PERSONALChris earned a Bachelor of Science degree from Michigan State University in 1996. Post graduate studies include the University of Chicago and a Stanford University program. A native of Michigan, Chris has called Chicago home for the past eleven years, living in Evanston, Lincoln Park and Bucktown. He is a member of the Wicker Park/Bucktown Chamber of Commerce, Young Professionals of Chicago, the Council on Foreign Relations, Museum of Contemporary Art and The Art Institute. Chris is also a longtime volunteer and supporter of the Off the Street Club charity. He donates a portion from each transaction to the club. COMPARATIVE I will recommend a price point that reflect(s) conditions of the current market.

MARKET As your agent, I recognize the importance of achieving the highest possible

ANALYSIS (CMA) price for the sale of your home, as well as the value of your time.

ADVERTISING @properties understands the importance of advertising. We have the most

aggressive program in the industry with an annual budget well over

and web mediums. I will write specific copy that highlights the features of

your home and neighborhood.

MARKETING I take an active approach in marketing your home directly to other brokerages

A personal written note to key agents brings additional exposure to your

home and the buyers these agents represent.

OPEN HOUSES With your approval, I will host open houses to attract potential buyers.

Specific advertising in newspapers and the internet will highlight the home

and time of the open house. Signage in front of the property is also effective

for open houses.

SIGNAGE @properties will place a “For Sale” sign on your property showing my name

as the listing agent, our office phone, and a URL specific for your home.

Our experienced office staff will handle and respond to all inquires about

your home.

HOME LISTING OVERVIEW:

MARKETING PLAN

MULTIPLE Your home will be included in our regional multiple listing service (MLS).

LISTING The northern Illinois MLS has 40,482 registered agents and brokers.

SERVICE (MLS) Back end traffic data will be provided to you at each formal meeting and at

your request.

APPOINTMENTS I will schedule all appointments for showings through our office and keep

a record of each appointment, including feedback from the prospective buyer

and/or agent. I will confirm all showings with you based on your availability

and instructions.

COMMUNICATION Communication between us is the most important commitment and aspect of

our agreement. I plan to communicate the following:

■ Buyer and agent feedback information

■ Timely reports on homes that have sold since our listing

■ Reports on other homes that are actively for sale in the neighborhood

Community Involvement

Since it’s inception, @properties has emphasized philanthropy as a core value. Their efforts are

Housed in a kid-friendly complex in West Garfield Park, the Off The Street Club gives 4- to 18-year-old kids a place to do their homework or play computer games in the Learning Center; perform plays in the Performing Arts Center; dance, rollerskate, sing, and play musical instruments; express themselves through arts and crafts and woodshop; and more. Off The Street Club kids have mentors, tutors and role models; girls can experience real “girl power” and heightened self-esteem in the Girls Center, while boys and girls together can meet and interact safely and respectfully throughout the Club.

Founded in 1900, OTSC is Chicago’s oldest boys and girls club and serves more than 3,000 kids.

In the summer, Off The Street Club kids get to trade in the violence and drugs of their neighborhood for cookouts, sing-alongs, swimming, hiking and horseback riding at Camp Mathieu. Around the nightly campfires the only things to fear are the ghost stories. Winter Weekends at the camp let kids experience skiing, sledding and other outdoor winter sports. Everyone goes home with memories that’ll last a lifetime.

Ralph Campagna, the OTSC executive director, grew up at the club. His compassion, devotion and love is the very heart and soul of the Club. He leads a dedicated and caring staff whose members are the inspirational guiding light of the Club and uphold the Club motto, “If you don’t stand for something, you’ll fall for anything.”

Dear Friends,

I am honored to write this letter on behalf of Christopher Mundy. I first met Chris in 1999, when he began volunteering with the Off The Street Club thru our New Horizons Program. The program connects young professionals from the Chicago community with kids from the Club as mentors. Monthly community field trips have included such events as White Sox games, trips to Navy Pier, the Barnum & Bailey Circus, Lincoln Park Zoo, ice skating at Millennium Park and the I-Max, to name just a few. Chris would attend on a regular basis, usually bringing a few additional friends, as well as his contagious enthusiasm and boundless energy. This was just the beginning.

Chris has gone on to be a regular volunteer with the Club for more than ten years; attending such annual events as the summer cookout at Camp Mathieu, the Halloween pumpkin carving contest, Thanksgiving dinner, the Garfield Park neighborhood tour and the annual Holiday luncheon.

Three years ago, Chris wanted to raise his level of commitment to the Club and started donating a portion of each of his sales commissions to the Club. The contributions have been valued and appreciated; offering us a small bonus on a quarterly basis to fund a few additional items for the kids. Chris’ most recent contribution was a variety of sports equipment for the gym; including basketballs, footballs and soccer balls. The kids continue to enjoy these gifts each and every day!

The Off The Street Club staff value Chris’ ongoing commitment to the Club, his generosity and sincere concern for the kids well-being and improvement of our community.

PREPARING YOUR HOME

HERE IS A CHECKLIST OF PREPARATIONS TO MAKE BEFORE SHOWING YOUR HOME.

DE-CLUTTER Go through your home room by room and ask yourself what you can throw away and what you can box up and put in storage. Then do it again. Pay extra attention to areas like bookcases, shelves and kitchen and bathroom counters.

ORGANIZE Storage space can be a dealmaker or breaker, so go through your closets and pantries and throw away, give away or put away anything you don’t need. Clean out bedroom closets so that hanging clothes are aligned and have ample space. Remove items from closet floors. Reorganize and clean out your kitchen cabinets and line up dishes and glassware. Make sure bathroom and kitchen drawers are neatly organized – even your junk drawer.

CLEAN Give your home a deep clean from top to bottom, including windows, upholstery and carpet, and the refrigerator and oven - yes, buyers actually open them. Vacuum floors, wipe down kitchen and bathroom countertops and empty waste baskets daily.

PAINT A fresh coat of paint is the least expensive, most effective way to enhance the appearance of your home. Be sure to use neutral colors, but keep in mind that darker tones can give smaller spaces, such as powder rooms, an intimate feel. Consult your agent for recommendations. At a minimum, make sure to wash all walls and windowsills.

BRIGHTEN YOUR HOME Light gives the impression of space, so it’s important for every room in your home to have ample light at any time of day. Prior to showings, wash windows, raise blinds and turn on lights. Add floor or table lamps to brighten dark rooms or corners.

MAINTAIN YOUR HOME’S EXTERIOR If you live in a single-family home or townhome, maintain your lawn and landscaping. In winter, shovel and de-ice walkways. In a condominium, pay attention to the area in front of the doorway. Keep it neat and inform the superintendent of any problems, such as burned-out lights. Make balconies, decks and patios inviting with potted plants and flowers.

MAKE REPAIRS Consult with your agent prior to undertaking a large-scale home improvement project, but go ahead and make easy repairs such as touch-up spackling and painting, replacing a cracked window or torn screen, fixing a leaky faucet and changing burned out light bulbs.

REMOVE PERSONAL PROPERTY If you do not plan on including personal property such as window treatments or light fixtures as part of the sale, then remove them and put them in storage before your first showing. This prevents a buyer from wanting them and trying to negotiate for them as part of the deal.
