Adding off-street parking is oneway of increasing the value of yourhome without making amendmentsto the interior.
“Off-street parking adds valueespecially to family homes and
apartments in the city centre as itis in high demand with littlesupply,” says Emily.
In fact, off street parking can bemore appealing than a front garden.
“Consider changing your frontgarden to a parking space if thestreet is crowded, but don’t forget toget planning permission and do itproperly,” says Martyn Green,director of Jones Lang La Salle.

According to Samantha,converting a bedroom into abathroom could be a big mistake.
“Bedrooms are seen as moreuseful and therefore more valuablethan bathrooms to potentialbuyers,” she says. “While anadditional bathroom may be nice, itwon’t add any value to your homeand could even detract from thevalue or limit your pool of buyers.”
AVOID TOO MUCHTECHNOLOGYHomeowners are advised to notspend a lot of money on hi-techequipment wither, such as built insurround sound, televisions. Theyadd little value and are sometimesviewed as more of a hindrance bysome purchasers. Landscaping andconservatories do add value tosome extent but are to be avoidedas they are not to everyone’s taste.
Another thing that is just notworth its weight in the currentmarket is the much-admiredswimming pool.
“Swimming pools are passénowadays,” says Sue Taylor, head ofresidential, at Keppie Massie.“Clients who wanted swimmingpools years ago are now aftercinema and games rooms.Swimming pools can actually putbuyers off a house. A swimmingpool is a danger to young children
and costs a lot to maintain.”“Also don’t upgrade old boilers
and heating systems unless it’sabsolutely necessary as people justdon’t notice this kind of thing,”adds Sue.
KEEP IT SIMPLEMartyn Green says individualityisn’t always good. “If you install akitchen or bathroom that’s a little‘out there’ many viewers mayimmediately think they need toreplace it and they will take thisanticipated cost off the price.Think about salability whenchoosing these items and stay asneutral as possible.”

As Merseyside rents rise househunters are finding that buying ahome can be a more cost effectiveoption.
With the average rent for aproperty in the area currently at£125 a week, according to onlineproperty portal Trovit, buying hasbecome an increasingly attractiveprospect for many especially withthe help available from developerslike Keepmoat Homes.
The housing developer currentlyhas five Merseyside developments,St Joseph's Place, Wirral, HamiltonPlace, North Huyton, TheWaterfront and Regency Park inBootle and The Parks in Anfield.At St Joseph’s Place, on LairdStreet, for example, the twobedroom Normanby home isavailable for just £74,395 throughthe government backed FirstBuyscheme which provides purchaserswith an equity loan of up to 20% ofthe property value.

The Sea Odyssey, whichsaw Liverpool treated tothree days of spectacularstreet theatre, could boostthe city’s economy by£12m, early estimates haverevealed.
The event, which was organised byFrench company Royal De Luxeto mark the 100th anniversary ofthe sinking of the Titanic,attracted half a million spectators.
The performance told the storyof an orphaned little girl whoseuncle has spent the past centurysearching the Titanic ruins toretrieve a letter from her fatherwho sadly died in the tragedy.
As the puppets made their wayacross the city, the tale of the 30ftlittle girl giant, her 50ft uncleand her 9ft dog, Xolo, unravelled.
Hotels, restaurants and shopsare among the businesses tobenefit from the extravaganza.

With 48 lots on offer the team sold80% of the properties on offermaking this its most successfulauction for the last two years. Geoff Guest, auction andcommercial director at Venmore’sDale Street branch said:

61 properties were sold at SuttonKersh’s auction including 11 beforethe auction, 40 sold on the day and10 properties were sold afterwards.

How much do your books mirror yourown experiences? A lot of good fictioncomes from personal experience and a lot ofmy real life experiences influenced thebooks. Awaydays (Sampson’s cult novelabout ‘casual’ football hooliganism) has thebackdrop of a gang subculture that startedhere in Liverpool, people dressing the waythat they did in the late 70’s. It was aprivilege to be part of football, music andfashion, all the things I loved. To me, it’s theonly gang subculture that didn’t start inLondon or America and it got no presscoverage whatsoever. That’s why I wroteAwaydays. I wanted to get down theexcitement, flavour and atmosphere of thegangs and the music.
With Powder (Sampson’s second novelabout the rise of a fictional band The Grams) Icouldn’t have written that book withoutmanaging a successful band having been tothe places and seen the things that we did. Ithink that’s what makes it so vivid as a novel.It’s not a diary of what we did but it’s astarting point and the fiction flows from there.
I’ve just handed a manuscript in for mylatest novel, which is a detective thriller. I’venever been a detective or a wholesale importerof drugs so I’m starting to draw the line now.All of your work is set in Liverpool andyou choose to still live and work in the
area, why is this? I’ve never felt inspiredto write about London. I loved the time Ihad there but it was never home to me. Ithink in terms of grass roots living andbreathing culture there is nowhere that canhold a candle to Liverpool. Writers I like,like Irvine Welsh, Stieg Larrson and JoNesbo all go into loving detail about wherethey are. They bring the cities they arewriting about to life and it makes you wantto go there. That in itself is an achievement Ithink. To write about your hometown andmake people want to go there.Why did you decide to set up RedUnion Films? I have an uneasy relationshipwith the likes of the film council inLondon. To me, they back and fund wilfullyobtuse, arty, boring films. I love films withaction, great stories and great soundtracks.Films like James Bond, Rob Roy, TheWarriors and Quadrophenia. It won’t backour films. So what are we going to do aboutit? Endlessly beat a path and carry on beingturned away or do something about itourselves. That was the catalyst for settingup Red Union Films.What’s coming up for Red UnionFilms? I’m adapting my latest novel whichso far is called Gangsterland. The storybegins with the discovery of a body onSefton Park allotments. Liverpool is theperfect setting for it, atmospheric as abackdrop for any kind of fiction. There aretwo big international film distributorsinvolved in that so that will see the light ofday but that’s at least two years away.
There’s another film coming up which Iactually can’t say anything about. It’s a
really exciting one, it’s a collaboration withan iconic music icon. Once contracts aresigned we’ll be able to talk about it.You appeared at Leaf for World BookNight 2012 tell us about that? There willnever be the death of books but it is on abit of a downward spiral. To me there isnothing to beat the physical thing of goingin a shop, browsing, looking at covers andbuying a book. It’s a lifelong fascination forme. This night does a lot of good keepingthe interest going and passing it on toyounger generations for years to come.

manager Darren Carter is clearlyexcited. Discussing his plans forthe new office Darren's adamantthat first class customer service isgoing to be key.
“Our biggest aim is to create areally high quality service,we’re open seven days aweek and three latenights a week too –Tuesday, Wednesdayand Thursday we’reopen until 7 oclock,” he explains.
Of course it's notuncommon to hear abusinessman talk ofoffering good customerservice, but, with Darren, youcan see it's something he feelsvery passionate about.
This is not surprising ofcourse when you consider hisbackground. Before making themove into the estate agencyworld some ten years ago Darren worked in the hotel andrestaurant industry where onlythe finest customer service wasacceptable.
“They were very strict on
service,” says Darren. “That’sstuck with me, I treat people theway I’d like to be treated.”
His appreciation for excellentservice and fine cuisine is alsoapparent in his choice ofrestaurant for our meeting.Darren opted for the fabulousPuschka – a modern bistro onRodney Street.
With its sumptuous décor andsophisticated menu -
which is met with asurprisingly
relaxedatmosphere –Puschka is afirm favouritewith locals inthe know.
After perusingthe early evening
menu – which takesmore time than we had
planned since every dish soundsmouth wateringly tasty – I opt tostart with the baked goats cheese(which has a delicious, creamytexture and comes with sweetjuicy peppers and wildflowerhoney) while Darren chooses theterrine of roast pulled ham withpiccalilli.
As we tuck in an enthusiasticDarren tells me more about hisnew office.
City Living is, as the namesuggests, the city centre brand ofReeds Rains – the national estateagency. They say when it comesto property location is key andthat indeed seems to be the casefor this office.
“We’ve got a brilliant spot,”says Darren of the North Johnstreet location. “We’re the firstagent you come to when leavingLiverpool One, we’ve got footfallin both directions from thebusiness district and theshopping areas.”
Indeed, the new branch isalready managing to impresscustomers – it has let propertyfor a client already, without evenbeing officially open.
As we enjoy our mains – forme a crispy pan-fried salmonfillet on a bed of chickpeas,spinach and crème fraiche andfor Darren chicken with lemonand thyme butter, parma ham,sautéed potatoes and kale -which he describes as absolutelydelicious – I'm intrigued to knowhow City Living managed to getclients to choose it withoutactually being open.
Darren says City Living'sservice is key.
“I like to make people feel atease,” he says. “Clients can have
my personal mobile number andcan call whenever they need to. Ilike to be on first name termswith my customers. At themoment, because we don’t havehundreds of properties we canservice the customers really welland this is something I want tocontinue even as the number ofproperties we have increases. Ihave scope to hire more staff ”.
Now City Living isencouraging would-be buyers,sellers and renters to come alongto the branch launch party at thenew office on 9 May for aninformal chat.
“We want to be a breath offresh air,” he says. “Our messageis ‘you’ve got nothing to lose,give us a try’. There’s nopressure. Come along, have achat, have a glass of wine, it'll bea relaxed setting.”
As we finish our meals in ourown relaxed setting of thefabulous Puschka I wish Darrenwell in his new branch – but ifhis customer service dedicationis anything to go by I'm sure hewon't need it.
