The year has fown by in a blink o an eye! Here we are with theyear end estivities just around the corner. As we refect on thepast ew months, I must say it has been a very event ul period.

Personally, I am deeply honoured to be named the Property Man o the Year 2007 inFIABCI Malaysia Property Award 2007. To me this is a team e ort and I want to thank and share this award with my entire sta orce who have stood behind me all theseyears. I hope they will continue to keep up the good work support my aim to makeS P Setia an even better developer.

I am also grati ed that S P Setia has maintained our lead as the No. 1 developer inMalaysia or the third consecutive year as voted by Malaysias weekly nancialmagazine The Edge and the UK-based nancial publication Euromoney . Tan Sri Liew received the coveted award rom the Guest o Honour, His Royal Highness The Sultan o Selangor, SultanShara uddin Idris Shah. The FIABCI Malaysia Property Award, which is into its 15th year, annually honours outstandingdevelopments in various categories that exempli y a strong orce or engineering excellence and maturity.

The prestigious Property Man o the Year Award is the yearly highlight, bestowed upon leaders o the property raternity whohave demonstrated outstanding achievements in developing the industry and made a remarkable diference in enhancingthe overall wel are o the community.

In his acceptance speech a ter receiving the award, Tan Sri Liew credited the success to the entire team o S P Setia employeesor their dedication, perseverance and loyalty, which has brought S P Setia to where it is today.

To me, this is not an individual achievement but a team success. Thank you Team Setia, he said to thundering applause romthe oor. Tan Sri Liew also urged industry players to collectively raise industry standards to compete with international namesand put Malaysia on the world map as a avourite real estate investment destination.

He also paid tribute to his mentor, Mr Wong Chee Kooi, the ormer CEO o S P Setia or laying the strong oundation or thecompany and having aith in his ability to lead the company to greater heights.

Tan Sri Liew ventured into property development a ter being a banker or ve years upon graduating rom University Malayawith an economics degree. He started his own company, Syarikat Kemajuan Jerai Sdn Bhd in 1989, which was eventuallybought over by S P Setia Bhd through a reverse take-over exercise in 1996.

Following that, Tan Sri Liew was appointed the CEO and GMD o S P Setia. Under his visionary leadership, S P Setia has grownexponentially into a RM5 billion real estate company within a decade. Tan Sri Liew has recently spearheaded the Groupsinternational ambition with the rst oreign venture in Vietnam.

A true philanthropist at heart, Tan Sri Liew has also mooted the establishment o the S P Setia Foundation chaired byprominent social activist, Tan Sri Lee Lam Thye to reach out to those less ortunate in society. Since 2000, the S P SetiaFoundation has raised some RM35 million to support various needy individuals and charitable causes.

Meanwhile, the annual award by Euromoney assesses real estate frms yearly per ormances andachievements in over 50 countries to identi y the best frms in six categories covering developers,lenders, advisory frms, investment banks, investment managers and property management. The rankingis determined by worldwide nominations rom industry players such as investment managers, investmentbanks, commercial bankers, developers, property managers and real estate advisory frms.

RM1.2 BILLION SETIA ECO VILLASPROJECT IN CYBERJAYA

Hence, S P Setia Berhad has proposed the purchase o 156.38 acreso net developable reehold land in Cyberjaya or cash RM190.6million to develop an eco-themed project named Setia Eco Villaswith an estimated gross development value (GDV) o RM1.2 billion.

Slated or launch in 2008, Setia Eco Villas is positioned as a mid to high-endgated and guarded development comprising bungalows, semi-detachedhomes and commercial components.

At the land deal signing ceremony, S P Setia CEO and GMD Tan Sri Liew Kee Sininked the conditional Sale and Purchase Agreement with Cyberjayasmaster developer, Setia Haruman Sdn Bhd which was represented by itsChie Operating Ofcer, Mr CK Lao.

With the Cyberjaya township coming into its own, we believe this is anopportune time or us to develop a unique project that will seamlesslyblend the built space with the natural environment to serve the housingneeds o the growing expatriate and neighbouring communities here,said Tan Sri Liew.

On 30 May 2007, S P Setia via its subsidiary, Sendiman Sdn Bhd has entered into a conditional Sale and Purchase Agreement with Tenaga Nasional Berhad to acquire 6.2 acres o reehold land in Bukit Tunku or RM73.9 million.

The land is just 5km rom the Kuala Lumpur City Centre and is easily accessible via Jalan Bukit Tunku and Jalan Girdle. Surroundingdevelopments comprise mainly bungalows and a low-density condominium named Villa Bukit Tunku.
