Theodorstraße Düsseldorf

Good location

T he Theodorstraße business area is in an excellent location in northern Düsseldorf near to the

airport (2 km), the airport railway station and the exhibition centre, and it is also close to the A44 and A52 motorway in-tersections, offering access to both the east-west and north-south motorway network. It is therefore the ideal location for business. Theodorstraße, the dual-carriageway road running through the

redevelopment area, provides both the name and the infrastructure. Office buildings with up to seven storeys and other developments which ref lect the business park’s image can be built on Theodorstraße itself. The other areas ex-tending to the tube factory and the Zum Gut Heiligendonk ring road or the A44 motorway are suitable for combined hall and office building developments.

The business area on either side of Theodorstraße is 85 hectares in size.

IDR is currently constructing the new headquarters for Technip Germany where 500 people will be working.

Good companies

Hiltis’s north German regional headquarters have been located on Theodorstraße since 2008. The new building constructed by IDR is a sign of the company’s commitment to the location.

T he companies located here are predominantly in the wholesale and export, logistics, sales, services

and vehicle trading businesses. These tra-ditional Düsseldorf business sectors took advantage of the opportunity to move their business operations into new build-ings on Theodorstraße. Another encour-aging development is the high propor-tion of Japanese companies that have set up their new corporate headquarters on Theodorstraße, consolidating Düsseldorf’s significance as a Japanese hub. In 2011, the world’s largest manufacturer of CNC machine tools, Mazak, built a new tech-nology centre on Theodorstraße, creating

40 jobs. IDR (Industrieterrains Düssel-dorf-Reisholz AG) commenced construc-tion of the new headquarters for Hilti Deutschland and Technip Germany in 2014. Hilti’s north German regional headquarters have been located on The-odorstraße since 2008. The new build-ing with a training and marketing centre for approximately 50 employees is further proof of the company‘s commitment to the Theodorstraße area. Technip Germany’s new 15,000 m2 headquarters are located next door. At the end of 2015 around 500 employees will commence work there. The Technip Group is a world leader in project management, engineering and construction for the energy industry. Recent additions to the Theodorstraße area are Balcke Dürr and SPX Cooling, two companies in the SPX Group, which have provided around 280 new jobs.

Theodorstraße Düsseldorf

Building materials manufacturer CEMEX has its headquarters at Theodorstraße 178.

Excellent access to the motorway network offers key advantages to logistics service providers.

D IBAG Industriebau developers implemented several buildings to the north of Theodorstraße,

directly opposite the ISS DOME, in their TheodorPark project. Theodorstraße 180, a building designed by HPP Hen-trich-Petschnigg & Partner, is entirely occupied by Balcke Dürr and SPX Cool-ing. The sister building has housed the CEMEX headquarters and its approxi-mately 280 employees since the end of 2010. Two connected combination build-ings were erected in the rear section of TheodorPark. They are used by logistics service provider Logwin Solutions Media GmbH and other tenants. Two approxi-mately 12,000 m² logistics buildings are located parallel to the A44 motorway – with the Heiligendonk historical landmark

surrounded by a green area at the centre. One is exclusively used by ComPass Logistik GmbH, Düsseldorf ’s leading IT logistics service provider, while the other has several occupants.

The design of the Fiat dealership build-ing (Alfa Romeo, Fiat, Lancia) is the prototype for other Fiat dealerships throughout Germany. The Dehner Gar-ten-Center, close to the crossroads where the streets Zum Gut Heiligendonk and Am Hülserhof meet, has 6,400 m² of retail space and sells a comprehensive range of gardening products. Heating manufacturer Viessmann built a sales branch with showrooms and training facilities nearby in 2010.

The number of companies that have moved to the location in recent years confirms its attractiveness.

The four-star superior Van der Valk Airporthotel with conference facilities and restaurants provides added value to local companies.

T he municipal subsidiary Industrie- terrains Düsseldorf-Reisholz AG (IDR) is the second-largest

project developer on Theodorstraße. It implemented the “Gewerbeareal Nord” (North Business Park) project comprising offices and production halls on an approximate area of 60,000 m² at Theodorstraße 293–297. The reputed Japanese wholesale and logistics services companies, Kikkoman Trading Europe, Nippon Express Deutschland, Yusen Air & Sea Service and FUJITSU TEN, have moved into three of the four devel-oped properties. All have leased office and hall areas of between 1,000 m² and 15,400 m².

Bosch, a security technology market leader, moved to Theodorstraße in 2007. More than 250 people work there. There is also a 4,500 m² customer presentation centre equipped with state-of-the-art technology. This is where Bosch offers custom build-ing technology solutions and 24-hour services extending from intruder and fire alarm systems to video, access con-trol, PA and management systems. IDR secured Hankyu and FUJITSU TEN as tenants for the fourth development. There are also additional prestigious office buildings and halls for lease. At the end of 2010, Küchen-Aktuell opened a 5,800 m² building (showroom for 160 kitchens).

Küchen-Aktuell is a fast-growing kitchen company with 14 showrooms in Germany. Another highlight is the 35,000 m² BMW dealership to the west of the ISS DOME. It is a new building designed by the famous Hamburg-based architects BRT.

Reflecting the Düsseldorf tradition of including hotels in business parks, sup-plementary hotel projects were also im-plemented there. There is a B&B hotel opposite the ISS DOME, south of Theo-dorstraße, which was completed in 2010.

The family-run Van der Valk Hotel Düssel-dorf GmbH, which opened in summer 2010, has 194 rooms and a 2,400 m² event area. Designed by architects Ortner & Ortner, the hotel has 15 f loors and ex-cellent facilities that make it both a new landmark and a bonus to the companies in the business area.

2,500 people already work in the Theodorstraße business area.

Theodorstraße Düsseldorf

The ISS DOME

T he construction and opening of the new ISS DOME event venue in 2006 encouraged a whole host

of other companies to move to the area. The ISS DOME isn’t just the home venue of the DEG ice hockey team, it is also one of the most f lexible and modern event arenas in Germany. With a capacity of around 13,400 spectators, it ideally com-

plements the existing “Düsseldorf Arena Family”. The ISS DOME is operated by Düsseldorf Congress Sport & Event GmbH, and it was named after ISS (International Service System), one of Germany’s lead-ing facility service providers with around 12,000 employees and its German head-quarters in Düsseldorf.

HOBERG & DRIESCH

S teel tubing company HOBERG & DRIESCH built its new headquar-ters on Theodorstraße back in 2008.

The development of its Düsseldorf site as the “German Distribution Centre” followed in 2014. Today, HOBERG & DRIESCH has around 160 employees in

Rath, plus over 42,000 m² of warehouse and logistics facilities.

HOBERG & DRIESCH is a family-run company that was founded in Düsseldorf in 1948. Today it is one of the leading steel tubing companies in Europe.

Vallourec Germany

T he Vallourec Group manufactures hot-rolled seamless steel tubes, predominantly for the energy

markets and industrial applications. Düsseldorf-based Vallourec Deutschland GmbH operates three production lines in Düsseldorf and one in Mülheim/Ruhr. Some 2,300 people work on Theodor-straße alone. Every year, Vallourec

Deutschland manufactures around 800,000 metric tons of seamless steel tubes. The new building housing the headquarters and the new Vallourec Research Center Germany demonstrates the company’s commitment to the location of Rath. Its industrial research projects focus on new steel grades for future boiler and line- pipe applications.
