Welcome to Lygon Street, Brunswick East. We want you to enjoy hosting loved ones in distinctive interiors that blur the boundary between preparation and entertaining—spaces designed to enhance the experience of home and complement the gesture of hosting. This is key to Brunswick East by Milieu, a collaboration with long-time architectural partners Fieldwork and cross-disciplinary design practice Foolscap. Central to these homes is the warmth and charm synonymous with Lygon Street’s much-loved dining scene and cultural flair; Brunswick East by Milieu encapsulates and distills the feel of its iconic surrounds, resulting in an evolution of design that seamlessly brings the finer things from the locale into the home. In this project old friends Quino Holland of Fieldwork and Adele Winteridge of Foolscap have created something unique: a distinguished response to the local area that reflects the neighbourhood’s industrial past and contemporary style, designed to be shared with family and friends.

These homes are nestled in the heart of Melbourne’s inner north, on the corner of Lygon and Edward Street, Brunswick East. A hotbed of creativity, charm and intriguing people, the area’s rich history of Asian, Middle Eastern and European culture ensures a diverse offering of cuisines and varying modes of dining, from casual favourites to more formal dégustation. This culinary heritage has evolved into a mélange of flavours just minutes from the residence.

Quino Holland’s thoughtful and rigorous work spans the globe, but he has a particular affinity with Brunswick East; a resident for more than a decade, he has an unparalleled sense of what makes the area so special and brings to the project years of observation and research. He’s also a long-time lover of The Alderman, an iconic East Brunswick haunt across the road from these homes. Designed with the soul of its surroundings in mind, the façade offers glimpses into history around every corner. These moments of local context not only elevate the level of design, they highlight an architectural sensibility that reflects the cultural past, present and future of the area.

A The building’s entrance on Edward Street quietly contrasts the comings-and-goings of the main thoroughfare. If Lygon Street epitomises the inner-north’s vivacity, then Edward Street provides a private, comfortable and secure sense of address. Shades of green, leafy gumtrees and landscaped gardening signal the way home and effect a sense of calm.

D Grounding the building with its surrounding context, articulation and materiality of the terracotta façade creates a dialogue with Brunswick’s modern history. Pushed and pulled as though sculptured from clay, the building respects artisanal skill through modern techniques.

B Brick façades abound in Brunswick and have done so since the suburb’s inception. The material feels comfortable in Melbourne’s inner-north, at home even—and its use harkens back to a time when bricks were produced locally. Here, the latticed brick-work is a humble nod to the industrial heritage and sensibility surrounding Brunswick East by Milieu. The simple yet nuanced pattern can be seen adorning façades throughout the area.

C The result of Fieldwork Architects’ ever-experimental process, perforated metal cladding softens the hard brick and render façade, enveloping it in a distinguished skin that offers textural intrigue. It’s a material with which the architects have refined their process over years of play. Come evening, the cladding embodies a beautiful translucency that lightens the mood, effects a sense of warmth, and connects inner and outer worlds.

This core principle influences the design at every step, resulting in layouts that offer innumerable possibilities for entertaining. Whether it’s close friends over for dinner, or family brunch on Sunday morning, these homes are tailored to ensure hosting is always a simple pleasure.

3 The shape, feel and function of a space has palpable effects on the people within it. Here, the design process focused on creating and enhancing shared moments of joy.

A Materials chosen for the kitchen are durable, easy to clean and provide ample space for preparation. Designed to facilitate hosting while celebrating the culinary arts, kitchens include a full-width chef’s mirror 1 above the kitchen bench—a major interior feature that proudly underscores the art of cooking2 and reflects the journey of a dish from stovetop to plate. Whether loved ones are over for a quiet night in or a weekend celebration, they will feel at ease in this curated space.

HONEY, WHERE’D YOU PUT THE ANCHOVIES?

THE TOP SHELF, BUT WE’VE GOT BIGGER FISH TO FRY

1 The chef’s mirror brings the food into the conversation and creates a visual connection between the cook and guests. Even with their back to the room, the host can feel present and engaged.

C An optional addition, the recessed bar instills a certain charm and effects a sense of homely nostalgia4. Its clean design and proximity to the kitchen and lounge ensure that guests can while away the time in comfort while staying connected to the host. All in all, it’s a subtle feature that rounds out the intimate interiors and invariably delights guests.

D A tidy home is an integral part of the hosting ritual. Beyond ensuring that guests feel comfortable, orderliness allows the best features of an interior to achieve their desired effect. With this in mind, the interiors of Brunswick East by Milieu feature a wide range of storage solutions5 space to help keep clutter at bay—a place for everything means everything is in its right place.

4 Beyond the obvious enjoyment a bar can provide, there’s something special, traditional even, about preparing a drink for a friend, a parent, a sibling.

Our meticulous approach to architecture, interior design and liveability extends to everything we do, and we continue to work long after settlement to ensure our offerings are of the highest standard. We strive to stay connected to our work, to the neighbourhoods we love, and to the wonderful people who live in our homes. This sentiment has seen us open Milieu Hospitality venues within some of our buildings, and for this project we will be providing a tenancy for a local not-for-profit business.

We’re proud that Brunswick East by Milieu received a tick of approval on the ‘Design Excellence Scorecard’—a new program initiated by Moreland City Council. The scorecard exists to improve the quality and liveability of medium and high-density housing in the area. This is a vision we share wholeheartedly, and we’re humbled to be the first recipient of this commendation.

Brunswick East by Milieu is the only project thus far to meet all four benchmarks.

Central to our design process is an appreciation for liveability and the seemingly minor details that influence the experience of home. True to our namesake, we create spaces that speak to their surrounds and offer respite from the rigours and routines of modern life. As we continue to evolve and experiment with each project, our core principles remain the same. Brunswick East by Milieu not only delivers on design, but also delivers sustainability as standard.

Homes for HospitalityDebunking the myth that apartment dwellers don’t cook, this development provides a highly functional kitchen to each apartment, with a focus on generosity and comfort. Individual apartment kitchens are supported by a communal rooftop terrace.

Design Excellence ScorecardThis six-level community is the first of its kind to achieve Moreland City Council’s Design Excellence Scorecard—meeting the 4 exemplar criteria: Building Design and Materials, ESD and Building Performance, Building Accessibility, and Community Benefit.

MaterialityESD drives the selection of materials. The exterior shell of the building has been designed to thermally and acoustically insulate while delivering a high level of ESD performance and visual permeability. Internally common areas are a robust mixture of masonry paver, steel and aluminium. The interiors take Australian cues from a European inspiration with stainless steel and natural stone benchtops to rich auburn timbers.

Community BenefitA social tenancy at Ground Floor fosters local community engagement and allows for increased use of the building over its lifetime.

Apartment EntriesA sense of address to each apartment is achieved through careful threshold details such as coir welcome mats, exterior lights to each apartment entry and welcome stations.

Natural Light and VentilationAll bedrooms and living areas have direct access to natural light and ventilation.

Car ParkingBasement car spaces will be included with most apartments, facilitating one car and two bikes.

Bike SpacesEach apartment with a car space will have a rack fixed to the wall to allow for two bikes. Those without a car space will be allocated a bike hoop in the basement for two bikes. There is also visitor bicycle parks at the entry at Ground Floor.

Central Landscaped AtriumAn internal tiered landscaped atrium provides a dual aspect to apartments—adding natural light and passively cooling cross-ventilation. This exterior circulation allows for a feeling of openness between a private apartment and the street.

Solar PowerA solar PV system will be located on the rooftop. These will assist with overall building power usage and the centralised electric heat pump hot water system for the building.

Rain Water CollectionRainwater collection is redirected for use in common areas that feature drought-resistant and/or native landscaping.

Thermal PerformanceUse of double glazing, quality building material and external shading devices to select windows will all assist in maintaining internal comfort and lowering heating and cooling costs throughout the year.

Fossil Fuel Free ApartmentsGas is not provided to apartments, instead utilising 100% renewable electricity for cooking, heating/cooling and hot water.

Reduced Heating and Cooling CostsThe building is designed so that it can maintain comfortable temperatures year-round with less reliance on air conditioning.

High CeilingsWith approximately 2.75m high exposed concrete ceilings to living spaces, apartments feel spacious and generous.

Public TransportLocated on Lygon St, the development sits directly on tram routes 1 and 6. Close proximity to dedicated bicycle paths and a 15-minute walk to Jewell station connects this project to its surrounding city.

Rooftop TerraceContaining productive planter boxes, outdoor kitchen, entertaining area and quiet nooks, the rooftop garden is a place for community engagement and quiet enjoyment outside of the apartment.

Quality Fixtures and FittingsThe details reinforce the simple design philosophy. Durable fixtures and fittings are used both within the apartments, and in communal areas.

StorageWelcome stations have been incorporated into apartment entries where possible to provide extra storage for quick-grab necessities upon entry and exit to your apartment, and to create a sense of arrival. Each apartment is provided with a dedicated storage cage for storing bulky items, located in the basement.

Interior MoodThe use of natural materials and a raw yet soft palette creates a connection with inside and out—glass, timber, steel and stone facilitate a robust home suitable for hospitality.

Pet FriendlyPets are a wonderful addition to any home, so Owners Corporation rules have been prepared with them in mind. Durable surfaces have been invested in for sustainable use and longevity.

Since 2010 Milieu has been delivering award-winning projects distinguished by a commitment to considered architecture and intelligent interior design. With a focus on Melbourne’s inner-north, Milieu’s property and hospitality teams draw on the diverse character of the city’s people and built environment to create spaces that enhance the lives of those who call them home.

Driven to improve the status quo of architecture, Fieldwork is a dynamic and progressive studio with a focus on social and civic practice. Designed by Quino Holland, a director at Fieldwork, Brunswick East by Milieu is the studio’s fourth collaboration with Milieu. Fieldwork’s team of directors also produce print and digital publication Assemble Papers.

Foolscap Studio is a cross-disciplinary design practice with a focus on highly curated hospitality venues, built environments and interior architecture at any scale. Collaborating on a range of projects—including Noma Australia, Chandon Australia and Sensory Lab—the studio designs spaces and experiences that go beyond form and materiality to foster strong connections between people and the spaces they occupy.
