Passion for propertyat heart of service

LYNN Steenholdt believes in good old fash-ioned service and that’s exactly what she aimsto give clients at her boutique real estateagency in Cottesloe.

Officially launched in October 2010, LynnSteenholdt Residential specialises predomi-nately in the western suburbs and alongPerth’s coastal strip – both north and south.

Lynn started her career with the real estateindustry in 1977 after completing her RealEstate & Business Agent’s Licence at PerthTechnical College.

After running a successful agency with herpartner south of the river in Attadale until1992, Lynn decided to retire from the industryand spend more time with her family.

“By this stage I was living in the westernsuburbs and my children were attendingschools in the area.Throughout this time I keptabreast with the real estate industry, managingproperties for family members,’’ she said.

“In 2005, I decided that as my children werenow grown-up, it was time for me to return tothe real estate industry.

“Years of dealing with other agents told methat the industry needed someone who couldoffer old-fashioned service and I felt I had a lotto offer.

“I worked for another agent in Cottesloefor just over five years, in both property man-agement and sales and built up a great businessfor my employer.

“The desire to operate a real estate agencythat offered old-fashioned service – in the waythat I felt an agency should be managed – wastoo much for me to resist and when theopportunity presented itself, it was too goodto pass up.”

Lynn said senior property manager KarenTownrow had many years of experience andthe pair had worked together for more than

three years, and make a very formidable team.“Karen’s ethos in the property management

industry is unquestionable and she is a won-derful asset to the business,’’ she said.

“We pride ourselves on being able to pro-vide personal, professional and individual serv-ice to all our clients that is tailored to meettheir needs.

“Service to the clients seems to have beenlost somewhere in the realms of time and weare committed to resurrecting this area of theindustry to ensure that people feel that theimportance of both themselves and theirproperties, as well as their tenants are afford-ed our utmost attention and are paramount.”

Lynn said living and working in the areamade a difference. “I prefer to operate withinan area that I know so that I am well informedand keep abreast of what is occurring in theareas of my sphere of influence,’’ she said.

Lynn and Karen stand by their motto,“yourproperty is our passion”. Visit: http://www.lynnsteenholdtresidential.com/ ■

Expect old-fashioned serviceat new boutique agency.By CARMELLE WILKINSON

Agency backs disaster servicesLJ HOOKER has set up a network-wide ini-tiative in response to devastating floods thatfirst hit Queensland and are currently affectingmany states.

“Your support assists the Red Cross to beactive as soon as a situation has occurred and

to provide desperately needed help,’’ he said.“Whenever you see a Red Cross emergency

service team in action, your donation has beenan important contribution to that team.

“We, like other LJ Hooker teams across this700-plus Australasian network, are supportingthe Red Cross relief and recovery program, with the confidence our contribution in fur-thering its efforts is meaningful.” People wish-ing to donate should visit ljhooker.com.au ■

Prime time to upgradeCOMPETITIVE prices inthe top end of the WA proper-ty market indicate now is anexcellent time to upgrade.

This week ProfessionalsReal Estate Group CEO DavidHobbs shares his top tips onwhat to consider whenupgrading your property.

“Over the last threemonths, we have received arising level of interest frompeople wanting to upgradetheir home to take advantage of these com-petitive property prices and we expect thistrend to increase during 2011,’’ he said.

He advised home owners on the move toput in place an action plan to ensure that theprocess remains smooth.

Key tips to consider include:1. CHECK FINANCE

Decide as early as possible if you canafford to buy your next home before sellingyour existing home.

This is likely to involve extra short-termborrowing; however, you save on the cost ofrental accommodation.

This strategy mostly suits home ownerswho have significant equity in their existinghome.2.WHAT DO YOU LIKE

As soon as you decide you want to relo-

cate, take an active interest inlikely areas and properties thatwill suit your needs.

When choosing propertiesfor inspection, stay focused onthe type of properties that suityour needs.3. KEEP RECORD OFSELLING PRICES INYOUR AREA

Keep a close eye on theproperties that are selling inyour area.

In particular, keep a record of the sellingprices of similar properties to your own.

Remember to focus on the selling pricebecause this is the best guide to the probablevalue of your own property.4. GET REPUTABLE HELP

Make early contact with real estate agentsin your area that are actively selling proper-ties and discuss services that they offer.

This will help you select the agent to assistwith the sale of your own property.

Select an agent that understands yourobjectives and provides an honest appraisal.5. FAMILY FIRST

Arrange a family conference as soon aspossible and carefully discuss what each fam-ily member is expecting from moving house.

It’s easy to lovewhere you live

IT comes as no surprise that theliving areas of this home are ownerJulie’s favourite feature.

Open and spacious, pictures donot do their resort-style allure jus-tice. Polished bamboo flooring, anda sophisticated colour schemecombine to create an aestheticthat is both modern and charming.

Add to this, soaring ceilings andmany large windows enhance thesense of space.

An extensive use of glass, chieflyalong two walls in the form of tim-ber-framed glass stacking doors tothe alfresco area, serves to inte-grate the indoor-outdoor livingareas and facilitate a seamless flowbetween them.

The alfresco area is outdoor liv-ing at its best and form is just asimportant as function. The well-equipped outdoor kitchen is com-plemented with stylish finishes

such as a metallic mosaic tiledsplashback behind the barbecue.

The limestone-retained split-level gardens feature a stackedrough-cut stone waterfall feature.

Around the corner, glass safetypartitions close off the pool area.

A similar blade water featurewith stone cladding spills into thepool and achieves a sense of sym-metry in this space.

The near-new Webb & Brown-Neaves home comprises four bed-rooms, two bathrooms, three for-mal living areas and the central,open-plan zone across the two lev-els. Topping it all off is a balcony tothe first floor that capturespanoramic ocean views.

Extras include reverse-cycleducted airconditioning, a securityalarm, smart wiring and granitebench tops and stainless steel Aris-ton appliances to the kitchen. ■

Quirky and cosycatch of the day IT will be bittersweet for sellingagent Christopher Dee when thisCity Beach property goes underthe hammer next month – his dadbuilt the Boscombe Avenue homefor the Dee family in 1964.

The quirky beach shack is justthree houses from the ocean withdirect access at the end of thequiet cul-de-sac street.

“There would often be 20 surf-boards on our front lawn belong-ing to all the kids around theneighbourhood who would con-gregate here before heading downto the beach,” he said.

Fifteen years ago, the home wassold to a long time friend of MrDee’s who is now relocating to

Floreat. With the exception of afew minor cosmetic changes to theproperty, including a new kitchen, the current owner has retainedthe original 1960s feel.

The solid brick and tile dwellingcomprises three bedrooms andtwo bathrooms and is on a581sqm block.

The location is second to none, with only 300 homes in the exclu-sive enclave.

Mr Dee said that with severalmulti-million dollar homes underconstruction nearby, the potentialexists to build something extraor-dinary on this highly sought-afterblock, and enjoy a cosy beachshack in the interim. ■
