It’s still anyone’s guess as towhat the weather will do thisyear – old wives tales tales saythe current abundance ofberries points to another hardwinter – but it would befoolish not to learn from theexperiences of 2010.

With a bit of preparationnow we can look forward to acosy, dry and disaster freewinter. With that in mind YourMove has asked experts tochoose five top tips for winter-proofing your home.

1. HEATINGBOILERGet your boiler serviced.An emergency call out

to repair a broken boiler cancost up to £600, as well having toput up with the discomfort of a

cold house and freezing water.Avoid these horrors by gettingyour boiler serviced beforewinter kicks in. “Prices forhaving a boiler serviced go up inthe winter, so it’s a good idea toget it done now,” said StephenBoyle, director of STLPlumbing and Heating Ltd.

CENTRAL HEATING“It’s a good idea to get afull central heatingcheck too,” says

Stephen. STL Ltd will do bothfor £50 plus VAT. The engineer will make sure thewhole system is working atmaximum efficiency, includingchecking radiators are workingat the correct pressure, bleedingthem if necessary. For maximumefficiency they can installthermostatic radiator valves,which will adjust levels of heatsupplied to the home accordingto the temperature registered.

The standard setting is 21degrees – but if you turn it downone degree you can save up to£65 per year.

2. PLUMBINGPIPESMake sure your waterpipes are well lagged and

TAPSMend any drippingtaps especially if you’regoing away. It’s a very

good idea to know where thestop tap is should the worsthappen. Typically it is under asink and there should also beone on your hot water tank.Store the mobile number of agood plumber.

3. INSULATIONWALLS ANDLOFTIt’s oft repeated but

here goes again. Insulation isone of the cheapest ways tokeep your house warm andreduce your energy bills. If youhaven’t got cavity wallinsulation, look into it. It costs

around £250, but pays for itselfin about two years via reducedheating costs. Ditto loftinsulation. Recommended loftinsulation thickness is 27cm,but more than six millionhomes have 7.5cm or less.

WINDOWSAs well as layering upin fur, Russians –inhabitants of the

coldest country on Earth – keepheat locked into their homeswith double layer windows.Even if you have it already, it’sworth checking that the sealinground it is up to scratch beforethe cold snap starts. By fittingthe minimum ‘C’ ratedwindows or installing doubleglazing you could save up to£150 a year.

4. EXTERIORSGUTTERINGClean leaves and debrisout of your guttering

by the end of autumn. Pay

particular attention to the ends,as this is where they canbecome blocked with leavesand cause water to spill over –which can cause a lot of

expensive damage. Watch outfor any icicles hanging fromthe guttering during a coldspell, as these are a giveaway ofwhere they may be blocked orleaking. It’s particularlyimportant to check that guttercoupling – the rubber or siliconsealant between channels – hasnot rotted away. “Leakinggutters can cause penetrativedamp,” explains DavidChristian, director of ThomasChristian Estates Ltd, arepairs, renovations andmaintenance company of 20years standing. “The water comes down the

walls, goes into the ground,then comes back up into thewalls, and that’s when you getmould inside properties. Youcan save yourself a fortune bychecking your gutters are soundand getting sections repairedand replaced as necessary.” Thesame thing can happen ifgutters are blocked.

ROOFIt’s worth rememberingthat insurancecompanies insist that

your home has been properlymaintained before they will payout.

Check roof tiles are allpresent and correct and in goodcondition so they won’t let inwater, as last winter wroughthavoc on many roofs. “If you’vegot a crack in a tile and water

gets in and freezes, it can makethe crack bigger,” explainsDavid, “and then water couldget in. Check ridge tiles aresound too, as these can fly off ingales.” It’s equally important tocheck that there are no gaps orcracks in lead flashing on thewall or on the roof. Flashingprevents water entering atjoints or protruding objects likewindow sills. “Good flashing isvital but over time this canerode,” says David.

5. TREES & FENCESCheck any hazardoustree branches that couldbreak in high winds or

with heavy snow, and get a treesurgeon in if necessary to assessthem and take off branches thathang over property.

In particular look out forcavities near where the branchesmeet the trunk and fungus andcracks which could indicate deadwood, advises Jeff Anderson, atree surgeon for 13 years, whoruns Merseyside-wide AndersonsTree Surgery and GardenMaintenance Services.

“Dead wood causes weak spotsand it means an affected branchcould rip off in high winds orwith heavy snow on top,” heexplains. “Weak spots can worsenif water freezes in the cavitybecause ice causes it to expand.”Now is a good time to spot deadparts in trees as the gaps in foliageare still obvious without foliage.

“Of course it depends on theage, size and position of the treeas to if it would pose a hazard,but if you are unsure, it’s worthgetting a tree surgeon in to lookat it.”

Q: I have been renovating a house in Spain for my own family to use but alsowant to let out through an agency. How will this work for tax purposes?

A: There are basically two main tax treatments, either the property willbe treated under the buy-to-let rules or much more beneficially underthe Furnished Holiday Lettings (FHL) rules. In both cases there will be anadjustment to take account of your personal use of the property.The tax treatment of Furnished Holiday Lettings (FHL) has beenadvantageous for many years. Up until a few years ago, this onlyapplied to UK properties, but legislation has now been brought in toextend this to properties in the European Economic Area (EEA) whichincludes Spain.

Provided that certain conditions are met, FHL’s are treated as a trade. Thiscan be preferable to the tax regime for normal buy-to-let property in anumber of specific areas, as the rules and reliefs for trades are more generous.

Q: What are the conditions which apply for the property to qualify as a FHL?

A: There are new strict conditions, based on the potential and actualletting of the property.

The property must be:

• Available for letting for at least 210 days a year and• Actually let for at least 105 days.

There are also rules which prevent long term occupation by onecustomer/tenant from qualifying.

These criteria are a lot stricter than previously and to take account ofthis a ‘period of grace’ has been established, which means if the rulesare met in one particular year, you can elect, even if the conditions arenot met for the next two years to quality.

Q: And what exactly are the benefits?

A: From next April the main benefits are the beneficial Capital Gains Taxtreatment on ultimate disposal and, during the letting period the abilityto offset a much broader range of capital allowances against theincome you receive. Capital allowances are types of tax write off whichapply to, for example:

• Heating and air conditioning equipment• Swimming pools• Kitchens and sanitary ware• Furniture, furnishings and bed-linen etc.

When renovating your house, your expenditure on these type of itemsmay have been quite substantial.To support your claim you should ensure you keep good records oflettings and of expenses. As always good tax advice will be essential.

The secondbedroom is soquirky. The silveranimal printwallpaper mixed withthe apple greencushions and trinketsis something wewould never think todo but it just works.The whole apartmentis stylish.

The Queen Elizabeth liner berthed at the Liverpool docks drew in the crowds to thewaterfront, celebrating the start of the Mersey River Festival with fireworks. The

successor of the QE II is as elegant as her namesake, transporting passengers to an era ofthe British Empire and Art Deco complete with croquet and bowls lawn and a traditional

English pub. At her helm is Captain Christopher Wells. Your Move was invited onboard tofind out what it’s like to helm what is arguably the most famous ship in the world.

This is Queen Elizabeth’s maiden roundBritain voyage. How long have you beenat the helm of the ship? I brought her outfrom the shipyard and round toSouthampton where she was named andI’ve been on her ever since. It’s a thrill totake the ship anywhere, it’s a special thrillto bring her into a city with such a longhistory with the company, and the citywhere Samuel Cunard started the business170 years ago. How does the Queen Elizabeth compareto her predecessor QE II? We believe theQueen Elizabeth is a worthy successor tothe QE II and we’re very proud that shebears the same style; the Art Deco style is atribute to the first Queen Elizabeth and wehave lots of memorabilia from the QE II,such as the original bell. The Cunard shipslook different from other ships with thedark hull, colour scheme and the redfunnel but what really makes us

different is the style and heritage that webring with us. The ships are very beautifulinside with lots of space. We don’t like tocrowd people in. How did you find bringing the ship intoLiverpool? The Mersey is not aparticularly easy river because it’s quiteshallow and completely open to thewesterly winds and storm force winds at theentrance, and then within the river itselfthere are currents. The river runs up tospeeds of seven knots, which can be quite achallenge. It was very windy outside todaywith gale force winds but once we came outof Birkenhead we had a little bit of shelter.This is the first time I’ve brought a linerinto Liverpool as a captain. However, I wason the QE II when she came in ’94/96before Liverpool had refurbished the berth.We anchored in the stream and ferried ourguests backwards and forwards using theLiverpool ferries. Queen Elizabeth II was amuch more challenging ship and she didn’thave any of the modern facilities orthrusters this ship has. She was of aprevious generation, but an extremely wellloved liner and we were extremelyproud of her.

We’re equally proud to bring this ship asher successor around the UK.Tell us a little about your background.I started an apprenticeship as a cadet withShell; I was 16 years old. I’m a new boywith Cunard as I’ve only been here for 20years. I’m a cargo ship man really. I metmy wife on the QE II and we’ve beenhappily married for 14 years now. It’s adifferent way of life to working at home, 9to 5, you have to balance being away fromhome for a period of time then being athome for a period of time. I will go off forthree or four months on my ship then I’mhome for two months.What is the most interesting harbouryou’ve sailed into? When I started withShell I worked in the Far East so I still liketo go to the Far East, and down to Australiaand New Zealand. Sidney is the mostexciting harbour to go into because it justopens up in front of you - it’s the drama ofcoming into the harbour. There’s not manyplaces in the world like that.

1930s, in which Cunard's first QueenElizabeth was launched, with many art

deco interior touches. Her design isbased on that of the Holland America

Line "Signature" class cruise ships suchas Eurodam and Nieuw Amsterdam.

My partner and I have spent the summer modernising aterrace property, which we’re hopefully going to moveinto in a couple of weeks. The house has fantastic periodwooden floors and the staircase is beautiful. We havelovingly restored the floors and staircase, and do notwant to cover all our hard work with carpets. We havedecided to have rugs in the hallway and a stair carpetrunner - however, we can’t find a stair runner in acontemporary design. Can you help?

I think the flooring company Alternative Flooring, would be a good place tostart. The company prides itself on producing original and innovative designs. Their newcollection Quirky is an on-trend range packed with colour and pattern, oversized dots andanimal prints. My favourite within the collection is a carpet called Skinny Black, a zebraprint design, which works well as a stair runner.

We are turning the fourth bedroom, which is very small and never really used, into a dressing room. Ihave always dreamed about having a dressing room but I don’t want to make any costly mistakes. Couldyou please give me some pointers on how to create the kind of room that you see in interior magazines?

Planning is everything when it comes to creating the perfect dressing room. Think about how you wantstore your clothes, shoes and accessories. How much hanging space do you need? What kind of drawerspace? How many shoes do you have? The perfect dressing room has no clutter - that has to be tip numbertwo. When you have planned your specification I would recommend having a plan drawn, a good joinerwill do this for you, or most fitted furniture companies will offer a bespoke design service free of charge.

Think about how you are going to join the two rooms: where are you going to create the doorway?Do you want your bedroom and dressing room to be open plan? Do you want to make a feature from adoorway?

A full height doorway is a design feature you may not be able to have anywhere else in your home,but to include it in your design at this stage would create a design feature that not only adds impact

but also the illusion of an increase of height and space. Lighting is also very important; down lighters will give

you great overall lighting whilst a chandelier adds instantglamour.

Your final design decisions come to the finishes youwish to use. If you want the room to work with theadjoining bedroom, use similar colours and finishes inboth, carrying any textural elements into both rooms.Leather handles can be used, for example on both thebedside table and the wardrobe door.

Paul set up the firm 20 yearsago on Breck Road, Anfield.Through the years, the businesshas grown impressively,currently employing 75 peopleand maturing into a respectedname not just in Liverpool but

nationwide. The name hasbecome synonymous withpersonal injury, taking on caseswhich bigger firms have rejectedand winning big compensationfor their clients; however, theyare a full-service law firm.

“We do a lot of personalinjury work but we aim toprovide a service for everythingthe average man on the streetwants; if you have a drivingoffence, want to buy a house, orwant to make your will we cangive you the whole package.”

Having taken a little time inchoosing our delectablelunch, I order the RoastLemon and ThymeChicken PanzanellaSalad and Paulorders the SmokedSalmon, AtlanticPrawn, PinkGrapefruit andAvocado Salad.Delicious andrefreshing dishes,almost familiar in theirarrangement but with theinnovative twist Puschka hasbecome known for.

With all three of its offices inAnfield, two on Breck Road andone on County Road, the firm’scommunity links are importantto Paul and the five partnerswho all hail from the area. “Mymum and dad were working

class; I think I can say withoutexception we’re working classand you never forget yourbackground,” he says. “We liketo think we’re friendly,competitive and because we’relocal we can empathise with theproblems people have. Wesponsor a number of localfootball teams, and we supportthe local primary school,Whitefields. This year webought all the children Eastereggs. It’s nice to be able to offersomething back to the

community.”The solicitorsrecently

launched afree legalclinic, openfortnightlyfrom 6-9pm onTuesday at

the CountyRoad office.

People will beable to drop in to

get free legal adviceon a range of issues.

The next few years will seemany changes to the legalprofession so Paul’s immediateconcern is to steer the firmthrough new legislation.

“Our plan for the future is toconsolidate; there are so manychanges in law on the horizon.

There are alternative officestructures coming in andpersonal injury changes; highstreet practices are really underthreat, and we do wonder wherewe will be in five years timebecause of the new ‘Tesco Law’.”

Tesco Law, as it’s beendubbed, will see high streetshops and supermarkets sellinglegal services - a change cominginto effect in the next fewmonths. Paul is hoping the bestfor the future though: “We liketo think we’re a niche. We’refriendly and we like to offerwhat bigger firms couldn’t.”

Ending on a note ofoptimism, the fabulous waitress- credit where it’s due - bringsus neatly boxed up cakes to takehome to try as we’re too full tocontinue eating in the elegantlittle restaurant. Puschka is, asalways, attentive to the littledetails, whether with food, decoror service. Now, we’ll just haveto wait until they do breakfast.

My favourite restaurantThe Hope Street Hotel on Hope Street, whichfunnily enough is the street where I gave up mychance to study fine art at Liverpool College ofArt and formed the band Marseille instead. Ialways enjoy staying there - it’s a very stylishboutique hotel with a lovely restaurant and bar.

My favourite musicanMott The Hoople. I had the pleasure ofmeeting Ian Hunter in my early teens whenhe was playing at the old Liverpool Stadiumand he told me: ‘follow your dream to theend’. That helped me realise my ambition ofgetting a recordingcontract and going ontour to the USA in thelate 70s and early 80s.

My favouritebookI’ve got this amazingcoffee table book aboutButlins in its heyday, inthe 50s, 60s and 70s. It’s fascinating and a realeye opener into a Britain that’s all butdisappeared.

Former musician Neil Buchanan, 49, is the creator and presenter ofBAFTA-winning children’s art show, Art Attack. This month, showing heis very much alive - rumours of his demise on the internet provedextremely premature - he has launched his first limited edition artcollection, entitled Hope Street.
