1.0 Summary
Bruce A. Brown Associates Limited last completed a Phase I Environmental Site Evaluation
for the property located at 203 Jarvis Street in the City of Toronto on February 16, 2012.
The scope of work included document reviews for historical land use and enquiries, as well
as a visual inspection of the site. This Phase I investigation was conducted in general
conformity with the CSA Phase I Standards (Z768-01) and O. Reg. 153/04 (as amended).
Therefore, no intrusive investigation such as drilling of boreholes or construction of wells was
carried out as a part of this investigation. Additional geotechnical reporting by others, and
current Phase 2 Environmental investigations and hydrogeological assessment by Brown
Associates, are reported separately.

This report is updated in support of an application to the City of Toronto by Manga Hotels for
a 35 storey mixed-use apartment and residential condominium having five levels of
underground parking. Results of previous geo-environmental investigations and remedial
efforts by others were reviewed and current borehole and well data were reviewed as a part
of this investigation and reporting.
A limited number of environmental issues, including the need to characterize fill placed
subsequent to bulk excavation as part of the remediation of a former retail fuel outlet can be
addressed in the course of normal building management, during renovation or prior to a
demolition, but require no immediate efforts ahead of shoring and bulk excavation for
purposes of mitigation to meet current environmental standards. No offsite Potentially
Contaminating Activities (PCAs) resulting in Areas of Potential Environmental Contamination
(APECs) on the Phase One lands were identified, except for migration of salt from public
highways, for which there is an applicable exemption. The primary onsite PCA is the historical
use of the property for retail fuel sales and automotive repair garage, resulting in potential
for finding residual VOCs and petroleum hydrocarbons in soil, and dissolved phase VOCs and
petroleum hydrocarbons in groundwater, or metals and inorganics in imported fill.
2.0 Introduction

2.2 Terms of Reference
Bruce A. Brown Associates Limited completed a Phase I Environmental Site Assessment on
the properties located at 203 Jarvis Street at the initial request of Mr. Vahe Kouyoumdjian.
The purpose of this investigation was to conduct a non-intrusive evaluation to (1) determine
the presence of any hazardous, regulated or deleterious materials or other potentially
hazardous conditions, (2) to establish and document any other site condition(s) that could
have an influence on the present or future use of the property, or on its real value and (3) to
facilitate mortgage financing prior to proposed redevelopment of the lands, if required,
including extending reliance to future lenders, to support a submission for plans approval of

a proposed 35 storey mixed-use hotel and residential condominium with five levels of
underground parking, and as the foundation for an “enhanced” Phase 1 report in support of
acknowledgement of a Record of Site Condition (RSC) by the Ontario Ministry of the
Environment and Climate Change (MOECC).
This site investigation was carried out pursuant to telephone conversations and e-mail
correspondence with Mr. Vahe Kouyoumdjian. The report has also been prepared within the
terms of reference set out in the Statement of Limitations, which is attached, and forms an
integral part of the report. This Phase I assessment was carried out in general accordance
with CSA Standards (Z 768-01) and with O.Reg 153/11.
2.3 Reliance
This report may be relied on by the City of Toronto, its staff and agents for purposes of the
plans approvals process for proposed new development and by a mortgage or third party
financing the redevelopment, as if it were commissioned by and addressed directly to that
party or to their legal counsel.
2.4 Previous Reports
Previous Phase I and II ESAs have been completed for the subject property, in 1991 by
McClymont & Rak Engineers and in 1993 and 1994 by MJ O’Connor Associates. References
contained in the reports listed suggest even earlier historical reviews, and intrusive
investigations were carried out at the caption site by other consultants, however such reports
were not available for review. Available report findings are summarized in Table 1 below:

Short historical summary indicates that retail fuel operations began in 1930. Ten boreholes were advanced. Fill materials met criteria at the time except for local seepage areas surrounding former USTs impacted with PHC based on the results of BTEX testing.

Twelve test pits were advanced across the site in order to supplement information from previous investigations and further characterize the extent of PHC impacts. The report confirms previous remedial bulk excavation had been carried out by this time.

Testing determined water table at 2.3mbgs and encountered mixed brick and brick rubble in sand fill to a depth of 2.5mbgs across the site. This was observed to be underlain by native clay-silt till. Hydrocarbon staining was observed in 9 test pits from between 1 .4 and 2.4mbgs. With regards to silty-clay till, visual impacts were limited to the top 0.2m at contact with fill.

Phase I ESA 1994
Phase I ESA indicated a wide variety of commercial, residential and institutional uses had been present in the surrounding area since before 1880. Review of Underwriters Insurance mapping, Might’s city directories as well as assessment tax rolls indicated the site had been a stable residential neighbourhood until the 1920's when residential uses began to give away to conversion to commercial uses and single family dwellings converted to rooming houses. The site itself saw the demolition of residential structures and the construction of a retail fuel outlet in 1930. This remained until 1990 at which time the retail fuel outlet was demolished.

2.5 General Description of the Phase One Property
The subject property is located on the immediate northeast corner of the intersection of
Jarvis Street and Shuter Street, with a municipal address of 203 Jarvis Street. A Site Location
Map is attached.
The site is currently not developed with any structures, and consists of an at-grade gravel
surfaced parking lot. It is bounded on the east by a municipal lane with a combined sewer
and on the north with a recently constructed residential condominium replacing a 19th
century vintage residential building which had been used as a hotel/hostel, and remained
abandoned for several years until a fire in about 1980.

3.0 Scope of Investigation
This report has been prepared to meet the current CSA requirements for a Phase 1
environmental investigation. Some additional efforts, including preparing a history of Chain
of Title, and a Conceptual Site Model, and identification of onsite and offsite PCAs, are
required to meet standards for support of a RSC submission. The phase one study area
includes the phase one property, and other properties, located wholly or in part within a
250m radius of the phase one property boundary.
The following tasks were undertaken during January and February of 2012 and in July 2016
to prepare this report:
- A review of records including Freedom of Information responses from the
Ontario Ministry of the Environment (MOE),
- review of Ecolog ERIS data,
- review of the MOE Ontario Inventory of PCB Storage Sites (September 1989),
- review of Waste Disposal Site Inventory (June 1980), by Intera Technologies
Ltd.,
- review of Inventory of Coal Gasification Plant Waste Sites in Ontario (April
1987),
- site visits to the property and the surrounding study area,
- interviews with the current property manager,
- review of recent Records of Site Condition filed on the Environmental Registry
- preparation and submission of report.

4.0 Records Review
Historical data were obtained from aerial photographs from the City of Toronto Archives, as
well as recent aerial photographs obtained from Google Earth, Ecolog ERIS database review,
Ontario Ministry of the Environment databases, and our in-house library of archive data. The
findings from our records review were recorded as follows:
4.1 General
4.1.1 Phase One Study Area
The QP determined that the distance of 250 m from the phase one property was adequate
for defining the Phase One study area for all records reviewed. No heavy industries were
located just beyond this perimeter. The QP also determined that a 1 km radius surrounding
the subject property was appropriate for a records review of active or former coal gasification
plants, PCB storage sites, pit and quarries and waste disposal sites.
A custom report with a standard 250 m radius was ordered from Ecolog ERIS to obtain
historical records (results are found in Section 4.2) so as to include the subject property in
the phase one study area. The study boundary was depicted as extending a minimum of 250
meter from the four boundaries of the phase one property. A Phase One Study Area Map
is included in the attached ERIS Ecolog Report.
Searched databases included Certificates of Approval, Ontario Regulation 347 Waste
Generator Summary, Scott’s Manufacturing Directory, Private and Retail and Commercial
Fuel Storage Tanks, and Anderson’s Storage Tanks.

4.1.2 First Developed Use Determination
The phase one property was first developed prior to 1858, as per Boulton’s Atlas, which
shows a structure located at the intersection of Jarvis and Shuter Streets. By 1880, the site is
shown as developed on Goad’s mapping, with a single detached brick residential structure
fronting onto Jarvis, originally numbered 184, and the last two units of brick terraced row
housing originally numbered 171 and 173. A large, significant brick structure occupies the
corner lot, fronting onto Shuter Street, originally numbered as 96 and including the lot
fronting onto Shuter was numbered 99. The property at 100 Shuter, adjacent to the lane, was
developed as a street front commercial enterprise with residential use above. Row housing
was found to the east between the lane and George Street with numbers 102 to 108 Shuter.
These properties had extensive carriage houses behind each.
The immediate area is significantly developed by this period with a mix of residential and
commercial uses. Although a few lots remain undeveloped in the immediate vicinity by
1890, available mapping shows the area to be intensively developed with low rise, low to
medium density residential and commercial uses.
From title search and insurance mapping the subject site appears to have been used as a
medical facility under the aegis of Dr. W.S. Clark as a home practitioner from at least 1890
until sometime prior to the first World War, with the medical facility listed at 96 Shuter Street
and the adjoining detached residence numbered 201 Jarvis St (formerly 184) included in title.
The last units of the terraced housing, renumbered 203 and 205 Jarvis remain unassembled
at this time. Goad’s Atlases for subsequent years to 1924 show no significant changes to the
Phase One lands and little change in the surrounding area, which was predominantly attached
and semi-detached residences.

The property located at 100 Shuter is listed as being ground level retail with residential uses
above for the entirety of the period up to acquisition for conversion to a retail fuel outlet in
or about 1930.
The last Goad’s map of 1924 shows combined 800 x550mm brick arch sewers down George
Street and east on Shuter and then down Jarvis.
In 1935, the block of properties comprising 201 Jarvis, 96, 98, and 100 Shuter were assembled
and the former buildings demolished by Good Rich Properties Ltd., to construct an
automotive service station and retail fuel outlet.
The last block of properties to be included in the existing parcel located directly north at 203
and 205 Jarvis were acquired by Regent Refining Canada Ltd. (formerly Good Rich Properties)
in 1956, were demolished, and the existing service station expanded to the north, when
Regent fuel sales continued under the Texaco brand. Underwriters’ Insurance mapping
shows these properties to remain in use until 1964; however, as this is an update from 1954
mapping, it is possible this is in error.
4.1.3 Fire Insurance Plans
The earliest mapping by Goad’s in 1880, attached, shows the site occupied by a large brick
structure at 96 Shuter St, with a building at the rear of the property directly adjacent to the
lane, but no indication of these properties being severed from the parcel and with no street
address. To the north, a detached residential structure was listed as 171 and 173 Jarvis, and
a terrace of houses numbered 175 and upward was fronting onto Jarvis. The area is fully
developed with urban form.

The 1884 Goad’s Insurance Mapping, attached, shows no change in development on the
subject lands or significant changes in the surrounding areas other than the construction of
additional residential dwellings on vacant lots along Jarvis, south of Shuter. The structure on
the north side of the property joining 96 and 100 Shuter was a wood clad stable or carriage
house.
The 1890 Goad’s Insurance Mapping, attached, shows the subject property belonging to Dr.
W.S. Clark and operating as a medical facility. Given the relative affluence of the area along
Jarvis Street at that time, this likely represents an upscale medical clinic. The O’Connor phase
I report lists this site as the former location of the Salvation Army’s Grace Hospital prior to
1896. This is improbable, given that Grace Hospital was only created in 1903 and was
originally located on Mercer Street, according to Salvation Army public histories of the Grace
Hospital. Dr. Clark may have had some connection with Grace.
A brick structure located at what will become 100 Shuter is shown, but does not have a street
address and is not shown as a lot separate from the property of Dr. Clark at 96 Shuter. The
carriage house remains, joining the two brick clad structures.
Surrounding uses remain predominantly residential with the usual commercial frontage on
arterial streets common to the urban form of the period. Elliott House and Hotel is now
located at the intersection of Church and Shuter, and the original structure located on the
western side of Jarvis at 158 has been demolished and replaced with a substantial brick
structure listed as belonging to J. Murray. Additionally, properties on Jarvis have been
renumbered with the current numbering of the street.
The 1913 Goad’s Insurance Mapping, attached, shows the subject property slightly altered
from the 1890 mapping, with the loss of the carriage house and an addition to the medical

practice on the east side, while the address 100 Shuter remains affixed to the brick structure
at the rear of the site, adjacent to the common lane and Walnut Hall east of the lane and
flanking on George Street. No medical uses are assigned to any portion of the site in the 1913
mapping.
Surrounding areas remain dominated by low density residential uses and normal commercial
street-front enterprises. A municipal arena now is found at Mutual and Dundas to the north-
west of the subject properties and would remain until the late 1970s. As well, 192 and 194
Jarvis to the north and west of the subject lands have been redeveloped as two low rise
apartment blocks called King Edward’s Apartments.
The 1924 Goad’s Insurance mapping, attached, shows the subject property with no
alterations from the 1913 mapping.
1943 Underwriters’ mapping, attached, shows the retail fuel facility with three underground
storage tanks for gasoline and a garage for vehicle servicing. 203 and 205 Jarvis remain
separate from the parcel at this time and remain developed with residential terrace housing.
Pump islands are located on the west end of the building.
It is apparent in the 1943 mapping that the area has undergone a significant transformation.
Stretches of residential development present in 1924 have been demolished and replaced
with light industrial facilities, larger commercial enterprises, and a number of service stations
and wholesale warehouses. The west side of Jarvis now houses a warehouse at 190 Jarvis, a
furrier at 182 Jarvis, and the remaining residential structures have been converted to rooming
houses and a Tabernacle Church at 170 Jarvis.

All residential development from 225 - 229 Jarvis has been demolished and replaced with a
large warehouse listed as belonging to G. Tamblyn and purposed for drug storage and
distribution. Tamblyn would later become Rexall. 235-237 Jarvis is the Tusgo Hotel,
replacing detached residential development.
To the south of the site, an enamel and lacquer mixing enterprise is listed at 87 Shuter on the
south side. Further south of Shuter, along Mutual a large asbestos warehouse is noted.
Consumers Gas had developed service facilities along Church and Mutual south of Shuter.
Directly, south of the subject property where the Moss Park Armoury is now located, a service
station with no retail fuel tank locations is indicated. Uses east of the subject property,
fronting along George Street, remain residential, while immediately adjacent to the east
Walnut Hall is listed as rooming houses with some store front commercial.
The 1964 Insurance Mapping, attached, shows the service station to the south of the site
replaced by a laundry facility. There is no evidence for dry cleaning. The asbestos warehouse
has been replaced with a bookbinding and printing operation, while the previously untitled
rooming houses at 188 Jarvis are listed as The Lawrence Hotel. The drug warehouse
remained at 225-229 Jarvis. The furrier business at 182 Jarvis had been replaced by an
advertising firm on the street front, while a fur cleaning operation was listed in the rear of
the building. The Tabernacle Church at 170 Jarvis had been re-purposed as a plumbing supply
store.
As for the subject property itself, by 1964, an addition to the north has been added for vehicle
service bays. Although the properties at 203 and 205 Jarvis were acquired in 1956, these
are not shown as being demolished. As the 1964 map is an update of 1954 mapping, it is
possible that an error occurred. Texaco is known to have been acquired by Collier Frontenac
Company, which in turn was later acquired by Imperial Oil - Esso.

4.1.4 Historical Street Directories
Sufficient information from secondary sources was available to completely understand the
historical sequence of development for present purposes. A registry office title search for the
Phase 1 property will be required in the event a Record of Site Condition from the Ontario
Ministry of the Environment and Climate Change is required for future development of any
residential use component. Documents supporting a RSC submission must be freshly dated
within 24 months of submission.
4.2 Environmental Source Information
4.2.1 Federal Government Database Records
A search of the following Federal government databases was undertaken by review of data
provided by Environment Risk Information Services Inc. (ERIS):

Descriptions of these databases are provided in the Ecolog ERIS Report, attached.
Review of the data obtained from Ecolog ERIS confirms no records for the subject properties.
There is a single listing under the Contaminated Sites on Federal Lands Summary, and nine
listings under the National PCB Inventory database for addresses within a 250 m radius of the
phase one property.
4.2.1.1 Contaminated Sites on Federal Land
No records were found for the subject property. Within 250m of the property, a single
generator was identified. The Moss Park Armoury, directly across from the subject lands on
the south side of Shuter, is identified as having metals and inorganics contamination in
shallow soils on the armoury’s footprint. No additional information was available for review.
4.2.1.2 National PCB Inventory
No records were found for the subject property. Within 250m of the property, 9 generators
are identified. The nearest locations are located directly to the north of the subject property
at the former RCMP headquarters facility between 221 and 241 Jarvis Street, now occupied
by the Grand Hotel. Records indicate all PCB containing equipment was removed for
destruction at the Swan Hills disposal facility between 1991 and 1996.
The remaining three generator records concern Gabrielle Roy Public School of the Toronto
Board of Education, located at 14 Pembroke Street, between 1989 and 1991. No records
concerning the ultimate fate of these devices was available; however we note that almost all
PCB storage sites have been decommissioned, although there is no mechanism for removing
them from either the MOE or ERIS databases.

4.2.2 Ontario Government Database Records
The following Provincial government databases were searched by ERIS:

There are forty listings under the Ontario Regulation 347 Waste Generators Summary, a
single listing under the Pesticide Registry, eight listings under the Ontario Spills database and
four listings under the Private and Retail Fuel Storage Tanks databases for addresses within
250 m radius of the phase one property.
4.2.2.1 Ontario Regulation 347 Waste Generators Summary
No records are found for the subject property. Within 250m of the property, 40 generators
are identified. Fourteen of these records relate to the former RCMP headquarters facility
and are for the late 1980's to the early 1990's, and are all related to waste oil and lubricants
from vehicle servicing and aliphatic solvents and inorganic laboratory chemicals, likely
relating to criminal laboratory forensic facilities, and therefore present in small quantities.
A further five records relate to the Moss Park Armoury and relate to the use of waste oil and
lubricants, petroleum distillates, aliphatic solvents and oil skimmings and sludges. These
are related to vehicle/artillery servicing activities in the underground vehicle/ gun park, as
this location serves as the depot of 7 Toronto Regiment, RCA. These records date from the
mid 1980's to present with military reserve activities ongoing.
Seven records relate to publishing activities clustered around the intersection of Queen and
Church streets and are listed as generators of photo-processing wastes. These records date
from the mid- 1980's until 2001 with none current in the last decade.
Two records relate to the generation of light fuel waste by EllisDon construction at 290
George Street from 1992 until 2001.

Two records relate to the generation of pathological wastes by the Animal Clinic located at
106 Mutual Street.
Two records relate to the generation of alkaline wastes-heavy metals and heavy fuels from
the Toronto Board of Education at 14 Pembroke Street, for the years 1998 - 2004.
A single record relates to the generation of oil skimmings and sludge at 70 Mutual Street for
the Centara Corporation as a parking lot/garage for the years 1992-98.
The remainder of records relating to O.Reg 347 appear to be a technical error as they are
generator records for Nathan Phillips Square, well outside the search radius at 100 Queen
Street West.
4.2.2.2 Pesticide Register
No records were found for the subject property. Within 250m of the property a single
generator was identified. Polytechnic Hardware is listed as a current retail vendor of
pesticides at 131 Dundas Street East.
4.2.2.3 Ontario Spills Database
No records were found for the subject property. Within 250m of the property eight spill
records were identified. The most recent record was a gas line strike in 2009 by Enbridge Gas
at 203 Church Street. Two of the records returned were outside the search radius and were
located on Queens Quay. The next most recent incident occurred in 2004 at the Moss Park
Armoury, when a hydraulic line on a piece of mechanical equipment burst, spilling hydraulic
fuel to the ground. The remainder of the records date from the mid 1980's to the mid 1990's
and relate to Toronto Hydro transformer oil leaks at 231 Jarvis and Shuter and Pembroke, as

well as two unclassified spills along Dundas and Queen Streets.
4.2.2.4 Private and Retail Fuel Storage Tanks Database
No records were found for the subject property, although the historical use for gasoline retail
from 1930 onward is well documented. Within 250m of the property, four records were
identified. Three of these records relate to the Esso station at 60 Shuter, and date from 1991
to 2012. The remaining record dates from 1991 for City Tire at 141 Queen Street East.
4.2.3 Ontario Ministry of the Environment & Climate Change
Requests for information regarding the phase one property to the Ontario Ministry of the
Environment (MOE) Freedom of Information Office usually take 90 days or more for a
response. For this reason, the ERIS data were reviewed since these sources contain the
available records from MOECC.
4.2.4 Ontario Ministry of Natural Resources
The Ontario Land Information Directory is accessible via the website of the Ontario Ministry
of Natural Resources (MNR). No information specific to the subject lands was found on this
site. No areas of natural or scientific interest, water bodies or wetlands, aggregate extraction
areas or groundwater recharge areas were found within 1 kilometre of the site. No lands
within 1 kilometre are regulated under O.Reg.166 under the Conservation Authorities Act.

4.2.5 Technical Standards and Safety Authority
Given the fact that Brown Associates was in possession of reports that detailed the removal
of all USTs on site and the total demolition and remediation of the subject property, there
was no need to contact the TSSA again in regards to any records it may possess, as all
necessary information was available from other reliable sources. TSSA records to not
usually exist prior to 1988.
4.2.6 Private Records
The following private databases were searched by ERIS:

Two private database records were found for the subject property. Fifty-two records for
properties within 250m of the subject property were found in the private databases.

4.2.7 Scott’s Manufacturing Directory
Thirteen businesses or former businesses are listed in Scott’s Manufacturing Directory. The
closest was located at 65 Shuter Street, as Evershine Print and Parcel from 2000. Business
activities included digital printing, office supplies and courier services.
All other records listed were clustered around the Church and Mutual Street intersection.
The majority of these were clothing or print business. A seafood packaging facility operates
at 41 Mutual, and a jeweller operated at 45 Mutual during the 1960's, later replaced with a
motion picture facility. Another jeweller operated at 205 Church during the 1980's.
No records were found with regard to the subject site.
4.2.8 Anderson’s Storage Tanks
Thirty-nine records were found in the Anderson’s Storage Tank database. Two of these
records were found for the subject property. Both records for the property date from 1935
as permits for a 7,600 gal gasoline UST (32,400 litres) and the other three records were for
1000 gal (4,500 litre capacity) gasoline USTs.
Of the 39 records, 27 concern private gasoline fuel tanks at service stations in the area. All
Anderson’s records date from 1921 to 1935. The records for the site are the only records
post-1930. Research indicates only the retail fuel location at 60 Shuter remains in
operation. All other properties have been redeveloped, or in the case of the subject
property, remain vacant.
A single record from 1924 relates to 183 George Street and a 250 gal Benzene tank at
Sangamo Electric. The remaining eleven records relate to fuel oil tanks at various private

residences with a 250m radius.
4.2.9 Anderson’s Waste Disposal Sites
No records were found for the subject property. A single record was found within 250m of
the subject property. This record listed Moss Park as having been used as a dump at some
point in time, but failed to disclose dates or materials deposited in the facility. The record
most probably relates to the time of demolition of the entire block of original low density
urban uses, which were mostly residences for working people.
4.2.10 Waste Disposal Sites, Coal Gasification Plants & PCB Storage Sites
The MOE Ontario Inventory of PCB Storage Sites (September 1989), Waste Disposal Site
Inventory (June 1980), Intera Technologies Ltd., Inventory of Coal Gasification Plant Waste
Sites in Ontario (April 1987) were reviewed by Bruce A. Brown Associates, and the following
data were found:
The subject site property is not listed as a former PCB storage location. The subject site is not
registered as a former municipal coal gasification plant. The nearest former coal gasification
plant was located at Berkeley and Front Streets, a distance of approximately of 1.5 km to the
southeast, and down-gradient.
The subject property is not listed as an active or closed waste disposal site. The nearest
former confirmed place of disposal for domestic wastes and cinder and ash is located on the
east slopes of the Don River, more than 1 kilometer to the east.

4.2.11 Record of Site Condition Search
An online search of MOECC records found no listings for any Records of Site Condition filed
since July 2011 on either Jarvis or Shuter Streets.
4.3 Physical Setting Sources
4.3.1 Air Photos Review
Air photos reviewed include photographs from the City of Toronto Archives or the years from
1943 to 1984, and more recent air photos obtained from Google Earth with 18 available
images from between May 2005 and April 2016, plus streetscape images from May 2015.
The earliest aerial photograph obtained dates from 1943 and shows a retail fuel location with
a servicing area, and a pair of residences remaining on the northwest corner.
Three fuel islands are shown on the west side of the original commercial building, which
extended east to the lane. This same configuration remained as of 1964. Air photographs
from 2002 onward show the property to be in use as a surface parking lot. Google images
confirm the demolition of the four yellow Don Valley Brick attached structures east of the
lane to have been completed between 2005 and August 2007m when the property was
hoarded and indicated as level bare earth. The condominium east of the lane was constructed
between 2014 and late winter of 2015. The images show the eastern third of the Phase One
lands to have been a temporary contractor’s yard during the construction of the adjacent
building to the east. Inspections by Brown Associates on several occasions during this time
confirmed the nature of materials which were stored.

encountered underlying Ordovician Age shale bedrock at depths ranging between shallowest
in the centre of Moss Park to the southeast at 10.5m below grade to deepest at 15.2m below
grade to the northwest. A recent onsite borehole and well advanced by Brown Associates
found competent shale bedrock at 12.4m depth below grade, and Golder Associates
advanced three wells into shale in 2007, finding bedrock at depths of 12.3m below grade
across the site.
4.3.6 Other Mapping
Other than Goad’s and Underwriters’ Insurance mapping and review, Ontario Base Mapping,
and Pleistocene geological mapping, no other maps were consulted in the course of this
evaluation.
5.0 Interviews
The writer confirmed with Mr. Kouyoumdjian that the property has continued to be used for
parking purposes since demolition, which is confirmed from other enquiries made by the
writer for these lands and for the then hotel to the east in 1996. In that year, the writer also
walked through the boarded up former hotel/hostel and found it to be in poor condition and
uninhabitable. After a fire incident, the hotel located on the east side of the lane had been
demolished to grade in 2006, and continued to be used for surface vehicle parking until about
2012.

6.6 Potential Contaminating Activities
No potentially contaminating activities on contiguous properties were noted during the times
of inspections, except for winter maintenance on adjacent roads and sidewalks. PCAs on the
site include shallow soil impacts with fluids from parking of private vehicles, and from road
salt tracked onto the property by vehicles, salt aerosols from adjacent road and possibly salt
applied to the site and certainly applied to contiguous sidewalks for winter maintenance
purposes.
In addition, fill of uncertain quantity or quality was imported to backfill excavations from
demolition and underground tank removal. The main concern would be metals and inorganics
if there was a cinder and ash or demolition waste component.
Although there is a literature report of landfilling in Moss Park south of Shuter Street,
geotechnical boreholes advanced in the park do not report waste materials. The entire block
was previously completely developed with low density residential uses and wastes may be
related to demolition activities. In any case, the site is directly down-gradient from the Phase
One property.
6.7 Current Uses and Adjacent Uses
Current uses for the site consist of at-grade pad parking and short term daily vehicle parking.
Adjacent uses consist of residential rental units directly to the north, and a recently
completed residential condominium immediately east of the lane extending east to George
Street. This property has parking to all four perimeters with the result that no original soils
would remain from within the top 4 to 5 meters below grade. South of the subject property
lies Moss Park and the Moss Park Armoury of the Canadian Forces.

10.0 Qualification
Brown Associates Limited is a full services environmental consulting firm which has carried
out more than 3900 environmental evaluations in Ontario over the past 46 years. The firm
is qualified to manage asbestos, PCBs and other abatement programs and to design and
supervise site demolition, and subsurface soil and groundwater remediation. Dr. Brown is a
Professional Engineer and a Qualified Person recognized by the Ontario Ministry of the
Environment for purposes of submitting Records of Site Condition, and has a B.Sc. in geology
and chemistry from Queen’s University 1968, and a doctorate in geochemistry from Oxford
University in 1970. Brown Associates Limited carries $2 million in environmental liability
insurance and $2 million in errors and omissions insurance, and enjoys a claims-free status.

The conclusions and recommendations of this report are applicable only to the net area described in the report, and to the time of inspection. This Phase I evaluation is a preliminary environmental quality assessment of real property. Sources which are relied upon include visual inspection, general inquires to management, tenants, and approvals agencies as stated in the report. A Phase I Environmental Evaluation does not generally include intrusive investigations or materials sampling, laboratory analyses or monitoring. As a consequence, it is recognized that site specific conditions which are not visually apparent to a qualified and experienced investigator may not be discovered at this level of evaluation. With the exception of instances where this firm is specifically retained to confirm field conditions, or to supervise demolition, construction, excavation, or other remediation, the responsibility of Bruce A. Brown Associates Limited shall be restricted to accurate interpretation of available information from sources cited.
All costing and figures are rough estimates based on the current guidelines and market costs, and several quotes from contractor should be obtained prior to site work. Costs will depend on extent of work and approach and in some cases the best approach cannot be determined until after site work has commenced.
Communication of all matters concerning on-site materials, identified hazardous wastes, soils or groundwater quality or remediation and other matters shall be to the firm or individual authorizing site investigations. Provincial Government Source Databases: Abandoned Aggregate Inventory Up to Sept 2002 AAGR The MAAP Program maintains a database of all abandoned pits and quarries. Please note that the database is only referenced by lot and concession and city/town location. The database provides information regarding the location, type, size, land use, status and general comments. Aggregate Inventory Up to Jun 2010 AGR The Ontario Ministry of Natural Resources maintains a database of all active pits and quarries. Please note that the database is only referenced by lot\concession and city/town location. The database provides information regarding the registered owner/operator, location, status, licence type, and maximum tonnage. Abandoned Mines Information System 1800-2005 AMIS The Abandoned Mines Information System contains data on known abandoned and inactive mines located on both Crown and privately held lands. The information was provided by the Ministry of Northern Development and Mines (MNDM), with the following disclaimer: “the database provided has been compiled from various sources, and the Ministry of Northern Development and Mines makes no representation and takes no responsibility that such information is accurate, current or complete”. Reported information includes official mine name, status, background information, mine start/end date, primary commodity, mine features, hazards and remediation. Borehole 1875-Aug 2011 BORE A borehole is the generalized term for any narrow shaft drilled in the ground, either vertically or horizontally. The information here includes geotechnical investigations or environmental site assessments, mineral exploration, or as a pilot hole for installing piers or underground utilities. Information is from many sources such as the Ministry of Transportation (MTO) boreholes from engineering reports and projects from the 1950 to 1990’s in Southern Ontario. Boreholes from the Ontario Geological Survey (OGS) including The Urban Geology Analysis Information System (UGAIS) and the York Peel Durham Toronto (YPDT) database of the Conservation Authority Moraine Coalition. This database will include fields such as location, stratigraphy, depth, elevation, year drilled, etc. For all water well data or oil and gas well data for Ontario please refer to WWIS and OOGW. Certificates of Approval 1985-2011 CA This database contains the following types of approvals: Air & Noise, Industrial Sewage, Municipal & Private Sewage, Waste Management Systems and Renewable Energy Approvals. The MOE in Ontario states that any facility that releases emissions to the atmosphere, discharges contaminants to ground or surface water, provides potable water supplies, or stores, transports or disposes of waste, must have a Certificate of Approval before it can operate lawfully. Fields include approval number, business name, address, approval date, approval type and status. TSSA Commercial Fuel Oil Tanks 1948-Aug 2011 CFOT Since May 2002, Ontario developed a new act where it became mandatory for fuel oil tanks to be registered with Technical Standards & Safety Authority (TSSA). This data would include all commercial underground fuel oil tanks in Ontario with fields such as location, registration number, tank material, age of tank and tank size.

Coal Gasification Plants and Coal Tar Sites April 1987 and November 1988* COAL This inventory includes both the “Inventory of Coal Gasification Plant Waste Sites in Ontario-April 1987” and the “Inventory of Industrial Sites Producing or Using Coal Tar and Related Tars in Ontario-November 1988) collected by the MOE. It identifies industrial sites that produced and continue to produce or use coal tar and other related tars. Detailed information is available and includes: facility type, size, land use, information on adjoining properties, soil condition, site operators/occupants, site description, potential environmental impacts and historic maps available. This was a one-time inventory.*
Compliance and Convictions 1989-2011 CONV This database summarizes the fines and convictions handed down by the Ontario courts beginning in 1989. Companies and individuals named here have been found guilty of environmental offenses in Ontario courts of law. Drill Holes 1886-2005 DRL The Ontario Drill Hole Database contains information on more than 113,000 percussion, overburden, sonic and diamond drill holes from assessment files on record with the department of Mines and Minerals. Please note that limited data is available for southern Ontario, as it was the last area to be completed. The database was created when surveys submitted to the Ministry were converted in the Assessment File Research Image Database (AFRI) project. However, the degree of accuracy (coordinates) as to the exact location of drill holes is dependent upon the source document submitted to the MNDM. Levels of accuracy used to locate holes are: centering on the mining claim; a sketch of the mining claim; a 1:50,000 map; a detailed company map; or from submitted a “Report of Work”. Environmental Registry 1994-2011 EBR The Environmental Registry lists proposals, decisions and exceptions regarding policies, Acts, instruments, or regulations that could significantly affect the environment. Through the Registry, thirteen provincial ministries notify the public of upcoming proposals and invite their comments. For example, if a local business is requesting a permit, licence, or certificate of approval to release substances into the air or water; these are notified on the registry. Data includes things like; Approval for discharge into the natural environment other than water (i.e. Air), Permit to Take Water (PTTW), Certificate of Property Use (CPU), Approval for a waste disposal site, Order for preventative measures.(EPA s. 18), Order for conformity with Act for waste disposal sites.(EPA s. 44), Order for remedial work.(EPA s. 17) and many more. TSSA Fuel Storage Tanks Current to Jun 2011 FST The Technical Standards & Safety Authority (TSSA), under the Technical Standards & Safety Act of 2000 maintains a database of registered private and retail fuel storage tanks in Ontario with fields such as location, tank status, license date, tank type, tank capacity, fuel type, installation year and facility type. Ontario Regulation 347 Waste Generators Summary 1986-Oct 2010 GEN Regulation 347 of the Ontario EPA defines a waste generation site as any site, equipment and/or operation involved in the production, collection, handling and/or storage of regulated wastes. A generator of regulated waste is required to register the waste generation site and each waste produced, collected, handled, or stored at the site. This database contains the registration number, company name and address of registered generators including the types of hazardous wastes generated. It includes data on waste generating facilities such as: drycleaners, waste treatment and disposal facilities, machine shops, electric power distribution etc. This information is a summary of all years from 1986 including the most currently available data. Some records may contain, within the company name, the phrase “See & Use…” followed by a series of letters and numbers. This occurs when one company is amalgamated with or taken over by another registered company. The number listed as “See & Use”, refers to the new ownership and the other identification number refers to the original ownership. This phrase serves as a link between the 2 companies until operations have been fully transferred.

Mineral Occurrences 1846-Nov 2010
MNR
In the early 70’s, the Ministry of Northern Development and Mines created an inventory of approximately 19,000 mineral occurrences in Ontario, in regard to metallic and industrial minerals, as well as some information on building stones and aggregate deposits. Please note that the “Horizontal Positional Accuracy” is approximately +/- 200 m. Many reference elements for each record were derived from field sketches using pace or chain/tape measurements against claim posts or topographic features in the area. The primary limiting factor for the level of positional accuracy is the scale of the source material. The testing of horizontal accuracy of the source materials was accomplished by comparing the planimetric (X and Y) coordinates of that point with the coordinates of the same point as defined from a source of higher accuracy. Non-Compliance Reports 1992(water only), 1994-2009 NCPL The Ministry of the Environment provides information about non-compliant discharges of contaminants to air and water that exceed legal allowable limits, from regulated industrial and municipal facilities. A reported non-compliance failure may be in regard to a Control Order, Certificate of Approval, Sectoral Regulation or specific regulation/act. Ontario Oil and Gas Wells 1800-Jun 2011 OOGW In 1998, the MNR handed over to the Ontario Oil, Gas and Salt Resources Corporation, the responsibility of maintaining a database of oil and gas wells drilled in Ontario. The OGSR Library has over 20,000+ wells in their database. Information available for all wells in the ERIS database include well owner/operator, location, permit issue date, well cap date, licence no., status, depth and the primary target (rock unit) of the well being drilled. All geology/stratigraphy table information, plus all water table information is also provide for each well record. Ontario Inventory of PCB Storage Sites 1987-Oct 2004 OPCB The Ontario Ministry of Environment, Waste Management Branch, maintains an inventory of PCB storage sites within the province. Ontario Regulation 11/82 (Waste Management - PCB) and Regulation 347 (Generator Waste Management) under the Ontario EPA requires the registration of inactive PCB storage equipment and/or disposal sites of PCB waste with the Ontario Ministry of Environment. This database contains information on: 1) waste quantities; 2) major and minor sites storing liquid or solid waste; and 3) a waste storage inventory. Pesticide Register 1988-Mar 2011 PES The Ontario Ministry of Environment maintains a database of all manufacturers and vendors of registered pesticides. Private and Retail Fuel Storage Tanks 1989-1996* PRT The Fuels Safety Branch of the Ontario Ministry of Consumer and Commercial Relations maintained a database of all registered private fuel storage tanks and licensed retail fuel outlets. This database includes an inventory of locations that have gasoline, oil, waste oil, natural gas and/or propane storage tanks on their property. The MCCR no longer collects this information. This information is now collected by the Technical Standards and Safety Authority (TSSA). Ontario Regulation 347 Waste Receivers Summary 1986-2008 REC Part V of the Ontario Environmental Protection Act (“EPA”) regulates the disposal of regulated waste through an operating waste management system or a waste disposal site operated or used pursuant to the terms and conditions of a Certificate of Approval or a Provisional Certificate of Approval. Regulation 347 of the Ontario EPA defines a waste receiving site as any site or facility to which waste is transferred by a waste carrier. A receiver of regulated waste is required to register the waste receiving facility. This database represents registered receivers of regulated wastes, identified by registration number, company name and address, and includes receivers of waste such as: landfills, incinerators, transfer stations, PCB storage sites, sludge farms and water pollution control plants. This information is a summary of all years from 1986 including the most currently available data.

Record of Site Condition 1997-Sept 2001, Oct 2004-2011

The Record of Site Condition (RSC) is part of the Ministry of the Environment’s Brownfields Environmental Site Registry. Protection from environmental cleanup orders for property owners is contingent upon documentation known as a record of site condition (RSC) being filed in the Environmental Site Registry. In order to file an RSC, the property must have been properly assessed and shown to meet the soil, sediment and groundwater standards appropriate for the use, such as residential, proposed to take place on the property. The Record of Site Condition Regulation (O. Reg. 153/04) details requirements related to site assessment and clean up. Information available includes Registration Number, Filing Owner, Property Address, Filing Date and Municipality.
Ontario Spills 1988-Nov 2010 SPL This database identifies information such as location (approximate), type and quantity of contaminant, date of spill, environmental impact, cause, nature of impact, etc. Information from 1988-2002 was part of the ORIS (Occurrence Reporting Information System). The SAC (Spills Action Centre) handles all spills reported in Ontario. Regulations for spills in Ontario are part of the MOE’s Environmental Protection Act, Part X.
Wastewater Discharger Registration Database 1990-2009 SRDS Information under this heading is combination of the following 2 programs. The Municipal/Industrial Strategy for Abatement (MISA) division of the Ontario Ministry of Environment maintained a database of all direct dischargers of toxic pollutants within nine sectors including: Electric Power Generation; Mining; Petroleum Refining; Organic Chemicals; Inorganic Chemicals; Pulp & Paper; Metal Casting; Iron & Steel; and Quarries. All sampling information is now collected and stored within the Sample Result Data Store (SRDS). TSSA Variances for Abandonment of Underground Storage Tanks Current to October 2011 VAR The TSSA, Under the Liquid Fuels Handling Code and the Fuel Oil Code, all underground storage tanks must be removed within two years of disuse. If removal of a tank is not feasible, you may apply to seek a variance from this code requirement. This is a list of all variances granted for abandoned tanks. Waste Disposal Sites - MOE CA Inventory 1970-2011 WDS The Ontario Ministry of Environment, Waste Management Branch, maintains an inventory of known open (active or inactive) and closed disposal sites in the Province of Ontario. Active sites maintain a Certificate of Approval, are approved to receive and are receiving waste. Inactive sites maintain Certificate(s) of Approval but are not receiving waste. Closed sites are not receiving waste. The data contained within this database was compiled from the MOE's Certificate of Approval database. Locations of these sites may be cross-referenced to the Anderson database described under ERIS’s Private Source Database section, by the CA number. For more current information for Waste Disposal Sites please see the EBR database, which will include information such as 'Approval for a waste disposal site (EPA s.27)' and 'Approval for use of a former waste disposal site (EPA s.46)'. Waste Disposal Sites - MOE 1991 Historical Approval Inventory Up to Oct 1990* WDSH In June 1991, the Ontario Ministry of Environment, Waste Management Branch, published the "June 1991 Waste Disposal Site Inventory", of all known active and closed waste disposal sites as of October 30st, 1990. For each "active" site as of October 31st 1990, information is provided on site location, site/CA number, waste type, site status and site classification. For each "closed" site as of October 31st 1990, information is provided on site location, site/CA number, closure date and site classification. Locations of these sites may be cross-referenced to the Anderson database described under ERIS’s Private Source Database section, by the CA number. Water Well Information System 1955-Mar 2011 WWIS This database describes locations and characteristics of water wells found within Ontario in accordance with Regulation 903. It includes such information as coordinates, construction date, well depth, primary and secondary use, pump rate, static water level, well status, etc. Also included are detailed stratigraphy information, approximate depth to bedrock and the approximate depth to the water table.

Federal Government Source Databases: Diagram Identifier: Environmental Effects Monitoring 1992-2007* EEM The Environmental Effects Monitoring program assesses the effects of effluent from industrial or other sources on fish, fish habitat and human usage of fisheries resources. Since 1992, pulp and paper mills have been required to conduct EEM studies under the Pulp and Paper Effluent Regulations. This database provides information on the mill name, geographical location and sub-lethal toxicity data. Environmental Issues Inventory System 1992-2001* EIIS The Environmental Issues Inventory System was developed through the implementation of the Environmental Issues and Remediation Plan. This plan was established to determine the location and severity of contaminated sites on inhabited First Nation reserves, and where necessary, to remediate those that posed a risk to health and safety; and to prevent future environmental problems. The EIIS provides information on the reserve under investigation, inventory number, name of site, environmental issue, site action (Remediation, Site Assessment), and date investigation completed. Federal Convictions 1988-Jun 2007 FCON Environment Canada maintains a database referred to as the “Environmental Registry” that details prosecutions under the Canadian Environmental Protection Act (CEPA) and the Fisheries Act (FA). Information is provided on the company name, location, charge date, offence and penalty. Contaminated Sites on Federal Land June 2000-Sept 2011 FCS The Treasury Board of Canada Secretariat maintains an inventory of all known contaminated sites held by various Federal departments and agencies. This inventory does not include properties owned by Crown corporations, but does contain non-federal sites for which the Government of Canada has accepted some or all financial responsibility. All sites have been classified through a system developed by the Canadian Council of Ministers of the Environment. The database provides information on company name, location, site ID #, property use, classification, current status, contaminant type and plan of action for site remediation. Fisheries & Oceans Fuel Tanks 1964-Sept 2003 FOFT Fisheries & Oceans Canada maintains an inventory of all aboveground & underground fuel storage tanks located on Fisheries & Oceans property or controlled by DFO. Our inventory provides information on the site name, location, tank owner, tank operator, facility type, storage tank location, tank contents & capacity, and date of tank installation. Indian & Northern Affairs Fuel Tanks 1950-Aug 2003 IAFT The Department of Indian & Northern Affairs Canada (INAC) maintains an inventory of all aboveground & underground fuel storage tanks located on both federal and crown land. Our inventory provides information on the reserve name, location, facility type, site/facility name, tank type, material & ID number, tank contents & capacity, and date of tank installation. National Analysis of Trends in Emergencies System (NATES) 1974-1994* NATE In 1974 Environment Canada established the National Analysis of Trends in Emergencies System (NATES) database, for the voluntary reporting of significant spill incidents. The data was to be used to assist in directing the work of the emergencies program. NATES ran from 1974 to 1994. Extensive information is available within this database including company names, place where the spill occurred, date of spill, cause, reason and source of spill, damage incurred, and amount, concentration, and volume of materials released. National Defence & Canadian Forces Fuel Tanks Up to May 2001* NDFT The Department of National Defence and the Canadian Forces maintains an inventory of all aboveground & underground fuel storage tanks located on DND lands. Our inventory provides information on the base name, location, tank type & capacity, tank contents, tank class, date of tank installation, date tank last used, and status of tank as of May 2001. This database will no longer be updated due to the new National Security protocols which have prohibited any release of this database.

National Defence & Canadian Forces Spills Mar 1999-Aug 2010

The Department of National Defence and the Canadian Forces maintains an inventory of spills to land and water. All spill sites have been classified under the “Transportation of Dangerous Goods Act - 1992”. Our inventory provides information on the facility name, location, spill ID #, spill date, type of spill, as well as the quantity of substance spilled & recovered. National Defence & Canadian Forces Waste Disposal Sites 2001-April 2007 NDWD The Department of National Defence and the Canadian Forces maintains an inventory of waste disposal sites located on DND lands. Where available, our inventory provides information on the base name, location, type of waste received, area of site, depth of site, year site opened/closed and status. National Environmental Emergencies System (NEES) 1974-2003 NEES In 2000, the Emergencies program implemented NEES, a reporting system for spills of hazardous substances. For the most part, this system only captured data from the Atlantic Provinces, some from Quebec and Ontario and a portion from British Columbia. Data for Alberta, Saskatchewan, Manitoba and the Territories was not captured. However, NEES is also a repository for all previous Environment Canada spill datasets. NEES is composed of the historic datasets – or Trends – which dates from approximately 1974 to present. NEES Trends is a compilation of historic databases, which were merged and includes data from NATES (National Analysis of Trends in Emergencies System), ARTS (Atlantic Regional Trends System), and NEES. In 2001, the Emergencies Program determined that variations in reporting regimes and requirements between federal and provincial agencies made national spill reporting and trend analysis difficult to achieve. As a consequence, the department has focused efforts on capturing data on spills of substances which fall under its legislative authority only (CEPA and FA). As such, the NEES database will be decommissioned in December 2004. National PCB Inventory 1988-2008 NPCB Environment Canada’s National PCB inventory includes information on in-use PCB containing equipment in Canada including federal, provincial and private facilities. All federal out-of-service PCB containing equipment and all PCB waste owned by the federal government or by federally regulated industries such as airlines, railway companies, broadcasting companies, telephone and telecommunications companies, pipeline companies, etc. are also listed. Although it is not Environment Canada’s mandate to collect data on non-federal PCB waste, the National PCB inventory includes some information on provincial and private PCB waste and storage sites. National Pollutant Release Inventory 1993-2009 NPRI Environment Canada has defined the National Pollutant Release Inventory (“NPRI”) as a federal government initiative designed to collect comprehensive national data regarding releases to air, water, or land, and waste transfers for recycling for more than 300 listed substances. Parks Canada Fuel Storage Tanks 1920-Jan 2005 PCFT Canadian Heritage maintains an inventory of all known fuel storage tanks operated by Parks Canada, in both National Parks and at National Historic Sites. The database details information on site name, location, tank install/removal date, capacity, fuel type, facility type, tank design and owner/operator. Transport Canada Fuel Storage Tanks 1970-March 2007 TCFT With the provinces of BC, MB, NB, NF, ON, PE, and QC; Transport Canada currently owns and operates 90 fuel storage tanks. This inventory will also include The Pickering Lands, which refers to the 7,530 hectares (18,600 acres) of land in Pickering, Markham and Uxbridge - owned by the Government of Canada since 1972. Properties on this land has been leased by the government since 1975, falls under the Site Management Policy of Transport Canada, but administered by Public Works and Government Services Canada. Our inventory provides information on the site name, location, tank age, capacity and fuel type.

Private Source Databases: Anderson’s Waste Disposal Sites 1860s-Present ANDR The information provided in this database was collected by examining various historical documents which aimed to characterize the likely position of former waste disposal sites from 1860 to present. The research initiative behind the creation of this database was to identify those sites that are missing from the Ontario MOE Waste Disposal Site Inventory, as well as to provide revisions and corrections to the positions and descriptions of sites currently listed in the MOE inventory. In addition to historic waste disposal facilities, the database also identifies certain auto wreckers and scrap yards that have been extrapolated from documentary sources. Please note that the data is not warranted to be complete, exhaustive or authoritive. The information was collected for research purposes only.
Automobile Wrecking & Supplies 2001-Jun 2010 AUWR This database provides an inventory of all known locations that are involved in the scrap metal, automobile wrecking/recycling, and automobile parts & supplies industry. Information is provided on the company name, location and business type. Chemical Register 1992, 1999-Jun 2010 CHEM This database includes information from both a one time study conducted in 1992 and private source and is a listing of facilities that manufacture or distribute chemicals. The production of these chemical substances may involve one or more chemical reactions and/or chemical separation processes (i.e. fractionation, solvent extraction, crystallization, etc.). ERIS Historical Searches 1999-Sept 2011 EHS EcoLog ERIS has compiled a database of all environmental risk reports completed since March 1999. Available fields for this database include: site location, date of report, type of report, and search radius. As per all other databases, the ERIS database can be referenced on both the map and “Statistical Profile” page. Canadian Mine Locations 1998-2009 MINE This information is collected from the Canadian & American Mines Handbook. The Mines database is a national database that provides over 290 listings on mines (listed as public companies) dealing primarily with precious metals and hard rocks. Listed are mines that are currently in operation, closed, suspended, or are still being developed (advanced projects). Their locations are provided as geographic coordinates (x, y and/or longitude, latitude). As of 2002, data pertaining to Canadian smelters and refineries has been appended to this database. Oil and Gas Wells Oct 2001-2011 OGW The Nickle’s Energy Group (publisher of the Daily Oil Bulletin) collects information on drilling activity including operator and well statistics. The well information database includes name, location, class, status and depth. The main Nickles’ database is updated on a daily basis, however, this database is updated on a monthly basis. More information is available at www.nickles.com. Canadian Pulp and Paper 1999, 2002, 2004, 2005, 2009 PAP This information is part of the Pulp and Paper Canada Directory. The Directory provides a comprehensive listing of the locations of pulp and paper mills and the products that they produce. Retail Fuel Storage Tanks 2000-Jun 2010 RST This database includes an inventory of retail fuel outlet locations (including marinas) that have on their property gasoline, oil, waste oil, natural gas and / or propane storage tanks. Information is provided on company name, location and type of business.

Scott’s Manufacturing Directory 1992-Mar 2011 SCT Scott’s Directories is a data bank containing information on over 70,000 manufacturers in Ontario. Even though Scott’s listings are voluntary, it is the most comprehensive database of Ontario manufacturers available. Information concerning a company’s address, plant size, and main products are included in this database. This database begins with 1992 information and is updated annually. Anderson’s Storage Tanks 1915-1953* TANK The information provided in this database was collected by examining various historical documents, which identified the location of former storage tanks, containing substances such as fuel, water, gas, oil, and other various types of miscellaneous products. Information is available in regard to business operating at tank site, tank location, permit year, permit & installation type, no. of tanks installed & configuration and tank capacity.
