The type or kind of cubicle you need for your work-space can vary greatly based on the type of envi-ronment your are trying to achieve, the number of people you wish to fit in the space and how your em-ployees perform their indi-vidual tasks.

Here are a few tips: If you are going for an open working environment try to use low panels so that people can see and talk to each other. If your work force is on the phone most of the time you may want to use a higher panel to block some of the ambient phone conversa-tions.

Also, if your employees work mainly from a laptop or have several devices they need to plug in or have access to, you may want to choose a system with belt line power. (Power that’s above the worksurface).

ETHOSOURCE OFFICE FURNITUREDONATION HELPS OPPORTUNITY HOUSEBY MARK MILLER

“EthoSource’s employees,

family members, and friends joined the workers of Opportunity

House...”OPPORTUNITYKNOCKS...

EthoSource, a used office furniture company in Morgantown, Pennsylvania, has donated over $30,000 worth of office furniture to

furnish a new Learning and Technology Center for Opportunity House, a social services agency in Reading. Opportunity House serves more than 300 children in Reading, including children who are homeless, children whose parents need assist-ance with child care in order to work, and children facing unsafe situations at home.

FEATURE

Page 20: CubeClerk Chronicle November 2011

The new Learning and Technology Center is intended to address the “digital divide.” The term is used to describe the gap between those who have access to digital technology and those who do not. For children, it refers also to the gap in preparation between kids who have access to computers and those who do not. Now, with computers in the class-room and homework assignments often assuming that families will have internet access at home, kids without access to this technology are at a disadvan-tage.

Access to computers and other digital technology also provides access to information, options for communication, and an opportunity to learn essential job skills. As digital literacy becomes ever more important, everyone needs computer and internet access.

Opportunity House has computers, but the Center needed more to fulfill its potential. EthoSource, a long-time supporter of Opportunity House, stepped in with lateral filing cabinets, mobile pedestals, storage closets, lounge seating, classroom seating, training tables, mobile dividers and more.

The office furniture comes from offices all over the country. EthoSource liquidates office furniture for a wide range of companies when they downsize, step up to new quarters, or make other changes affect-ing their furniture needs. The company refurbishes the furniture and finds new homes for it.

In this case, the home was in the new Technology and Learning Center on North 2nd Street in Read-ing. EthoSource collected suitable pieces over a period of a year and worked with the teachers and staff of the school age program at Opportunity House to determine the needs of the new expanded center. EthoSource’s employees, family members, and friends joined the workers of Opportunity House to move all of the office furniture into the expanded space.

“Saying thank you hardly seems enough compared to all EthoSource has done for us through the years and especially, now. I can simply say that we are the luckiest organization to have their friendship!” Lorri G. Oziri, Vice President of Develop at Opportunity House, stated. “EthoSource has touched almost eve-ryone one of our employees with desks, chairs, filing cabinets and so much more, the things that make people happier in their work place. EthoSouce has become a “household” name in our House.” “We believe in everything that Opportunity House does for our community and we believe, as a company, and as a family, to give where we live,” said John Gallen, owner of EthoSource.

“The officefurniture

comes from all over the

country...”

FURNITURE FACTSCHAIRS

We often don’t think about the environmental impact of

unless you’re the one ordering new pieces for your space. Every year, U.S. companies purchase:

· 16.5 million chairs

· 4.5 million tables

· 11 million file cabinets

· 3 million desks.

That’s a lot of furniture.

This new furniture not only traveled a long way and was created in an energy-intensive production process, it is also possible that it is sourced from rare wood. Between 1980 and 1995 alone, at least 2 million square kilometers of forests were destroyed, an area larger than Mexico.

FURNITURE FACTSTABLESFILESThe open-oce style was originally known as the "Action Oce," and was introduced by West Michigan's Herman Miller Company in 1968.

Bill Crooks was one of the first people in America to work in a cubicle. He started in Herman Miller's customer service department in 1967, shortly before the Action Oce concept was introduced.

Crooks says he was one of the guinea pigs to test the Action Oce "and that was the great part because we had the hands on, helped install it, helped the installers install it, and when it was changed, we would work with it. So we really understood the furniture."

Although, Crooks says Action Oce was a tough sell at first. He recalls one of the first meetings when the design was introduced to Herman Miller executives. Crooks says, "After the presentation, they showed us this set up of really ugly stu and I, with all my wisdom thought, that is never going to sell."

But, the concept caught on quickly. Crooks helped many major companies adjust their entire business style using Action Oce, including Texas Instru-ments, Citibank and, "There was another small company out in White Plains, New York I went to. It was called MasterCard...just come into existence."

Robert Propst designed the Action Oce to change with the evolving work space. Crooks says, "You also could have a stand up work surface and the sit down work surface."

When Propst explained the need for the Action Oce, Crooks says, "They were describing the oce changes that were in the future and they were really talking about stu way out there, like the paperless oce."

From reams and reams of paper files, to a computer on every desktop, Action Oce has changed with the way we work, and has changed the way we work.

Herman Miller grew exponentially after Action Oce was introduced 40 years ago. It's a design many other compa-nies have adapted as well.

We have been saying it for as long as I can remember—office fur-niture is a people business and people buy from people. And be-cause furniture projects can be downright tortuous, at least for ourcustomers, they will buy from people that will help make theprocess less tortuous for them.

I once had a customer tell me they chose me and my company be-cause they knew they would at least be spending time with some-one they liked.

Let’s be clear: Selling office furniture and services and winning proj-ects is not a popularity contest, although sometimes it feels thatway. Salespeople must know their stuff, particularly in this econ-omy. And the competition is incredibly fierce.

Having exceptional selling skills also helps. A lot of focus has beenplaced on sales training, teaching people how to overcome objec-tions, getting to the pain points, finding where the “no” is, trialcloses and so forth.

I think sales training is terrific, but too often, the emphasis is on aprocess that all participants are being trained to follow. And in so doing, the process of understanding an individual human being gets lost.

And I have to ask: If this is a people business, why are we not train-ing our people to better understand and relate to people? Are weteaching salespeople genuine people skills or are we training themto be manipulative and bypass the human condition, so they seeprojects instead of the people who manage them?

Wouldn’t it be more effective to increase their social skills, theiremotional intelligence and their ability to relate to another personin a genuine and authentic way?

We talk about being professional, gaining trust from our clients andbeing solutions-oriented. How can any of that happen when we areworking solely from a system? Identifying the decision maker isone thing, but how do we relate to them once they’re found?

All too often in our industry, our salespeople are product-centeredand not people-oriented. And in an industry that is widely perceivedas commoditized, that presents a real problem.

Salespeople are trained to spend time extolling the numerousvirtues of their product or services and in the process of doing so,they manage to do a lot of the talking. Unfortunately, though, theytend to listen very little, if at all.

Here is the reality: People don’t care how much you know, howgreat your product is or how special your dealership is until theyknow how much you care and understand about them.

And until you really show them—not just tell them—that you care, they won’t care one flip about your furniture and services. It’s assimple as that.

It’s your people skills that make your product knowledge pay off. Itoften boils down to some common courtesies and a genuine re-gard for the other person.

Are Your People’s People Skills Helping or Hurting?

If you show people that you care, they will respond positively toyou. Abrupt emails, rude behaviors, abbreviated conversations, failing to say thank you and delayed responses and listening skillsthat are poorly executed all signal a disingenuous interest. Here are some quick and easy things to consider to help salespeo-ple stay on the human side of the sales process:

SMILEIt’s a universal sign of friendship around the world. Everyone un-derstands and relates to a warm smile. “The shortest distance be-tween two people is a smile.” Author unknown.

BE INTERESTEDWhen there is a sincere interest, it shows. Look directly at theprospect when they are speaking. Stay off your cell phone. Don’t text.Don’t look around the office as if you are only waiting for them tofinish speaking. Use facial expressions to reinforce your interest. Askopen-ended questions and listen fully to the answers. If you truly takeinterest, you will be in a much better position to respond with sensi-tivity, understanding and with credible solutions to their needs.

TALK ABOUT THEIR INTERESTSDon’t ever forget that people’s favorite subject is themselves. Theymay not have the time to talk about what you want to talk about, but they will certainly find time to talk about what interests them –themselves! When you allow a prospect to do that—and if you payattention to what they say—you will be able to learn about theirproblems, their business needs and especially their business cli-mate or conditions. The more you listen and learn, the more effec-tive you’ll be at meeting their needs. And the big pay off here isthat they’ll let you do it because they understand that you care.

USE THEIR NAMEIt sounds pretty basic, but its importance is often overlooked. Besure of pronunciations. Don’t automatically call someone by theirfirst name. In this age of overly casual behavior, show respect bycalling them Mr. Smith, and let them tell you to please call them“Jim.” Err on the side of good manners—you will earn mutual re-spect more quickly.

BE GENEROUS WITH COMPLIMENTSAnd be sincere and respectful when doing so. Taking the time andthought to give an honest compliment has an amazing effect onrelationships!

LISTEN ACTIVELYThis means really listening, interpreting and evaluating what hasbeen said before responding. It also means not thinking about whatyou’re going to say next while the other person is speaking. Lis-

tening is not just keeping quiet until there is a pause. It’s about pay-ing careful attention to everything the person is saying, not justwhat we want to hear. And don’t go jumping to conclusions andpresuming you know just what the other person is about to say. That’s a sure way to invite unwelcome surprises!

LISTEN REFLECTIVELYVerify with the speaker that you have understood them correctly. Itwill reinforce the fact that you care and help minimize misunder-standings and resulting errors. Don’t be afraid to slow the conver-sation down by saying, “I just want to make sure I’m hearing youcorrectly,” “Let me repeat what you said to make sure I under-stand,” and so forth.

HAVE EMPATHYPut yourself in your customer’s shoes and try to fully understandwhat is happening in their world. Don’t judge. Don’t have prejudice.Don’t compare. When you understand their challenges better, youwill be in a much better position to apply your products and serv-ices effectively.

EXTEND COMMON COURTESYGood manners, punctuality, presentation of self, paying and receiv-ing compliments, thank you notes, being respectful—much ofthese basic behaviors—have become too lax. Customers are not inclined to overlook such things—nor shouldthey. And this not only reflects on individuals, but also on the com-panies they represent. Too many managers have failed to coachthis side of the business and they suffer accordingly.Remember, people will buy from you not so much because theyunderstand your product or service, but because they feel you un-derstand them. Your product knowledge or selling skills are important and they giveyou credibility and the tools with which to solve problems. But mostimportantly, never forget that we are, in fact, in a people businessand fine-tuned people skills will take you where your productscan’t.
