This application was submitted by Gagnon and Law Urban Planners Ltd on behalf of Ornstock Developments Ltd on December 12 2012

Proposal

The proposal is to permit an office development in accordance with the Bram West Secondary Plan (Area 40d) This proposal consists of three 5 storey office buildings with a gross floor area of approximately 51 282 m2 (552000 ft2) A total of 1346 parking spaces are proposed (977 underground spaces and 369 surface level spaces) The Zoning By-law amendment also requests permissions for ancillary retail and commercial uses including but not limited to the following

bull Financial institutions

bull Retail and convenience stores bull Banquet halls and dining room restaurants bull Commercial technical or recreational schools

bull Community clubs and fitness centres

The master concept plan submitted in support of the application is shown below

The subject land has the following characteristics

diams is located on the west side of Steeles Ave W north of the intersection of Mississauga Rd and Steeles Ave W (municipally known as 2042 Steeles Ave West)

diams has a site area of 744 hectares (1840 acres)

diams has a frontage of approximately 330 metres on Steeles Ave W and 585 metres on Mississauga Rd

diams Is currently vacant

The surrounding land uses are described as follows

North City of Brampton Fire Station 212 beyond which is vacant land zoned Agricultural and planned for Speciality Office and Service Commercial as part of the approved Riverview Heights Block Plan (Area 40-3)

South Steeles Ave W beyond which is a property containing a single detached dwelling and zoned Agricultural and Flood Plain

East Mississauga Rd beyond which is a gas bar and vacant land zoned Office Commercial

West West of the subject land is a draft approved plan of subdivision (21T-10016BC05W01006) which will be developed for single detached dwellings mediumhigh density residential and the

M-4 preservation of woodlots and valley land The proposed office development will back onto a storm water management pond to be provided through the development of the neighbouring draft plan of subdivision

The applicant will be submitting a number of supporting documents as part of a complete application for this proposal Comments from City divisions and departments are required in order to complete a review of this application All comments received will be provided and addressed in a future planning recommendation report to the Planning Design and Development Committee

Notice of the Public Meeting has been given by prepaid first class mail to all persons assessed in respect of land to which the proposal applies and within 900 metres of the area to which the proposal applies as shown on the last revised assessment roll and by public notification in the Brampton Guardian
