The Bay Regatta •30 January - 3 February @ Phuket, Phang Nga, KrabiFormerly 'Phang Nga Bay Regatta', The Bay Regatta sails through Phuket, Phang Nga and Krabi showcasing some of the most stunning maritime scenery in the world. Now in its 16th year and organised by Ao Chalong Yacht Club (ACYC), this popular regatta sees 40 to 50 yachts every year for fun racing and parties. The Bay Regatta is popular with diehard cruisers as well as racers because, uniquely, it moves 'home' every night, with most crews living aboard their yachts − although shoreside accommodation is available in all stopovers. Ang Seafood5pm - midnight. Phuket Rd, 300m from Surin Circle, leading to Saphan Hin Park.Simple restaurant but packed every night. Not hing fancy, plastic tables & chairs − hard to fi nd parking but amazing seafood. Try the Nam Prik Goong Sieb! Their Tom Yam's also really tasty. But Haw Mok Pla, delicious spicy curried fi sh mouss e steamed in bai cha-ploo leaves & wrapped in a banana leaf is the best.

We all know one of those places… they never advertise but they’re busy. Why? ‘Word of mouth’. People tell their friends, “You must try..” and the word spreads. In this monthly column, we spread the word further about the great-value nooks and crannies that we know about on Phuket.

Rom Dee7pm - midnight. Yaowarat Rd, Phuket City A small bar & live music venue in Phuket City. Rom Dee is simple & inexpensive with just a couple of small tables catering to young Thais. With live music every night, it gets quite busy. Not hing fancy but wort h a look . A perfect place for drinks & cozy conversation with a more laid-back approach . Cheap beer of course.

Where are you from?I was born in Las Vegas, Nevada, and lived with my grandparents who owned and operated a resort catering to women. In the 1950s, Nevada was the only state that granted a quick divorce requiring just a six-week residency. So at our resort we had about 20 women in residence each for six weeks. They spent their time gambling, giving each other manicures and talking to me.

What did you do before you came to Phuket?I’ve always been a writer. As a child, I recognised that putting words together created energy and interest. Since the mid-1960s I’ve made a living by writing. Sometimes as a war or confl ict journalist and other times writing about lifestyles and occasionally some poetry and fi ction.

When did you move to Phuket?I had been living in Canada for many years and wanted to return to the vitality of the tropics. After travelling around Southeast Asia for six months I was off ered a job in Bangkok as curator at an art gallery.

But I felt suff ocated by such a big urban environment and was then invited to join the opening faculty at the local campus of Prince of Songkla University in 1992. It was impossible to say no.

We understand you’ve done a lot of travelling in your lifetime. Could you tell us more about it?I don’t know why I’ve had a lifelong obsession with exploring this planet. It’s almost an instinct.

As a child in Las Vegas, I was infl uenced heavily by the Middle East as the casinos and night clubs had names like the Sahara and the Dunes. The terrain of Nevada is like the Middle East, so I wanted to go to that part of the world. Mesopotamia and Babylon conjured up romantic images.

When I got there some years later, I had quite a diff erent response, but I travelled on and lived in Afghanistan before spending a lot of time in India. The next years found me wandering around Africa, which was very exciting in the years after independence from the colonial powers − and before the devastation of Aids.

Whereabouts do you live in Phuket?I’ve lived in the same house in Chalong for 20 years. I wouldn’t call it home but more a storage house for textiles and art from almost 50 years of travels. I plan to have it all cremated with me when I die.

Could you tell us more about your children? My four children all live on the west coast of Canada where their idea of a good time is to go camping. They have little interest in the bigger world. I don’t know how I could have

inspired such contented souls. And now they’ve presented me with grandchildren, a new happiness about which I’m very enthusiastic.

Where do you plan to travel next?I have travel buddies. Adventure guys. Next month we are heading to the southern tribal regions of Ethiopia. You have to catch a tribal culture before they vanish like they have in Northern Thailand.

What do you think the future holds for you?I hope to fi nish the two books I am starting and I also hope to organize my boxes of travel and art documents. As I’m facing the last quarter of life, I’m intrigued about exploring the inner person rather than rushing around the planet.

What do you do with your free time here?I really enjoy riding my motorcycle around Phuket and feeling the wind wrap around my body. I also spend a lot of time alone and value what used to be called contemplation. Pondering the past and how I could have responded to events diff erently. Re-evaluating relationships and pondering if I’ve done enough to justify this gift of Life.

BruceStanleyThis month we hitch a ride with long-time Phuket resident Bruce Stanley to fi nd out more about his adventures in travel and writing.

Helicam Above Bangkok with Sansiri

Sansiri launches The XXXIX (Sukhumvit 39), its most timeless and elegant condominium ever. Situated at the very heart of Bangkok’s prime residential area.

The condominium is just 250 metres away from Phrom Phong BTS station and surrounded by restaurants and malls. An existing old building on site is to be demolished to make way for the new 32 – storey building. The old inhabited building provides a launching platform for the Helicam helicopter to be operated. A series of images are taken to provide realistic views – North, South, East & West showing actual views from the units once completed at diff erent levels. An on-board altimeter transmits the actual elevation displayed on pilots monitor located on the ground.

This allows a Helicam operator to capture the correct photos showing views one would see from tower once built. High level 360 degree images are also taken to show nearby neighbourhood, amenities, and attractions.

Find out more information on Sansiri: www.sansiri.comFor more information on Helicam or promoting your property call: +66 89 874 7464 / +66 87 281 0451 or visit www.helicam.asia. Email: [email protected].

REGATTA

Racers reunite for the 11th Royal Langkawi International RegattaMore than 35 yachts and over 250 sailors are expected to race at the 11th Edition of Royal Langkawi International Regatta 2013 (RLIR) in Langkawi Island, Malaysia, from 7th to 12th January. This annual event is attracting sailors from all over the world, racing in 13 classes, two of which are new additions – the IRC Bareboat Charter Class and the White Sail Class.

Ahmad Zailani Bashah, Chairman of the Regatta’s Technical Committee, is eager to gather more sailors to participate in this event, which is part of the Asian Yachting Circuit. The

winners of King’s Cup Regatta, Frank Pong and his Team Jelik have confi rmed their participation. Other ‘rock stars’ who have confi rmed for this event are Vincent Chan of SY Matahari, Neil Pryde of Team Hi-Fi and Ben Copley of SY Katsu.

Langkawi is expecting ideal racing conditions. “The wind in January usually fl uctuates between 8-20 knots and we’re sure it will be the same this year. The Kuah Harbour race and Coastal race always provide two diff erent scenarios for sailors. We have strong wind with fl at waters in Kuah Harbour and strong wind with choppy waters in coastal areas. Participants can look forward to a challenging sailing experience,” said Zailani.

Participating teams will compete for the Prime Minister’s Challenge Trophy (Racing Class), the Commodore’s Challenge Cup (Club Cruising Clas), the LADA-IRC Challenge Trophy (IRC 1 Class), the Langkawi Sports Trophy (Sports Boat Class) and the Malaysian Multihull Challenge Cup.

The Royal Langkawi International Regatta (RLIR) 2013, is organised by the Royal Langkawi Yacht Club (RLYC) and sanctioned by the Malaysian Yachting Association (MYA – The National Authority), a member of the National Sports Council and the Ministry of Youth and Sports, Malaysia.

For further information on the RLIR 2013, the race and the entry form, kindly log on to www.langkawiregatta.com or contact Mr. Zack at [email protected] or Mr. Wicky Sundram at [email protected]

About Chef Chamnan KoboukaewChamnan was born in Thailand’s ancient capital city of Ayutt haya or Phra Nakhon Si Ayutt haya . He began his prof essional career as a chef at the Sheraton Hot el where he worked for seven years, before moving on to work in a number of ot her leading hot els at the level of Executive Chef. For the past 15 years he has been working as Executive Chef of Kasemkij Hot els – moving between its many propert ies across Thailand to create menus, set standards and assure quality control . Chamnan is presently stationed at Cape Panwa Hot el , Phuket.

MethodPlace garlic, onions, fresh chilies and shrimp paste in a mortar 1. and pound together. Season with palm sugar, lime juice, fi sh sauce and glutamate 2. to suit your taste.Add dried shrimp.3. Serve with assorted fresh, steamed and egg-coated fried 4. vegetables.

Ingredients

Served with several kinds of boiled vegetable, mushroom, fried egg and steamed rice.

(Nam Prik Kung Siab)

Chamnan revealed that his secret to making Cape Panwa Hotel’s much praised Spicy Dried Shrimp Dip (Nam Prik Kung Siab) is not just about using high quality ingredients but knowing where best to source the ingredients from.

Firstly, he uses shrimp paste from Ranong, a southern province on the west coast of the Andaman Sea, famous for its shrimp paste.

Second, he recommends using dried shrimp from Phang Nga’s Panyi Island only, because the unique taste of Panyi Island’s famous shrimp paste comes from their shrimp.

Third, he always gets rid of the dried shrimp head before deep-frying the shrimps in hot oil to make them crispy.

The Nam Prik Kung Siab or Spicy Dried Shrimp Dip is then served with local Phuket vegetables.

Patong Seafood InternationalDaily 8am-midnight | +66 76 341244

Take a journey into the home of real Thai food! Patong Seafood Restaurant was the fi rst seafood restaurant to open in (what was then) the village-like Patong. It has changed little since then, except for a major refurbishment in 2005 which retained the original Thai style, with open dining area and a high circular ceiling.

Only the freshest seafood is brought straight from the boat or market to give you the fi nest selections, which are on display – chilled and ready to eat. The kitchens at Patong Seafood Restaurant are amazing; their chefs, with many years of experience, prepare your seafood and other Thai delicacies to perfection.

The fi rst thing that you notice are the friendly staff . The smiles, the attentiveness and the helpfulness in making your choice tell you why so many visitors and local residents come back time and time again to enjoy this real taste of Thailand.

Baluchi is in the heart of Patong and in Karon, yet their relaxed atmosphere, with soft background Indian music, creates a great ambience perfect for either family dining or entertaining clients.

They take pride in using only fresh, authentic Indian spices, freshly ground in their kitchen and fresh (not frozen) meat. Homemade paneer (cottage cheese) and yoghurt, tandoori kebabs, naan and rotis, Mughlai curries and the best Indian long grain basmati rice dishes are just some of their specialties. One can taste the most mouth-watering tandoori kebabs in town, not to mention the variety of breads baked freshly in the tandoor or a delicious variety of prawn, chicken, mutton or vegetable biryani.

Baluchi is the only award winning Indian restaurant on the island, serving authentic Indian cuisine using original ingredients imported from India. Baluchi Karon opens 18:30 to 23:30 every day except Saturdays.

Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specifi c herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association.

Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices.

“I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls.

Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market.

What started, several years ago, as a modest enterprise has blossomed into a successful operation off ering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

THE ROYALSPA

KHAO RANG

The Royal Spa and Health ClubIn the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water trickling, bubbling and steaming, and with the sweet fruity scents that fi ll the air, the being is enticed into a fl owing stillness of body and mind.

The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience, as well as attention to detail, the Royal Spa and Health Club off ers a distinctly personal experience.

Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5,000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound eff ect, stilling the mind and easing the body.

Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff , and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure.

All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly off ers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts.

The Royal Spa has 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us at any time. As a special for our 8th year anniversary, we off er 'BUY ONE GET ONE FREE' value.

Chilled out by the soothing background music, my mind was fi lled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to fl oat away past stresses and wish for luck and joy from that moment on.

A variety of 40 spa treatments – prepared by Sukko's certifi ed Thai Herbalist and based on ancient Thai medical theory – is off ered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specifi c purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be.

I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite).

“Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt.

Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". For those

who want to exercise, the Suk Sanan Club provides a myriad of fi tness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and eff ective art of self-defense.

Sukko means "Beyond Happiness". My fi rst feeling when I stepped through the impressive gates of Sukko Spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, infl uenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.

launch point for the easy island lifeWelcome to the Phuket Hot List, our insider series that highlights the top tastes, sights and diversions around the island. This month, we’re sailing in to Chalong, the island’s hub for boating, dining and laid-back tropical living.

HOT LIST

Though Chalong’s seen the arrival of the big Home Pro Village shopping centre and big chain brands like KFC and Tesco-Lotus, more shops and services run by the “little guy” are also opening up. The best example of this is the new Chalong night market opposite the Chalong Police Station. Some buildings were cleared away last year, and much to the surprise of cynical island residents expecting yet another lifeless shophouse to rise from the rubble, the open area has been transformed into a bustling market with fresh food, clothing, fl owers, plants and yummy snacks for sale. It’s encouraging to see that Phuket’s traditional form of shopping in the open air still thrives. Take that, Tesco!

Along the pier road, some rundown shophouses are making way for new, snazzier ones and at the time of writing a few neat-looking shops were starting to open up there. We expect the Book Exchange and consignment shop next to the Happy Days Guesthouse to be a welcome place for sailors to sell

off some things before heading to their next destination or picking up useful items like life jackets and dive gear, clothing and books on the cheap. The book section is modest but priced well: all books are 150 baht, or if you give them three books you can take two in exchange.

Last month, we spotted a stand for Chalong Bay Rum at the French Fair in Homeworks and the name piqued our curiosity. Distilled using French expertise and equipment, and made with 100 percent sugarcane juice sourced from Southern Thailand, this new rum is set to give the mighty mojito and other tropical drinks a truly local fl avour.

We’re always looking for a place to cool down, away from the ever-present hassle of the 'regular' bar scene, and our heads were turned one evening towards the White Space Bar on Soi Sukee (parallel to the better-known pier road). Newly opened in November, White Space has added a dollop of chic to the Chalong scene with its white furniture, cool blue lighting and contemporary art gracing the walls − all balanced nicely with a warm welcome from owner Kem and her staff . White Space serves a good mix of well-priced spirits and beers and a 'very drinkable' house wine, as well as great coff ee. If you want a real treat, try Kem's special, the Irish Coff ee at just 160 baht... We went for the special 'beer deal': Phuket Beer for only 40 baht per

Kan Eang @ Pier, meanwhile, continues to raise the bar for dining in Chalong. More than three decades old and with a perfect location right next to the pier, Kan Eang could easily rest on its laurels. But every time we go there we’re impressed by how fresh it is, both in looks and tastes. Kan Eang’s best known for its Thai seafood but on our last visit we thought

The O2 Beach Club is another classy new venue to hit the once-scruff y Chalong area. This huge restaurant and bar right on the waterfront next to Kan Eang makes its swimming pool available for a dip at no extra charge. On January 12 they'll have a Kids Day with all kinds of activities orientated to children and families. (Pony rides, clowns and games.)

Just a few metres inland sits Pier 42 cafe and guesthouse, which brings a bit of Northern Thai style to the South. With a striking glass and metal frontage and cosy interior of dark wood, it’s an inviting retreat. It has a good selection of coff ee, tea and sandwiches, but we especially adore its khao soi Chiang Mai style noodles – crispy yellow noodles fl oating on a rich, lightly-spiced curry broth. Heaven with every slurp.

Sailors far from their homeland looking for some comfort food will be happy to learn that the Ao Chalong Yacht Club has revamped its restaurant with new management and a wider menu. Now called Spinnakers Restaurant, it features some hearty favourites including fi sh & chips, bangers & mash, ploughman’s platter, New Zealand lamb and more. Its Sunday Session with a traditional roast and live music has also been a hit. A fantastic spot to bring the family for a lazy afternoon.

White Space Bar

A new development is underway along the pier road that will add more shops, bars and dining spots to the area, about 200 metres back from the water. The dreamily named Pleasure Plaza is a collection of 32 units set to open this month (January). When we checked some units were still available for a three-year lease at a rate of 200,000 baht.

we’d check out its Japanese fare. We weren’t disappointed: the rainbow rolls are a fl avoursome delight, but almost too pretty to eat! With the sound of soft jazz music wafting through and the calm bay and tropical gardens in the backdrop, Kan Eang remains a must-go Phuket dining spot.

The Charm Residence

Location: The Charm Residence is the closest condominium to the beach in Patong, Phuket's best-known beach, making the resort special. Foreign investors seeking to purchase condominium units in Thailand should consider three key legal issues when deciding on their investment. These issues are: 1) whether the condominium development where the unit being off ered is (or will be) “registered” under Thailand’s Condominium Act; 2) whether the unit falls within the “foreign freehold quota”; and 3) whether the investor can meet the currency requirements as set forth under the Condominium Act. This article will provide an overview of these issues and what they mean for investors.

Condominium Registration Condominiums are regarded as such by the law if they are registered under the Condominium Act. In other words, apartments not registered are not “condominiums”, as that term is defi ned by the law. This distinction is important in that an apartment may only be legally owned in Thailand if it is validly registered as a condominium. Non-registered apartments cannot be purchased and sold on a freehold basis. As a result, unsuspecting buyers of unregistered apartments do not have valid ownership. Moreover, buyers of unregistered apartments, as oppose to registered condominiums, are not protected by the numerous consumer-oriented provisions contained in the Condominium Act.

It is therefore incumbent on buyers of condominium units to conduct proper due diligence to ensure that the condominium development is validly registered under the Condominium Act. Note, however, that buyers often enter into contracts to purchase a condominium before, or during, construction, and prior to registration taking place. In these circumstances, due diligence must be carried out to ensure the developer has prepared the correct structure to comply with the necessary processes for registration. Additionally, a prudent buyer should ascertain whether the project’s Environment Impact Assessment has been approved and a valid construction permit issued. A buyer should also look into whether the developer has received suffi cient fi nancing from a fi nancial institution, as well as the developer’s track record. Positive results on these issues would indicate that the building will likely be successfully registered.

Foreign Freehold QuotaIn accordance with the Condominium Act, a maximum of 49% of a condominium’s total registrable area is permitted to be owned by foreigners. In other words, Thai nationals must own the majority of a condominium’s registrable area. If the “foreign freehold quota” of 49% has been sold out, the remaining units can only be leased, not sold, to foreigners. Therefore, a potential buyer should determine the foreign-to-Thai-ownership ratio in the condominium development, and ensure that the unit being considered for purchase falls within the 49% foreign freehold quota.

Funding Requirements

Under Section 19 of the Condominium Act, a foreign national (both individual or corporate) may own a condominium unit if the full

purchase price is paid for via foreign currency remitted to Thailand. As such, foreign buyers of condominium units must provide evidence that the funds they used to purchase the condominium came from overseas through presentation of a Foreign Exchange Transaction Form (“FETF”) at the Land Offi ce. An FETF serves to certify the transfer of currency from overseas to purchase property in Thailand. Furthermore, since most condominium transactions in Thailand are in Thai Baht, a foreign investor should pay close attention to the relevant exchange rates, as well as any currency fl uctuations.

On the FETF itself, buyers are required to specifi cally state that the funds are being remitted to Thailand to acquire a particular condominium unit. If the foreign purchaser changes the unit number of the unit, the remittance form also must be amended for registration at the Land Offi ce. Therefore, in any acquisition, an investor should retain all remittance slips and receipts from the condominium’s developer. It should also be noted that a foreigner’s possession or generation of funds in Thailand is not a prohibition from purchasing a foreign freehold condominium unit. In such a case, the foreigner will only have to provide evidence of the source of the funds.

Conclusion

The three issues described in this article are by no means exhaustive in terms of buyers’ considerations when analyzing a potential condominium purchase. There are many other issues which should be examined, such as tax matters, the makeup of the condominium development’s management, state of reserve funds for repairs, etc. However, the three issues described here should be viewed as basic requirements for which a prudent investor should start his or her due diligence when purchasing a condominium in Thailand.

Here on the island a broad property market is now well past the two decade mark and for potential buyers the market has never been as sophisticated as the present.

A wide menu of properties is available, ranging from off -plan estates or condos, a diverse secondary/resale sector and a fast emerging number of quality rentals. As for assisting buyers, there are legal advisors, tax experts, interior designers and a growing number of speciality trades for retrofi tting homes with a custom wish list.

Phuket is indeed pushing upwards in the maturation cycle and once this happens the property off erings tend to become more targeted and more sophisticated.

Over the past 12 months we’ve seen an explosion of new smaller sized condominium projects spring up on the island. While Asia dodged a bullet for the most part from the Global Financial Crisis, times have changed the world over. Consumer buyers are now increasingly pragmatic and cautious. In many cases this adds up to spending on just what they really need, not necessarily what they may only wish for.

Defi ning this trend is the emergence of Asia’s new middle-class. Visit leading countries in the region and the impact is being felt far and wide. Rising consumer credit, new car purchase and ultimately housing products.

For a number of years already, inland properties have been sprouting up at an accelerating pace. Large Bangkok-based developers such as Land & Houses, Supalai, Pruska and more recently Sansiri are now launching so many new projects that it’s hard to keep pace.

Dominating the market are condominiums with downsized units with entry sizes of 20-30 square meters and pricing points in the 1-2 baht million level.

While most of these projects have been highly leveraged in the domestic sector, we are starting to see more and more foreigners attracted to them, not only for usage but also investment.

Viewing the resort grade real estate sector, which is often located closer to the ocean and near hotels and attractions, we are starting to see the development strategy follow.

One storyline of note is Laguna Phuket, which is launching its own version of these smaller value condos with the new Laguna Shores project. Unit pricing starts at 3 baht million and sizes have been slashed from their previously much larger product range.

Nearby another developer who quickly sold out the Zcape project is now set to bring on a second low-cost project, Zcape X2, at just over 1 baht million and some change.

For buyers, the latest round of off erings is a growing refl ection of the day and age we live in. More importantly, it mirrors who the new customers are, be they from Phuket or our Asian neighbours.

Size matters For Phuket Condo BuyersReal estate as many other businesses is a matter of cycles. Imagine biking the Tour de France with those winding country roads, sharp climbs up mountains and frantic sprints to the fi nish line. Yes, there are even those high-speed time trials all set to get your ya ya’s out.

How long have you been with Aleenta Resort & Spa Phuket – Phang Nga? What attracted you to the job? I returned to Thailand in December 2010 to my current role at Aleenta Phuket - Phang Nga resort. I was attracted by the Phuket lifestyle.

What were you doing & where were you living before? I was resident Manager at Bermuda’s illustrious Cambridge Beaches Resort & Spa.

Where are you from? I was born in Lyon France, but grew up in a little town in Provence.

What’s special or diff erent about Aleenta Resort & Spa Phuket – Phang Nga? What are its unique points? Aleenta is located on Phuket’s beautiful Natai Beach, intimate and private, yet just 25 minutes from the airport. It's perfect for a romantic getaway, honeymoon and intimate wedding celebration, or a wonderful place to just take some time off with your loved ones.

Why would someone choose to use your service compared to your closest competition? We cater to guests looking for a diff erent experience of Phuket from, say, one they would fi nd in Patong or Kata. Our location is one of our unique selling points and our beach is certainly one of the most beautiful in the south of Thailand.

Tell us something about your role in the business? I coach a team of 160 employees who look to me when they need support or guidance. I try to inspire them to ensure that they deliver a very personalised service to our guests.

What are the main challenges as they relate to your role? The main challenge is to stay on top and not fall into an easy routine. Hospitality is an ever-evolving business; the expectations of our guests are ever evolving...

What is your main target market? The demographic of our guests varies from season to season. During the high season our guests are mainly from Europe, while during the low season our guests will fl y in from around the Asia Pacifi c region.

What is your approach to marketing Aleenta Resort & Spa Phuket-Phang Nga to your target? Aleenta has always been quite strong in marketing itself online and through our Sales Representatives in diff erent countries; approximately 60% of our reservations are direct booking or via SLH (Small Luxury Hotels).

What do you hope to achieve within the next 3-5 years? I certainly hope to continue to enhance our product and services, develop the brand and continue to enjoy myself at work.

What do you see as your biggest successes to date? My two children from a personal perspective, but if you were referring to work I would say that − although not a personal achievement − I am particularly proud of all the corporate social responsibility initiatives that we have undertaken to date.

Since it opened its doors, Aleenta has supported a number of environmentally friendly projects, such as the protection of indigenous leatherback turtles. More recently, through the Pure Blue Foundation, we have helped rebuild the coral reef off the coast of AKARYN Samui, one of our sister hotels.

Please give us an overview of your typical day ‘at work’. I usually get to the hotel at around 8.30, we have a morning briefi ng with the heads of departments to outline the day ahead and from that moment routine does not exist anymore.

How would you describe your leadership style? I tend to use the style required for a specifi c situation but, as a whole, I would say “participative”. I like to engage my team in discussion; hospitality is all about empowering your employees, building their confi dence to allow them to take ownership of a given situation.

What is your over-riding ambition at this stage in your life? “Live neither in the past nor in the future, but let each day's work absorb your entire energies, and satisfy your widest ambition.” − William Osler

Big Buddha: If you look southwards from Wat Chalong the skyline is dominated by an enormous statue of the Lord Buddha. Forty-fi ve metres high and fi nished in white marble it is the largest such image in Thailand. Up close it is massively impressive and the elevated site off ers panoramic views of the island. The shrine is still a work-in-progress but the Buddha image is ninety-fi ve per cent complete and the construction scaff olding has now been removed. A museum is planned and there is even talk of constructing a cable-car system from Patong to the site.

Patong's Bangla Road: Many people come to Phuket just to revel in the razzmatazz of Patong’s hotspots but even if your tastes are generally more moderate, you really should not miss the opportunity to visit this international icon of the hedonistic lifestyle. A short street in the heart of down-town Patong, Soi Bangla packs more than a hundred bars, restaurants and discotheques into a single traffi c-free, brightly-lit celebration of glitz which operates from dusk until dawn.

Walking up and down or dropping into throbbing cacophonous homages to Mammon like the Tiger Disco or Rock City will leave you with vivid memories as enduring as those of the beautiful beaches you enjoyed in the daylight hours.

Please come back.

Promthep Cape: Continue on to the southernmost point of the island and you will fi nd Promthep. This viewpoint with excellent parking and restaurant facilities off ers outstanding views of sandy beaches framed by rocky headlands lapped softly by the azure waters of the Andaman Sea. At sunset, the skies become a horizon-wide kaleidoscope of slowly changing pastel shades; quite unbelievably beautiful.

Old Phuket Town: Much of Phuket’s development has taken place in the last ten years and the building style is resolutely modern - some say, stridently so; but parts of Phuket City are little changed from a hundred years ago. At that time the Island was a busy trading port and supported a thriving tin-mining industry. The

then captains of industry built their prestigious homes in the style called Sino-Portuguese. Narrow housefronts ornately decorated with red and gold, the mystic signs representing sacred guardians of the access, yielded to storied accommodations with tall ceilings and interiors often incorporated delightful gardens. Nowadays the streets in the Chinese quarter have transformed themselves into busy thoroughfares featuring antique shops, speciality restaurants and more. Well worth a visit.

Wat Chalong: Buddhism is overwhelmingly the dominant religion of Thailand, practised by at least 90% of the

population. Temples (known locally as Wats) are where Thais go to worship and seek spiritual guidance

but they are also a focus for social and cultural activities, and are often spectacular examples of South-East Asian architecture. The largest

and most impressive temple on Phuket is Wat Chalong located on the south of the island on Chao Fa West Road. It is well sign-posted.
