Landmark and Harcourts prepare to join forcesLANDMARK and Harcourts haveannounced that they have enteredinto a Memorandum ofUnderstanding (MOU) regardingthe establishment of a joint venturebusiness for the marketing of ruraland regional real estate in Australia.

Subject to completion ofestablishment agreements, the jointventure is due to commenceoperations on April 1.

The joint venture will bring

together two businesses, eachhaving well in excess of 100 years ofexperience in the real estate sector,which combined represents over$20 billion in property turnoverannually and operates from over380 locations around Australia.

Harcourts Internationalmanaging director Mike Green saidthe combination of the two entitieswould bring great benefit to bothclients and staff, including improved

scope to grow the business.“Partnering with Landmark

brings a depth of experience inrural markets, along withimmediate brand recognition inregional Australia, which wouldhave taken us at Harcourts decadesto develop – it creates a real estateplatform like no other,” he said.

Mr Green added that the jointventure would look to expandoperations through the

recruitment of new franchisees inselected locations across Australia,actively targeting growth in specificregional markets over the next 12months.

Landmark managing directorRichard Norton said achievingsustainable success in specialistbusiness lines such as real estatepresented challenges for a broadrural services business, which thejoint venture would resolve.

Migrants expected to re-heat housing market WITH the number of overseas migrantsexpected to jump in the coming year, sotoo will the local property market.

According to Peter Peard, CEO of ThePeard Real Estate Group, the latest ABSfigures show that during the last financialyear, overseas migrants accounted for 58per cent of WA’s total populationgrowth rate.

“The number of overseas migrantscoming to WA could rise even furtherduring the coming year, as the economygains even further traction as a result ofthe massive new investment in theresources sector,” he said.

With more than 500 migrants coming

to WA each week, and many of thesepeople settling in the metropolitan area,Mr Peard recommended overseas’migrants consider a number of mattersbefore buying a property.

“It is a good idea to rent in the areayou would live to purchase a home.

“If you take out a lease for six months,this will give you enough time to find outif this is the area you would like to live inand give you time to research the localproperty market,’’ he said.

“If you find the location you want tolive and the price range you can afford,then register your name with some of thelarger real estate companies in the area.

They will notify you of a suitable propertyas soon as it becomes available.”

Mr Peard said location was imperativewhen deciding where to call home.

He also noted that properties close tothe ocean have historically achieved thehighest capital growth because of thelifestyle factor.

“Properties that have easy access toshops, schools and local transport areeasier to sell at a later date.

“However, traffic can be an issuebecause homes that are located in busyroads tend to have a lower resale valuethan a similar home on a quiet street inthe same area,’’ he said. ■
