When the offi ces are vacated, C-Bus will automatically turn lights off aft er a timeout period set in the control and monitoring soft ware.

Low traffi c areas do not need to be permanently lit. Use C-Bus occupancy sensors to light up those areas only when needed. If a staff member is working back late, C-Bus occupancy sensors will automatically override any preset program to provide safe pathway lighting.

Th ese rooms are all controlled by C-Bus to create preset lighting

modes that complement natural light levels, timers that automatically close lights in unoccupied areas to save energy and reduce power bills. Th e project was recognised by winning the 2008 MBA VIC award for Best Sustainable Project.

Powerful medicineTh e new fi t-out for Janssen-Cilag, the pharmaceutical arm of Johnson & Johnson in Sydney’s North Ryde business park, is a remarkably innovative approach to issues of light, transparency and offi ce lay-out.

Moving into brand new premises provided the opportunity to create an employee friendly work environment, while maximising energy effi ciencies. Th e building design featured spacious glazed corner winter gardens on each fl oor, as well as 3.6 metre fl oor-to-ceiling glass façades on the southern side. With this degree of natural light, having lights on throughout the day would not only be pointless, but also a waste of energy. So it made sense for the Janssen-Cilag fi t-out, designed by Futurespace, as well as the entire six-storey base building by Nettleton Tribe, to incorporate a dimmable lighting system as part of the lighting controls.

C-Bus provides control of the perimeter lighting to operate without artifi cial lighting during the day and when the natural daylight drops below the minimum levels in the offi ce, the light slowly dims up, maintaining a constant illumination at the workstations for occupant comfort while reducing energy consumption.

Q Automation was responsible for the implementation of C-Bus lighting control and its integration with other services, such as lift s. C-Bus Schedule Plus soft ware was installed on a central building management computer to control the lighting for each of the six tenant fl oors as well as the common areas according to programmable time schedules, with manual out-of hours override.

Window dressingA common problem in today’s offi ces is the correct identifi cation and labelling of power and data outlet circuits. Th e use of sticker labels or plastic identifi cation studs on wall plates are common, but these methods are unattractive and can be potentially hazardous because the labels can be tampered with or removed. Clipsal’s unique window labelling system provides a sleek, professional fi nish.

Thinking outside the squareTh e award winning Clipsal Titanium Data Cabinets were designed to complement contemporary offi ce designs and fi t in with the open plan layouts rather than be relegated to a service room along with other ancillary offi ce equipment.

Tight for space?Clipsal Titanium Flexiport data wall plates are perfect for accessing data in areas of limited access such as alongside desk areas. Over time, patch cords can sag into a position that exceeds the minimum bend radius. Th e Flexiport wall plate incorporates a full 90o fi eld of adjustment, providing a solution that minimises the occurrence of overstressed patch cords, providing long-term network reliability.

Total connectivity Today’s boardrooms and workstations need to accommodate a wide range of technology needs. Shop fit-outs are the retailer’s secret weapon to creating a memorable shopping experience for customers. And it’s not just about imported tiles, back-breaking lounge chairs and supermodel shop assistants. Lighting, music and audio visual displays all play a vital role in establishing the shop’s brand and attitude, enticing customers with a bright and inviting environment.In these retail environments C-Bus can be designed to provide a mix of localised light control as well as master control.

In rest rooms, sensors are the perfect solution to maximise lighting energy effi ciencies and reduce power bills. In larger or multi-storey centres, C-Bus can utilise natural lights levels to further save energy costs. In addition, C-Bus also provides one platform to integrate and control air conditioning, escalators and lift s, security and irrigation and more, on one pre-programmed network instead of separate controls. Th is also gives building management staff the ability to monitor the system.

Many shopping centres now feature dedicated play areas for children. Th ese areas require bright lighting while inhouse restaurant and café areas require soft er lighting. With an increasing trend towards self-serve, downlights are carefully designed to throw light on labels and price tags.

Zoom zoom show roomCompleted in September 2008, Reynella Mazda is the third largest Mazda dealership in South Australia and also the fastest growing. Located south west of Adelaide in the heart of the city’s mortgage belt, the new dealership was built from new with a 20 year plan to cater for the future needs of the area.

Th e dealership wants for nothing. It has a capacity to hold over 100 vehicles outside, and 80 vehicles inside in an underground car park plus another ten vehicles on the showroom fl oor. Th e facility also boasts a service centre, waiting area, parts storage area, board room, two managers offi ces and one open plan offi ce for three staff .

All showroom lighting is provided by compact fl uorescent downlights recessed into the ten metre high ceiling cavity and controlled by C-Bus. Th e electrical design was undertaken by Lucid Consulting while the electrical fi t-out, C-Bus installation and commissioning was carried out by Boff a & Russo. All 45 lights throw task lighting to the cars below. Lighting commences at

7am before staff arrive. Th roughout the day C-Bus photoelectric sensors will determine the lighting levels according to the sunlight fi ltering through the expansive fl oor to ceiling glass windows that face east and south. Th ere are few wall switches in the building. Other than in the board room as nearly all lighting is pre programmed. However provision for override is via a C-Bus Saturn Touch Screen located in a centralised location.

Access to the touch screen is password secure and the on screen menu allows quick identifi cation of the lighting zones and rooms located through the building and simple process of disarming sensors or overriding of existing programmes. Sensors are located in the offi ces and toilets and will automatically time lights out when unattended. External signage and fl ood lights are also controlled by C-Bus and are designed to activate at dusk while every light (other than security lights) turn off at 1am in the morning.

Th e installation is an excellent example of how C-Bus can provide eff ortless lighting control with virtually no wall switches, yet user friendly provision for manual override. Lighting is used to great eff ect, yet only the minimum necessary amount of lighting is ever used, totally maximizing energy savings.

Wired for soundEvery retailer knows that music infl uences a customer’s shopping habits. Clipsal’s Audio Solutions is a discreet way of providing background music to various parts of the shop fl oor. A C-Bus version known as C-Bus Multi-Room Audio is also available and can be fully integrated as part of the automation network. Simply press one button to activate lighting, air-conditioning, music and audio-visual displays and screens at once.

Light showMetal halide downlight kits come complete with 35W lamps and electronic non-dimming control gear. Th ese fi ttings are suitable for commercial and retail applications by off ering a lamp with a higher lumen output (65 lumens/watt) and 6000hr lamp life, 3000K temp.

Energy saving lights Compact fl uorescent round downlights feature a faceted aluminium refl ector. Th ese are horizontally mounted tiltable lampholders designed for ease of lamp replacement. But their main benefi t is their long lamp life off ering up to 10,000 hours. Which also reduces energy usage.

Th e Academy uses Clipsal C-Bus® to control the signifi cant lighting used throughout the facility. Chosen for its reliability and ability to deliver energy savings, Clipsal C-Bus® enables the Academy to minimise their energy costs and greenhouse gas emissions.

Th e sound planning and design techniques used have resulted in a lighting system which saves time (requiring a minimum of interaction), is user-friendly and energy effi cient. Th e system uses C-Bus Pascal Automation Controllers (PACs) for scheduling and logic. Lights and ceiling fans are automatically switched off in the evening when rooms are unoccupied. Classroom lighting is maintained at optimum levels using C-Bus light level sensors linked to DSI controlled luminaires.

Daylight harvesting is implemented; when natural sunlight is available lights are automatically dimmed, reducing power costs.

Corridor lighting is linked to classrooms to ensure that the corridor is lit if any classroom is in use. Th is provides a safe environment during aft er hours operation and maintains energy effi ciency by switching off lights aft er the last classroom has been vacated. Even the three hundred seat lecture theatre utilises C-Bus scenes to dim the lights for video projection at the touch of a button. Th is creates an easy transition in any presentation while saving power with lower lighting levels.

Australia’s greenest hospital in the makingTh e new Royal Children’s Hospital, Melbourne is aiming to be Australia’s fi rst 5 Green Star hospital. Designed to be friendly to the environment, it will minimise water and energy consumption as well as greenhouse gas emissions. Th e hospital is due to open in 2011 and will feature more single bed rooms, neonatal cots and operating theatres. Care on callWhen a resident presses an assistance button, VIEO sets up communication between the Carer’s pendant (Vocera) and the resident’s phone (CISCO). Th e pendants are voice activated, so when a carer receives the call, they can communicate with the resident even if they are occupied with another resident. If the carer knows that they cannot immediately attend, they can contact a colleague using the voice activation on the pendant, and ask them to attend instead. Th is saves staff time and allows resident’s needs to be attended to much faster, improving the quality of care.

Centralised controlC-Bus provides the backbone in an aged care facility to create a genuine building management system. Th e system allows you to combine all the building and electrical services and provide local and centralised control of all these systems via touch screen and monitor them via PC.

Time saving benefi ts at Menora GardensRSL Care WA operates a modern aged care facility based in the northern suburb of Menora in Western Australia, catering for 118 elderly residents. Th is facility is stage one of a multi-stage development. Th e next planned stage is the building of 28 Independent Living Units (ILU’s).

Gold service. Green attitude.Th e Adelaide Convention Centre enjoys a global reputation for excellence and is consistently ranked among the world’s top convention centres. Th is reputation is the result of superior products and world class facilities, constant maintenance of exceptional standards and the eff orts of dedicated staff to ensure the superb conduct of every event held at the Centre. Th e ACC also claims to be the ‘greenest’ conference destination in Australia, and the Adelaide Convention Centre is working towards becoming the nation’s most environmentally responsible convention centre. Technology plays a key part in achieving this status.

Th e centre has partnered with the Trees for Life carbon off set program. Waste minimization has been an important area of change, keeping rubbish out of landfi ll and recycling 90% of waste using a Biobin system to separate food scraps and mix with green garden waste for composting

and mulching. Candle wax is reused and all glass bottles, plastic bottles, corks and bottle tops are recycled.

Even in the centre’s main restaurant, Regattas, there is no manual keying in of orders. Orders are taken with hand held PDAs and touch screens to process orders through to the kitchen and servery areas. Even kitchen and servery areas in function centres have gone hi-tech with their data.

It is not uncommon for some venues to deliver 4,000 servings in as little as 15 minutes. To achieve that frantic pace, steam and heat ovens are fi tted with LCD screens providing temperature and timer functions and will indicate if an oven door is open, and the percentage of steam in the oven to provide the exact cooking status. Chefs can inspect this at remotely located video terminals.

World class data facilitiesTo ensure effi cient and high speed lines of communication, the ACC decided to employ the latest data communications technology, insisting on the use of Patch by Exception technology to provide the fl exibility to match the ever changing communications needs of its customers.

Th e centre provides the following communications facilities to its clients: ISDN, Ethernet, telephone lines, fax, ovens, RS485, security and building management. Th ere are 83 fl oor boxes in the main hall area providing these facilities to customers. Cat 6 Cable is run from the fl oor boxes to four separate communications rooms (plus another seven smaller communication areas) where Clipsal’s Patch by Exception frames are located. Th e ACC employs two full time technicians to service the communication areas. In its ‘normal status,’ the Patch by Exception network is already patched. However, the normal network can change from day to day.

Th e beauty of a Patch by Exception system is the speed in which the network can be reversed back to its normal status. Th e patch leads are simply removed and the task is done.

Environmental features include solar panels to deliver all public hot water requirements; recycled waste water plant to supply toilets, cooling towers and to irrigate landscapes and more.

In another design fi rst, it will be possible to divide the 5,000 seat plenary hall into three self-contained halls while ensuring a clear view to the stage for all members of the audience, 32 meeting rooms and a ground foyer for 8,400 guests.

Flexibility is the key. Th e foyer entrance also doubles as a presentation area for companies to put up free standing temporary display stands. Th ese usually require temporary access to power and data. To meet these

needs Moduline supplied 360 customised fl oor boxes (size 600mmx600mm 12mm thick stainless steel) located throughout the foyer and exhibition area. Th ese supply fl oor access to power and data cabling - usually for centrally located exhibits or displays.

GOVERNMENTAND PUBLIC FACILITIES

In determining what is an acceptable level of energy usage in commercial buildings, Australian Federal and State Governments are leading by example. In fact throughout Australia, no government department will occupy a building rated less than four GBCA green stars. Even in established buildings, landlords are being asked to deliver on these energy rating requirements and more. No building can be ‘too green’.

Th ere is no government project that can not benefi t by the addition of a C-Bus system. Regardless of the lighting objectives, whether it be superior lighting control or to maximise lighting energy effi ciencies, C-Bus excels in both criteria. To maximise lighting energy effi ciencies, Clipsal C-Bus was specifi ed to further maximise energy saving goals. C-Bus Time Clocks and Photoelectric Multisensors are located throughout the building to ramp up or dim down offi ce lighting according to the high levels of natural lighting supplied by the atrium. Th e architecturally designed offi ce layout includes work points that are based on individual modular workstations.

C-Bus occupancy sensors detect unattended areas and automatically turn area lighting off to save energy. Lighting scenes have been preset for the offi ce and are timed out at 6pm although C-Bus sensors continue to operate lighting for remaining staff .

Clearly, the new Attorney General’s Department is an intelligent thinking building and indicative of the type of buildings that Australian Government Departments will choose to occupy.

Towering energy savingsOccupying Lovett Tower, the tallest building in Canberra, the Department of Veteran Aff airs decided on a complete refurbishment of it’s lighting system. Th is was prompted by the Commonwealth’s requirement that new and renewing tenancies meet energy effi ciency standards including a 4.5 Star NABERS performance criteria. Th e existing lighting fi t-out was approximately 10 years old and comprised white painted luminaires with combinations of 2 x 36W and 2 x 18W fl uorescent lamps. Th e existing illumination power density was approximately 18W/m2, well above the nominal maximum level of 10W/m2 required by the Building Code of Australia and resulted in signifi cant over illumination.

EES (Effi cient Energy Systems) acted as consultants, luminaire designers and suppliers for the upgrade. Th e team retro-fi tted the existing luminaires with a single fl uorescent lamp, electronic ballast, KW/2 refl ector, and opalescent diff user. Th e installation was completed progressively through the 20 levels removing the existing lamps, lamp holders, ballast and wiring harness.

Oh what a feelingWhen automotive parts distributor Toyota Tsusho Australasia decided to upgrade to new purpose built premises in South Australia, builder Ahrens Group contracted Tip Top Electrical Services to design and construct an environmentally conscious lighting solution that would save on energy and running costs.

Toyota Tsusho’s South Australian operations are based in their impressive 15,000m2 storage facility complete with extensive racking to ensure optimal logistical performance and upkeep of stock.

Downtime is a dirty word in business. When the pressure to perform is on and there are unexpected stoppages in production caused by faulty electrical switchgear only then do you really understand that time is money.

Tip Top Electrical Services installed 165 x 450W metal halide highbays at Toyota Tsusho’s warehouse, which are divided into seven zones. Th e highbays incorporate 2-stage step dimming control gear. Each zone is controlled with 2 C-Bus relay channels in conjunction with a C-Bus light level sensor. Natural light from the warehouse’s skylights allows the artifi cial lighting to be reduced via the step dimming resulting in maximum lighting effi ciency. Programmed functions through C-Bus include ‘all on’, ‘50% dimmed’ or ‘all off ’ dependent upon the natural light level.

Th e light level sensors have been programmed to allow for short changes in natural light such as cloud cover. In this instance, the lights remain at their existing level for a predetermined time before the step dimming is initiated either up or down.

Toyota Tsusho is very pleased with the installation and are now realizing the benefi ts of reduced energy consumption resulting in signifi cant monetary savings. Th rough the use of intelligent lighting design and Clipsal C-Bus, Toyota Tsusho can expect to enjoy up to a 50% saving on their energy costs when compared to standard lighting fi t outs.

Doing it tough in GladstoneFirst established back in 1967, Queensland Alumina Limited (QAL) has grown to become a major driving force in the Australian mining industry. Today QAL is the world’s largest aluminium refi nery, producing some 3.9 million tonnes of the highest quality smelter grade alumina per annum. Th is US$4 billon refi nery covers 80 hectares of a 400-hectare site on the southeast outskirts of the city of Gladstone employing some 1,050 employees plus 300 plus contractors, depending on the workload.

QAL required industrial switchgear that was robust, reliable and able to withstand exposure to dust and water, typical of any mining environment. Th is led them to choose Clipsal 56 Series as well as affi liated brand, Wilco-Rowco Industrial Switchgear throughout the plant for providing general power outlets in three phase and 240V. Lighting the ‘G’Th e MCG is Australia’s and one of the world’s most sacred sporting sites. Home of the Boxing Day Test Match, AFL Grand Final and countless international sporting contests, there is no other ground in Australia quite like the ‘G’, particularly when a capacity crowd of 100,000 spectators are in full voice.

In the four years leading up to the 2006 Melbourne Commonwealth Games, the MCG decided on a major redevelopment of the northern side, about 55 per cent of the ground - embracing the Ponsford and Olympic Stands and the MCG Members Pavilion.

Great emphasis was placed on utilising natural light including transparent walls at the entrances of gates one, two and three, with each featuring a grand atrium. Capping the new stand is a hybrid roof, part metal and part glass to increase the brightness of seating areas. To take advantage of the natural light levels, yet provide suffi cient access lighting for patrons as evening approaches, C-Bus was specifi ed in zones throughout the Northern Stand. Installed by Downer Engineering, C-Bus light level sensors complement natural light automatically ramping up as natural light levels fade. By keeping lighting levels to the minimum necessary, signifi cant energy savings are gained.

As the Melbourne Commonwealth Games approached, the event organisers wished to create a ‘black-out scene’ across the entire stadium during the opening ceremony. C-Bus was installed into Th e Great Southern Stand to achieve this total eff ect.

Th e programming and operation of the C-Bus System for the MCG is very user friendly, and designed in such a way as to prevent problems during operation. Th e system is programmed using the C-Bus Schedule Plus soft ware package while the graphical representation of the system, created by Convergent Technologies, is also presented in a clear, well thought out design to eliminate confusion and increase user friendliness. One of the special features of the MCG C-Bus fi t out is that the C-Bus System runs on a shared network with a Citect SCADA monitoring system that records data on every aspect of power management and usage.

Streetlights and public lighting areas consume vast amounts of energy night in night out. Usually scheduled to activate with light level sensors, C-Bus can add an extra dimension of fl exibility, ramping up lighting gradually rather than instantly to reduce energy consumption and extend the life of light fi ttings. On bridges and in tunnels, lighting circuits can be monitored at a central location to indicate if all are functioning correctly. Should a circuit fail, this can immediately be

The sky’s the limitTh e Southern Star Observation Wheel located in the Melbourne Docklands, is the fi rst of its kind in the Southern hemisphere. Th is spectacular international tourist attraction rotates to a spectacular 120 metres high above Melbourne, the height of a 40 storey building. Standing proud at the gateway of the city, the Southern Star Observation wheel has 21 air-conditioned, walk-around cabins and guests can fl y high for a unique and unforgettable 30 minute experience.

Th e project, undertaken by ING Real Estate and managed by Hansen Yuncken, cost A$100 million to construct and is expected to attract 1.5 million visitors each year. To ensure the experience for each visitor is not interrupted, Clipsal 56 Series switchgear and Moduline cable ducting were specifi ed to ensure trouble free operation.

Top ductsModuline manufactured and supplied 3.7km of customised cable ducting, consisting of extruded aluminium trunking systems designed to carry LED lighting, power cabling and control cabling. Th e cable ducting was engineered to meet structural and design criteria, and its clever geometry made it suitable to fi t all structural member sizing, while complying with all Australian regulations and laws.

Th e Moduline customised cable ducting was originally going to be installed at ground level when the part constructed Observation Wheel was lying on its side. However, due to time constraints 50 per cent of the ducting was installed via crane and boom, which caused environmental elements to become a factor.

Tough as nails Th e wheel is very exposed to the elements. Not unlike the Sydney Harbor Bridge, the infrastructure will require routine maintenance and require power access to service, clean and overhaul the wheel at scheduled intervals throughout the year. Th e Quick Connect Terminal also incorporates a revolutionary cord clamp and cable seal system in one making the whole unit stronger unlike traditional plugs that can become loose from machinery vibration and other environmental causes. 1

Full metal jacketTh e underlying concept for the Imperial War Museum in the UK was derived from the shattered pieces, or shards, of a shattered globe, leaving three major shards left lying. Th e architect, Daniel Libeskind has used three distinctive shapes to represent the elements of earth, air and water. Visitors enter through the ‘air’ shard which is 55m high and open to the elements. It houses a viewing platform at 29m, with spectacular views across the Manchester Shipping Canal to Manchester City Centre.

When it came to bringing such a unique and contemporary building to life, the project designers chose to install C-Bus to provide dramatic eff ects while remaining easy to operate and control. C-Bus manages various lighting scene groups within the museum. As there are many lighting groups and diff ering lighting requirements, say for watching fi lms or highlighting new installations, the whole system had to be simple to manage from a central location.

Th e Imperial War Museum also features C-Bus Occupancy Sensors used to control the lighting within the corridors, toilets and other rooms where a short time is spent. Th ese sensors ensure no lighting remains on in unoccupied areas, greatly reducing energy costs.

For added safety and security, the C-Bus system within the museum has been integrated with the security and fi re alarm system. When either of these systems are activated, the interior and exterior lighting

switches on at full brightness to ensure a fast and safe evacuation. Th e security system is also directly monitored, and the C-Bus system alerts them when the alarm is raised. Th e displays also feature Glass Break Integration for added security. In the case of a display’s glass case being broken, the lights around the display area come on to 100% brightness.

Green Building Council of AustraliaWhat is it? Th e GBCA is committed to developing a sustainable property industry for Australia by encouraging the adoption of green building practices through market based solutions. It does this through the Green Star rating scheme which evaluates the environmental attributes of a building design across nine categories such as water management, transportation, land use and ecology, indoor environment quality, energy effi ciency and materials to name a few. Th e Green Star rating scheme awards up to 6 stars to recognise building performance, where 4 star is best practice, 5 star is Australian excellence and 6 star is world leader.

REACH FOR THE STARSENERGY SAVING

Why is it important to you? Many corporate businesses now include energy effi ciency and energy use in their KPIs, leading to an increased demand for green buildings across Australia. One example is SA Water, a government enterprise, insisted that its new headquarters building achieve the highest Green Star rating from the onset. Ultimately this building was awarded a 6 Green Star rating under this scheme.

NABERS What is it? NABERS is a Government initiative to rate the environmental performance of Australian buildings. It measures and compares the impacts of an existing building using actual performance

Energy Saving

Why is it important to you? Th is is an opportunity to upgrade the building’s energy effi ciency with funding from the Federal Government, making a strong economic case and sound investment decision. CABA4 of North America estimates that 75% of the building cost is attributed to operating expenditure over the lifetime of the building, the other 25% is associated with the initial construction cost and project fi nancing. An energy effi ciency program can provide energy savings that can signifi cantly reduce operation costs for the building owner and tenant.**

Carbon pollution reduction schemeWhat is it? In 2010 the Australian Government’s Carbon Pollution Reduction Scheme will commence. By 2020, Australia is committed to reducing carbon pollution by up to 15% below 2000 levels and by 60% of 2000 levels by 2050. A carbon trading scheme and carbon cap shall be introduced at the same time. Firms will either buy carbon credits to continue to pollute or implement an energy effi ciency drive to lower their carbon footprint, as the carbon cap reduces over time and as carbon credits become more expensive more companies will be placing greater emphasis on maximising energy effi ciency.***

Why is it important to you? A direct and immediate impact is the sharp increase in the cost of energy, with electricity estimated to increase by 18% when the scheme starts. Business will need to create more revenue, which may be diffi cult in a competitive world, or implement energy effi ciency measures to help reduce the impact of rising energy costs.

data such as energy and water bills. A common rating system allows you to benchmark the performance of the building against your peers. NABERS Energy (previously known as ABGR) provides a measure of the building’s energy effi ciency and greenhouse gas emissions. A NABERS Energy rating of 5 stars signifi es excellent performance. However, most buildings in Australia are rated between 2 and 3 stars, and the opportunity to improve the energy effi ciency of existing building stock is immense.

Why is it important to you? NABERS ratings can be used to measure and manage the ongoing performance of a building, to identify opportunities for upgrades, and to promote good environmental performance.

State and Federal government departments, as part of their on-going energy effi ciency drive, are looking for 4 star or higher buildings to tenant, while many corporate businesses now include energy effi ciency and energy use in their KPIs, leading to an increased demand for green buildings across Australia.

A NABERS Commitment Agreement allows you to ‘badge’ the future greenhouse performance of a new offi ce building project from the outset and attract clients looking to buy or lease energy effi cient buildings. A more effi cient building leads to lower operational costs, and attracts a higher rental income and a higher return on investment.*

An important distinctionTh e Green Star and NABERS schemes are diff erent and are not related. Th e Green Star scheme is an industry initiative to evaluate and promote the environmental attributes of a building design, whilst NABERS is a Government initiative to evaluate and compare the environmental performance of a building based on actual operational data. A building may be independently certifi ed under both schemes if desired.

Green building fundWhat is it? Th e Federal Government through AusIndustry aims to reduce the impact of Australia’s built environment on greenhouse gases by reducing the energy consumed in the operation of commercial buildings. Th e program will provide $90 million in grants over four years, from 2008-2009 till 2011-2012. Grants up to 50% of the project cost or up to $500,000 are available to building owners. Energy savings and increased performance is evaluated using the NABERS Energy scheme.

SA Water’s new head office in Victoria Square is a six star energy rated masterpiece of environmental and energy efficient design. Completed in 2008, it became the largest commercially developed building in Australia (rather than owner occupier) to be awarded a six star Green Star office design rating from the Green Building Council of Australia. Clipsal played an important role in contributing to SA Water achieving the GBCA’s highest possible rating with its C-Bus control and management system. Here’s what makes this remarkably energy efficient building a six star world leader.

Ecologically sustainable design Th e aim for SA Water House was to set the benchmark in environmentally sustainable design (ESD), promote a healthy working environment, encourage improved business practices, help attract and retain staff and foster an environment for collaboration and innovation. Th e design provides greater opportunities for staff and customer interaction. Th e 10 storey building, owned by the Catholic Church Endowment Society with a gross fl oor area of 35,000m2, had to integrate tenant’s, SA Water’s laboratories and offi ces into one facility.

Design Consultant, Cundall answered the brief with a building featuring a range of practical and innovative solutions to achieve SA Water’s stringent ESD performance requirements, while delivering a building at market rental.

SIX STARS TO ENERGY SAVING SUCCESS

‘We had to deliver superior indoor environment quality, 6 Green Star GBCA rating and a 5 Star NABERS energy performance rating in a building with a large western facade, said David Clark, Director of Cundall. ‘Th is required thinking diff erently about both the building fabric and the building services. For the fabric we placed a fritted glass veil in front of the west facade to reduce solar loads, while maintaining daylight and creating architectural interest to Victoria Square’, said Mr Clark.

Th e building features an impressive array of ESD systems, with a strong focus on water conservation and energy reduction. Th e building is expected to achieve a reduction of approximately 70% in portable mains water consumption and approximately 50%

in greenhouse gas emissions and energy costs, compared to a typical offi ce building.

Rainwater and Class A recycled water is used for toilet fl ushing and cooling towers. Using cooling towers allowed highly effi cient water cooled chillers to be used, delivering signifi cant energy savings compared to air cooled chillers. In addition, a gas cogeneration plant and an absorption chiller further reduce greenhouse gases and peak electrical demand. Ventilation needs are met by an underfl oor air system. ‘Adelaide’s climate, and a widened comfort temperature band, allows the system to run on economy cycle for much of the year, reducing the energy penalty normally associated with pumping lots of fresh air into the building’, Mr. Clark explained.

Electrical designTh e electrical design by Robert Callisto, Associate Director of BESTEC Electrical Engineering took fi ve years from planning to completion. Th e lighting spec included an energy effi cient T5 lighting system with electronic ballasts designed not to exceed 400 lux over 95% of NLA. Each lighting zone covers an area of less than 100m2 and every switch zone is labelled.

Bestec specifi ed C-Bus to operate all lighting controls for the building. C-Bus DALI Gateway enables access to this popular protocol to control all lighting ballasts. Th e system was installed and commissioned

VS1 maximises every ray of natural light courtesy of the vast window area and atrium. C-Bus light levels sensors have been programmed to ramp up and down artifi cial lighting to continually maintain a lighting level of 320 lux. Th e BMS includes security, access control, CCTV and MATV systems. C-Bus integrates with the BMS to operate blind controls to minimize glare and maintain required light levels in the perimeter workspace.

In meeting rooms C-Bus Saturn DLT wall switches have been installed to provide manual control in place of sensors in the room. A presentation mode is programmed

Building Facade - a fritted veil in front of the building skin, to reduce solar loads. High performance double glazing to north, south and east facades. Automated blinds on east, north and west facades to control glare.

Waste - comprehensive environmental and waste management practices implemented on site. All insulation has zero ozone depletion potential.

Th ese have a minimum fi ve metre detection fi eld automatically turning lights on as staff enter the fi eld. If the sensors detect no staff , lights in that zone are turned off aft er a 20 minute period. Th is scene operates until 7pm when lights automatically turn off , other than for staff working back aft er hours.

Should there ever be a need for manual override of this scene, a C-Bus Saturn B&W Touch screen equipped with Logic soft ware can turn on lights wherever required.

In the event of a power failure two standby generator systems provide energy for the system without causing disruption to the C-Bus settings or scene control.

Nearly every electrical fi tting involves carefully considered thought to saving energy. So far, SA Water is consistently meeting all of its energy targets, which management are kept informed of by the building’s BMS monitoring.
