, for that is the homeowner’s responsibility. Please refer to Snohomish County direct for county guidelines and regulations for projects that need to confirm to county law and regulations, www1.co.snohomish.wa.us

Inquiring About ACC ApprovalsHomeowners in LRHA are entitled to receive information on an individual project within the community that has been approved by the ACC. For instance, a homeowner may wish to know whether a project has been approved and to view details of a neighbor's project.
